The share of distributors reporting their business had improved year-toyear declined for the fourth straight year, yet still represented the majority polled in American Coin-Op’s annual Distributors Survey. A majority of distributors is also expecting overall 2018 sales to surpass those of 2017.
Slightly more than half of distributors surveyed (53.1%) say that business— including sales of newly constructed vended laundries and replacement business—was better in 2017 compared to 2016. When it comes to sales projections, a slightly larger share (56.3%) believe their company’s 2018 overall sales will be better than 2017’s. About 22% of respondents say their 2017 business was worse than 2016’s, while 25.0% say that business has stayed the same.
Distributors listed in the previous edition of the American Coin-Op Distributors Directory were invited to participate in this year’s unscientific survey, which charts 2017 business and makes comparisons to previous years. In this summary report, percentages may not add up to 100% due to rounding.
2017 BUSINESS
This year, 53.1% of distributors who were polled said their total business was better in 2017 than 2016. That’s down
from last year’s report in which 63.6% of distributors said 2016 business was better than 2015. The share of distributors reporting better business compared to the prior year was 67.4% in the 2016 survey and 68.3% in the 2015 survey.
Those who described their business in 2017 as being “better” attributed their company’s performance to a better business climate; tax breaks; economic growth; aggressive and consistent marketing and advertising; higher consumer confidence; and new equipment saving significant utility costs, among other reasons.
The share whose year-over-year business declined in 2017 said factors like less customer demand, higher taxes and impact fees, government regulation, increased distributor competition, and a lack of available store locations adversely impacted their company’s performance for the year.
REPLACEMENT BUSINESS
Just shy of 68% of distributors polled say their replacement business was up in 2017 compared to 2016. This is better than last year’s survey in which roughly 62% of distributors reported better 2016to-2015 replacement business. It’s comparable to the 2016 survey (64%), and slightly behind the 2015 survey (73.2%).
Roughly 19% of respondents say they saw 2017 replacement business decrease from that of 2016, while 12.9% say it remained unchanged.
NEW-LAUNDRY CONSTRUCTION
American Coin-Op asked distributors to list the number of new laundries they built and/or to which they supplied equipment in 2017.
In this year’s survey, the share of dis-
tributors that built and/or supplied equipment to three or fewer stores represented almost two-thirds of poll respondents, or 62.1%. In comparison to previous surveys, that number was 48.8% in 2016, 40.5% in 2015, and 69.2% in 2014.
Companies building or supplying equipment to four or more new laundries in 2017 accounted for 37.9% of the total. In 2016, that number was 51.2%.
The actual number of new laundries that distributors were involved with in some way in 2017 ranged from just a single store to one respondent reporting his/her company dealt with 25 stores.
Following is a rundown of the most popular answers from this year’s survey:

Just shy of one-quarter of distributors surveyed (23.3%) said their new-construction total for 2017 was higher than the previous year.
Comparing to previous surveys, 33.3% said their newconstruction business was up for 2016; 35% said it was up for 2015; and roughly 48% said it was up for 2014.
Nearly 47% of distributors surveyed said their new-construction total was lower in 2017 than in 2016, which is up significantly from the 29% of distributors who said that total was lower in 2016 than 2015. Earlier surveys showed 24% with lower totals in 2015 than 2014, 15%

with lower totals in 2014 than in 2013, and 17% with lower totals in 2013 than in 2012.
Thirty percent of distributors polled said their new-construction total for 2017 was unchanged from 2016. That compares to 38% of distributors reporting no change for 2016 from 2015, 41% for 2015 from 2014, and 38% for 2014 from 2013.
EQUIPMENT MIX
Wonder what equipment that store owners and distributors are installing in new stores across the country? Here’s a quick analysis on trends, based on this year’s survey results.
Just one-third of new stores in 2017 had at least one top loader, which is the lowest share recorded in recent distributor surveys. Past survey percentages were 46% in 2016, 41% in 2015, 60% in 2014, 63% in 2013, 45% in 2012 and 58% in 2011.
Vended laundries newly built in 2017 have an average of 2.5 top loaders, compared to averages of 3.2 per new store in 2016, 2.8 per store in 2015, 4.6 per store in 2014, and 4.5 per store in 2013. (These figures factor in new stores with no top loaders.)
Breaking it down, following are the most popular number of top loaders installed in new stores in 2017:
1) 0
2) 8
3) 5 and 6 (tie)
When it comes to front loaders, vended laundries that were newly constructed in 2017 have an average of 28.6 front loaders. This compares to averages of 33.3 in 2016, 28.5 in 2015, 27.5 in 2014 and 26.6 in 2013.
The most common number of front loaders installed in newly constructed laundries in 2017 was:
1) 30 and 35 (tie)

