1,700 acre resort master planning study.
Smoky Mountain Resort Knox County, Tennessee
Smoky Mountain Resort is comprised of over 1,700 acres of rolling topography located between Interstate I-40 and the French Broad River in Tennessee. The design team’s challenge was to complete a thorough analysis of the site and determine the suitability for a major recreational resort. The pre-determined creation of a 150-acre lake in the Tuckahoe Valley would become a major recreation amenity and therefore served as the central organizing feature. It was strongly recommend that all land-uses be planned and constructed in harmony with the land and respect the natural beauty of the region.

1,000 acre golf / casino resort master planning study.
Oak Creek Resort Oak Creek, Wisconsin
Located between Milwaukee and Chicago, the Oak Creek Resort master plan contains over 1,000 acres along Lake Michigan’s coast line. The resort’s major attraction is a casino of over one million square feet that is tied directly to a high-speed rail station. The property is planned to also include a several resort hotels, villas, 27 holes of golf, equestrian trails, a water park, and two marinas. The golf course was strategically weaved through the property in an effort to respect the coastal feel that existed on the site.

LPGA International Daytona Beach, Florida
At the time of this master plan project, LGPA International operated two existing championship golf courses with a large amount of future land development potential. The challenge of this project was to incorporate several distinct market driven communities in and around the golf courses which included an active adult development, market rate apartment communities, a resort style boutique hotel and condominiums, and a retail oriented town center.

The Lake Nona Town Center consists of 200 acres within the overall 7,000 acre master planned community. It is planned to offer a variety of uses including over one million square feet of retail. Shown here is the ultimate build-out that is organized around a central park. Radiating streets extend from the park to the north where a larger portion of the retail district is concentrated. The use of a curved roadway framework helps to create visual interest and shorten the perceived walking distance between major retail anchors.

Prepared in relatively short time, several concepts were developed to explore the feasibility for a new entertainment and retail district within the central business district of downtown Miami.

Urban waterfront development that maximizes the use of a levee to create development value. Ovation
Newport, Kentucky The conceptual development and design of this project was award through a competition process where the developers are seeking to create a dense mixed-use project along the southern banks of the Ohio River. Ovation is challenged by its adjacency to the 25’ levee that serves as a flood barrier for the city of Newport. To combat this, the design created a rather large podium of structured parking and placed two condo buildings, townhomes, restaurants, and a live-performance theater on top where views of the adjacent Cincinnati skyline could be captured.

Current planning project. Crescent street serves as organizing parti for a new mixed-use community. North Frisco Frisco, Texas
This is a project currently in the initial planning stages. An existing master plan lacked a sense of organization and a connecting nature. The proposed concept explores a crescent street that serves as a framework for the community surrounding a flood plane. Existing bodies of water and proposed storm water management are combined to create a central water feature which is flanked by an entertainment district.

Urban waterfront planning and design.
Sayerville
Sayerville, New Jersey As part of a competition for an international developer, this project looked at creating a high density mixed-use district along the Raritan River. Much of the existing land is old industrial uses that are no longer active. The concept focused on the creation of a new harbor fronted by residential buildings. A linear park connected the harbor to a lower scaled main street that consisted of more retail oriented uses.

Ciudad Caucel Yucatan, Mexico
Ciudad Caucel was a master planning project that integrated a retail shopping center, offices, academic uses, and both residential and municipal buildings. The site and contextual analysis identified a lack of public space within the surrounding community. The proposed design leveraged this lack of civic space and created a master plan with a central park as its nucleus.

Mixed-use community design with emphasis on destination retail development. Sugar Grove
Sugar Grove, Illinois A southwest suburb of Chicago, Sugar Grove exists today with little more than several highway commercial strip centers and sprawling single family developments. Forest City Enterprises identified the opportunity to build a true town center that would integrate a destination retail center with municipal, residential, and health care uses. The resulting master plan created a neighborhood that would be organized around a central civic core.

The organization of the plan elements is designed to support the place-making concepts, fulfill the program and capitalize on the synergies of the varied uses and surrounding neighborhood. Principles which define this framework are:

Embed parking structures within the interiors of blocks to minimize the impact of vehicles on the pedestrian realm, while providing safe, convenient vehicular access.

Position the hotel at southeastern corner to capitalize on visibility and create an iconic gateway at this important intersection.
6.
Connect to Medical Campus through a clearly defined pedestrian spine.
7.
Locate a transit station to be easily accessible by both buses and riders, while allowing for circulation around the project site.
8.
Leverage the east / west grade change across the site.

