EnviroStar to acquire Industrial Laundry Services

MIAMI — EnviroStar, Inc. (EVI) reports it has executed a definitive purchase agreement to acquire substantially all the assets and assume certain liabilities of Orlando-based Industrial Laundry Services Inc. (ILS), using a combination of cash and EVI stock.

ILS is a provider of commercial laundry installation and maintenance services to customers in central Florida. EVI says the addition of ILS is consistent with its growth strategy to build the industry’s largest distributor of commercial and vended laundry products, supported by the most advanced service organization.

ILS will continue to operate as it has, under the leadership of Troy and Erin Piper, using the same name, with the same people, and with the support and resources of Steiner Atlantic Corp., an EVI business unit based in Miami.

The transaction is expected to close upon the satisfaction of customary closing conditions. EVI expects the addition of ILS to be accretive to its fiscal year ended June 30, 2019. ALN

Laundry has good family ‘Division’

SAN ANTONIO — In 2019, Division Laundry & Cleaners will celebrate its 80th anniversary here.

Besides laundry, one thing has remained constant in the business over the decades: the Garcia family.

Leading the way is Patrick R. Garcia, the current president of Division Laundry & Cleaners. Son of company founder, Peter, he started working for the company at age 13 during the summer months and has worked his way up through the ranks.

Garcia’s daughter, Patricia Luna, is vice president of administration, and son Patrick A. is vice president of finance. His other daughter, Theresa, is vice president of operations, and son-in-law Adam Luna is director of purchasing.

“The benefits with a well-oiled family business is to establish continuity so that our customers will trust their future with Division Laundry being their linen service provider,” says Garcia. “We have a long, respectable track record with customer retention in the high 90%. We have many customers with close to 40 years of continued service

with Division.”

He can say Division is a “well-oiled family business” because the Garcias won the 2018 San Antonio Hispanic Chamber of Commerce Family Business of the Year Award.

Securing laundry equipment financing

CHICAGO — Let’s face it, industrial laundry equipment isn’t inexpensive.

That means if a laundry operator needs to purchase new equipment or wants to expand, it will likely need to secure financing for the purchase. But what does securing financing in 2018 entail?

American Laundry News spoke with a financing company and several laundry equipment manufacturers to find out what is affecting financing, along with suggestions to help laundry operations navigate today’s financing climate.

Currently, banking regulations and rising interest rates are two key factors influencing the ability of laundry operators

to secure equipment financing and competitive terms, says Chris Lewis, a senior regional manager at Summit Funding Group, an Ohio-based company that provides equipment lease and finance solutions to businesses across the United States

Laundry operations need to consider variables, options when making capital decisions

“These phenomenal business and community leaders positively impact our community and ensure the vitality of San Antonio’s economy through their work every day,” says Ramiro A. “Incredible” is a good word to describe the Garcias and Division Laundry.

Garcia says Division came into existence because of what was known as the Mexican Revolution in the early 1900s. His grandparents, Florencio and Celsa, fled Mexico to take refuge in San Antonio after raids on their farm.

The pair had 17 children, 16 of which they placed with family members away from the violence in rural areas. Youngest child Peter, born in 1911, accompanied them to San Antonio, where his entrepreneurial spirit flourished.

“Those were scrub-board days, hang-to-dry and handironing days,” Garcia shares. “It wasn’t long after that his father loaned him $100 with which he purchased his first laundry equipment and hired his first four employees. The social and economic environment then wasn’t exactly friendly to Latinos and people of color. He sponsored his sisters and a brother and gave them jobs in the laundry for many years.”

Peter dedicated his life to serving the military, and the name “Division” came from the 2nd Infantry Division at the post.

Besides providing Peter entrepreneurial success, Division blessed him personally. He met Patrick’s mother, Cecilia, when she was a garment checker with the company. The two married in 1952.

