to the 2021 Parade of Homes

On behalf of the Board of Directors of the Home Builders Association (HBA), it is my pleasure to welcome you to the Parade of Homes. As you can imagine, the COVID-19 pandemic has been challenging for everyone. We moved the Parade of Homes date to September, and with the hot housing market, inventory is very low and it has impacted the number of entries we have for this year’s Parade of Homes. However, we are very pleased that this community event is taking place, especially since this is our 63rd year. In terms of cutting-edge technology and features, make sure you see the HBA’s American Dream Home, built by Flynn Built, in the gated community of Yellow River Ranch in Santa Rosa County. Yellow River Ranch has over 450 acres of open space, almost 100 acres of lakes, 4,000 live oaks and miles of walking, jogging, and biking trails complete with community swimming pools, tennis courts, and fire pits. (Take Exit 31 off I-10. Head South on Hwy 87. Turn Right at First Light on to Hickory Hammock Rd., Go 1/4 Mile Turn Left onto Shiloh Rd. This Road ends into Yellow River Ranch.) The Dream Home’s floor plan is designed with open living areas that are hospitable to indoor and outdoor entertaining. The Dream Home is a very spacious 2,600 square-feet, four bedrooms and 3 bathrooms including a roomy three car garage. I am very thankful to my team at Flynn Built for building this beautiful home for the HBA. What are we seeing in the housing industry across the nation? Changes in prices for softwood lumber products that occurred between April 2020 and July 2021 have added $29,833 to the price of an average new single-family home, and $9,990 to the market value of an average new multifamily home, according to National Association of Home Builders (NAHB) estimates. The increase in multifamily value, in turn, translates to households paying $92 a month more to rent a new apartment. Data released by the U.S. Census Bureau and the Department of Housing and Urban Development, combined with NAHB survey data, show that home buyers in the bottom one-fourth of the market have been squeezed entirely out of the

market for new construction due to a mismatch between actual prices of new homes and prices that buyers expect to pay. As a result, these buyers have been forced to look exclusively in the stock of existing homes—where the inventory of homes available for sale remains in a historically low range at a 2.5-month supply, with a six-month supply typically acting as a balanced market. The growing affordability crisis is due in large part to supply chain disruptions resulting from the COVID-19 pandemic. The widespread shortages are not just limited to building materials—builders are also grappling with a dearth of workers, as the number of open construction jobs increased to 357,000 in in the first quarter of the year nationwide. On top of this, NAHB recently estimated that regulation is now accounting for over $93,000 of the price of an average new home. What is interesting is that this coincides with what we are seeing in Northwest Florida. Land prices have skyrocketed, the hidden costs of housing with regulations and fees have made it harder for first-time home buyers to obtain homeownership. This is why the Home Builders Association fights against regulations and fees that add to the cost of housing but does nothing to protect the health, safety and welfare of home buyers. If you are in the market for a new home, the Parade of Homes will afford you the opportunity to see homes of all shapes and sizes complete with valued amenities. That fear soon passed due to the great support that I received from other volunteers and Case Managers. Everyone very open and willing to help in any way possible. The children, the families and the professionals have filled my heart; I’m so thankful that I can participate in this program!” ~ Cynthia Schroeder While thinking of someone who fits this description, I immediately picture our Rock Star Guardian in Walton County—Cynthia Schroeder.

When I hear the term Angel in our Midst, I immediately think of a person that thanklessly and patiently helps others and is there when someone needs an ear, shoulder or support of any kind—someone who never looks for praise or acknowledgment but knows that they are needed, giving where they can.

Cynthia has only been a volunteer with the Guardian ad Litem program for a little over a year, but has already helped so many. As a volunteer, she works cases on caseloads from two different CAMs (Child Advocate Managers) and has been assigned to as many as eleven children, two of whom were for another county! Cynthia is no stranger to working with children. When she is not

out doing GAL stuff, she is a full time school teacher. She lives in Niceville, Okaloosa County, but that doesn’t stop her from being a Walton County hero. Recently, when my father passed away, I reached out for help to our small team of Guardians for some last minute child visits before the month ended. Cynthia promptly contacted me and volunteered to do whatever she could. She visited four kids for me that week. We are extremely lucky to have Cynthia on our team!

