What are tenants looking for?
Just like yourself, a dry, clean house. Heating. Three bedrooms allow for a couple of working people and a good kitchen and bathroom are a must. A separate toilet is always appreciated. Indoor/outdoor flow is always welcomed. Any outdoor living space as well. A five bedroom home with one bathroom doesnt work so well - putting too much pressure on water and sewerage lines and stress on the home itself.
New Builds
There are some new tax incentives when purchasing a new build and for twelve months at least the Landlord should have some control over maintenance as the property should be under guarantee. A lot of new builds offer three - four bedrooms but often one of the bedrooms is small enough only for a study or baby room and often the bedrooms are not large enough to fit in tenants beds.
Tax Deductions
The removal of mortgage interest as a tax deductible expense for property investors has changed the landscape for a lot of Investors. It is advisable to check with your Mortgage Broker / Bank / Lender to get the right advice for your investment.
Interest rates
Investors need to keep their eyes and ears open on this one. This is also a changing landscape and few of us are not affected by the huge increase in interest rates from two years ago. If your mortgage has gone from around 2% to 6+% this does not mean that the rental capacity of your investment also triples (unfortunately). As above please get the right advice for yourself and your families as how best to proceed.
Make a plan:
1. Before you can invest for the long term, you need to know how much money you have to invest and what you can purchase with this.
2. Understand and plan in regard to potential changes in the future - ie further interest rate hikes.
3. Work out a time frame - are you in this for the long or short term?
4. Have a budget for income and expenses (maintenance ie cleaning of gutters and downpipes) and unknown expenses (ie hot water cylinder breaks down, pipes under the home leak)
5. Always have Landlord Insurance - this is not the same as your household insurance but covers loss of rent and other areas that are not needed in a private dwelling.
