arlier on this summer our family toured Europe in a whirlwind 19 days, taking in London, Paris, Amsterdam, Prague and Krakow. I was so taken with the exquisite architecture of the many churches, museums and castles we explored. In Amsterdam, we stayed in a delightful bed and breakfast. The owners had renovated a 400-year-old rectory and each room was beautifully detailed. One thing I was most struck with was the use of high-gloss paint on all the trim work and beadboard ceilings. For years, I have used an eggshell/latex finish on trim work, not only for myself but for all my clients. After seeing how rich and reflective the high-gloss paint was, I couldn’t wait to go home and change all my trim and beaded ceilings accordingly. Such a small detail like the sheen level of paint had me so inspired! This issue resonates with me as we focus on details that make your house your home. The use of architectural details described by Samantha Sannella illustrates how important an impact they can have, while celebrity contractor Jim Caruk advocates for high-quality finishing touches in his expert lesson on moulding and trim. Often neglected until the end of a project, lighting is an integral element that should be considered at the outset. Jillian Bret walks us through the fundamentals of ceiling lighting fixtures. Architecturally Speaking Look around you for personal clues and inspiration to your own style By Samantha Sannella
I
ntroducing an architectural style to your home should create a living space that reflects your unique personality. Because there are many styles to consider, rather than stamp French Country or Contemporary on your home, look within to determine what truly appeals to you. Renovating is a significant investment; therefore, avoid rash decisions. Instead, look at the furniture and accessories you have collected over the years and make a list of all of the things you love that you already own. What style do they represent? Can you see a trend? Think of this personal collection as your own museum of material culture and use it to jumpstart the architectural decision-making process. Do you see a visual direction unfolding? Is it Cottage, Bungalow, Beach or maybe Urban? The goal should be to strengthen the theme by adding architectural features, furniture and fixtures that suit your style direction. Many people choose to hire an interior designer or interior decorator at this point, as expertise is often needed to create a style that can be timeless. There is

a fine line between style, theme and kitsch. Architects, designers and decorators are experts in seeing the entire vision for your home. They can suggest additional items that add significant presence to complete the overall look. When you renovate and/or invest in new pieces, remember to prioritize the items that have the biggest impact on your style. The Modern LAUNDRY ROOM Over the years, this room has undergone some dramatic changes. By Jacqueline Glass
O
nce upon a time, the laundry room was situated in the darkest, dankest part of the basement. The lighting was dim and the floors were uneven. Not somewhere anyone wanted to spend much time. Today, we frequently see it re-positioned on the bedroom floor level where it is wonderfully convenient. But things are also being shaken up on the main floor with the advent of the family studio. It can be one of the
most regularly used rooms in the house when you consider that clothes are washed, dried, pressed and even stored in this unassuming space, which is often also used as a home office, and craft/sewing/scrapbooking room. With all of the modern conveniences and reinvented floor plans, the family studio is ideally situated in close proximity to the kitchen. This allows a natural flow of living space from the kitchen to the multi-purpose room. The colour scheme used throughout the home can extend into this space with fluidity. If you cannot carve out a space in your home to create a family studio, any laundry room can become a multi-purpose area with a few simple changes. Consider these options:
✷ Stylish containers help organize. Label large hampers for easy sorting. ✷ Shelving and built-in cupboards will refine the look and hide the miscellany. ✷ Paint old cabinets to complement the work space. ✷ Add whimsical images on the walls and colourful storage jars on the counter to make the laundry room more inviting. ✷ Where space is limited, consider a stackable washer and dryer.

THE Well-Lit HOME The only thing that should be noticeable is that the room feels comfortable and inviting. By Jillian Bret, Associate Editor

1. Ambient lighting that provides overall illumination and a comfortable level of brightness, allowing people to see and move around safely. 2. Task lighting that helps people perform specific activities such as reading or playing games and that concentrates light in a particular place for comfort and safety.
3. Accent lighting that creates a mood and adds interest to a room by highlighting or “spot” lighting certain areas and objects such as paintings, architectural details and collectibles.

