Precision AirConvey expands laundry and waste group
NEWARK, Del. — A dedicated team of expert engineers from automated conveying systems manufacturer Precision AirConvey Corp. (PAC) has been formally tasked with solving critical challenges in healthcare, recycling and facility design, the company reports.
Called the Precision AirConvey Laundry and Waste Group, PAC says the division specializes in the custom design, manufacture, installation and maintenance of pneumatic conveying systems that automatically transport bagged waste, soiled linen and/or recycling from multiple collection points in a facility to central points for pickup or laundering.
Featuring proprietary technology proven in more than 10,000 installations worldwide and backed by more than 40 years of engineering expertise, PAC says the Laundry and Waste Group offers automated vacuum systems to replace manual laundry and waste collection systems that rely on rolling filled carts in view of patients and guests in favor of a hygienic, quiet, streamlined system.
The company says the system is ideal for use in hospitals, multi-family housing, hotels and other facilities. ALN

CHICAGO — When it comes to laundry equipment, service providers have different options for acquisition.
The most traditional is an equipment loan, through which the laundry borrows the money necessary to purchase equipment from a financial institution and pays off the debt according to the terms of the loan.
The challenge for some laundries going this route is the down payment, the initial capital outlay needed to secure the loan and purchase the equipment.
Another financing option that can keep capital in a laundry’s bank account is equipment leasing.
“Many customers with an onpremises laundry (OPL) consider
leasing as an option as a financing solution to acquire new equipment,” says Dennis Mack, president of Western State Design, an equipment distributor based in California. “We provide laundry equipment leasing options to all types of commercial customers, including hotels, motels, hospitals, sports clubs, linen rental, correctional facilities and municipalities—and all types of for-profit commercial laundries.”
Keith Ware, vice president of sales for Lavatec Laundry Technology Inc., an equipment manufacturer with a U.S. base in Connecticut, sees all types of laundries taking advantage of the leasing option.
“We don’t see much financing from publicly held companies due to their financial options and their size,” he says. “Most often, it is

ing and recycling resources.
AUSTIN, Texas — PCI Solar has completed installation and commissioning of a rooftop solar energy system for AmeriPride Services, a textile rental services and supply company, at its Odessa, Texas, processing plant, AmeriPride reports.
The company says this is its second solar energy project, following a rooftop installation at its Worcester, Mass., location.
The solar projects are part of AmeriPride’s broader environmental sustainability effort that
includes alternative-fuel vehicles, heat reclamation systems, equipment upgrades and water conservation and treatment, it says.
The company says it was one the first commercial laundries worldwide to earn the industry’s “Clean Green” certification from the Textile Rental Services Association (TRSA).
This signifies its production facilities meet the highest international standards for water efficiency, energy conservation and best practices for reusing, reclaim-
“AmeriPride is committed to leading the industry in environmental sustainability by testing and incorporating new technologies, such as solar power, that help move the textile industry forward,” says Mike Lavoie, director of mechanical engineering for AmeriPride. “As one of the biggest players in the industry, we have the resources to pilot innovative new programs that benefit our company, our customers and the community.”
The rooftop solar energy system, comprised of Hanwha Q Cells 335 watt panels and Fronius inverters, will offset approximate-
ly 15% of AmeriPride’s energy use at its Odessa site, according to the company.
To overcome a somewhat complicated interconnection, PCI Solar worked closely with AmeriPride officials to ensure that the proposed design solution was compatible with AmeriPride’s ongoing business operations at the facility.
To help the project make economic sense, PCI Solar leveraged Oncor Electric Delivery Co.’s cash rebate for solar energy projects in Texas, AmeriPride says. The rebate program, renewed