Vended laundries that were newly constructed in 2017 have an average of 33.4 dryer pockets. This compares to an average of 39.1 dryer pockets in 2016, 31.7 in 2015, 32.4 in 2014, 32.8 in 2013 and 30.8 in 2012.
Following are the most common number of dryer pockets installed in newly built coin laundries in 2017:

SURVEYING STORE SIZE
Are the new stores built in 2017 smaller and more manageable, or are they taking up more real estate?
The most popular store sizes, in square feet, reported in this year’s survey were:
1) 3,000
2) 4,000 and 2,000 (tie)
4) 3,500
Stores constructed in 2017 that are 2,000 square feet or less account for 24% of the total, while 52% are between 2,001 and 3,000 square feet.
These figures compare to the 20.6% of stores measuring 2,000 square feet or less and the 41.2% covering between 2,001 and 3,000 square feet reported for 2016.
The largest newly constructed vended laundry built in 2017 covers 9,000 square feet, while the smallest measures just 800 square feet, according to survey results.
The average newly constructed vended laundry store for 2017 covers 2,824 square feet, which is smaller than the 3,132-square-foot average of last year’s survey but more in line with prior annual surveys. Those averages were 2,639 (2015), 2,696 (2014), 2,663 (2013), 2,754 (2012) and 2,721 (2011).
On average, a newly constructed store sold for $520,045 in 2017 (distributors were asked to exclude the cost of land and building). Prior average sale prices were $558,097 in 2016, $452,000 in 2015, $360,394 in 2014, $368,214 in 2013, $386,591 in 2012 and $366,000 in 2011.
NEW-STORE PROFILES OVER THE YEARS
So, how do these numbers from 2017 compare to distributor business performance in years past? Here is a quick recap of facts and figures.
The average newly constructed store in 2017 has 2.5 top loaders, 28.6 front load-
ers and 33.4 dryer pockets, and covers 2,824 square feet. Here’s how it compares to new-store profiles from the past five years:
2016: 3.2 top loaders, 33.3 front loaders, 39.1 dryer pockets, and 3,132 square feet.
2015: 2.8 top loaders, 28.5 front loaders, 31.7 dryer pockets, and 2,639 square feet.
2014: 4.6 top loaders, 27.5 front loaders, 32.4 dryer pockets, and 2,696 square feet
2013: 4.5 top loaders, 26.6 front loaders, 32.8 dryer pockets, and 2,663 square feet
2012: 3.4 top loaders, 28.0 front loaders, 30.8 dryer pockets, and 2,754 square feet
OTHER BUSINESS
Distributors were also asked if their company brokers vended laundries. Roughly 31% of respondents to this year’s survey say they do, compared to 34% in 2017, 25% in 2016 and 41% in 2015.
The share of distributors operating a route laundry is larger, with exactly 50% of respondents in this year’s survey saying they do. That compares to 38.6% last year, 36.2% in 2016 and 52.5% in 2015.
The share of distributors that host an equipment show annually was also 50%, compared to 47.7% in 2017, 57.5% in 2016 and 76.9% in 2015 (check https:// americancoinop.com/coinop-events throughout the year for notices of upcoming events.)
DISTRIBUTOR FORECAST
How do distributors feel about 2018 overall sales? Are they positive or negative? For 56.3% of respondents, 2018 sales are expected to be better than those of 2017, while 37.5% believe they will be about the same. Just 6.3% believe that 2018 business will be worse than 2017 totals. ACO

