EMBASSY GARDENS
As developers, collaborators and visionaries, we have worked for decades to understand how people will want to live in the future. At Embassy Gardens, we have explored this knowledge and combined it with the skills of award-winning designers to create a new development on London’s South Bank. Embassy Gardens is at the heart of Nine Elms. A short walk from Vauxhall Station (Zone 1), Battersea Power Station, and soon to be connected by two new tube stations, riverboats and a new Thames crossing, it is attracting investors and residents from across the globe. As the South Bank of the River Thames continues to evolve with galleries, cafés, markets, restaurants and new landmarks, Embassy Gardens is set to become the development that welcomes London into its next great age. Welcome to life at Embassy Gardens. A life like no other. 8

A brief history of London’s South Bank
The South Bank of the River Thames was once a marshland, accessible only by ferrymen and their boats. As the Industrial Revolution took hold in the early 1800s, the area grew and developed with the construction of industrial wharves, tanneries, waterworks and leadworks. 24
In recent years, London’s South Bank has been brought to life by significant commercial and retail developments such as Sir Norman Foster’s More London, which looks across the river to the City of London. It is home to the Mayor of London’s City Hall.
Over the next 150 years, the South Bank’s appearance changed significantly. In 1951, six years after the end of the second world war, the Festival of Britain lifted the nation’s spirits with a celebration of science, technology and architecture in the area. This gave the South Bank of the river a new life, one far removed from its industrial past. The ‘South Bank’ was born.
Opposite top The introduction of railway lines and locomotive works to the area in 1838 brings Nine Elms fully into the Industrial Age. New bridges ease movement back and forth across the river.
Opposite bottom Building on the heritage of trade and prosperity, the area of Nine Elms becomes home to large industry, including gasworks and the headquarters of car manufacturer Vauxhall Motors, in 1857.

Nine Elms is one of the biggest transformation stories London has ever seen. After decades of planning, it is coming to life with over 40 new developments, with Embassy Gardens at its heart. With both the US Embassy and Apple moving to the area, Nine Elms is evolving into London’s newest city within a city. Nine Elms in focus: • £15bn total investment in the area • 40 different sites to be built over 25 years • 20,000 new homes • 25,000 new jobs • Over 1.7 million sqft of mixed-use development • 50 acres of new public space

A site called Nine Elms has existed on London’s South Bank since the mid 17th century. Once a row of elm trees, today the area is a story of regeneration.

With more than 40 interconnected developments springing up over the next ten years, the riverside district is changing forever.
As the area continues to transform and attract the likes of Apple, London’s centre of power begins to move south, bringing with it people, art and culture.

Battersea Power Station In 1933, London’s first ‘superstation’ at Battersea started to produce power for the capital. Today, it is a place where homes, workspaces, shops, restaurants, cafés and cultural venues combine with 18 acres of new public space. Frank Gehry, best known for the Guggenheim Museum in Bilbao, and Sir Norman Foster are designing parts of Battersea Power Station. While along the South Bank towards the City, Herzog & de Meuron has created an extension to Tate Modern, once Battersea Power Station’s sister station, Bankside.
Did you know? In 2021, Apple will create a new London campus at Battersea Power Station’s Boiler House. Around 1400 employees from existing offices around London will relocate, helping to forge the South Bank’s next great age.

Recently, Damien Hirst opened a restaurant inside his Newport Street Gallery with chef and restaurateur Mark Hix. Pharmacy 2 will serve classic British and European food to exhibition visitors during the day and evening diners when the gallery is closed.
‘I’ve always loved art, and art deserves to be shown in great spaces. Newport Street is an incredible space with an amazing sense of history.’ Damien Hirst, Artist and Founder of the Newport Street Gallery