RECESSED LIGHTING is becoming one of the most popular sources of general lighting because it actually conceals the lighting source. Often you will see recessed light hiding above the ceiling line, where it is designed to throw light, for general illumination, onto horizontal surfaces. If a new construction or renovation is undertaken, recessed lighting can be incorporated prior to drywalling the ceiling. Pot lights, or “down lights” provide a tidy look because they generate a great deal of light while minimizing visual clutter. The lighting plan should be carefully laid out to specifically suit the use of the room, being sure not to place light in locations where it will be counterproductive, such as above a television screen or too far away from a kitchen countertop where a person standing in front of the counter will actually block the light from hitting the countertop and create annoying shadows.
CENTRAL CEILING FIXTURES are the most common and economical of all lighting fixtures because they are easy to install, come in a variety of styles, and do a decent job of providing the basic light required for everyday tasks. They can provide both ambient lighting by directing light downward, but also by directing light up onto the ceiling, brightening the overall appearance of the space. If budget is limited or a simple

ood lighting design is like sleight of hand; the very best job is the one you don’t notice because it doesn’t call attention to itself. In fact, if the lighting for a home is planned properly, it is almost invisible – not too bright nor too dim – not too much nor too little. It’s important to start with a good lighting plan that combines the four basic types of light:
TRACK LIGHTS are used to accent specific items or areas in a room. A track light allows for direct, precise control of light for accenting art, plants, a fireplace mantel or a flower arrangement. They come in a variety of systems, styles, shapes and finishes and are easily installed and redirected as needed.

FLOOD LIGHTS and spot lights are used for accent lighting, as they direct light at specific objects or surfaces to provide targeted illumination. There are many options for this type of fixture, including wide flood, narrow flood, spotlight etc., which refers to how a light fixture directs light. Flood lights push the light out in order to illuminate large objects or objects that are close by. Spotlights can push the light into a concentrated area in order to illuminate a small object or objects that are further away. Flood lights and spotlights come in a variety of shapes, sizes, wattages and source types and can be used to accent something as simple as a vase on a table or as impressive as a large statue. CHANDELIERS appear everywhere from the most sophisticated mansions to the most modest family homes. Their most popular use is in dining rooms, where they can give a space mood, sparkle, style and function. Chandeliers can provide both ambient light and ornamentation, making a lovely decorative statement. It’s always a good idea to install a dimmer switch for use with your chandelier, so that the light level can be adjusted, depending upon the mood required. CEILING PENDANTS have become a very popular, functional accessory, showing up in places like kitchen breakfast nooks, placed over kitchen islands or positioned over dining room tables. Pendants can be used to direct light downward, upward, or all over, depending upon the design of the fixture. They can be used at adjustable heights and provide task light with a decorative element. Perhaps your home was designed to meet the needs of another owner in another time, or maybe your house once suited your needs, but now those needs have changed. Are you ready for something new? Read on. Beginning with the stunning transformation of a dining room and kitchen (featured on our cover), what follows is a series of before-and-after projects bound to inspire you.
Modernized Bungalow 20-year-old house, purchased from someone who had pretty much kept it as it was originally built in the 1980s, is designer Rhonda Holloway’s own home. Although no upgrades had been done, the potential was there to make the house beautiful. Right from the curbside, Rhonda recognized it as bright and sunny, invoking a really good feeling when you walked in the door. “The house had potential and was a good price to purchase to make the renovation worthwhile. We also like to buy, renovate and sell often.” Rhonda goes on to describe the project and the process:

The three-bedroom bungalow had a small combination dining/living room, a small family room beside the kitchen, and a master bedroom with a small closet and an ensuite that you really couldn't bend over in.
SCOPE Our four grown children visit often, as well as two grandchildren, and plenty of family and friends. Typically, when we entertain, which we love to do, we find everyone hangs out in the kitchen. We wanted a space that wouldn’t feel crowded and had an elegant feel. For a more open-concept plan, we removed the wall between the kitchen
and family room, making one large kitchen and dining room. Doorways were filled in to allow a place for the fridge and cupboards in the kitchen (the new space behind the fridge was a doorway into the old dining room that was filled in). An extra wall was created to accommodate a larger sofa. The inspiration came from the floor tile. It is a beautiful polished travertine. As well, I wanted to do black and white, have a more modern look, and still have a feeling of warmth. The lighting and window coverings are all new. Windows were changed, too, and we added french doors to the walkout. All of the flooring was replaced, AUGUST/SEPTEMBER 2011