Cecilia also worked her way up in the company, from garment checker to bookkeeper, to becoming a board member in 1958. She served as vice president from 1958 through 1986, and in 1992, Cecilia became president of the company.

Division and the Garcia family have weathered many storms over the years, from the family’s escape from the violence of the Mexican Revolution to business challenges.

While the company’s early years were dominated by military contracts, that business was lost in 1971, but Division made the move to hospitality and healthcare laundry. Garcia says the company grew in the new markets because of Peter’s commitment to quality service, which he instilled in his employees. The company even regained military laundry business in the late 1990s.

By 2001, the company was on track to process 23 million pounds of linen, employing 190. Then, on June 25, 2001, the plant was destroyed by a fire.

“My mother directed me to rebuild Division Laundry after the fire that devastated our plant,” Garcia recalls. “For the next two years, I directed the rebuilding, shipping our customer’s linens to other laundries locally and throughout the

Today, Division is a commercial laundry, processing customer-owned goods (COG) for healthcare facilities, acute care hospitals and hotels. In 2015, Garcia says the company entered the linen rental business, catering to large and small hospital systems.

“We process just over 25 million pounds and project to be close to 30 million pounds by middle of 2019,” shares Garcia.

Division employs around 350 employees, operating two shifts, seven days a week. The company has a fleet of tractortrailers, 24-foot box vans and a few smaller trucks for delivery.

“Part of our fleet runs on compressed natural gas,” adds Garcia.

He says that the San Antonio plant strives to employ environmentally responsible practices. These practices conserve water and reduce costs.

Division has won numerous awards for water savings, Garcia shares. Since opening the new plant in 2003, the company has saved more than 15 million gallons a year from

Division has won numerous awards for business and environmental sustainability. Garcia has made a point to follow his father’s edict for quality service, along with being involved with many area organizations.

“If it hadn’t been for the League of United Latin American Citizens, of which I was a member of the Local Men’s Professional Council, I would of never have met my wife, Mary Helen,” he says. “We were blessed to have and raise our three children, Patricia, Patrick Anthony and Teresa, who have earned their positions in the company.”

Earning a spot in the family business means the Garcias have overcome many daily hurdles, both in the business and in being a family.

“The challenge faced in working with family is how to overcome the daily stress and to be able at the end of each day to be able to give each other a hug or a

Wait! No, sorry, that’s a distributor for a car. Not much help for the laundry industry, unless you’re talking about delivery vehicles, which we’re not.

Good topic, just not this issue.

I meant to write that a distributor is a business that buys products and product lines and, in turn, sells those products to retailers or customers.

In the laundry/linen service industry, distributors sell all types of products, from equipment to chemicals. It’s likely that as a laundry operator, you’ve purchased equipment or other products through a distributor.

Clean 2019 opens exhibit sales, housing

ATLANTA — Exhibit sales are open to all companies for Clean 2019, the textile care industry’s premier trade show that will be held in New Orleans’ Morial Convention Center June 20-23, 2019, reports show management company Riddle & Associates.

Hotel reservations for the show also are open through Connections Housing, the official housing agency for Clean 2019.

Companies interested in exhibiting are encouraged to contact show management as soon as possible to obtain an Exhibitor Prospectus. Riddle says exhibitors at Clean 2017 in Las Vegas were given priority to book space more than 200 contracts are already in process. Space is assigned on a first-come, first-served basis.

Contracting early gives exhibitors an advantage in booth placement and longer exposure on the show’s website, Riddle adds. Exhibitors have other exclusive long-term marketing opportunities.

Hotel accommodations for Clean 2019 are also now available. Clean Show management has arranged for exclusive discounts and special amenities at a variety of New Orleans hotels for the show. Reservations must be made through Connections Housing to ensure these amenities are received.

Riddle cautions attendees to beware of fraudulent companies that present themselves as official partners of the Clean Show. Reservations can be made by visiting the show’s website, www.cleanshow. com, found in both the Attending Information and Contracted Exhibitors sections of the site.

