Stoves were often the largest objects in the room of 18th- and 19th-century homes. They were needed for heat and cooking. Cast iron stoves came in many styles, most cast with curlicues and pictures formed by a mold. Special stoves had extra trim, a few tiles on the front or a complete set of tiles showing people, architecture or greenery. A very unusual stove made about 1895 was covered in English Minton and Wedgwood tiles picturing the 12 months of the year, fairy tales and nursery rhymes created by Walter Crane for two of his 1887 children’s books, and other Crane drawings of fairy tales and Aesop’s fables. Additional tiles were copies of pictures of the month by Helen Miles in the 1870s. The buyer also got the stove’s impressive provenance: a family scrapbook that identified previous owners, including the founder of Hobart Brothers of Troy New York, and a pictured article in Colonial Homes Magazine from 1994. Even though the stove had been converted to gas and would cost a lot to ship, it sold for $4,688. *** I bought a miniature Stetson hat and hat box at a yard sale several years ago and paid $2 for it. A friend told me when he was a young boy, his job was to stand outside a department store and when anyone left the store with a real Stetson box, give them one of these small boxes with the hat. Can you give me any idea of age and value? These miniature hats and hatboxes were not free. They were gift certificates someone paid for. The box included a gift certificate for a new hat, so you could give someone a gift of a hat and they could choose it themselves. Miniature Stetson hats are the most often found but other hat manufacturers also made miniature hats and hat boxes to promote their brands. Miniature Stetson hats were made in felt and in plastic. Hatboxes were usually made of paper or card-

“Those who do not learn history are doomed to repeat it.” The Board of Directors wants the residents of the District to remember where this District was in 2012 – it was bankrupt – and since 2015, when the State of Rhode Island abandoned the municipal bankruptcy that it started, the Board, through competent, fiscally-sound management, paid off $5.6 million in debt, purchased new fire trucks and rescue vehicles, and since 2016, the District has had regular audits without any conditions/issues. But running the District costs money. There is one service: fire and rescue… the Board cannot take money from one department and move it to another. The entire operation is essentially a small business – a nearly $6 million dollar small business, and one that needs to be run professionally, or it will slide back into debt and probably bankruptcy too, without the proper leadership and management. And, voters must approve all budgets. Since 2016 the total personnel/employee costs grew from $3.1 million to nearly $4.0 million – nearly one million dollars! During that same time, the total administrative costs were reduced by almost 40% from $420,000 to $239,000.

aybe it’s time to list your home for sale or just time to do some Spring cleaning. Either way this is a great time to catch up on some of those things on your to-do list. There are many things we can do to perform some routine maintenance that don’t need to break the bank. Take an objective walk around your home inside and out and make a list of things that need tending to. Then prioritize the list based on importance and separate what you can do and what areas need a professional. We can easily do many things ourselves, with what we have lying around the home. Clean closets, toss out those items that are out of date and will probably never be used, donate items you really don’t need but someone would put to good use. Organize areas to make them appear more appealing to a potential buyer. Plants and decor are great for our personal enjoyment, but a clear open area will create a more spacious feeling. Decluttering is always a good idea and costs nothing. If you’re thinking of moving this is a great time to pack up items that aren’t needed for daily life. With a little bit of organizing it’s possible to make a space appear to be additional living area. Purge all those unused items you’ve been saving “just in case” If you’re saving things for someone to use in the future, perhaps the future is now and offer them up to family or friends. It may be nice to see those items being used and enjoyed rather than sitting in a box taking up space in the basement. Paint walls and woodwork using up to date colors while keeping it neutral and light. Let the sunshine in! Remove room darkening curtains and allow natural light in. Dark rooms feel smaller and sad. Don’t forget the basement! Just because it’s not part of your everyday cleaning, it is the heart of the home and buyers want to know your mechanics are maintained and working. Dust off the heating unit, water and oil tank, electric panel box, pipes etc. Vacuum any spider webs on the ceiling, and debris on the floor. Be sure any potential water intrusion areas are secured and dry. Run a dehumidifier and place air fresheners