The day Eric Swanson sought a permit to build out his first Minnesota coin-op, officials hinted the property might get caught up in a future redevelopment project. When a condemnation letter arrived five years later, the action didn’t exactly come as a complete surprise. But what was totally unexpected was the faith he placed in a former house of prayer to rebuild.
“It was good news and bad news,” the 51-year-old operator recalls of his mix of emotions as the hammer dropped in 2010 with notice that local government would be bulldozing his 1,500-square-foot store to make way for a large-scale improvement project in suburban Brooklyn Park, just north of Minneapolis. “It enabled me to get out of a small property and expand, but on the other hand, I went almost two years without revenue.”
A Blessing in Disguise
Displaced operator places faith in house of prayer

Swanson had acquired the building in 2005 and turned a vacant barber shop and insurance office into a well-oiled machine. Five years in, the 20-washer/23-dryer coinop was humming along nicely, enjoying its prime exposure on an arterial roadway carrying 30,000 vehicles daily. That all changed as the taking of the land by eminent domain sealed the laundry’s fate and started the clock ticking on an 18-month timeframe to relocate.
Finding a new home in the Twin Cities metroplex—a market the veteran owner describes as “pretty well built-out”— wasn’t as easy as throwing a dart at a map. With a drop-dead date looming to utilize a quarter-million dollars in compensation funds, the stakes grew each passing day.
“I wanted to be in an area where there weren’t a lot of laundries around,” Swanson says. “I wanted to find a niche
spot where I could incorporate an office with the laundry.”
The seasoned general contractor was also a real estate licensee and relied on the Multiple Listing Service (MLS) for leads. After a couple of potential sites fell through, he found himself drawn to an unorthodox St. Paul property with an Orthodox history.
“I saw it, but never paid attention to it,” he admits. “Then I started noticing that they dropped the price. It kind of piqued my interest.”
SITE DEFIES TRADITIONAL COIN-OP NORMS
The building had most recently served as a Chabad-Lubavitch center, where faithful followers assembled for Judaic lectures, religious study and community events. A place of Torah service was being eyed for self-service.
At first glance, the site defies traditional coin laundry norms: a two-story structure with vehicle access off a side street. And if that wasn’t enough to give it a pass, the interior ceiling was not much higher than the doorways.

Swanson found himself drawn to the challenge: “I could just tell from the outside that the building was solid — there was not one crack anywhere. It was built like a bomb shelter.”
After an initial visit, he scheduled another showing with the listing broker.
“I went back again and thought I could make it work, so I made an offer.”
With two decades under his belt building and renovating properties, the entrepreneurial businessman didn’t have to rely on divine intervention to transform a place of worship into a place of wash. No yarmulke required, just a thinking cap.
The structure, set into a slope on the north side of a busy stretch of 7th Street between St. Paul’s Highland Park neighborhood and the banks of the Mississippi River, boasted similar traffic counts as the Brooklyn Park laundry, but that’s where the similarities ended.
Reaching the coin-op’s parking lot and main entry from the arterial requires patrons to turn off the roadway and traverse uphill along a side street.
With vehicles either accelerating or decelerating as speed limits change from 30 to 50 miles per hour along that portion of 7th, exiting the busy thoroughfare, Swanson maintains, enhances safety for both drivers pulling in and for those already parked in the lot pushing carts. Nevertheless, he admits the location was a roll of the dice.
“It was a concern, but I felt that the parking lot being off of a side street is a benefit,” Swanson says. “Once people find you the first time, then they’ll know how to get back in there the second time.”
When he put in his offer, Swanson was at the 14-month point of his search.
“I started to feel pressure because, after 18 months, if you don’t rebuild, you lose all the money that’s allocated toward rebuilding.” At stake was enough money to bring the property up to snuff and ready for equipment hook-up.
The rabbi was a motivated seller, Swanson says. A deal was struck after City Hall gave him a green light on zoning and parking and the local council member backed the project.
While the city was on board, others took exception as the remodel commenced.
“There were some neighbors who were not receptive to having a laundry,” the operator recalls of those voicing concerns over who the new business would attract.
Swanson says he allayed such fears with a gentle reminder of a laundry’s role and those who provide the service to the public.
“Clean clothes is a basic human right,” he recalls telling inquisitive neighbors. “We
want to run a clean, decent operation. We’re not going to let just anyone come in here and ruin the property.”
Before possession of the premises had transferred, the remnants of its sacred past had been removed, leaving behind walls and a low-hanging ceiling. Demolishing partitions and exposing the deck gave iWash Express Wash & Dry both ample space underfoot and overhead.
BATHED IN NATURAL LIGHT, GREAT SIGHT LINES
Large glass panes running along the street-side building’s face were added to bathe the premises with natural light and afford great sight lines to autos whizzing by below.
From painting the bar joists and deck to running mechanicals and laying a new slab, Swanson oversaw the building’s transformation from the site of Torah study to a textbook example of space utilization.
The store layout was constrained by structural elements that could not be altered. Four interior columns supported the roof, and one-third of the building