The Clean Show, officially titled the World Educational Congress for Laundering and Drycleaning, is held every two years. The show features working equipment and virtually every product and service used in the textile care industry are seen at the world’s largest trade show for laundry, drycleaning and textile care services. There were 481 exhibiting companies at the Las Vegas show. Clean 2017 drew more than 11,000 people from around the world.

In addition to exhibits the show offers educational seminars on technology, business management and environmental issues.

The show is sponsored jointly by five national industry associations: Association for Linen Management; Coin Laundry Association; Drycleaning & Laundry Institute; Textile Care Allied Trades Association; and TRSA, the association for linen, uniform and facility services.

Educating employees on their role in patient care

The biggest problem with off-site laundries, or large central laundries, is the fact that they are so far removed from patient care. It is much easier to remember the patients when you work in the hospital every day.

Healthcare workers are a special type of people who put the needs of their patients ahead of their own needs. When major weather emergencies hit your area, the dedicated workers find a way to get to work so that the patients get the care they need.

So, does that dedication continue when the laundry is off-site or many miles from the facility delivering the healthcare services? Sometimes yes and sometimes no. The key is in how the employees are taught to think of their jobs.

It is a simple fact that most hospitals will be unable to function without clean linen. Clean laundry is very unappreciated until it is no longer available.

Employees need to be educated about the very vital role they play in delivering good quality healthcare. If they do their job properly and on a timely basis, then the doctors and the nurses can do their jobs and provide excellent healthcare to their patients. Education is needed to train the employees that when the radio says only essential personnel should be out on the roads, that statement includes them. The hospital cannot do its job unless they do their job.

I can remember a particularly bad weather forecast that had my employees very concerned. The snow was set to fall in record amounts. Many were concerned that they would not be able to get to work the next day. So, a group of them asked for permission to sleep in the employee lounge and break areas that night. They understood that the large laundry trucks could operate on the roads even if their cars could not.

Naturally we allowed them to stay and arranged for them to have a pizza party that night. The snowfall was worse than expected, but the laundry still got processed and delivered.

Those employees understood that their job was more than sorting soiled linen or ironing sheets. They were a critical part of providing healthcare to their community.

Another challenge was that it was always difficult to take a system-wide inventory. Counting linen is never a fun job. We developed a system that allowed us to count the linen in a small hospital, under 200 beds, in under two hours. We also had an 800bed hospital in our system.

We designed inventory day to count the smaller hospitals first and then count the large hospital after the laundry closed. We did the inventory using laundry help only. This was by design because it got the laundry workers into the hospital and in touch with patient care. Because we greatly expanded the crew, we were still able to complete the inventory in two hours. The educational benefit involving the laundry was well worth the additional hours we used to complete the inventory.

I have often taken laundry employees on a tour of various departments so they could see for themselves how their products were used. To develop a dedicated crew that understands their part in the provision of healthcare in their community requires education and management that sets the proper example.

You must demonstrate by your behavior your commitment to providing consistent and quality healthcare linen service. If you are not willing to show by your actions that you believe they are an essential part of the healthcare delivery system, they will not believe your words.

Your actions must match your words.

ingly stringent when evaluating corporate credit profiles with heightened criteria that businesses must meet in order to qualify for loans and leases,” he says.

As a result, Lewis says many business owners are adapting to stringent regulations by turning from traditional lenders to independent finance companies like the Summit Funding Group.

“We like to look beyond the bottom line and take the time to understand the ebbs and flows of a business, so if a prospective borrower is experiencing a down cycle, it won’t necessarily impact their ability to secure competitive terms and rates,” he shares.

Further, Lewis says rising interest rates will affect financing in the long term.

“While the Fed has taken a momentary pause, there are no indications that rates will see a pullback anytime soon, so there is still a significant benefit to locking in fixed-rate financing now in order to take advantage of historical lows, while simultaneously benefiting from current Section 179 Bonus Tax Depreciation policy,” he shares.