around. There are plenty of things you can do on the outside of your home, to create an inviting curb appeal. Rake the lawn; sweep the driveway and walkway, as well as the storm drains in the street. Clean house gutters but be careful on that ladder and if it’s not safe for you to, don’t be shy to ask for help. Extend downspouts to deter water intrusion away from the home. Clear and trim shrubs away from the exterior of the home. Clean windows and storm doors. Touch up weathered paint and remove spider webs from corners. Replace outdoor lighting with brighter bulbs, to enhance your home at night. Be sure your house number is visible for those potential buyers driving by. If you determine you need to hire a professional for things like roofing, painting, mechanic upgrades, contact a Realtor to evaluate what should be done and what can be negotiated with a potential buyer. A Realtor will be able to advise where best to spend your money in preparation for your potential home sale. If there are issues that will inhibit the financing process, it may be best to address them prior to listing for sale. An appraiser will be working for the lender to determine property value based on area sale activity, as well as property condition. If the appraiser flags a condition issue, that may need to be done prior to closing, avoid any delays to keep the process moving, which will be less stressful for all. In any case performing maintenance will extend the life of the home and keep you safe. Speaking of safety, as we set clocks ahead one hour it’s a good time to change the batteries in your smoke and carbon monoxide detectors. If selling the home, the property will need to be inspected by the local fire marshal. Detectors will need to be up to date and in the appropriate locations. You can go to your local fire department web site for their specific requirements, or your Realtor will advise what’s needed. Enjoy making your home beautiful and safe while creating value as well. Home of Diane and Mike Pezza Johnston – Remodel Like many of us, during the pandemic, this couple decided it was time for a remodel of their living space. Along with many other changes throughout their home, Diane and Mike expressed the desire to have their own private spots, where they could unwind at the end of a long stressful day. So, Michelle and her team set to work, creating these spaces.

The front living room was transformed into a “woman cave” for Diane, with a serene color palette for the walls, wood plank tile flooring, and custom designed furniture. A crystal light fixture added just a touch of “bling”. Custom artwork on the walls finished off this beautiful new space. Mike was looking for more of a masculine feel, so what better than his own private “man cave”. A smoky blue was chosen for the walls. Thick carpeting for the floors, and a bold wood cabinet with metal accents was added. An extra large sectional makes for the perfect spot for relaxing, while watching sports on the large flat screen wall mounted TV. Steampunk artwork, metal accent tables and lamps were added for a finishing touch.

Diane also showed interest in a health and fitness area. This was made possible by transforming a spare bedroom into a private yoga studio. This makeover included vinyl plank flooring and a coat of soft grayish purple paint on the walls. Vibrant cushions and soothing artwork was added to finish off this lovely space, perfect for meditation and yoga. A safe alternative to a BEFORE public fitness center was created. How to pay your mortgage off faster

In preparation for the craft, choose a firm green pepper at the market that has similar contours as the shape of a shamrock. An adult should slice it in half crosswise, remove the seeds and pat dry. Dip the cut end of the pepper in green poster or acrylic paint, then press the pepper firmly on the paper to make shamrock-like prints from the natural stamp. Paint stems freehand on the shamrock to complete the design. (If there is a long stem on the pepper, it makes a nice handle for a young child to hold while stamping.) Save and slice the remaining half of the green pepper into several shamrock-shaped slices to add to a salad. • At dinnertime, listen to traditional Irish music. Talk about names and surnames that are typically Irish, such as Sean, Megan, Shannon and O'Brien. Ask your kids if any of their friends have Irish names. Share stories about any Irish ancestors in your family tree. • For dessert, set small paper shamrock cutouts on serving plates. Sift cocoa over each entire plate and remove cutouts to reveal shamrock shapes. Somehow, muffins seem to fit the bill for a filling breakfast, a tasty snack and even as an offering for dessert. These muffins are no exception! 1½ cups all-purpose flour 1 cup quick oats 1 cup raisins Sugar substitute to equal 1/4 cup sugar, suitable for baking 1 teaspoon baking powder 1 teaspoon baking soda 1 teaspoon apple pie spice 1 cup fat-free milk 2 tablespoons fat-free sour cream 1/2 cup unsweetened applesauce 1 egg or equivalent in egg substitute 1. Preheat oven to 375 F. Spray a 12-hole muffin pan with butter-flavored cooking spray or line with paper liners. 2. In large bowl, combine flour, oats, raisins, sugar substitute, baking powder, baking soda and apple pie spice. In a small bowl, combine milk, sour cream, applesauce and egg. Mix well with a fork to combine. 3. Add milk mixture to flour mixture. Mix just until moistened (batter will be lumpy). Evenly divide batter into prepared muffin wells. Bake 18 to 22 minutes or until a toothpick inserted in center of muffin comes out clean. 4. Place pan on a wire rack and let set 5 minutes. Remove muffins from pan and continue cooling on rack. Makes 12 servings. • Each serving equals: About 129 calories, 1g fat, 4g protein, 26g carb., 140g sodium, 2g fiber; Diabetic Exchanges: 1 Starch, 1 Fruit.