As much as I love college football and autumn on the Gulf Coast, I hate to see summer go. I try not to complain about the heat and humidity because without them I wouldn’t have the regular opportunity to hear the rumbling thunder that announces an oncoming late afternoon storm. I love the swarms of butterflies that are drawn to the beds of pentas in our yard. The flowers continue to flourish, even in this heat, but the butterflies are starting to bail out and head south. I love every visit to Joe Patti’s Seafood, especially if Frank is calling the numbers. We are so fortunate to have stress in our lives that involves the difficult decision of fresh shrimp or grouper for dinner. My skin has paid dearly for my love of the sun and beach and yet I wouldn’t trade one minute of seashore therapy for all of the ivory skin in the world. My dermatologist certainly has job security as long as I am around. It is surely no coincidence that I was born on the last day of summer, soaking up every bit of my favorite season as we move into my next best season of fall. I know I don’t need to explain football fever to anyone who has gone to a college with a team or who has had a child who has attended a college with a team. And, of course, there are plenty of people out there who can claim neither and yet still are passionate about the game. Listen to the Paul Finebaum show sometime. So this is for those who don’t share the love or understanding of the bizarre craziness that follows college football. It’s not meant to make a fan or convert out of you. It’s only to offer a meager justification for the absolute insanity that overtakes anyone who cares. Stress is undoubtedly at the core of all misery and disease. But who can avoid it? The best we can do is take care of what we have and try our darndest to exercise and eat right, hoping that is enough. Global Warming, COVID, crazy people who won’t vaccinate, airline cancellations, cancer, gangs, drug dealers, where does it end? We are surrounded 24/7 with plenty to keep us up at night. But mercifully, in the fall, we have one reprieve, one glorious distraction—college football. There ain’t nothing like it. I have never exactly

been what you would call a politically correct person, if politically correct means avoiding taking sides or offending anyone. I love Auburn football, though I was not raised to bleed orange and blue. I grew up in a home where Friday nights meant high school games, Saturday was all about college ball and Sundays included a pro game. But Saturdays were the best. One game on the television and others on the radio, though often they were one and the same since my parents thought, and still feel, the University of Alabama is the only school in the universe that matters. When you get all wrapped up in support of a team it has a way of blocking out everything crummy in your life. Unless you lose, that is. Even then, it’s a different kind of misery that you know you share with everyone else wearing your colors. And it’s not the kind of disappointment that changes the world like war and disease. It’s temporary. There is always next year and a clean slate with new players and if it was a really bad season, most likely new coaches as well. Other than maybe a Jimmy Buffett concert, where can you go to hang out all day drinking with people dressed in costume for the cause? I packed up recently to head for Auburn and stopped by my office before getting on the road. I work in a place where almost everyone has declared loyalty to a team. But there is something screaming like neon about a lone car in a parking lot adorned in magnets, shakers, flags, and yes, a tiger tail. What kind of normal person does this? It’s another story altogether when you hit the interstate with your brethren. Fight song blaring from the radio, onward to the game!

Tailgating is a culture of its own. Don’t try to find logic in leaving at daybreak to find a good parking spot, only to have an entire day to fill with revelry before taking the party into a stadium. Beer at 10 am? You bet. When you are there it seems so right. The day after is another story. The tailgate parties at most campuses are legendary, with Ole Miss probably topping the list. Stake your territory and set up camp is what it’s all about. Once upon a time these gatherings included a couple of ice chests and some pom poms. Now they have television, catering, full bars and party favors. If as much effort went into solving world problems as goes into planning an SEC game weekend, there would unquestionably be peace and harmony among the nations. And it’s not all restricted to actually going to the game. Every bit as much goes into a stay-at-home-and-watch, because then you follow all of the games. Not that I am one of them, but many are said to take as much joy from another’s loss as they are from their own win. You don’t say this out loud; you just keep it deep inside where some sign of it does occasionally show it’s ugly self in horrible ways like poisoning trees. But even alone with my television, I am wearing team support gear as if I was ready to suit up and take the field. And when the marching band struts out and fireworks precede the team bursting into the arena, nothing else matters. Not terrorism, not war, and certainly not politics. Not for three and a half hours anyway. It’s only a game you may say? Not a chance. SEPTEMBER BIRTHDAYS 2