As most bank lines of credit are floatingrate facilities where interest will likely rise over time, the ability to capitalize on fixedrate options that most independent finance companies offer is important to consider, he says.

Keith Ware, vice president of sales for equipment manufacturer Lavatec Laundry Technology, adds that banks usually have to research various factors, such as what the value of the equipment is as used, its life expectancy and how is it utilized.

“These are questions our lending partners don’t need to ask since they have familiarity with the equipment,” he says. “Most banks don’t want to get into large laundry equipment leasing if the parties don’t have the capital for large down payments.”

However, Ware points out that there are advantages to working with a local institution.

“The relationship you may have with your local bank is often better, since they may have been with your business for years,” he says. “Most times a manufacturing partner in lending does not know your business or your team and will require more detail on your financials and company’s business.”

That being said, there are advantages to financing through manufacturers. Ware says Lavatec works through its finance partners to offer a variety of finance and lease purchase opportunities.

“The finance partners working with Lavatec can offer a variety of options to meet your budget,” he says. “The key component is these lenders understand the intricacies of laundry equipment that your local banker may not be familiar with. By having a partner who understands the cost of equipment and installation as part of the project, it often makes the process easier.”

Laundry equipment manufacturer G.A. Braun launched Braun Financing earlier this year to provide U.S.-based customers with a variety of financing options on new and certified remanufactured Braun equipment.

“Given our growing product line, it was a logical move to enter the realm of prod-

uct finance,” says Joe Gudenburr, president of Braun. “We have a fundamental understanding of our customers’ business requirements and financial demands. Consequently, we are more likely to not only grant loan approval, but provide financing solutions that will better enable the operations of our clients’ facilities.”

However, Ware cautions that manufacturers often use a third-party finance company, whether they are open with this fact or market them as their own finance units.

“Manufacturers who do some form of lending are often higher priced than banks, since they need to profit on the money they are lending after utilizing their credit line for financing,” he says. “I recommend

Ware points out that it’s rare for manufacturers to take equipment back, like a car lease. More often than not, these are capital leases and the equipment is purchased at the end of the lease.

“But be knowledgeable on the residual price after the lease term,” he cautions. “Low lease pricing means a much higher buyout at the end of the lease, so make sure all your costs are spelled out in the agreement. This will reduce the chances of unpleasant surprises.”

“I see a few advantages of financing through a manufacturer,” says Courter. “First off, you know you’re working with a credible lender who is familiar with the specific product, dealer support, etc. Customers want a lender they can trust. No surprises. In our case, we’ve been around for a long time and have a track record of providing customers with competitive terms and superior customer service.”

Another advantage of financing with a manufacturer, according to Courter, is working with a finance company that has experience in the industry.

“The only challenge I see when financing with the manufacturer is that we’re going to be biased in favor of our product,” Courter counters. “We believe that Milnor makes the best equipment in the industry and we’re not afraid to share that belief with our customers.”

While laundry operators have to make a choice when it comes to where it gets financing, overall, there are several actions that they should take in order to help ensure the best financing terms possible. A couple of the most important are maintaining a strong payment history with vendors and lenders and also keeping strong financial reporting standards, according to Lewis.

“We work with a couple of proven, financially sound, lending institutions to simplify the process of procuring the equipment they need, when they need it,” says David Netusil, manager of sales support and marketing for JENSEN USA in Panama City, Fla. “Our involvement assists the customer in obtaining the best possible terms.”

As Ware points out, knowledge is very important, especially when it comes to the terminology used in laundry equipment financing.

“You hear the term ‘leasing’ a lot in our industry, but the reality is that the vast majority of the loans we write are equipment finance agreements (EFA),” says Jason Courter with Milnor Capital, the financing division of manufacturer Pellerin Milnor Corp. “We offer terms that range from 12-84 months. One thing that sets us apart from competitors in this space

We will do everything in our power to get an approval for a customer and terms that meet their needs to encourage the customer to move forward with the purchase.

