ESI ARCHITECTURAL ENSEMBLE FOR SOCIAL INTEGRATION DEGREE PROJECT /
“THE URBAN REMNANT AS AN INCLUSIVE SPACE”
During 2010, the Architecture degree project is developed. The scheme is presented from a point of view that contemplates social housing subsidized by the state in sites close to the city´s center, in this case, Valparaiso. The acquisition of occupied remnants of land, whose surface cannot be used due to geographical conditions, is suggested. This way, sites destined to the construction of social housing can be purchased at a lower cost, increasing their capital gain through time.

Through the study and analysis of economic models of real estate management (from both state and private), a new, combined and specific economic model is developed, with 50% private and 50% state funds, that incorporates two adjacent quintiles of the population in one residential complex. It is set out this way in order to create a bond between social stratums, homogenizing the city´s population. The suggested model demands both private and state benefits, and provides incentives for both parts.
SKETCH N° 52_ In the ravine formed by Tomas Ramos St., lines that reveal themselves as streets, trails and stairways are perceived. These traffic lines produce the inclusion of one construction to another. The access line shapes the encounter between homes, and finally integrates them to each other. By contrast, if these lines are not bind together, exclusion between these constructions is produced: they turn away from one another, not forming an axis where a communal dimension can be generated. The Valparaiso hillside does not promote connectivity with the city, whereas separating the slope in lateral sections would generate a linear relationship between the parts that make up the whole, integrating them.

Through this architectural plan, we propose the collection of unused urban remnants from de slopes of the Valparaiso hills, thickening them as a reductive measure in the extension that the city is experiencing, which brings as a consequence increased transportation time, and deficient access to healthcare, education and services. After studying deserted slopes from different hills, we chose to carry out the project in a piece of land that allows access to a series of remnants, that are fit out as sports venues, through an activity that produces a cross encounter between the social status of the group´s inhabitants. The complete group is referred to as “an ensemble of social integration”, made up of four pieces of land: a sports centre, a social headquarter, and a group of houses. The latter is developed during the degree. Through these remnants, a centre would be created, in which both the inhabitants of the ensemble as well as inhabitants of other existing ensembles would converge, along with the users of the suggested sports centre. Through drawing and observation, an act that will become the mold of the project arises. The defining act is entitled as “rolling around extended”, and is revealed as a way of addressing the big slope made by the land; it speaks of the way a hillside is naturally addressed, which is skirting it in long areas, then overturning to the opposite direction with a new border, repeatedly until reaching the top. A field of abstraction (F.O.A) is developed from this act, giving as a result the radical structure of the extension (R.S.E), which is understood as “common thickness that totalizes”. This common thickness is the central axis of the project and is expressed through the traffic road that is integrated to the ensemble, which approaches the hillside in a way that makes slopes suitable for driving and walking, it generates one direction traffic for descending vehicules, reducing traffic noise, and cross-wise transit axes through the ensemble for pedestrians. Constructively, a modular system with covintec-type panels is suggested: the unit is measured through prefabricated materials that allow a fast realization of works, as well as lowering construction costs with a significant improvement in the basic home´s quality. Two house units are developed from the unit material (covintec), which based on its organization allows the construction of four parking lots on its base, in a way that the request for these would be taken care of without conditioning the use of non-constructed (natural) grounds.

The urban remnant space is constructed as the neighborhood´s interior, using only one ground for the construction of the housing ensemble, and another for the shaping of a social seat for the existent (and proposed) ensembles. The amount of family units that make up the ensemble is conditioned since the demanded density economically surpasses the land´s capacity. Its slope allows densification at a high cost. Therefore, the project acquires clearly defined shapes and dimensions and transforms into a formal proposal that reflects the socially inclusive intention inside the ensemble.

The circulation thickness gives way to the location of housing units, and these generate gaps between their volumes that are destined to create an encounter between the ensemble´s inhabitants. The creation of a continuous park that connects the suggested sports park with the housing project and head office, through the slope´s interior, is proposed. At the same time, access axes that connect the ensemble´s hilltop with the ravine are suggested, creating new circulation routes, with the head office as an inclusive link between ensembles.