we had to go out and buy more fun stuff to fill them up. It’s open, bright, and elegant. We have had some wonderful dinner parties.
ADVICE including new trim and baseboard. And, we replaced the ceilings and introduced crown moulding. We eliminated one bedroom, enabling us to increase the size of both the ensuite and closet in the master bedroom. Plus, the main-floor bathroom was gutted.
CHALLENGES There were very few except for a lot of physical labour. Removal of the old ceramic floor was very difficult. The basement was unfinished, so all the plumbing was straight forward. And, because it is a bungalow, the electrical work was easy. All in all, it was probably the easiest reno we have done to date. We had really great contractors, which
is a huge part of things going smoothly. Plus, the vision was there.
BUDGET From beginning to end, the whole-house reno took eight months. The kitchen alone was two months. The kitchen and dining room cost was $45,000; the rest of home was another $40,000.
Finding a really good contractor is key to any successful reno project. It’s the difference between sleeping at night and having nightmares. Get referrals from friends and family. Not everything always goes perfect, but if you use reputable people you know they are going to get it done right. As well, work with a designer to help put it all together. They can see the end result before the renovation even starts. ■
FAVES I love how everyone walks in and the backsplash takes their breath away! The space is so perfect for entertaining, and cooking a meal is a joy. It’s such a perfect workable space. Large pot drawers, spice drawers all right within arm’s reach. And, there’s so much room in the cupboards

SCOPE To add a second storey as well as interior redesign and renovation. CHALLENGE Integrating the open-concept floor plan with traditional elements. The goal on the exterior faรงade was to utilize and salvage as much as possible, while refreshing the face and staying true to the elements of the traditional neighbourhood. RESULT Both the interior and exterior benefited from the exterior stucco application around the sides and rear of the home. This further insulated the home, providing a fresh and durable exterior finish. Natural stone, red brick, stone sills and copper awning are offset with chestnut-bronze window frames and custom-coloured soffits. SCOPE To redesign a family room cosy enough for television watching and spacious enough for large family gatherings, while still utilizing the existing sofa and loveseat.

CHALLENGE The lack of focal point with the fireplace. The windows precluded adding built-ins to disguise the depth of the fireplace, which would have provided much needed storage for the child’s toys.
RESULT The mantel was painted in white and the television was relocated. Custom cabinetry on the adjacent wall now houses the television, hides children’s toys, and provides a space to display items. Additional seating now facilitates large gatherings.

SCOPE To create a kid-friendly dining space that had sufficient storage, seating for eight, and more natural light.
CHALLENGE The large window at one end was off-centre. The dining room was completely open to the living room and needed to be balanced opposite the large fireplace wall with custom built-ins.
RESULT Extra windows were installed for more natural light and provide a better view of the side garden. Custom draperies now camouflage the window. Rich purple paint on the back wall creates drama while helping to balance the wall opposite the large fireplace wall of the living room.

SCOPE To satisfy the homeowners’desire for a Zen bathroom. CHALLENGE The large glass block window let light into the room, but the homeowners hated the way it looked. Since they didn’t want to replace it with a new window, a creative solution was needed.
RESULT Built-in panelling surrounds the window and houses custom shoji screens fitted with frosted plexiglass to allow in soft-filtered light and hide the glass block from view. The Zen spa look was achieved; the space is now contemporary and bright, yet warm and tranquil.

SCOPE To unify the space by expanding on and redesigning the bulkheads as part of the space rather than a utilitarian addition. CHALLENGE The bulkheads (containing plumbing, heating and air conditioning) were irregular shapes and sizes. RESULT The ceiling was dropped to the same height as the bulkheads and the main area of the ceiling was painted same as the walls, creating a room within a room. The new ceiling circle is seven feet in diameter and 14 feet high. The plaster crown moulding in the space is very distinctive.
BUDGET The ceiling required skilled trades. Creating anything in a round shape needs to be done by someone who knows what they are doing. Approx. $3,500.
Kitchen
SCOPE To unify the space with the open-concept living and dining room. CHALLENGE The ceiling height. RESULT Taller cabinets were installed but they were still more than two feet lower than the ceiling. To alleviate this, the bulkhead was then continued from the other side of the room to drop the ceiling above the cabinets an additional foot. A simple frieze above the cabinet and some additional mouldings filled in the balance of the height. The butcher-block island and mirrored backsplash add warmth to the classic black-and-white colour scheme. A TV was introduced into the kitchen â&#x20AC;&#x201C; it swivels to the breakfast room.

