Jaylah Hancock - Cameron had another busy weekend a ending the Irish Life Health Na onal Combined Events Championships and AAI Games that took place in Tullamore stadium, west of Dublin over Saturday 23rd July and Sunday 24th July. Jaylah added to her win the week before with another First in the 1500m.

Jaylah Hancock-Cameron made her mark the week before at the England Athle cs U20 and U23 Championships incorpora ng World Junior Trials, Bedford on Day One. Over the years, this championship has played host to various na onal teams on tour, and this me it was the Australians who took advantage of that invite.

sports Route Changes for Lazer Rally of the Bay

With less than three weeks before the Lazer Rally of the Bay, organisers have had to make several changes to the route.

“It’s not ideal to be making changes, but some mes the weather can affect the condi on of a road, so it makes sense to change it”, said Road Director, John McCredie.

“Runnyford Road has been impacted the most and Eurobodalla Shire Council made the decision that it was not suitable for our use. There are parts of the road that are fantas c, but then there are sec ons that are so wet, it’s impossible to use it for a rally. The Council are also doing road works in several sec ons and it’s just unsuitable for us to use.” “We’ve extended the Buckenbowra stage by 6km. We’ve also changed the Clyde Long stage to avoid an area where there has been significant mber harves ng opera ons”. “The changes mean the event is now 134km for the State teams and 124km for the Clubman compe tors. We purposefully made the original route longer because we an cipated some weather events may play a part in the final route”, McCredie concluded. With a full entry of 70 cars, there has been addi onal teams who wanted to enter. The revised route can now accommodate those extras and Event Manager, Nigel Bland is excited about the opportunity to allow more cars to enter the event. “It’s fantas c to have a full field two weeks before entries close”, said Bland. “Plus, it’s great to be able to give a few more teams the opportunity to experience everything the Rally and the Eurobodalla Shire has to offer.”.

The Lazer Rally of the Bay is set to take place on Saturday the 13th of August in the forests surrounding Batemans Bay on the NSW south coast. The rally cars will be flagged away from Corrigan’s Beach Reserve in Batehaven. Lazer High Performance Ligh ng is the naming rights partner. The 2022 Lazer Rally of the Bay is a round of the NSW Rally Championship and East Coast Classic Rally Series (ECCRS), and also incorporates the NSW Clubman and NSW Hyundai Series.

Moruya River. It looks like we are going to have a rela vely clear, all be it cool weekend, this weekend. With no forecast rain at this stage, there should be something fishy to chase. The winds will be up a li le coming in from the north, so south facing areas will offer more protec on for those looking to get out for a fish this weekend.

The river is s ll a bit on the quiet side, with the odd smaller tailor and salmon in lower sec ons of the river. The flathead, bream and Trevally seem to be making anglers work for their catches at the moment. Further upstream under the town bridge, the weed beds are not a bad place to look for a few estuary perch, par cularly a er dark. The holes in front of the hospital, can produce a few nice fish this me of year, as they hide in the deeper water. Chance of a whi ng, bream, flathead or trevally are on the cards. Tuross River. Tuross is much the same as Moruya this week, with cooler water temps making fishing a li le on the quiet side. There will be good protected areas to fish in Tuross this weekend, as it offers good all weather op ons to get out of the wind. There are s ll a few nice flathead being caught this week, as well as the chance of a mulloway either around the boat sheds, or further up stream around the snake flat areas. Live baits of mullet or so plas cs can tempt these fish into bi ng. Rock and Beach. Salmon con nue on most beaches to be the main stay of the fishing ac vity this week, with some good sized salmon s ll being caught. Bream in the mixed zones at the ends of beaches into the rocky headlands are s ll an op on as well. Live worms, nippers or a nice bit of mullet fillets will work a treat. While the salmon are s ll readily hi ng metal lures around the 40gm size or a whole pilchard. There con nue to be reasonable catches of drummer from the stones this week as well. Swell condi ons look to be ok for a session on the stones, with the winds dicta ng which ledges will be more comfortable to fish from.

Offshore. Tuna con nue to be the buzz this week, as the run of yellowfin con nues out wider. Snapper also are s ll coming over the sides of most boats this week, while flathead are s ll there but in slightly reduced numbers with the cooler waters.

No, we are not about to talk about our company uniforms, though many years ago when we were part of the Century 21 network, our gold jackets did generate some comments J “Material Facts” are a very important part of real estate. Sales agents are required to disclose all material facts to prospective purchasers. However, what makes the issue so difficult for agents; is that what is an important consideration for one person may be completely irrelevant to someone else. The agent is also o en very reliant on the vendor to disclose “material facts” and for the same reason as above, the vendor may not consider some issues to be relevant to disclose. The issue has been tested in court (Hinton Vs Commissioner of Fair Trading [2007] NSWADTAP 17) which involved the sale of a property that had been the scene of a triple murder. Not surprisingly the Administra ve Decision Tribunal held that the buyer should have been made aware of the fact, but they were not. The case provided some direc on to agents to assist in determining whether something is a material fact:  The agent’s treatment of the fact  Whether the fact is able to be independently ascertained  Whether the fact is likely to impact on price  The reaction of other buyers to the fact  Whether the fact results in the property being in a rare or unusual category or position. With all this in mind, we were fascinated this week to see that in Western Australia, the purchaser of a unit has been able to cancel a contract (worth nearly $400,000) after not being informed of issues with a neighbouring owner. The seller failed to disclose historical problems with a neighbour living upstairs in the strata complex. The buyer discovered the issue herself after being informed of abuse directed at tradespeople undertaking renovations before she moved in. Further inquiries at that point revealed prior reports of belligerent behaviour on the part of the neighbour. The buyer is now seeking compensation exceeding $500,000. It appears in this instance that the seller withheld the information from the sales agent, however, if you are selling a property, it is important that you advise your agent of any information that you know has the potential to seriously affect your purchaser’s enjoyment of the property. For those purchasing a strata property, it is important that you obtain a strata inspection report which is a “similar” report to a building and pest inspection. It could highlight any legal or disruptive issues that may be documented at Annual General Meetings or other general correspondence. Of course, you can also try to talk to other owners to get the low down on any problems that may be simmering under the surface. Not everyone does strata inspection reports but that is another service we also specialise in.