had a basement. Code compliance dictated that dryer exhaust be vented a minimum of 10 feet from the property line. Swanson worked around the impediments while keeping an eye trained on maximizing throughput.
Greeting patrons within a few steps inside the front door are two back-to-back bulkheads set between the columns, one lined with 10 20-pound washers, and the other with 10 40-pounders and two trios of 55- and 75-pounders. A dryer wall, easily accessed at each end of the washer banks, houses eight 45-pound and seven 30-pound stacks.
The combined load capacity tops 1 ton, all of which is conveniently finished on stainless steel folding tables positioned near the expansive street-side windows and their unobstructed view of traffic flow below.
While funds from the eminent domain action were expended to ready the premises, both the new equipment package and a down payment on the purchase of the property came out of pocket.
The saga of a crosstown Twin Cities relocation is just the one chapter of Swanson’s growing passion for self-service laundry, one started across the state line in neighboring Wisconsin.
OWNS THE DIRT UNDER HIS STORES
Long before he turned to wash and dry, his focus was on residential real estate,
making money “flipping before flipping was cool.” His market was greater Eau Claire, Wis., where he picked up bungalows and lake properties, renovated and resold them. The transition from flipping houses to collecting coins came with an eye toward his golden years.
“I wanted to own a building that I could use for retirement. I wanted a long-term tenant and wanted to control that tenant.”
He constructed his first coin-op 14 years ago in Altoona, just east of Eau Claire, by razing a house and building from the ground up. Six months after completion, he married and relocated to the Twin Cities and continued in the field of general contracting while increasing his roster of laundries on both sides of the border.
Swanson’s Brooklyn Park store was followed by two more back in the Wisconsin city of Menomonie, along the same Interstate 94 corridor as his first venue. His latest venue was constructed in Bloomington, south of the Minneapolis-St. Paul International Airport.
With his five laundry holdings spread over a 100-minute drive, Swanson relies on mixed dollar-coin and quarter changer payouts to reduce collection frequency. The format, he notes, maximizes hopper and money-vault capacity, as well as helps fend off draining by apartment dwellers seeking quarters to wash at home.
The multi-housing industry’s upgrading of laundry facilities is something not lost on the operator: “The ultimate challenge is to get customers to leave the apartment buildings and come to your location.”
At 2,500 square feet, the St. Paul iWash Express is the largest branch in the chain and serves as a model for his novel approach to what is often regarded as a cookie-cutter business.
Swanson says the local community has been supportive of the coin-op, including former Chabad members who once studied inside the facility and now patronize it on laundry day.
Down a flight of stairs between the main entry and the vending machine bank is a 900-square-foot, street-grade, lower level housing his Commercial Laundry Services distributorship, launched in 2013 to serve both vended and on-premise laundry markets. The space had previously served as an office for the rabbi’s sideline medical device enterprise.
Swanson is bullish on both urban and small-town coin-op markets.
“You can still do well in a rural area if you set it up right. You’re in and out quickly,” he says, pointing out that spare parts on the truck minimizes long-distance travel.
Whether it’s the Twin Cities or northwest Wisconsin, there’s one constant: This operator owns the dirt under his stores. And while Swanson was forced out from under one location, it wasn’t his swan song. He continues to reinvest in an industry that now occupies him full-time.
“I would not do a laundry if I could not own the building,” he states. “No one wants to split the pie. You want to make a profit, not just survive.”