“Also, because of our relationship with the sales team, we are able to work together to make sure that the customer has a great experience working with our brand rather than going through separate sales and financing processes.”

Courter also says Milnor Capital has the ability to be creative to meet a customer’s needs.

However, Lewis cautions that from his perspective, the goal of an equipment manufacturer is to make the sale, not necessarily provide an operation with the best possible financing option. Lewis adds that a common pitfall is when businesses do not fully understand the lease documentation they have signed, including end-of-term options and lease termination policies. He stresses that it is critical to read the fine print and identify a trusted finance partner when entering into an equipment lease of any size. ALN

“I currently have one granddaughter, Emma Ann, who is 3 years old and has already set foot at Division Laundry,” shares Garcia. “[She] has a spot at her mother’s (Patty) desk and knows the word ‘office’ and ‘work.’”

190-pound soft-mount washers added to lineups

Both Continental Girbau and Girbau Industrial report that they have added 190-pound washers to their soft-mount lines. Both machines use a Multi Directional Springs system, which absorbs vibrations and noise and eliminates the need for ground anchoring, the companies say.

In addition, only a half inch of clearance is needed between machines, compared to 18 inches with hard-mount models.

Continental Girbau says its 190-pound capacity E-Series® Washer-Extractor (EH190), engineered to drastically improve laundry production, linen life and utility efficiency, features a robust 30-cubic-foot basket capacity, highly flexible Inteli control, and up to 12 internal and external chemical dosing signals. The company says its EH190 outputs extract speeds up to 386 G-force and is available in stationary and tilt models.

Controlling the number-one U.S. healthcareassociated infectious microorganism, C. difficile, is an important public health issue for both the healthcare and commercial laundry industries. Despite the prevalence of this organism, prevention and containment pose numerous challenges as the spores can survive for weeks on a large variety of surfaces, including soft surfaces.

To combat the rise of C. difficile infections at hospital facilities, Ecolab Inc. says it has developed an antimicrobial laundry additive against spores of Clostridium difficile and has now

received federal EPA approval of this laundry disinfection claim on AdvaCare™ Disinfectant (EPA Registration#1677-193).

The current EPA-approved master label for AdvaCare Disinfectant now contains use directions to kill C. difficile spores on contaminated laundry and in the wash liquor when added to the laundering process. Ecolab says this claim is currently being reviewed by other state agencies, including the California Department of Pesticide Registration (CDPR).

SYRACUSE, N.Y. — Equipment manufacturer G. A. Braun Inc. was awarded P-TECH Program’s partnership of the year in June, the company reports.

The P-TECH program (Pathways in Technology Early College High School) provides students with a pathway to achieve a degree in mechanical technology or electrical engineering technology within a five-year timeframe, with dual enrollment in a progressive high school curriculum and college courses.

“Our organization has made it a priority to give back to the local community, and to work with the school systems and economic development organizations to promote skills and local industry to our youth and displaced workforce,” says Joe Gudenburr, president of Braun.

Beginning with the program’s inauguration four years ago, Braun says it has had many employees participate in career coaching, job shadowing, industry visits and summer internships.

The company says it has developed professional relationships with many of the program’s students, providing almost monthly visits/tours of its facilities for younger students and pairing older students with employees who have careers related to the direction those students are following for their future careers.

“I can’t thank Dave Welsh (Director of Operations), Scott Burdo (Assembly Manager), Chad Perfetti (Fabrication Manager), and the other members of our team enough for going the extra mile to promote these valuable programs,” Gudenburr adds. “Now more than ever we need to invest in our youth and in those who have been displaced.”

The annual China Laundry Expo was founded in 2000 and is held on a rotating basis between Beijing and Shanghai. With a similar focus to the China Laundry Expo, Texcare Asia made its debut in Singapore in 1998 and was introduced to Hong Kong in 2002. The fair then moved to China in 2005 in Beijing and has been located in Shanghai since 2013.

