01 TRANSIT ORIENTED DEVELOPMENT
Transit Oriented Development is the exciting fast growing trend in creating vibrant, livable, sustainable communities. Also known as TOD, it’s the creation of compact, walkable, pedestrian-oriented, mixed-use communities centered around high quality train systems. This makes it possible to live a lower-stress life without complete dependence on a car for mobility and survival. Transit oriented development is regional planning, city revitalization, suburban renewal, and walkable neighborhoods combined. TOD is rapidly sweeping the nation with the creation of exciting people places in city after city. The public has embraced the concept across the nation as the most desirable places to live, work, and play. Real estate developers have quickly followed to meet the high demand for quality urban places served by rail systems.

Form evolution
01 The solid mass refers the structure in three dimensions, influences the sense of space and the exterior shape of the building.
02 The solid mass is segmented into different levels based on their functional aspects and connectivity.
03 The building's twisted shape reduces wind forces on the tower and channels the wind in such a way that its forces are unable to organize themselves.
04 Each floor plate of the tower is covered by green space which plays an important role in reduction of urban heat island effect, cleaner air, reduction in noise level.
05 Thus, the final form envelops different functional spaces with improvised connectivity and addition of green spaces in the surrounding which enhances the visual connection and aesthetics.

02 HIGHRISE MIXEDUSE DEVELOPMENT
Mixed use of urban areas is the basis of the concept of ‘new urbanism’, calling for the development of more dense, multifunctional and high-rise construction. Mixed-use high-rise buildings correspond to the concept of three-dimensional development of urban infrastructure when various urban functions tied traditionally to the ground level are actively developed vertically. The mixed-use building not only sustainably utilizes resources and precious space, but also provides city inhabitants with neighborhoods that integrate work, home, shopping, transportation, and even green spaces.

A Voronoi diagram is a partition of a plane into regions close to each of a given set of objects. In the simplest case, these objects are just finitely many points in the plane (called seeds, sites, or generators). For each seed there is a corresponding region, called a Voronoi cell, consisting of all points of the plane closer to that seed than to any other. The Voronoi diagram is a system that divides the space into sub-spaces in an organic way. The diagram uses points to create cells that surround these points. Points can be placed as spontaneously or can be determined in the direction of a certain data and tessellation can be provided accordingly.

04 RESIDENCE - SUNSHINE RETREAT
A House is a place, as physical as a set of feelings. A home is a relation between materiality and mastery and imaginative processes, where the physical location and materiality and the feelings and ideas are united and influence each other, instead of being separated and distinct. A house is a process of creation and comprehension of ways of living and belonging. Thus, the following design ideology represents the conceptual visualization of a house, namely Sunshine Retreat which shows the immense connection between nature and the surrounding environment.