Whirlpool Corp. called Sept. 13 a day of celebration. At its manufacturing facility in Fall River, Mass., invited guests toured the company’s revamped commercial laundry equipment production facility, including a new assembly line solely dedicated to the Maytag® Commercial Laundry brand’s new rigid- and soft-mount multiload washers.
Whirlpool says the 300,000-square-foot, state-of-the-art facility represents the completion of a multi-year, multimillion-dollar project intended to support strong customer demand for the commercial laundry equipment it builds.
“The Fall River facility allows us to expand our product capabilities and provide our customers in the vended and onpremises laundry markets with options for greater flexibility and control,” says Trey Northrup, general manager of Commercial Laundry for Whirlpool Corp. “With this capacity, we are able to be more nimble in our product offerings, delivering customized products and compelling solutions to our global customers.”

Equipped with safety glasses and other personal protective gear, visitors followed Nick Koukourakis, senior category manager for Whirlpool Corp. Global Commercial Laundry, as he led the group from station to station throughout the facility. The factory was humming but dignitaries used audio headsets to hear Koukourakis and other key personnel describe various areas within the plant, including the new washer assembly line—which can assemble different sizes and coin or non-coin models simultaneously—and specialized product testing labs.

CONTINENTAL GIRBAU WELCOMES TRIO OF NEW HIRES
Continental Girbau recently welcomed a trio of new team members: National Accounts Manager Kylie McArthur, Technical Services Manager Shannon Rose and Consumer Financing Associate Grant Meerdink.
McArthur develops and executes strategies for achieving national account revenue, profit and market share goals. In doing so, she leads company efforts to maintain and expand relationships with large, multi-location customers.
She holds a bachelor’s degree in marketing from Marian
University, in Fond du Lac, Wis., and most recently served in sales positions at Allergan Pharmaceuticals and Cintas Corp., both in Milwaukee.
Rose is responsible for overseeing the technical services support required for the installation and repair of Continental commercial laundry equipment throughout North America. His daily responsibilities include providing end-user and distributor support, as well as internal management of Continental’s technical support specialists. Rose also manages distributor training and field inspections.
He launched his career with the U.S. Air Force in 2000, supervising a team responsible for the troubleshooting, diagnosis and repair of C-17 and F-15 airframes. He earned a bachelor’s degree in chemistry (2009) and a master’s degree in business administration (2012), both from the University of Wisconsin Oshkosh (UWO). Most recently, he served Galloway Co., in Neenah, Wis., as a value stream manager/operations leader.