By combining product groups from the China Laundry Expo with those of Texcare Asia, the merged platform promises to deliver a comprehensive value-added experience for its customers and visitors, organizers say.

The expanded product portfolio and merging of resources mean that the newly merged show is predicted to attract an impressive 300 exhibitors and 25,000 industry visitors across more than 320,000 square feet of floor space when it opens its doors in August 2019, organizers add.

Ellis Corp. partners with Aqua Engineers Inc. for water systems

ITASCA, Ill. — Ellis Corp., an industrial laundry products and systems company, recently signed an exclusivity partnership with Aqua Engineers Inc. (AEI), a company that has 20 years of experience with microfiltration, the company reports.

“Between our expertise in water systems with Ludell, our wastewater treatment experience, our newfound expertise in chemistry with John Schultz and now our membrane

experience, I believe we can offer customers a complete solution for their entire wastewater and recycling process,” says Bob Fesmire Jr., president of Ellis. “AEI is for us the ‘expert’s expert’ in membrane filtration.”

AEI, based in St. Petersburg, Fla., is a chemical engineering/process engineering consulting firm specializing in the design, construction, operation and service of water, wastewater treatment, and energy recovery systems.

Tokyo-based Kao acquires Washing Systems LLC to expand services

TOKYO and LOVELAND, Ohio — Kao Corp., a provider of cleaning applications and hygiene management based in Tokyo, says it has acquired Washing Systems LLC (WSI), a provider of wash processing, wastewater treatment and technical services to the commercial laundry industry. Terms of the transaction were not disclosed.

According to WSI, President John Walroth will assume the role of CEO and the current WSI management team will continue to lead the day-to-day business.

“This is a great time for WSI,” Walroth says. “We are excited to have the resources and long-term support from such a successful global company as Kao. Our people are especially excited to partner with such a company that shares our philosophy of investing in product innovation and exceptional customer service.

“We will now have the ability to take advantage of both longer-term planning and strategic investments, and this ultimately provides us a great opportunity to even better support our customers.”

SHANGHAI, China — The organizers of Texcare Asia and the China Laundry Expo signed an agreement July 18 to merge the two trade fairs into a single show, according to organizers.

The first edition will take place in August 2019 at the Shanghai New International Expo Centre and will be jointly organized by the China Laundry Association and the China Light Machinery Association from the industry, as well as Messe Frankfurt (Shanghai) Co. Ltd. and Unifair Exhibition Service Co. Ltd.

The new joint-venture fair will be the largest annual industry event covering the textile care and laundry chain in Asia, say organizers.

“The merger is fantastic news for the textile care industry in Asia as a whole and also for the Messe Frankfurt Group,” says Wolfgang Marzin, president and CEO of Messe Frankfurt Group. “By integrating Texcare Asia’s extensive resources with those of the China Laundry Expo, we will provide a larger and more complete platform for the industry to converge upon.

“The new show will provide coverage across the entire supply chain, including washing, dry cleaning, dyeing, detergent and disinfecting chemicals, leather care, textile rental, digital solutions, and much more.”

“The laundry industry in China faces numerous challenges, such as the tightening of sewage treatment and disposal regulations, while opportunities are also arising in the form of increased demand for energy-saving technologies,” adds Xiuping Han, general manager of China Unifair Exhibition Services Co. Ltd.

“By merging the China Laundry Expo and Texcare Asia under a single banner, we will provide an ideal platform to facilitate industry development and address these challenges and opportunities.”

WSI, which provides its products and services to the North American and European commercial laundry markets, was previously owned by San Francisco-based private equity firm Gryphon Investors.

As a result of this acquisition, Kao Corp., which provides its products globally through 20 brands, says it will be expanding its chemical solution business for commercial laundry. ALN