A striking, 5-foot tall, hand-carved, petrified teak Buddha greets clients at the recently opened Madera Craft Furnishings in Old East Hill. The statue sets the tone for the stunning pieces on display in the unique space. The narrow brick building that is the Madera showroom was built in 1922 as Pensacola’s first bicycle shop. Now, the open, bright and clean space houses an eclectic mix of luxury furniture and décor from the other side of the world—Southeast Asia to be precise. Josh and Aimet Oberhausen opened Madera in June of this year. The couple met in Miami where Josh worked in communications and Aimet worked in public relations. The couple, who also own and operate Oberhausen Marketing and Public Relations, moved back to Josh’s hometown of Pensacola as an antidote to the hustle and bustle of Miami. Madera was born out of the couple’s shared passion for art, nature, design and the built environment. After working on design

concepts for a high-end Thai restaurant in Miami, the couple fell in love with the materials, craftsmanship and style of Balinese imports. Luckily, they had a friend in Asia whose family was in the furniture business—a connection that continues to serve them well in their latest endeavor. “We really love with warm, natural feel and the metal elements,” Josh said. “It really has a coastal element, as well, and we thought it would be a great fit for this area. We had already purchased this space and were using it as a short-term rental, but last year we decided to go ahead and bring this collection here. The area is growing like crazy and I think this product is so distinctive. We are really trying to support the interior designers, architects and homeowners.” The collection at Madera is visually impressive and historically interesting. Madera’s pieces are made of exotic wood including reclaimed teak, suar, mango, tamarind and rattan

The showroom offers a selection of dining and coffee tables, chairs, consoles, buffet cabinets and essential furniture for indoor or outdoor areas. A highlight of the collection is the Jakar teak root statue. Made from the excavated root system of an ancient, petrified teak tree, the sculptural piece has a majestic quality that combines nature and fine art. Standing at 8-feet high and 5 and a half feet wide, it’s sure to be conversation piece in any environment. Another showstopper is the 9-foot-3 live edge slab tabletop that can be used as a dining, conference or even a restaurant table. The table top rests on a set of brass colored legs, but other legs can be custom ordered as well. The rail tie console table also has an interesting history. Josh explained that the Dutch built the rail system in Southeast

Asia. The Dutch didn’t use creosote or other chemicals on their wooden ties as they did in America. Thus, these ancient, solid beams make exceptional furniture components. Madera also carries a large dining table created with a mosaiclike selection of rail ties. Some of the pieces combine vintage elements with modern design and functionality. A set of hand-carved antique shutters from India are used as doors on a mango wood armoire creating a lovely blend of old and new. Many of Madera’s pieces are multifunctional as well. The long, petrified wood benches can also serve as gorgeous coffee tables, and the petrified stumps can be utilized as side tables, for

casual seating, or even as shower stools because the petrified nature of the wood makes it nearly impossible to ruin. The couple hopes the collection will appeal to everyone—from designoriented homeowners and interior designers to commercial restaurant, hotel and corporate designers. Designing Gardens for Year-Round Color and Protecting Your Investment by Melinda Myers Create a colorful year-round garden filled with flowers, greenery, colorful fruit, fall color, winter interest and a few surprises. Consider seasonal interest when planning a new garden or landscape. Adding a few key plants to existing gardens can help boost your landscape’s seasonal appeal. Include a variety of plants with multiple seasons of interest as well as bird and pollinator appeal. You will look forward to the change of seasons as your landscape transforms throughout the year.

sedum, Rudbeckia, coneflower, and grasses are just a few that can brighten any garden with several seasons of color, provide homes for beneficial insects and food for the birds.