Recently named 2011 BILD Renovator of the Year, Eurodale Development’s Brendan Charters outlines the main stages of the renovation process and explains what to expect along the way.
R
enovation projects come in all shapes and sizes – some vast, some smaller by comparison, but still with striking impacts. The key ingredient for success is time. In advance, plan from the initial concept through to the architectural or structural design, and then tie it together with the selection of the interiors. This ensures that when the trades hit the site, there is little required in the way of changes to reach the desired outcome, which should look great, function well and, most importantly, solve the challenge. Rarely is a renovation without its challenges. But, if you know what to expect before you embark on the adventure, you will be better prepared for what lies ahead. The following is an overview of the process – a project from germination of the idea to the finished product.

IDENTIFYING THE NEED This family required more space. Topping up the existing bungalow was the most efficient way to get it. They also wanted to have larger common areas. Shifting the bedrooms upstairs and opening up the main floor would allow for this.
SKETCHING IT OUT There are many ways to lay out a space. This fast-draft sketch was just a first idea from which the layout evolved. Identifying relationships between rooms and studying traffic flow are critical here. For example, you don’t want the kitchen and the dining room too far apart or the main bath away from the bedrooms.

backyard, is an important consideration. Sketching options for rooflines and finishes gives you an idea of the possible aesthetics; it allows you to see it before it’s built. As opposed to choosing flat rooflines for this porch, the client preferred to have a roofline with a more traditional overhang.
PERMITS Here, the zoning allowed exactly for the plans. This is not always the case. More often than not, a big project like this requires the approval of the Committee of Adjustments. Speak with your local municipality early so you know what is permissible within your specific zoning. Complete permit plans are complex (like the section drawing here). If you need to make alterations due to zoning restrictions, the earlier this is identified, the more time- and cost-effective the design and planning process will be.
THE NOISE! This part of the project is where the excitement really ramps up. All the planning comes together and the home starts to take shape. Once demolition has revealed the housing components behind the wall and the state of the existing building, any issues (e.g., mould, rot or asbestos) can be treated before the installation of new finishes occurs.
MOVING IN This project took six months from the first day we started demolition until the owners were moved in. Because the legwork on the design decisions was done up front, there were very few changes along the way, making the build process more enjoyable and less frenzied for the owners. The selections and budgets were all laid out in advance, so surprises (and possible disappointments) were avoided. It looks easier than it is in the few steps shown here but generally this is the process of taking a project from start to completion. Every project starts with a challenge, problem or desire. From there, solutions are designed to solve it, a budget is created, and then we follow it through to the completion. The solution for this home occurred with the newly captured space on the inside and the remodelled and improved main-floor layout. It also occurred on the exterior where, from the curb, the home does not

resemble a “top-up” at all. Instead, it looks like a brand-new custom home, with the old and new tied seamlessly together. While every project comes with hiccups, the more active you are in the planning and design stages, the fewer hiccups there will be. And, for any you do encounter, they will be easier to endure. Not to mention, the less you need to budget for a contingency plan. ■

Every Inch Counts Getting the most out of a small condo bedroom ecently a RENO & DECOR reader sent in her design dilemma, asking for help with maximizing the storage area in her bedroom. Working within the constraints of the small space and the reader’s criteria, designer Lynne Krisfalusi suggests a stylish, functional solution.

