Wheelchair Accessible New Build House (BUILDING REGULATIONS STAGE 2019)

This new-build dwelling must meet the needs of the 7-year old client who has cerebral palsy. The building will be constructed from a SIPS panel wall and roof system with an insulated raft foundation/floor slab. The highly insulated walls, roof and floor combined with a high level of air tightness will provide an extremely low energy home. The dwelling comprises of 6 bedrooms to accommodate a growing family, carer facilities, sensory room and hydrotherapy pool suite. Additional ceiling height to the GF will allow for ceiling hoists where required. The building is a contemporary design featuring natural timber cladding complementing a crisp white silicone-based render system. Natural Westmorland Green slate and natural stone landscaping features will ensure the building remains sympathetic to the surrounding buildings and woodland setting.

Specialist Veterinary Practice (COMPLETED 2015) The need for a specialist veterinary practise to serve the northern end of a large rural town combined with the availability of an ideal location, brought this project to realisation. Detailed end-user liaison was a key factor in ensuring that the correct spaces were created for specialist functions such as emergency surgery and dental work. The building interior features fair-faced bucket handle pointed blockwork with a paint finish, providing a surface where items can be easily affixed to walls whilst also being low maintenance. The building frontage features a subtle translucent blue/green theme to the new windows, doors and timber cladding to ensure harmonisation with the surrounding woodland backdrop. Natural stone and a modern glass canopy complete the principle elevation.

Project Responsibilities • Measured building survey. • Team based sketch designs. • Liaison with consultants such as structural engineer, MEP consultant and telecoms engineer. • Team based building regulations/construction detailing and documentation. • 3D modelling and visualisation including bespoke furniture design. • Full furniture and commercial fit-out design and installation management. • Team based tender package creation, tender evaluation and contractor appointment. • Continuous liaison with clients and contractor. • Team based project management and cost management duties. • Team based site snagging and final account duties. 9

04 New Build Housing Development (FEASIBILITY STAGE 2018/2019) This feasibility study considers the potential for a new housing development comprising of 2-3 bed bungalow dwellings to be largely marketed at retired local occupants. A lack of bungalows in the area (and in the UK generally) has been the driving force behind the project brief. Modern, low maintenance building fabrics/finishes are proposed including durable factory finished horizontal cladding and alu-clad composite timber windows. Technical detailing is being explored at an early stage to gauge project budget estimates. Early planning authority engagement has provided positive feedback on the likelihood of consent being granted.

Low Energy Retro-fit to Old Dwelling (CURRENTLY ON SITE 2019) This 1940’s traditional Lake District dwelling has been unoccupied for 2 years, but the new owner has outlined her desire to restore the house to create a highly energy efficient building. Old building fabric, single glazed windows, a lack of insulation and even a rock outcrop living in the lower-ground floor have added to the challenge of achieving an eco-retrofit. The designs feature several carefully selected membranes and tapes to the floor, walls and roof to achieve a high level of airtightness whilst added insulation will aid heat retention. A PassivHaus standard MVHR system is also proposed to ensure that we correctly ventilate the newly sealed dwelling. Tucked away down a private road in a very desirable area of the Lake District National Park / UNESCO World Heritage site, this dwelling is about to become one the most highly sought-after properties in the area.

Project Responsibilities • • • • • • • • • 27

Measured building check survey based on drawings by others. Initial sketch designs. Production and submission of planning application drawings and documentation. Liaison with consultants such as MVHR consultant, PassivHaus consultant, structural engineer and asbestos surveyor. Production and submission of building regulations drawings and documentation. Residential Extension, Alterations and Refurbishment (COMPLETED 2019) A detailed client brief for this 1920’s Arts and Craft’s style dwelling outlined the desire for increased luxury by constructing a new library, large kitchen/diner, an en-suite with dressing room and large high-end family bathroom. Aesthetically, the single-storey rear extension and 2-storey side extension have remained subservient from the main dwelling. The muted self-coloured render finish and recessed footprint position have ensured subtlety when viewing the principle elevation from the public highway, whilst the private view of the rear elevation has allowed for a more striking and contemporary angular design. The finished dwelling provides a luxurious family home with an effortless flow between the habitable spaces. Phase 2, which provides a separate double garage, studio and workshop, is currently being constructed on site (2019).