LAUNDRY EQUIPMENT LEASING:
by end of year
CHICAGO — By the end of 2017, the North Texas chapter of the Association for Linen Management (ALM) will be no more, chapter officials report. The chapter has grown so much that it will become South West ALM, effective at the end of the year.
“We are well aware that growth will only result from a continued effort to provide excellent training, personnel growth opportunities and furthering the objectives of the laundry industry,” says the ALM chapter.
The organization says it started small but grew exponentially with marketing efforts to expose the value of the national organization and its commitment to the growth of the laundry industry through training, education and support for the local chapters.
Early meetings took place in offices and quickly moved to restaurants and subsequently to conference rooms in laundries.
The greatest impact in the organization’s growth was the dedication to training, consistency of the meetings, refreshments (usually supplied by the organization or allied tradesmen), and the camaraderie of the members, say chapter officials.
The chapter organized Certified Laundry and Linen Management (CLLM) classes in 2007, 2008 and 2010, training more than 35 new supervisors. Chapter funding supported interested parties to attend Registered Laundry and Linen Director (RLLD) training and the association’s national meetings, as well as providing scholarships for young managers, furthering the
value of the organization.
The chapter says it is also sensitive to member needs and has endorsed retirement gatherings and promotional events, as well as recognizing educational growth among its members.
As the Dallas-Fort Worth area grew, so did the laundries, according to the chapter. HCA centralized and began supporting all of the hospitals it managed in the Dallas area by building a stateof-the-art laundry. So did the cooperative North Texas Health Care Laundry (NTHCL), which supported the Baylor, Scott and White Health Care System, the Texas Healthcare System and the Methodist Health System, along with some other independent hospitals and the expansion
of the Parkland Health Network System.
The chapter says it added hospitality members, including the Four Seasons Resort, Marriott, the Gaylord, Anatole and Westin. The peak of attendance was with the Gaylord, where more than 44 people attended the meeting.
The chapter says it has had participants from San Antonio, Austin, Abilene, Longview and Tyler, and serves on-premises laundries (OPLs) as well as commercial and cooperative laundries.
The growth precipitated the change in the chapter’s name to South West ALM to reflect expansion and include other states such as Arkansas, as well as southern and western communities in Texas.

RIPON, Wis. — Alliance Laundry Systems has reached a settlement agreement with the Occupational Safety and Health Administration (OSHA) in regards to an incident that took place July 20 of last year.
Inspectors found the Wisconsin company returned a hydraulic press to operation without adding safety guarding after a 65-year-old employee’s right middle fingertip was amputated as he lowered a press used to square parts for washing machines and dryers.
On Dec. 6, OSHA proposed penalties of $124,709 to Alliance after the agency’s investigation of the workplace injury identified one willful safety violation.
“When OSHA issues a citation to an employer, it also offers the employer an opportunity for an informal conference with the OSHA area director to discuss citations, penalties, abatement dates or any other information pertinent to the inspection,” says Scott Allen, regional director of public affairs for the U.S. Department of Labor. “The agency and the employer may work out a settlement agreement to resolve the matter and to eliminate the hazard.
“OSHA’s primary goal is correcting hazards and maintaining compli-
ance rather than issuing citations or collecting penalties.” Randy Radtke, global public relations manager for Alliance, says members of the company’s team, including management and union representatives, met with OSHA Area Director Robert Bonack on Dec. 28.
“In this informal conference, this group shared information about the specific piece of equipment mentioned in the citation, our commitment and history of safety, and what activities are planned for 2017,” Radtke says.
Allen says as part of the settlement agreement, OSHA agreed to reclassify the willful violation to a repeat violation with a 50% penalty reduction in exchange for 17 enhancements at Alliance.
The company has agreed to pay a penalty of $63,354.50.
Allen says commitments on the part of Alliance to improve working conditions include:
• Hiring two additional safety and health positions.
• Implementing a machine safeguarding mapping program.
• Relocating 11 electrical disconnects from mezzanines to machine side to provide easier lockout/tagout.
• Improved training.
• Development of safety procedures.
• Improved communication.
Radtke says that the unfortunate accident is not reflective of Alliance’s culture of safety.
“However, it has served as a reminder that all employees need to continuously focus on safety, both in staffing and in following standard operating procedures, throughout the company,” he says.
Radtke says Alliance recently hired a new global director of employee health and safety, and continues to work cooperatively with the local union steering committee to maintain a culture of safety.
“OSHA is pleased with the settlement agreement and Alliance Laundry’s commitment to improve the safety and health of its employees on the job,” Allen says.
“Alliance has a history of implementing procedures to protect our most valuable assets—our employees,” Radtke says. “We will continue to fine-tune and redesign any process or procedure, where necessary, to perpetuate the culture of safety we have fostered.”

My preference? Figure out what I need, research my options … and then order online.
If I have to go into a store, I move as quickly as possible to find my selected items, dodging each and every salesperson I encounter, and get out (after paying, of course).
As a laundry and linen service provider, you have to go “shopping” for the equipment and other things you need for your business. And it’s important that you’re able to do your research before you buy.
That’s why this issue of American Laundry News features our 2017 Buyer’s Guide.
Inside, you’ll find information (as up-to-date as possible) on companies and the products and

