GENERAL NOTES: 3. All work performed by the GC/Sub-Contractor shall conform to the codes, regulations, standards and requirements of the City of Pasadena, County or State and Federal agencies, as well as any other governing requirements, whether or not specified on the drawings. 4. The GC/Sub-Contractor shall obtain and pay for all legally required approval, inspections, and permits necessary for execution and completion of approvals, inspections, and permits necessary for execution and completion of his work. legally required sales, consumer, and use taxes. 5. GC to provide and pay for all labor, materials and requirement, tools, construction equipment and machinery, electrical power, water, heat, telephones, and other utilities required for construction, other facilities and services necessary for prop er execution and completion of the Work in Contract documents. 6. Before submitting his bid, each bidder shall inspect the site of the proposed work to arrive at a clear understanding of conditions and the scope of work to be performed. Any discrepancies shall be reported to Owner before delivery of bid. No consideration will subsequently be allowed by reason of error or oversight on the part of the Contractor. Prior to the start of work, the Contractor shall report in writing to the Architect and Owner all existing damage and unsatisfactory conditions. Nature and extent of these conditions will be verified by the Owner and Contractor will be held responsible for correction of such damage upon completion of work, included in the Contract by mutual consent.
34. The Contractor shall perform no portion of the work at any time without Contract Documents or , where required, approved Shop Drawings, Product Data, or Samples for such portions of the work. All materials shall be premium grade quality throughout. No substitution of specified materials allowed without written consent from the Owner and Architect. 35.
7. The General Contractor shall provide an approved portable sanitary rest room facility prior to commencing work. It shall be located within the rear 25 feet of the property and at least 20 feet from any other property line, unless approved by the building department. It shall be maintained on a regular basis. 8. Construction is allowed only between the hours of 8:00 a.m. to 6:00 p.m. Monday through Friday, and is prohibited on public holidays. 9.
Contractor shall obtain written approval from the Owner for each change order prior to commencing with the work in question. Each change order must be invoiced with the next payment request after the change order work is completed. Extra work done without an approval change is not reimbursable.
10. The General Contractor or shall provide lien releases for all labor and materials paid for prior to receiving the next installation payment. 11.
The General Contractor or an appointed representative will be obligated to attend an appointed weekly job meeting with the Owner and Architect for the project coordination purposes. The bid price shall reflect an allotment of time for this meeting.
36. Contractor shall supply and install blocking and supports in partitions and ceilings as required for installation of all specified equipment, accessories and millwork. 37.
GC shall guarantee for a period of 2 years after the date of substantial completion that all work will be of the highest quality except where otherwise specified. Any manufacturing problems including but not limited too seam separation, faulty 14. hardware, inferior furnishes, blistering, delimitation will be corrected at no charge to Owner. Corrections must be of the highest quality so that corrections are not obvious to the Architect of Client. This guarantee is only for manufacturing defects and not for wear and tear or damage done by Client. Roofing installation shall be guaranteed for 5 years. Insurance required of Contractor shall comply with the following additional requirements: Contractor shall carry buildings risk "All Risk" insurance to cover the cost of this work. Architect shall be present with certificates of Contractor's insurance and 15. Owner's fire and extended coverage at the time of signing the Contract. Statutory Workers' Compensation including Employers Liability Coverage: Contractor shall maintain insurance to afford protection for all claims under the California Worker's Compensation Act on other employee benefit acts, and in addition shall maintain employers liability insurance for minimum limit of $1,000,000.00. Automobile and Vehicle Liability, including all Owner, Hired, and Non-Owner Automobiles and Vehicles, with minimum coverage limits as required above for Comprehension Broad Form General Liability Insurance. Owner shall be given written notice not less than thirty (30) days prior to the effective date of any cancellation or any material change in all such insurance, as evidenced by return receipt of a registered letter to owner. Safety: All Contractors and/or their sub-contractors performing work on the premises shall be responsible for initiating, maintaining, and supervising a reasonable and prudent safety program including, but not limited to the isolation of work 16. areas and the prompt removal and any debris or tools which might the necessary components for construction safety. Safety, care of adjacent properties during construction, compliance with state and federal regulations regarding safety, and compliance is and shall be, the Contractor's responsibility. Contract Close Out: Owners shall receive project information in an 8 - 1/2" x 11" binder format consisting of the following: A. Close-out Submittals: 1. Equipment Operation and Maintenance Data 2. Guarantees and Warranties for al materials and equipment furnished under the contract. 3. Maintenance instructions for all materials and equipment including architectural finishes, mechanical, electrical, and plumbing items. B. Instructions: 1. Instruct Owner's personnel in operation of all systems, mechanical, electrical, and other equipment.