Use trees and shrubs to provide the framework and longevity in your landscape. Serviceberries, crabapples, dogwoods, and many others have flowers, fruit, pollinator, and bird appeal and add winter interest with their bark or form. Look for those with colorful exfoliating bark like paperbark maple, heptacodium, and river birch for a beautiful statement in the winter garden.

End the season with fall bloomers like goldenrod, asters and hardy mums. These provide food for late season pollinators. Leave healthy plants stand, providing homes for many beneficial insects, winter interest in the garden, and food for the songbirds.

Include a few summer blooming shrubs like St John’s wort, buttonbush, panicle hydrangeas and Rose of Sharon. They add an unexpected fresh look to your summer landscape. Perennials combine nicely with trees, shrubs and annuals, adding seasons of color and texture. Include those that also attract songbirds, bees and butterflies by creating a beautiful habitat. Include spring flowering bulbs like tulips, daffodils and hyacinths planted in fall for a colorful welcome to spring. These and many of the earliest bloomers like winter aconites, grape hyacinths and crocus provide needed nectar for early season pollinators. Evergreens are always a welcome addition to any landscape. They provide shelter for the birds and

year-round greenery. Find new and interesting ways to include them in your landscape. Use taller evergreens for screening bad views, buffering traffic and other noises, or creating privacy. Use evergreens with interesting form and texture to create a focal point in a garden bed or landscape. Combine them with perennials and flowering shrubs for added seasonal interest. Then keep your landscape looking its best by protecting key plants from hungry critters like deer, rabbits and voles. Skip the fencing and scare tactics by applying a rain resistant, organic repellent like Plantskydd (plantskydd. com) at planting. You will need fewer applications and the odorbased repellent sends animals dining elsewhere before taking a bite out of your plants. Apply repellent before animals start feeding and follow the label directions for best results.

Continue to gather ideas with visits to public gardens and partaking in garden tours. Be sure to take notes and pictures that you can reference later. Creating a year-round landscape is an ongoing process that is part of the fun and adventure of gardening.

In true Pensacola fashion, local celebrities and leaders are showing their support for FavorHouse of Northwest Florida by sashaying in the organization’s upcoming event, Dancing for a New Beginning. Due to scheduling challenges during the pandemic, event planners at the area’s leading domestic violence awareness organization will be on point for a performance date of September 18, 2021. And while the concept of a dancing fundraiser isn’t a new one, there is still an incredible amount of excitement from the planning team. “All of the dancers and volunteers were so excited to be asked to dance for FavorHouse of NWFL,” event chair and FavorHouse board member, Pam Rodgerson said. She further explained the importance of awareness for this local organization and how domestic violence can and does affect a number of people, many of whom we work or live beside every day. “Understanding the need in our community and how FavorHouse fills this need has been paramount in the minds of everyone involved.” The inaugural Dancing for a New Beginning event will feature a host of recognizable community faces, each with a passion for supporting the event as well as the opportunity to showcase their talents in tango. FavorHouse dancers will include Dr. Leslie Barnes-Renski, Scott Barrow, Kara Cardona, Carol Carlan, Jonathan Clark, Ginny Cranor, Brandon Figueredo, Taxie Lambert, Kelly MacLeod, Jared Moore, Lawrence Powell, Eric Randall, Brooke Richardson, Grover Robinson, Tom Vaughn and Jack Williams. FavorHouse of NWFL’s mission is clear and with a commitment to excellence in our service to victims of domestic violence and sexual assault, we actively work toward every intimate relationship being violence