I received a copy of the February/March issue of RENO & DECOR during The National Home show and found great ideas and inspiration for our new lakefront condo. However, the small bedroom poses a great challenge because I would like to include: 1. Another 48x96-inch hanging closet space (could be split into two closets); 2. Full-size bed or a day bed; but would request no pull-downs; 3. Desk (42 inches wide, 22 inches deep, 27 inches high); 4. Wall mounted 46-inch flat-screen TV. Overall, we need nine feet of hanging closets. Please help! Magda Mikhail, Toronto, Ont.
Designer Lynne Krisfalusi: Doublingup and rotating the closet has allowed for the full-size bed to be located in a feature position but the existing sliding closet doors would not complement this look. The solution is to create custom closets by using 48x72-inch bi-fold doors, raising them above the floor to the height of a generous nine-inch baseboard. Using a bold handle and matching the doors to the light wood baseboard makes this combination feel like wardrobe furniture. The new closets have great visual impact and maximum interior accessibility. As double-duty rooms require no wasted space, the baseboard area is utilized as drawers for linens or shoe storage. An electronic hardware system allows for opening of the baseboard drawer with a light tap of a toe. If used as a study, the closet near the desk would be dedicated as a hide-away for shelving supplies, books and printers while the other serves guests or houses off-season clothing. Adding a tall mirror visually expands the room and creates a useful dressing area, while a small circular table, that is easily moved about within the space, gives a convenient spot for accents, drinks or remotes while enjoying the flat-panel TV. Condo Stock Hits Renovation Sweet Spot By Stephen Dupuis

With all these drivers of condominium renovation activity, I wasn’t surprised when Kenzie Campbell, General Manager of Royal Home Improvements and Chair of BILD’s Renovators Council, told an industry roundtable meeting, recently convened by Canada Mortgage and Housing Corporation, that he is doing more and more work in condo buildings. Subsequently, the project values are rising as suite owners do their units up to the nines. Needless to say, some renovations are more complicated than others. notify the condo board and establish what can and can’t be done. If you don’t, the board can force you to restore your unit to its original condition at your own expense. My best advice to you is to hire a professional renovator for the job – one that specializes in condominiums – and avoid risking an expensive restoration for a cheap renovation. ith all of the new condo construction going on in the GTA, the last thing on many people’s minds is suite renovation. But, frankly, I expect it to be one of the fastest growing segments of the renovation market over the next few years. Accentuate the Positive How to pick the perfect accent chair for your living space. oday, accent chairs area available in a huge variety of styles, sizes and colours. How do you know which one is right for your space? Consider a few pointers from the pros. Think of an accent chair as a functional accessory. Accessories add character to a room through colour, form or contrast. In a chair, look for an interesting shape, a surprising fabric or a finish that doesn’t match the rest of the room. Don’t be a slave to comfort. An accent chair will be used whenever you entertain a crowd, but it’s not the chair you will sit in for hours to watch a movie. Also keep in mind, a chair that’s uncomfortable for you may be perfect for someone else. You want seating that suits a variety of guests, and not just you. Shake up your style with a chair that’s a little outside of your comfort zone. If your room tends to be very traditional, a modern accent will add interest. Think of functionality. Will your accent chair do double duty elsewhere in the home? Base, Case and Crown Your trim package can greatly affect the impact of your space. So whatever your chosen style, never treat mouldings as an afterthought.
D
ollar for dollar, nothing elevates the value of a home renovation project like elegant baseboards, wainscoting, casings and crown moulding. On the flipside, nothing ruins an otherwise well-done project like a cheap trim package. As a contractor, I always look to give my clients the most impressive trim package possible, within budget. And, you don’t have to break the bank to get the right look. Here are a few tips for choosing the mouldings and trim that your renovation project deserves. First of all, you’ve got to know the style you are looking for. Do you want a traditional look, in warmer tones, such as natural wood? Do you want the cooler, slick feel of contemporary? The rustic look of country? The more ornate look of Victorian? There are families of trim for each of these looks. In choosing trim, if you are doing the work yourself, don’t limit yourself to box
store selections. Many independent building supply yards offer wider selections of trim. Go in and touch the mouldings, feel them, ask questions. One of your first decisions is whether you are going to go with natural wood, such as oak or cherry, or paint-grade, such as MDF or poplar. Professional finish carpenters will make their joints as accurately for painted trim as they will for unpainted trim. They won't try to hide their mistakes with caulking or plastic wood – that stuff always cracks out in time. If you’re matching existing mouldings in an older home, you may need to have them custom-milled. This can cost up to $7 per foot. Or, your contractor can build up something close to the original by combining off-the-shelf mouldings. When asked, I advise my clients to stay away from obvious trends, especially for elements as basic as mouldings. Look for classic, timeless designs. Wainscoting was “in” 150 years ago, it was “in” in the 1930s, and it is “in” now. That's the beauty of installing quality millwork. Colour schemes may come and go but a quality, structural element will always be in fashion.
KEY TERMS Base Moulding: Trim moulding installed at the bottom of a wall; will be combined with shoe moulding if flooring is stone, ceramic, vinyl or wood. Buildups: A way of stacking standard types of trim to create a custom-made look at a lower cost than custom milling. which creates extra depth and thickness for casings. Casings: Final trim or finished frame that surrounds doors and windows. Casings are the most immediately visible mouldings in any room and should be chosen with the greatest care. They do not have to be an exact match with base and crown moulding designs, but should work together. Fluted Moulding: Symmetrical casings that have unique, lengthwise slots. Crown Moulding: Not just the concave-profile moulding at the junction of a wall and ceiling, but any moulding that “crowns” an architectural element, such as an architrave (a heading above a door). MDF: Medium Density Fibreboard is a manufactured wood product that provides a high-quality, paint-grade surface for mouldings and millwork. Rosettes: Decorative elements used at the top edges of doors and the corners of windows. Wainscot Panelling: Trim work which sits in the area below a chair rail and above a baseboard. Wainscoting can be imitated by affixing mouldings directly onto drywall, but it looks much more authentic if it is built-up out of MDF, paint-grade or natural wood. ■