Located at the western edge of the University of Rochester’s medical campus, College Town is intended to serve as a mixed-use destination that offers a variety of retail establishments within an urban framework. The proposed design responded to both the commercial corridor along Mt. Hope Avenue and the strong pedestrian connection to the medial campus to the west. A central plaza serves as the main destination where a variety of social and cultural events can frequently occur. Strategically located parking structures provide for convenient accessibility as well as shared parking conditions.

The concept plan depicts a tree-canopied linear space that is comprised of clear walking paths amongst landscaping and seating opportunities.
Providing a successful open space will help to add appeal, image, and ultimately social value to the residential portion of the plan. This type of space offers opportunities for gathering that may include concerts, movies, and both active and passive recreational activities.
Areas of large grade transition can be used to create a grand stairway that servers both as a means of access and a place of respite.
The true heart of the master plan seeks to create a definable and active public space. The mix of uses, vehicular accessibility, and variety of pedestrian spaces form a place that encourages lingering, people-watching, and social interaction.

Urban campus planning with focus on connecting disjointed amenities.
Viking Block
Cleveland State University The Viking Block is centrally located within the urban campus of Cleveland State University. Existing today as several individual parcels, the university is seeking to redevelop the entire block to create more campus housing, administrative offices and ground floor retail. An analysis of the site and it’s context revealed the opportunity to create a strong connection to the university’s arena through this block. By pulling back the architectural framework, a visual connection can be made between the arena and the newly built student center. The resulting wedge becomes a unique urban space lined with retail and exterior dining patios.

The Galleria at Gulf Coast D’Iberville, Mississippi
Envisioned as a new retail destination just north of Biloxi, MS, The Galleria at Gulf Coast is comprised of an interior two-level retail mall that graciously adjoins to an exterior entertainment plaza. The plaza is centered around a large water feature that is designed to capture the essence of costal living. A series of restaurants encompass the space providing opportunities for waterside dining.

Dynamic urban retail project shaped by its use of exterior spaces.
Cabos
Cabos, Mexico Located within several hundred meters of the pacific ocean, this project was comprised of two levels of outdoor retail, allowing several of the restaurants a panoramic view of the coast line. Two pedestrian streets lined with retail terminated at a large public plaza where out-door dining and interactive fountains created a lively atmosphere. The valet plaza offered guests a terraced series of plazas framed by two restaurants and a central water feature.

City Center
Bosque Esmeralda, Mexico City Center is a highly unique project that is literally built into the face of a hillside. An internal series of parking decks feed the multiple levels of retail that overlook both the central plaza and the valley beyond. The design for the main plaza included a series of dining spaces, a water feature, a fire place and a large centrally located fire pit.

Mexico City, Mexico
Mitikah Lofts was a project that sought to create sheik urban apartments in downtown Mexico City. An integral part of the overall concept was a series of rooftop terraces that provided usable amenity space for residents. The design approach created spaces that became extensions of the adjacent interior spaces by using large folding doors and a continuous flooring material.

University campus alley transformed into a unique pedestrian experience.
Bellflower Court Cleveland, Ohio
Bellflower Court exists today as a purely functional linear alley largely used by students going to and from classes at Case Western Reserve University. Challenged by university officials to transform the space into a unique destination, the design team responded with a solution that created a series of ‘connected spaces’ that are largely defined by the bold use of sculptural ‘wedges.’ The wedges serve several functions that include visually tying the spaces together as well as providing seating and sculptural interest. A simple pattern of alternating pavement bands serves to connect the individual spaces and provide an identity to the pedestrian spine.

Unique urban plaza design with completely permeable paver vehicular arrival court. Marriott Plaza Cleveland, Ohio
Inspired by piazzas of Italy and the use of paving stones, this plaza seeks to recreate the essence in a more modern vernacular. A considerable amount of detailing went into the pavement to establish a clean and timeless appeal. Permeable pavers used in the drive lane allow for the storm water runoff from the entire site to recharge the local ground water.

Mid-Town Miami Miami, Florida
Mid-Town Miami is a newly redeveloped area of downtown Miami that is creating a mixed-use neighborhood with national retailers, restaurants, galleries and high-rise residential buildings. A central urban plaza was designed to provide both an amenity for residents and a gathering space for outdoor entertainment events. The portion of the plaza that faces Buena Vista Avenue has more active amenities including an interactive fountain, retail kiosks and large video screens. The side along Midtown Boulevard provides a large sloped lawn that can be used passively throughout the week and for large gatherings on the weekends.

Beachwood Place Mall Beachwood, Ohio
As part of an expansion, the mall’s main entrance was redesigned to incorporate an entirely new plaza flanked by two outdoor dining patios. Two large curved walls created an elegant visual guidance towards the front doors while simultaneously separating the dining patios. A simple pallet of rich materials helps to extend the high-end nature of the mall outward while a centrally located kinetic sculpture provides visual interest to dining patrons and mall guests.