Two types of home units that give rise to different types of arrangements are set out, and are configured in relation to the entry of natural sunlight into the interior. The siting and position of homes is conditioned to the distance between facades, in a way in which their faces do not directly influence one another, in order not to completely exhibit their interior to the access corridor it faces. Opposing the North façade, the averse façade Is conceived mostly opaque, with the suggested bays measured in a way that does not allow any human body to run through, as a safety measure. The entry to the units is suggested through its southern side, giving the interior enclosures northern priority. The exposed corridors produced throughout the volumes strengthen the encounter between the ensemble´s inhabitants, conditioning these semi-private spaces to meet on an exterior condition, in relation to the suggested interior public space (park, fields and head office).

The social equivalence proposal suggested for the ensemble pretends the annulment of social order inside it and its surroundings. This annulment is based on the idea that the parts of the ensemble do not possess a housing typology destined to a certain social group, but on the other hand, since it is a project with a combined background (social/real estate), this will be determined by the interior finishing of each unit. Mathematical relations are used to explain how order theories (interpreted as the product of the planning of actual cities) are a type of selective relationship, since it arranges the elements that make up the whole in a way that they do not work if they are organized in another manner, while the integration project suggests equivalent relations, that allow the arrangement of the shape that best fits the whole, without discriminating.

Minimum housing addresses the construction of a private space whose main resource is fairness. This fairness does not imply the equalization of spatial dimensions according to the furniture it will contain, but on the other hand, space is dimensioned with minimum clearance, providing certain flexibility. The interior space plan sums up the concretion of the proposal of the social integration ensemble, since it is the result of all of the precedent planning, as well as the essential space in which the inhabitant will live. Only through the shaping of the ensemble´s interior as a private space, it is possible to give way to the integration of these on its exterior. This way, the project is set out as an ensemble open to movement and recreation for those who live on it as well as the adjacent ensembles that are included on the proposal. The project concludes with the formal definition of each part of the social integration ensemble. This type of project is born from the encounter between the city´s inhabitants, and the object of the proposal is the search for an equalizing encounter. From the planning of the architectural case to the housing projection, a meeting point exists: the inhabitant as a part that gives rise to the architectural proposal.

2 HOUSES _FUNDO LA BOCA The project springs forth from the creation of two room units for rent on one same site. Its design requirements are based on low execution costs, as well as the need for independent energy and water systems. The first house is developed in 2009, while the second one is built during 2012.

FBH_02 FUNDO LA BOCA HOUSE 2 The assignment consists in the development of the first stage of a second home construction that contains one bedroom, one bathroom and common space. A second floor containing one bedroom and one bathroom is suggested for stage two. The home extension´s original design is finally modified in a way that it adapts to the uses it generated through time. The initial stage was built in 2011, whilst its extension was carried out between 2015-2016.

The assignment consists in a single family house with two bedrooms and two bathrooms, and is located at the outskirts of the city of Santiago. Due to placement of the house in the site, its thermal conditions were emphasized. An efficient partition system was employed (SIP+EIBS), besides passive lighting and ventilation systems.

FRH FUNDO EL ROSARIO HOUSE After the house located on the plot caught fire, the proposal of a new house made of recycled materials, previously owned by the superior, was requested; therefore, the project was evaluated based on a series of iron doors and windows that belonged to a television studio. The transformation of the interior corridor´s projection inside the room was suggested as an extension axis, giving priority to the width of common spaces over the amount of interior enclosures. The rest of the glazed elements and wood pavements were obtained from wrecker´s yards.

CAFETERÍA
After carrying out the Pfizer Offices project in 2012, the modification of the former office located in Macul, Santiago is requested to our firm. It consists in the re-distribution of the north wing of the building´s second floor, the reception desk and furniture of some facilities, as well as the implementation of a new cafeteria. The cafeteria is suggested as a semi-translucent box protected from direct light, organized through an extension of the cafeteria to the exterior made up of metallic profiles.

The assignment consists in reformulating the access points to different sites, in order to improve them and balance the site´s ground area inside the original organization. A public axis is suggested, modifying the river basin that runs through the site, transforming it into a trail/pedestrian park. Low-cost, prefabricated materials with a high durability are suggested, while the landscaping proposal suggests the preservation of the zone´s endemic species. At the same time, landscaping of sites 3, 4 and 5 of the same area is developed.

