Overview

Sale Method
All sale methods have their pros and cons, however, I would strongly suggest a nonprice method (NPM) for this home as launching with a price will see it sit on the market and go stale if it’s too high or conversely there’s a risk it is under-priced and profit is lost. Being a home that will appeal to buyer’s emotions due to the extensive renovations and the outside profile of the home, I would further suggest that the home is marketed by NPM. NPM leave us with two options a deadline which creates interest at all levels and invites the buyer to make conditional offers at the end of the deadline; second option is to Auction it. During an auction campaign, competitive bidding in an auction room can push buyers well beyond the price they’d would ever write down on an offer. In an auction room the
buyers are competing against each other with the fear of losing the home, whereas if they are writing up an offer, their biggest fear is paying too much. In the event that your desired price is not achieved in the auction room, the property can then be priced or go to deadline.
There are several methods of sale in real estate including auction, tender, deadline, priced and price by negotiation.

Comission
The Harcourt’s commission is calculated as follows $550 Base + 3.95% on the first $400,000 and 2% on the balance, plus GST. For example, a sale at $430,000 would result in a commission of $16,950+GST = $19,492.50 The commission is split between listing agent and selling agent which provides a large incentive for our 450+ Canterbury agents to bring buyers to the property and more importantly to bring offers to the table.
Our fee is only payable upon a successful result.

There is no minimum or maximum amount to spend on marketing, however, investing in marketing will greatly increase the speed for selling your property. Marketing budget is dictated by the especial characteristic of the home and the environment, land area, size of the home, suburb, RV, number of competing properties in the market and others. A large percentage of buyers will discover your home online on Trade Me, Realestate.co.nz, Harcourts and other online portals. Some of these platforms offer upgraded listings which reach more buyers. Online advertising is easily measured as we can track both the number of views and enquiries. Facebook is a social network that is used daily by millions of people in New Zealand which makes it the perfect platform to promote property. Facebook Advertising can be targeted to age groups