Rogerson believes that bringing community awareness to domestic violence through Dancing for a New Beginning is important because not enough people know how prolific domestic violence is in our community and everywhere. “I did not know how much domestic violence existed until I joined the board,” she said. “Board members were given a tour of the shelter and there was a young girl there with a six-month-old-baby. I wondered what had brought her to the shelter.” Rodgerson said she was instantly reminded of past fundraising events including White Rose Luncheon and the wildly successful Fish Fry for FavorHouse at the Blue Wahoos Stadium

Earlier this summer, FavorHouse experienced the loss of its executive director Sue Hand, who was wholeheartedly instrumental in bringing domestic violence awareness to the forefront of our community. Not only was Hand the serving executive director of the organization when she passed, but also a 35-year veteran of the agency. Hand vastly improved our community every day she fought against domestic violence.

This gulf front family beach home needed a major transformation. The original aesthetic was dark and dated. The new owners wanted the home to mimic the beautiful emerald coast colors and textures that we all know so well. In addition, the family loves to host large gatherings with family and friends, so additional cabinetry, storage space and seating were needed. For this necessary update, a complete gut job was required. Out with the dark cabinets

and in with the new! The blue ceramic backsplash pops against the new white, custom cabinetry. Soft but sleek quartz countertops blend with the polished nickel hardware and plumbing. A touch of capiz shell highlights the dining nook cabinetry. Rattan counter-stools and blue dining chairs compliment each other and the space. Silver leaf lanterns and a natural shell chandelier add the finishing touches to the renovated design.

Although this kitchen was remodeled in 1995, it remained too dark for the homeowner’s taste. The goal was to maintain the original footprint, but update with new shaker cabinet fronts and drawers, a farmhouse sink and new faucets, and new cabinet hardware. Additionally, Crosby and her team added reflective paint colors, quartz countertops and a chimney style hood. Glass cabinets were installed over the client’s antique French sideboard to create a unique, fine furniture look. The homeowner was able to reuse the refrigerator, but since it was counter depth, they gave it a custom built-in

look. The gas range remained, as did the upper cabinets. Led lighting was added above and below the upper cabinets and under the perimeter of the base cabinets. Decorative pendants were used over the sink area. Because the clients view is partially blocked by the house next door, Crosby added sheer shades to the windows, which allowed plenty of light while obscuring the view of the neighbor’s home. The goal was to create a classic, functional space with a fresh twist of modern—bright, clean, happy and inviting.

This classic, traditional home located in the heart of Pensacola with a large but original 1970s kitchen was in a need of a complete makeover. Tweaking the layout and flow of the space was crucial. The kitchen’s new design needed to be inspired by the home’s classic aesthetic, but also feel fresh and cozy. The original hardware floors were refinished. A soft black soapstone countertop and soft white custom cabinetry complement each other effortlessly along with the over-sized white subway tile

backsplash. The polished nickel bridge sink faucet pops against the custom cut soapstone counter-splash. The cabinet hardware adds character while the sleek modern hood defines the new range wall space, covering up an existing window. Woven counter-stools add texture and warmth to the space. An antique breakfast table with white woven chairs creates the perfect cozy morning spot. Custom island pendants in antique pewter are the perfect highlight to finish out the whole space.

October ITEN WIRED Cybersecurity Summit Speakers Talk Tech Courtesy of FloridaWest Economic Development Alliance

Currently, the U.S. has nearly half a million job openings in cybersecurity. As one of the fastest growing business sectors in the world, cybersecurity opportunities are exploding right here along the Gulf Coast. Anticipating this growth, Pensacola’s annual ITEN WIRED Summit presented by Leidos, a global leader in the integration and application of information technology, engineering and science, has been preparing local talent pools and businesses since 2008.