The Park is the new pedestrian spine of Nine Elms, directly linking Embassy Gardens with Vauxhall Tube Station (Zone 1). The benchmark for the new generation urban green spaces – The High Line, New York
The inspiration for the Linear Park comes from New York’s magical High Line, a mile long park built on an elevated section of the former New York Central Railroad, running down the lower west side of Manhattan; it has now been reclaimed and planted as an aerial greenway which has in turn had a phenomenally positive regenerative impact upon the entire district.
72
The Linear Park borrows much from the New York’s High Line, providing gathering places for play and leisure, whether active or passive, away from the traffic-laden streets.
This is a park with a purpose, lifting pedestrian traffic from the streets below, providing an unexpectedly peaceful place right on top of a bustling city, an extraordinary and imaginative use of public space that has been much admired worldwide.
As the Linear Park passes through Embassy Gardens, it becomes the central focus, with further gardens, a pond, walks and public spaces radiating from it. Communal courtyards within the building blocks provide additional private amenity space for the use of residents and their guests, with more private gardens along the courtyard edges.

Above Simon Fujiwara’s Modern Marriage Opposite Sarah Lucas’ Florian
‘Each is a highly imaginative, witty and thoughtprovoking work by three outstanding young British sculptors,’ says Sir Norman. ‘Together they represent perfectly the rich diversity of London’s cultural art scene.’
Mohammed Qasim Ashfaq’s ROD is a 5-metre high, stainless steel sculpture that resembles a lightning bolt striking the ground. He is famed for his obsessive works that are based on the simplicity of shape, line and form.
Sarah Lucas’ Florian depicts a giant marrow cast in highly-polished bronze. It’s provocative, humorous, undeniably phallic and very Lucas, who has always been fascinated with human anatomy.
Rising British-Japanese artist Simon Fujiwara’s Modern Marriage is a reflective piece. It is Romanesque in its style and comprises a large foot with a ring embedded in the sole. The sculpture reflects the emotive and often autobiographical nature of his work.

Spanning the Embassy Gardens’ Legacy Buildings, the Sky Pool is the world’s first ‘floating’ swimming pool. Once installed, the 25-metre long acrylic pool will allow members of the development’s exclusive Eg:le Club to glide between buildings 35 metres up in the sky.
On a hot summer’s day in 2013, our creative teams gathered to discuss where to locate Embassy Gardens’ outdoor swimming pool. We decided the only space large enough was between the Legacy Buildings. As thinking developed, our CEO Sean Mulryan threw down the gauntlet: the pool should be a sky pool, something transparent so swimmers could look across to the US Embassy, and people below could see the sky. We involved architects Hal Currey and Arup Associates at an early stage. They worked with our structural engineers Eckersley O’Callaghan to develop detailed drawings of the pool, showing how the 14-metre distance could be spanned by an acrylic structure. After a series of technical drawings and behavioural analyses, the dimensions of the pool were decided. With sides 200mm thick and 3.2 metres deep, and with a bottom 300mm thick, the 50-tonne acrylic pool will span the 14 metres between the buildings, with steps and filtrations systems sitting either end. Up to five modes of lighting will add to the feeling of magic.

Ballymore Improving, enriching and enhancing lives
EMBASSY GARDENS
At Ballymore, every development begins with a vision. These developments, once realised, change the way people think about what is possible in the built environment. They set new standards in placemaking, construction, design and urban planning. Ballymore’s team lead each project from conception to delivery, overseeing every detail at every stage in the process. This approach creates real places made up of real communities. In London, Dublin, Prague, Bratislava and beyond, the company has translated outstanding redevelopment opportunities into reality, transforming perceptions of often-overlooked city sectors.
From the headline-making innovation of the Sky Pool at Embassy Gardens to the exotic indoor gardens that characterise Wardian, they push themselves to be at the forefront of product design. They also manage every estate, meaning they stay involved long after the last unit has been sold. Across London, Ballymore was involved in the consolidation of Canary Wharf as a world-leading place to live, and transformed the city fringe district Spitalfields into a thriving retail and cultural hub. At London City Island, they are creating a new neighbourhood with culture at its heart. And at Embassy Gardens, they are building the final piece of the South Bank regeneration story. Ballymore’s developments improve, enrich and enhance people’s lives.