MAKING ROOM Finding Space in Unexpected Places By Wendy A. Jordan (2007, Taunton Press)
This staircase ate up a chunk of space in a kitchen/ breakfast area already starved for storage room. The narrow 32-inch wide staircase has hefty 1 1/4-inch oak treads and was built with no centre stringer. That meant that behind the kickplate, nothing blocked the way for a drawer. The drawer is a simple box with full-extension glides which enable the drawer to be opened all the way for complete access. Faced with the original kickplate, the closed drawer makes virtually no change to the appearance of the staircase. The tiny crescent cut into the top of the kickplate is a sly drawer pull, barely visible beneath the stair overhang. SHALLOW PANTRY ON A WALL LAUNDRY ROOM NICHE
The typical side-by-side washer and dryer dominate whatever room they’re in, bulging out from the wall. Not here. The machines in this sunroom/breakfast room recede through the wall into a bathroom, effectively shrinking to half their depth. The 14-inch counter above the front-loading machines is big enough for practical use. On the bathroom side of the wall, the machines hide behind closed doors that match the other cabinetry. Access to the machinery and hookups, often a problem with washers and dryers, is easy here.

A jog in the wall of this kitchen presented the homeowners with the perfect space for a pantry, albeit shallow. Adding a sliding door meant that the pantry could be opened without blocking traffic in the kitchen. What the 5-inch recess lacked in depth it had in breadth, running from floor to ceiling and stretching 44 inches across the wall. Viburnums and serviceberry have great fall colour and, as a bonus, have interesting fruit for winter interest and a source of food for wildlife.
Move it Fall is the perfect time for transplanting trees and shrubs – preparing your garden for next summer. The ground is still warm and the cool, crisp air is perfect for putting some hard work into your garden.
Feed it Trees and shrubs still require water in fall. Letting them dry out will cause stress over the winter. Fall is ideal for feeding your lawn with some organic nutrients. Pull any weeds so they don't come back with a vengeance and apply corn gluten meal correctly to stop weeds from germinating in the spring. “Living in Ontario we witness one of the most beautiful autumn seasons in this country. This is the season of nature's bounty, when brilliant hues light up the trees. It’s a time to celebrate,” adds Denis Flanagan. ■

hen colour starts to peek through the trees, replacing the bright, green leaves of summer with the rich hues of fall, and Mother Nature changes her colour palette, it’s the perfect time for gardeners to change theirs as well. As Denis Flanagan of Landscape Ontario explains, “Leaves have these rich autumnal hues all year round, but they are masked by the bright green chlorophyll produced by photosynthesis. “But in fall, cool weather slows down photosynthesis and the green fades away, leaving way for the hidden hues of red and gold. “Fall is a great time to get out and work in your garden. The soil is still warm and full of rich nutrients from the summer season, not to mention the cool air is perfect for working in,” urges Denis Flanagan.