The Innovation Technology Entrepreneurship Network, or ITEN, was created as an economic development initiative to connect, collaborate and build community with industry leaders, entrepreneurs and educators on innovation, technology and entrepreneurship. The 2021 ITEN WIRED Summit will be held October 6-8 at the Hilton on Pensacola Beach. Initiated by the Greater Pensacola Chamber of Commerce, this annual event is now in its 13th year and is hosted by IT Gulf Coast and FloridaWest Economic Development Alliance. FloridaWest is the regional economic development organization with the mission of building, growing and sustaining the economic potential and prosperity of Northwest Florida. FloridaWest Economic Development Alliance CEO, Scott Luth says that the event engages

stakeholders critical to growing this business sector in our region. “The ITEN Wired Conference has been an instrumental part of our overall strategy to grow our cybersecurity and information technology sector,” Luth said. “It’s the one time of year when our educational community and business partners come together to network, share best practices and to push forward our mission of growth in this community. And this wouldn’t be possible without growth in local talent development.” Local higher education institutions report that enrollment numbers in cybersecurity are doubling and tripling as they roll-out more robust programs for students. October ITEN WIRED Cybersecurity Summit Speakers Talk Tech for Cybersecurity, are ramping up their programs to meet this new demand and to introduce students to the various fields within the cybersecurity sector. The ITEN WIRED Summit showcases the latest trends and best practices in technology within an environment where students can ask questions and learn more about future careers in IT and cybersecurity. The ITEN WIRED Career Expo is presented in part by Clark University and funding received through a Tech Quest Grant, will be held October 6, 2021. Dr. Ed Meadows, President of Pensacola State College, says that the College is seeing a growing interest among students in the fields of cybersecurity and information technology. “The ITEN Wired Summit provides much needed exposure for the IT field,” Dr. Meadows said. “It’s so valuable for our students to be able to network with local businesses and learn about advancements that are being made — It’s a never-ending cycle of change that our students have to keep up with.” “At our Donald McMahon III Center for Cybersecurity, we can simulate the world of work with two war rooms geared for real-world action,” Meadows said. “Right now, more than 400 students are enrolled in our cybersecurity associate and baccalaureate degree programs. Northwest Florida is getting known as a cybersecurity hub and our economic development partners are steadily recruiting firms to locate in NWFL. They are touting the talent pipeline for new firms and showcasing a solid base of cyber businesses in NWFL and a continuous and stable stream of workforce training that takes place at our colleges and universities.”

As colleges build the pipelines for these new talent pools, area high schools also are addressing educational needs. Steve Harrell, Workforce Education Director for Escambia County School District, says that Escambia County is preparing more and more students for future jobs in this sector. “The school District of Escambia County has been working closely with our partners to deliver quality Cybersecurity instruction and real-world experiences to students in our Cybersecurity Academy at Pine Forest High School,” Harrell

said. “Escambia County School District knows the importance of students and teachers attending the ITEN WIRED Summit, and we facilitate their participation every year. The conference gives students and teachers a direct connection to the employers who are looking to hire the next-generation workforce of cybersecurity professionals.” Jim Rhodes, director of ITEN WIRED, says that the conference is a great catalyst for creating interest in cybersecurity jobs for students, most of whom are still in high school. “This event has become a huge draw for the local school systems,” Rhodes said. “A cybersecurity competition has added interest and is drawing students from across the region. Local schools are critical in addressing the talent shortage in the area and are partnering to help build a talent pipeline. More students need to be aware of what’s out there — there are plenty of jobs right here in our own backyard.” The need for talent is so dire, the federal government is investing in programs to help. UWF recently received a grant from the National Security Agency (NSA) to develop a national workforce development program. Named UWF Cyberskills2Work, the

program is geared toward transitioning military personal, veterans and first responders to cybersecurity jobs. Around the Region ‘Hub of training opportunities:’ Brownsville’s Masonic Lodge to become Job Training Hub The new community center that will be housed in the old Masonic Lodge in Brownsville will have job training at its heart from the very beginning. The construction workers helping to renovate the space at 3300 W. Desoto St. will be young adults working on carpentry certifications to prepare them for future careers through nonprofit AMIkids. Once completed, leaders hope it will serve as a community hub that could help with workforce development. Commissioner Lumon May has been leading the charge to get another community center established in the old lodge, which is next door to the popular Brownsville Community Center. While final designs for the building aren’t complete, May said he envisions a community center space on the bottom floor with a business incubator and “non traditional” library on the second floor, which could help with job training. “We are training. COVID’s taught us that a lot of the construction (learning) opportunities will be virtual, where people can go online and learn how to frame a building, install metal studs, install flooring. So I mean not just a traditional library, but a hub of training opportunities is what this can be for Brownsville,” May said. The project has a heavy emphasis on construction because May said the community needed more career exploration beyond just college. Construction specifically also offers an opportunity to be employed immediately after high school and offers a second-chance career for those who have been incarcerated, May said.

