Unfortunately, several challenges have kept most boaters from making the journey across the Gulf Stream to the islands on their boat – whether it’s the distance, concern for the weather or the seas, or not having a marine service

center in case of a mechanical problem, many boaters have opted to instead visit The Bahamas on a cruise, by plane… or not at all.

If only there was a way to store your boat, safe from the elements and storms, available for your use at virtually any time, where marine service was available as well as lodging, dining and other amenities, many more boaters would get the privilege of boating in one of the most beautiful places in the world: The Bahamas.

The new epicenter for boating in The Bahamas, Legendary Marina Resort –Blue Water Cay, will offer a deepwater channel for protected wet slips and the best storage facilities for boats. In addition to our advanced dry stack facility, our marina will offer a number of on-site features. Members will be provided with the ability to store boats up to 55 ft. in length in an enclosed and protected environment against the sun, UV light, wind, weather, and most importantly, hurricanes. The boatyard facilities will be capable of hauling and launching larger vessels up to 220 ft to handle mechanical issues or hurricane related concerns.

This was the vision of the founding partners of Legendary Marina Resort at Blue Water Cay – William Pizzorni and Peter Bos. Both are avid boaters and having spent decades in The Bahamas, have visited nearly every one of the 16 major islands. Together, they bring a keen understanding of what is needed to provide peace of mind to the many boaters who desire to boat through The Bahamas. The idea to create such a destination – truly the first of its kind in The Bahamas – was the result of a fortuitous meeting in March of 2021. Realizing how impactful a dry stack marina would be to the boating market in The Bahamas, a partnership was created to boldly attempt what had never been done before. After the technical aspects like creating a partnership and closing on the land was completed, the real work began in land planning this ambitious project.

After meeting with several Ministries and regulatory agencies, the Legendary team realized this would be a unique entitlement

process. While every project has its own challenges, this project carries a special quality that makes it truly standout: a 65ft tall dry stack facility that has never before been permitted in the country. Step one was introducing the Legendary family to the decision makers and explain how the project that we envisioned could truly change boating in The Bahamas. By allowing the new and current boaters to experience so much more of The Bahamas including the Out Islands, more boaters will discover the unique charm and the virtually unlimited water and beach experiences that were previously only available to a few or the experiences of others. The vast majority of these new boaters and their guests will have an overall long term positive economic impact on all of The Bahamas, especially those islands where access is only by boat.

As the project was introduced to the various ministries, government officials commented on the need to demonstrate how this project

will benefit the Out Islands. Anyone who has been to Nassau understands how much tourism already exists on the island. And for anyone who has visited the Out Islands, the need for expanding tourism beyond Nassau is very apparent. When it was explained how Legendary Marina Resort will bring tourism to the Outer Islands through our centralized location and proximity to Lynden Pindling Airport, officials and residents alike began to really understand the rationale and support the project. In fact, through all the public meetings and consultations, only positive feedback was received.

Beyond the linkage of the marina to the airport and to the Out Islands, Legendary Marina brings many other benefits. Creating real career-oriented jobs through a marine service technician training program, entrepreneurial spinoff opportunities for local Bahamians, as well as hundreds of direct and indirect employment opportunities are only a few. Explaining these benefits created

a real spirit of cooperation between the developers and the Bahamian government.

At Legendary Marina Resort at Blue Water Cay, your leisure time is our number one priority. When you arrive for your day on the water, our staff will load your provisions and gear onto your waiting vessel. Upon your return, your boat will be removed from the water, engine(s) flushed, and will receive a freshwater rinse before being returned to your rack. Our staff will make your day on the water hassle-free so you can spend more of your time enjoying the beauty of the islands.

Nassau International Airport is the largest airport in Bahamas. In total there are over *45 airports around the world that have direct flights to Nassau.

Are we selling memberships? Yes. The number of memberships equal the number of wet and dry slips with the dry slips being a fixed number, and the number of wet slips depending on the size of slips being used.

Why are slips sold as memberships? We are modeling our process after the way access to slips is offered by many reputable and well-known marinas currently operating in The Bahamas. In addition, memberships are much more easily transferred in The Bahamas than direct interests in real property and memberships “has its benefits.”

Can a member select which slip their vessel is stored in?

Wet slip members select the specific slip desired, and that slip is permanently assigned to the Member. In the case of dry storage, due to the fact that all of the slips are the same, Members’ vessels are stored in the most efficient manner inside the dry storage building, meaning the Member does not select where the boat is stored, but a slip inside the dry storage is always guaranteed to the Member.

Is a Member allowed to sublet slip privileges? Yes. The membership structure includes allowance for subleasing to offset a Member’s expenses when not in use. In the case of sublet, the Member will get 60% of the slip rental proceeds with the balance being used by the Club to offset expenses and fees.

Marina management will do its best to keep unoccupied slips sub-leased. However, there should be no expectation that rental revenue will generate a profit. Members are welcome to promote their slip for sub-leasing to their friends and family to increase their slip rental proceeds.

What size vessel can Members store in the marina? In the dry storage facility, vessels up to 55 ft. Slips are sold on a membership basis, with each tier having a maximum length and

Can Membership costs be refunded? Yes, if there are memberships still owned by the developer which are currently for sale, then each resale membership will occur after the sale of 5 developer memberships with the resale memberships being sold in the order placed up for resale. However, if a Member brings the buyer, then the

resale will occur immediately. Upon a resale, Members will be refunded 85% of the resale price of the Membership. To maintain the value of Memberships, all Memberships will be sold through the Club and cannot be offered for resale at a price below the current price at which such Membership is being offered by the Club.

Are there management fees associated with Memberships?

Yes, Members will pay a pro-rata share of the operating and maintenance costs (O&M fee) of the marina. This is equal to the operational costs of the marina plus a management fee, divided among the Members based on their Membership tier. As an example, a Member with a tier 1 Membership will pay a slightly higher prorata share than a Member with a tier 3 membership, due to the larger vessel size associated with a tier 1 Membership. The developer will establish a ceiling for the O&M fee so that a Member’s pro rata share never exceeds the ceiling. Additionally, Members will share respective O&M costs based on the type of Membership purchased, so that Wet Slip O&M fees are not inclusive of dry storage facilities and vice versa.

What are the maximum vessel sizes allowed in the marina? In the dry storage facility, vessels are limited to 55ft LOA, and the wet marina vessels can accommodate vessels up to 220 ft in length.

What is the pricing of dry and wet slip Memberships?

Membership pricing depends on the slip tier but initial pricing will start at $300,000 USD and increase accordingly. Prices are expected to steadily increase through the membership selling period.

Is the dry storage facility hurricane rated? Yes. The dry storage facility has been designed to withstand up to 185MPH wind speed. This should satisfy the hurricane plan requirement of most insurance carriers.

Is the marina basin protected? Yes, numerous design parameters were implemented during the development phase to ensure wave tranquility and avoid any direct wave action reaching inside the basin. All Members need to check with their insurance company to make sure the marina meets with their insurance requirements.

Can I allow others to use my Membership? Membership privileges are available only to the Member, direct family members of the Member and the Member’s overnight guests.

Is the project fully permitted? The result of two years of designing and planning and moving through the entitlements process has led to the full entitlement of the project:

• Town Planning Committee approval in January of 2023

• Heads of Agreement signed in April 2023

• Certificate of Environmental Clearance granted in May of 2023

• Having a fully entitled project allowed for ground breaking in December 2023.

When will the marina open? Phase 1 of the marina is expected to open in late 2025.