Vendor Relations:
Challenges and successes
Ihave always prided myself on being honest with all my vendors, even when the truth was not what they wanted to hear.
As a manager, I knew which direction I was headed and how I wanted to get there. I believed in long-term relationships with vendors and consistency of products. This often made those that did not have my business very unhappy. These convictions also made me somewhat close-minded and not as open to change as a good manager should be.
I can remember a time shortly after I started in Milwaukee when a new vendor came in and wanted to talk about my scrub business. At that time, I was purchasing scrubs through a major provider of products to the hospital system, and I was strongly encouraged to buy these items through them.
A very young representative sat in front of me with his boss and boldly asked for the chance to quote me on these products. I looked at him and told him he had two chances: slim and none.
Now, some may think that was a cruel response to this young salesman. I was trying hard not to get his hopes up and waste a lot of his time chasing an account he most likely would never get.
To his credit, he said he would take the slim chance and insisted on quoting me his scrubs. He touted the fact that they stocked the scrubs nearby and could ship them to me overnight.
To my surprise, they were able to cut the price I was being charged by 22% and greatly reduce the delivery time. With that much of a price and service difference, it was easy to convince purchasing that these products needed to be switched to a new vendor.
Over the years, I often said that if I had a dime for every vendor who came to my office only once, I would be a millionaire.
ALN
These companies chose PCI to help them go solar due to compelling project economics and PCI’s local presence and experience building projects in Oncor territory.
WEBSITES
A chemical representative, who was new to the industry, stopped by to see me one day. In my office, he proceeded to tell me that if I did not have a pH of 22 in my washers, I could not get my clothes clean. I politely asked him if he was talking about concentrations or pH. I was gently trying to guide him in the right direction. He insisted it was pH.
He was unfazed when I told him that the pH scale only went to 14 and that a pH of 22 was impossible. He questioned my knowledge of chemistry, and I told him to leave and not come back until he knew what he was talking about. I never saw him again.
I had a new sales consultant from a textile company ask me one day why he had to sell so many different-sized sheets with so many different types of poly/cotton blends. He wondered why laundry managers could not get together and pick a single sheet to purchase.
I could not answer his question but shook my head and wondered what the company had taught him. Surely you need a working understanding of the industry that you are trying to service.
I once had a pad-and-cover vendor tell me that he could not come in to service my ironers as frequently as I wanted because he simply had too many ironers to service in his territory. I happily told him I had a solution for that problem and immediately moved my three ironers to another vendor. If you do not get the service you expect from a vendor, you are always