The Contractor must meet the following criteria in order for the job to be complete. Obtain final approval from the building inspector. Obtain an occupancy certificate and complete all items form the Architect's and Owner's substantially complete 26. punch list. The start date shall be agreed upon at the signing of the contract. Upon completion of the work, conduct an operating test. Demonstrate that all equipment is operating in a satisfactory 27. manner in accordance with the manufacturer's operating instructions. The architectural Drawings show principal areas where work must be accomplished under this Contract. Incidental work may also be necessary to areas not shown on the Architectural Drawings due to changes affecting existing mechanical, electrical, 28. plumbing, telephone, cable TV, and other systems. Such incidental work is also part of this Contract. Inspect those areas, ascertain work needed, and do that work in accordance with Contract requirements at no additional cost. 29. Contractor to provide complete job, including all trim, transition, strips, shims, backing, etc... not specifically called out but required by code and/or to perform top quality work. These items shall be the responsibility of the Contractor at no additional cost. The Contractor shall relocate drainage and sewer lines, water, gays, and other utility or electric service lines, piping, or 30. conduits and ventilation ducts in the way of new work, and see that all such services which are to be removed are correctly capped or plugged and made gas and water tight according to the applicable requirements of the governing authorities or utility firms. Such services to remain in place shall be relocated or rerouted by contractor and this requirement applies to both exposed and concealed services whether or not indicated on Drawings. 31. All finish materials shall be protected al all times against subsequent damage, until final acceptance by the building Owner. Cover and protect surfaces of rooms and spaces turned over for the work.. The existing facilities, contents, improvements on site, work in progress, stored materials (including the Owner's property remaining therein), new work, and public and private improvements on the property adjacent to the site shall be protected by the Contractor. This includes protection against damage arising from dust, dirt, fumes, weather damage, and vandalism as work progresses. All damage so occurring shall 32. be repaired to satisfaction of Architect & Owner or damaged items replaced by the Contractor at no cost to the owner.

Doors that swing over a landing/porch require a landing not less than 44" in length of travel and not more than 1/2" below the threshold. Doors that do not swing over top step or landing may open on a landing or top step that is not more than 7 -1/2" max... below floor level.

Each light of safety glazing materials installed in hazardous locations shall be identified by a permanent label that 5. specifies the labeler, and states that safety glazing materials has been utilized in such installations. RETAINING WALLS/POOLS/SPAS/JACUZZIS/BOUNDARY WALLS/FENCES/TRELLIS/PATIO COVERS REQUIRE SEPARATE PERMITS. 26. Comply with protection of adjoining property by giving a 30 day written notice (by certified mail) by attaching a letter to 27.adjacent property owners, of intent to excavate where excavation is deeper than the foundation of adjoining building and located closer to property line than the depth of excavation. Per section 2512, provide green gypsum board when used as a base for tile or wall panels for tub, shower or water closet 28.compartment walls. Regular gypsum wallboard shall be be used in the following locations: a. Over a vapor retarder. b. In areas subject to continuous high humidity, such as saunas, steam rooms, or gang shower rooms. c. On ceilings where frame spacing exceeds 12 inches on center. All plumbing penetration through walls which require protected openings (occupancy separation walls, area separation walls, 29.corridor walls, and walls to close to a real or imaginary property line) are required to be galvanized or cast iron piping.