A model that meets the need to change the relationship between bank and costumer is requested to the architectural firm, shaped by new technologies, changes in organizational structures and new ways of doing business. The proposal must be carried out in places where costumers actually unfold: shopping malls, financial districts and urban centers. It is a model that must respond to the supply of products and digital services, through a closer relationship between costumer and manager, in spaces specially fit for this. An open space with a cafeteria service is suggested, in a way that costumer service can be developed inside the same working space. Cooperative work spaces available for the bank´s customers are suggested, by arranging formal and informal meeting units.

VISTAS (2014)
During 2013, the architecture firm participates on a public contest for the restoration of this public school, which is currently completely damaged. The contest consisted in the proposal of a cultural centre inside this building. It was awarded to the consultant in the beginning of 2014. After turning in the second stage of this consultancy, the project spent two years under review due to a disjunction the National Monuments Council had related to the roofing plan of the school´s central patio. The Project suggests the construction of a ventilated roof over the building´s central patio, with the intention of setting it up as an available space for programmed activities on rainy days, besides working as a solar and light filter. The conflict that was generated from the roof planning was mainly that it intervened with the property´s original structure. Inside the consultant office, the roof proposal had to consider a series of alternatives, stating that the initial plan was less aggressive with the building.

SAD SUN ROOF ASSESSMENT FOR THE DEVELOPMENT OF ENERGY EFFICIENCY STRATEGIES _Sustainable architecture degree / Universidad de Chile
Throughout the second semester of year 2016, the sustainable architecture degree course is carried out. Its final assessment consisted in creating an analysis using the tools acquired during the course. Since we were developing the restoration project of the Neandro Schilling public school in San Fernando, the possibility of carrying out the assessment of the roof/deck to improve its design, and simultaneously evaluate what happens with the central patio´s air circulation, whose roof´s height is conditioned to the decisions of the National Monuments Board, is presented. The study suggests the prediction of natural lighting levels, profits and thermal losses that the building will experience, as well as the evaluation of passive air circulation levels of the central patio.
This study is presented as a precedent to the National Monuments Board, as a diagnosis to evaluate the roof´s height and allow normal air circulation levels inside the patio. Finally, we choose to raisethe sun-roof as an alternative to avoid air overheating, defining a maximum height given by the appearance of the sun-roof over the building´s façade.

CONCLUSIONS -It is necessary to consider that in order to make any decision regarding changes in the sun-roof design to improve an aspect of the building´s behavior, there is a need to re-evaluate how it will behave regarding other studies, since they will affect its performance. -If an improvement in all aspects is achieved through the suggested design proposals, the sun-roof will benefit the building. -In the hypothesis that the improvement of the roof´s design to generate a passive air circulation system is not achieved, the conclusion would be that the sun-roof shall not be installed. -Finally, we are able to conclude that the sun-roof installment brings positive effects to the building, with the exception of the passive air circulation analysis, whose sun-roof design has to be improved in order to achieve minimum habitability standards.

In the restoration proposal of this chapel, destroyed by the 2010 earthquake, the reconstruction of its main façade as it was originally in 1791 is suggested. On the other hand, a new program that contains a community center and workshops is suggested to be carried out at plinth level, as a way to enhance the monument and site it on the land so that its interior facades are minimally interfered. The new building becomes, in a way, the monument´s garden, and is offered as a public park for the city and for the future hospital, which communicates directly with the park through its limits.
The initiative to reunite the administrative services of the Conchali commune in Santiago generates the Colina City Hall building contest. The creation of a building consistent of two parts that make up a whole is suggested, producing empty spaces that allow the access of natural light in all of its facades, through a public interior space that is configured as the fundamental access of the project via a public square. At the same time, different types of facades for sound control and safety of the building are created. The program is arranged in a way that the different administrative bodies generate interior circulations, in which two types of movement occur: public and private.
This house dates from 1868, and was donated by its owners to the community to give rise to the Los Alamos communal library. The building´s program requirements surpassed the interior surface of the existent building, therefore the creation of a new volume is suggested. A modern intervention is suggested, without altering or emulating the existent building´s original shape. In its interior, the wooden partition walls are undressed for the purpose of setting it up as an open library, generating a common interior brightness.