Pensacola Skate Park could be Complete by Next Year as First Phase of $25 Million Project The long-awaited skate park under the Interstate 110 overpass could be a reality by next year if the City Council approves a $700,000 funding request expected to come soon from the mayor. Pensacola Mayor Grover Robinson said this week that he plans to bring forward the proposal to the City Council next month in the hopes they will fund the project and get it complete by the time he leaves office in November 2022. The skate park is expected to be the first development in an overarching $25 million project for the 1.9-mile corridor along Hollice T. Williams Park, connecting the neighborhood around the I-110 overpass with downtown. The entire design, which is a joint effort with the city and Escambia County, will include sporting fields, an amphitheater, walking and biking trails, the public pool that already stands on the property, the skate park and green spaces. The skate park specifically was proposed for the park in 2015 when local activist and skater Jon Shell launched his organization Upward Intuition to begin raising funds for the park to be named after his late friend Blake Doyle. Shell raised initial funding close to $500,000, including a $100,000 grant from Gannett’s “A Community Thrives” fund, but once the city and county got involved, the project took on delays due to the procurement process. Robinson said Monday that he’s recently met with county officials who are confident in being able to fund the entire project, but the city is looking to construct the skate park as the first step in the whole design. He said he plans to present a funding proposal to the city next month to pay for the remaining $700,000 needed for the skate park.

“I think it’s a great looking plan, I’m very excited about what it looks like and what (we’re) presenting,” Robinson said. Escambia County RESTORE manager Matt Posner said Wednesday that engineers are working on the conceptual design right now, which should be complete by next month, which will then trigger a period of reviews, public input and redesigns that likely will last until early next year. “This is a fairly large project, and park for that matter, so it remains to be seen if the entire park is constructed all at once or perhaps phased in a way,” Posner said. “We know phase 1 will be the skate park block, and we hope that’ll get under construction this year, then moving through the rest of the park is a matter of funding.” Posner said officials are eyeing RESTORE funds for the project, which is a pot of money from the BP oil spill settlement; Local Option Sales Tax funds; or outside grants from state and local government. The city and county also are working with outside agencies on the project, such as the Florida Department of Transportation, to ensure there’s a safe way for cyclists and pedestrians to cross Cervantes Street. They also hope to close off Avery Street, which crosses through the park design, to make the area more pedestrian and bike friendly.


City of Pensacola and Gulf Power Partner to Bring SolarZones to Roger Scott Tennis Center and Osceola Golf Course Gulf Power and the City of Pensacola are expanding their clean energy partnership with the installation of SolarZones at two recreational facilities on the east and west side of the city. Around the Region City Awarded $500K Green Stormwater Infrastructure Grant from FDEP The City of Pensacola has been awarded a $500,000 grant from the Florida Department of Environmental Protection’s Green Stormwater Infrastructure Program, which will allow the city to incorporate green infrastructure concepts into a flood mitigation project on Barrancas Avenue, continuing the city’s ongoing efforts to improve water quality of local waterways. The city will use this funding to implement environmental features in the flood mitigation project that will ultimately reduce the flow of pollutants into the environmentally-sensitive Bayou Chico, which will help maintain a cleaner and healthier bayou. “I am so proud of our Public Works and Engineering staff for pursuing this grant