Leasing
Companies, a laundry equipment distributor in the Southeast. “Parts and service can be expensive on machines as they age. Large electrical components and bearing issues can cost thousands of dollars to repair if they fail. Leasing takes all of the risk off the facility, and guarantees an operating machine at a fixed cost.”
Ware considers the preservation of capital the greatest benefit of leasing laundry equipment. He adds that leasing might have tax advantages as well, depending on the ownership structure of the laundry.
Mack adds that another benefit of leasing is that when the lease term expires, some equipment leases allow customers to simply return the equipment and acquire newer, updated laundry equipment that incorporates the latest technology with the updated payment program.
He says many long-term capital leases are full-term payout, with various options available to purchase at the end of lease term period. This allows the customers to acquire the equipment and pay for it with an amortization schedule that is affordable.
Tod Sorensen, Western regional sales manager for Continental Girbau, an equipment manufacturer with facilities in Wisconsin, says the equipment his company typically leases includes 30- to 90-pound washers, with associated tumblers and ironing systems.
Both Chadsey and Mack see similar equipment leased. Chadsey says most of TLC Tri-State’s leases involve washers and dryers in capacities from 60 to 160 pounds.
“We have also provided finishing equipment for specific customers, where the fit is right,” he says.
Mack says the equipment he sees being leased is 40- to 170-pound OPL washer-extractors, and dryers in similar capacities. Other equipment includes lint collectors, water heaters, boilers and laundry carts.
“We have provided financing
for entire laundry plant equipment needs,” says Ware. “We work with our partner, U.S. Capital Corp., which has access to many banks and financial institutions that a small operator would not. Any purchase could have finance opportunities, but the final decision is not made by the manufacturer. It is made by the borrower after considering the variety of finance options developed by U.S. Capital. Since U.S. Capital offers both equipment leasing as well as equipment loans, we use the term ‘financing’ interchangeably.”
Mack says there are many sources available for equipment leasing. These include bank leasing, vendor leasing and third-party broker leasing. He says the decision about which source to select varies depending upon on the amount of capital required, terms, customer credit and other factors.
“It is also beneficial to work with a financing partner that understands laundry equipment, its life cycle and, if necessary, disposal value,” Ware says. “If a laundry approaches their local bank, the loan officer may not understand the equipment being bought or financed, so often they assume a larger risk on the purchase, which may lead to higher rates or upfront costs. Traditional banks will also typically ask for a considerable down payment.”
Ware says that if a laundry chooses an equipment lease structure, rather than a more traditional loan, there are a variety of structures available. He says that most equipment leases are structured as a capital or finance lease. The customer would choose a lease term ranging from 36 to 84 months, and at the end of the lease term, there is a fixed buyout ranging from $1 up to 10% of the original amount financed.
Sorensen sees typical lease terms from five to seven years, depending upon the amount of equipment. He says it varies by distributor, and the levels of support offered by the distributor all can be negotiated up front in the agreement.
“In some cases, distributors offer a buyout at the end of the lease term in order for the facility to own the equipment,” he says.
“Most of our leases involve a five-year term,” says Chadsey. “Depending on the application, there may be an up-front installation cost. Once the machines are installed, the price is a fixed monthly payment. At the end of the term, customers can buy the equipment, or re-up the lease with a brand-new machine.”
Ware says an operating lease (sometimes referred to as a “true” lease) is such that the customer would have a FMV (Fair Market Value) residual at the end of the lease term. The operating lease structure may offer tax advantages to the customer, as well.
Mack says an equipment operating lease is structured similarly to a renting program, and lease payments are considered operational expenses.
“The expenses do not show on the balance sheet,” he says. “A capital lease is a financing program that leased equipment is considered as owned by the lessee, therefore it should be on the balance sheet.”
There are various options for laundries at the expiration of the lease term, including buyout options, according to Mack. Additionally, there are municipal leasing programs available to local and state government, and the lease is qualified as tax-exempt.
When it comes to maintenance of leased laundry equipment, the responsibility is often shared by lessee and lessor.
Sorensen says that, typically, Continental distributors perform the regularly scheduled mainte-
nance on the leased equipment.
Mack says, generally, the terms of an equipment lease exclude equipment maintenance or service. However, the manufacturer or distributor will conduct regular checks on the equipment or perform service on-demand or scheduled routine maintenance under a separate contract.
“Leasing for us typically includes financing the equipment plus a service agreement to keep the machines in good order with preventive maintenance (PM) and emergency service when required,” Chadsey says. “This type of arrangement seems to work best for organizations that do not have qualified in-house repair personnel.”
For Ware, financed equipment is maintained by the borrower as though they own it.
“If the equipment purchased is new, there are likely manufacturer warranties involved, too,” he says. “They must insure it for its full value during the finance term and, of course, should insure the equipment when the finance term ends.”
There are a few options for laundries when the terms of an equipment lease deal are up. Sorensen says a distributor will either remove the equipment, the laundry can continue with an extended term with the existing equipment or it has the option for purchase, or the laundry can receive new equipment and contract based on the facility’s specific needs.
“If, over the term of the lease, the dynamics of the laundry have
changed, Continental distributors typically work with the account to determine if an upgrade is required and recommend changes with laundry design, workflow and production efficiency studies,” he says.
Mack says when the lease is close to expiration, the lessee may consider the option of returning the equipment and executing a new lease program, which will include upgrading or changing out the equipment.
“However, the life cycle of commercial laundry equipment generally exceeds the lease term of any program,” he adds.
“With the exception of a Fair Market Value lease, the borrower or lessee owns the equipment at the end of the term and the lender or lessor will release their UCC filings on the equipment,” Ware says.
If a laundry decides not to purchase the equipment at the end of the term, Chadsey says TLC Tri-State brings the machines back into pre-owned equipment inventory for sale.
“The popular lease models sell very quickly,” he says.
Of course, what happens to returned equipment depends on the condition of the pieces.
“The condition is typically very good because of regular PMs during the terms of the lease,” says Sorensen. “It’s either reconditioned, sold or scrapped, depending on its life cycle.”
Mack says a laundry looking to lease should be aware of a few things. First, be sure the company has a reputable service organization and require preventive maintenance and emergency service in the contract. Understand all the costs involved, the length of term and what the options are at the end of the lease. Finally, make sure the lease equipment is new.
Ware cautions that leasing laundry equipment is not like leasing an automobile.
“While there is a large market for used cars, used laundry equipment purchasers are faced with the cost of removing the equipment, transporting the equipment to a new location and reinstallation of the equipment,” he says. “These costs can be significant and impact the value of used equipment.” ALN

One vendor presented a wonderful plastic bag program for my laundry in Milwaukee. He would provide a high-quality hamper stand for the hospitals based on how many of his soiled-linen bags we purchased. Visions of mountains of plastic bags going into a landfill filled my mind.
I told him I had a bachelor of science degree from the College of Natural Resources at Utah State University and would never implement a program that had such a negative effect on the environment. One year later,

he returned to my office with a complete program that included recycling the used plastic bags.
I worked with that representative and his company for the next 20-plus years and implemented his system in three central laundries. My resistance and the rep’s persistence created a much better program, and everyone has benefited from it.
To those vendors that did not currently have my business, I always challenged them to show me ways I could improve my operation and reduce my cost. I told them that if they could help me improve my operation, then I would seriously consider their products. Only a few over the years tried to take advantage of this offer, and several of the ones that did were well-rewarded.
My loyalty has always been to the company that gives me my paycheck. I am entrusted to run its laundry