ENVIROSTARTO ACQUIRE INDUSTRIAL LAUNDRY SERVICES
EnviroStar Inc. (EVI), a distributor of commercial laundry and drycleaning equipment, has executed a definitive purchase agreement to acquire substantially all the assets and assume certain liabilities of Orlando-based Industrial Laundry Services Inc. (ILS) using a combination of cash and EVI stock. The purchase price was not announced.
ILS provides commercial laundry installation and maintenance services to customers in the hospitality, healthcare, institutional, and for-profit sectors in central Florida.
EVI says the addition of ILS is consistent with its growth strategy to build the industry’s largest distributor of commercial and vended laundry products, supported by the most advanced service organization that best serves laundry customers across the country.
ILS will continue to operate as it has historically, under the leadership of Troy and Erin Piper, using the same name, executing with the same people, and with the support and resources of SteinerAtlantic Corp., an EVI business unit based in Miami.
“Our growing service operations provide us the opportunity to generate new revenues and profits from the sale and/or lease of equipment, the delivery and installation of replacement parts, and the execution of long-term comprehensive service agreements,” says Henry M. Nahmad, EVI chairman and CEO. “We welcome Troy and Erin Piper to the EVI Family and look forward to fulfilling our growth objectives.”
DISTRIBUTOR TLC TRI-STATE ADDS TWO TO STAFF TLC Tri-State Laundry Companies reports it has added two new employees, Keith Quarles and Brett Nolan, to its staff.
Quarles has joined the commercial laundry and drycleaning equipment distributor as its vice president of sales. He will represent TLC Tri-State in serving the equipment needs of a broad spectrum of laundry operations, from coinoperated Laundromats to large industrial laundries, including those serving hospitality, healthcare and institutional clients.
Nolan is the company’s director of vended laundry systems. He “grew up” in the industry, TLC Tri-State says, and his extended family has owned coin stores since 1982.
In 1996, his uncle purchased SAMCO, a Dexter distributorship based in Atlanta, where the younger Nolan worked throughout high school and college. In 2008, he was employed full-time and started as an installation and service assistant before being promoted to managing his family’s chain of full-service Laundromats.
TLC Tri-State serves Georgia, North Florida, North Carolina, South Carolina, Virginia and West Virginia in providing laundry and drycleaning equipment from several manufacturers, as well as parts and service.

Commercial laundry equipment distributor Commercial and Coin Laundry Equipment Co. (CLEC) reports it recently hired industry veteran Mike Hand as general manager of the company’s CLEC-West facility, located in Houston.
“Mike’s experience in the laundry industry and track record of success in leading projects makes him the ideal candidate to head up our CLEC-West operation,” says Craig Dakauskas, president of CLEC. “He’s a seasoned sales professional, who is adept at building and leading teams focused on providing exceptional value. Hand joins CLEC after having worked at Super Laundry for more than 20 years. Most recently, he served as regional vice president of sales and operations, overseeing five offices and a staff of 40. His region accounted for more than $22 million in total sales.

WASHLAVA WINS ELECTROLUX FUTURE OF LAUNDRY CHALLENGE
Washlava, the mobile technology company that enables laundry customers to reserve and pay for machines from their smartphone, reports its patent-pending technology recently won first place in the Electrolux Future of Laundry Challenge in China.
Electrolux, a Swedish multinational appliance manufacturer headquartered in Stockholm, Sweden, asked companies to submit entries showing how they would redefine the use of consumer laundry machines in China based on the principles of the shared economy.
Washlava says its submission underwent four extensive phases of review, including application, validation, mentoring and the grand finale. The submission included thoughtful consideration of the modern Chinese customer as the main target as well as their consumer behavior, market constraints and the competitive landscape.
Judges for the final pitch made in June in Shanghai included top executives of Electrolux Asia Pacific, and representatives from China innovation and venture capital space.
“We are very honored to have won the Electrolux Future of Laundry Challenge,” says Todd Belveal, CEO and founder of Washlava. “This victory is great validation of our current strategy of changing the future of laundry and will lay the foundation for a successful partnership with Electrolux.”
As a result of winning the Challenge, Washlava will receive a cash prize, an opportunity to enter into discussions for potential business collaboration with Electrolux in China, and other global partnership opportunities. Also, Washlava will benefit from the company’s industry expertise, global distribution and support footprint as well as gain valuable market insights.

HUEBSCH NAMES FINKELSTEIN STORE OWNER OF QUARTER
Michael Finkelstein’s newest Laundry Land location in Portsmouth, Va., delivers a level of excellence that rises above others in his market, says commercial laundry equipment maker Huebsch. It’s been his commitment since starting in the business 13 years ago, one that’s earned Finkelstein the Huebsch Store Owner of the Quarter honor.

Staying active in marketing, Laundry Land’s website serves as a base for customers to stay up to date, while Google AdWords helps keep the Portsmouth location (and others) visible for prospective customers searching for their services.