Port of Pensacola Awarded Over $800K from Gov. DeSantis’ Port Relief Package The Port of Pensacola has been awarded over $800,000 as part of the $250 million in funding for Florida’s ports announced today by Gov. Ron DeSantis to assist in recovery from decreased revenue in 2020, and to invest in infrastructure at Florida’s ports. Florida’s ports generate an economic impact of $117.6 billion and support 900,000 jobs. “I cannot thank Gov. DeSantis, FDOT Sec. Thibault and their staff, enough for this critical financial support to Florida’s ports in this time of COVID-19,” Port of Pensacola Director Clark Merritt said. “Maritime commerce requires a robust and modern seaport infrastructure that is sustainable and reliable to meet the continued growth in Northwest Florida. Additionally, the funding will greatly assist the port as we make our facilities more

These cells will be designed to capture stormwater from Barrancas Avenue along with adjoining properties, with native plant landscaping to help slow waterflow and assist in reducing pollutant levels in stormwater runoff. This stormwater runoff would otherwise discharge to local waterways like Bayou Chico, ultimately entering Pensacola Bay and the Gulf of Mexico.

Through the grant award, the city’s project will be part of a Green Stormwater Infrastructure Case Study with FDEP, which will help collect data to develop future case studies on green stormwater infrastructure in Florida.

“We are very grateful to FDEP for this grant award and the opportunity to help lay the groundwork for future case studies on green stormwater infrastructure throughout the state of Florida,” City Engineer Brad Hinote said. “This project is just one example of the city’s aggressive efforts to address regional stormwater impacts as part of our Stormwater Master Plan, and we look forward to continuing to work to improve our local waterways and environment.”

3 WAYS CREDIT PLAYS INTO MORTGAGE REFINANCING If you’re thinking about refinancing your mortgage, there’s often a lot to consider. For instance, your decision to refinance may rely on current interest rates or your personal financial situation. Your credit score also plays a role in the mortgage refinancing process. While it can certainly factor into your ability to refinance, the relationship between your mortgage and your credit score can be complicated. However, it doesn’t need to be.

What to know about credit scores and refinancing Credit requirements can vary depending on the terms of your loan. But at the same time, many programs share similar traits. Here are a few you’ll want to know:

The score you need can depend on the type of loan you have According to NerdWallet, if you’re refinancing a VA or conventional loan, you’ll typically need a score between 620 and 720 to qualify. And if you have an FHA loan, you need a score between at least 500 and 580 to qualify. Fortunately, lenders understand that life happens and are willing to work through different options if your credit score recently dropped below the requirements. For instance, there are different streamline financing options for VA loans, FHA loans and USDA loans that don’t require credit checks or score benchmarks. 122 ON THE MARKET

A lot of people also choose to get home loans through Fannie Mae and Freddie Mac, two of the largest home loan lenders in the country. Both typically require a minimum credit score of 620 to get approved.

Good credit isn’t the only thing you need to qualify When you’re looking to refinance, having an excellent credit score can be beneficial. However, your score doesn’t automatically make you eligible. Lenders will look at a number of other things before they approve refinancing, such as your: * Debt-to-income ratio (DTI): The amount of debt you have compared to how much money you make. * Loan-to-value ratio (LTV): Allows lenders to assess the lending risk before approving a mortgage or a mortgage refinance. Loans that have a higher LTV are typically considered to be a higher risk. If your lender says you have a high LTV ratio, that doesn’t automatically disqualify you. There are government-sponsored programs from Fannie Mae and Freddie Mac that are available for borrowers who have LTV ratios that are 97.01 percent or higher.

Refinancing can drop your score temporarily Like any changes to your installment accounts, refinancing your mortgage can lower your score. However, you don’t need to worry about this as much if your credit is already in good standing. There are a couple of reasons why your score may drop. One is that lenders take what’s called a “hard inquiry,” or a detailed look, at your credit score. Such hard inquiries can cause your score to drop by a few points. The second is that the fact of refinancing itself can reduce your credit score. The third is a possible increase in your utilization ratio, which is calculated by comparing the amount you owe versus your total credit limit.
