Rental property investment – a hot topic in the Bays
Movement For Young Children Matters! By Melissa Brinsdon, Teacher at Browns Bay Taiaotea Kindergarten At the beginning of 2015 Browns Bay Taiaotea Kindergarten were delighted to win a scholarship to run an active movement programme to strengthen and enhance children’s physical capabilities and to provide expert guidance to teachers on fundamental movement skills. The teaching team approached Harbour Sport to assist and Debbie Pigou developed ‘The Movement Matters Programme’. This fantastic programme focused on the learning and development of core fundamental movement skills such as:• Locomotion: walking, running, dodging, jumping, hoping, skipping, galloping. • Stability: static balance and dynamic balance, landing, rotation. • Manipulative skills: throwing, catching, striking. • Children also built physical stamina and endurance. The programme was delivered to the teachers and children over the course of the year in the form of fun activities, games and challenges, such as: animal walks, traffic lights, airports, Medusa balance and a range of circuits. Traditional Maori games were also incorporated and we all learnt some new Te Reo Māori! The children added many aspects of the programme into their play - balance and stability were practiced on balance bikes and a mini Olympics was enjoyed by all. The teachers have been thrilled with the outcomes and noticed a significant increase in children’s fundamental movement skills. The programme has had such impact with parents commenting that they now have a better understanding of the importance of daily physical activity for their children. The teachers will continue to teach fundamental movement skills in 2016 as part of their everyday programme. Now is a good time to contact SBA Browns Bay about your rental property because much has changed in recent months. The purpose or intention at the time of acquiring an investment property has always been the test for IRD to consider the application of taxation rules. Legislation has recently been strengthened with the Craig Bright introduction of the Bright Line Test. This new law states that an investment property purchased after 1 October 2015 and sold within two years will be subject to tax on profits. It remains important to understand that if you purchase a property with the intention to re-sell it after the two year Bright Line Test period has passed, you could still be taxed on gains. You can’t escape existing law if your intention was clearly to sell. The new law simply removes the difficulty around proving an intention to sell. No ifs and buts – gains will be taxed. New building standards for rental properties have been passed into law in an effort to raise the standard of rental properties and strengthen tenancy laws. Landlords must bring their properties up to specification or face significant penalties. • Smoke alarms must be installed and comply by July 2016. Tenants must replace batteries and report defects to landlords. • All rental properties must be insulated by July 2019 with some exemptions where retrofits are physically impractical. • All tenancy contracts must specify the standard of insulation in properties by July 2016. We want to ensure that our responsible rental property clients keep abreast of legislative changes. SBA Browns Bay can put you in touch with property care experts for a free home inspection and quote to have the work done. If you own an investment property THINK SBA BROWNS BAY.

Farewell to two long-serving businesses
It is with an air of sadness that I have to confirm that we are losing two businesses that have been in Browns Bay for many years. Beachside Gym, owned by Jayne and Peter White is closing after serving the exercise needs of it’s many members for over 25 years. Having known the effort they went to, in order to secure alternative premises, I am gutted that they will not be continuing in business in Browns Bay. The other business that is leaving our community is Corelli’s School of the Arts. I have had the pleasure of working with David and his pupils and have been amazed at their pure professionalism during their performances. The attached photo is of their pupils performing in the town centre. We wish you well in your new premises in Silverdale but hope to see you back in Browns Bay occasionally performing to our locals. Best wishes to Jayne and Peter, David and the Corelli School of the Arts for the future.

Penguins regaining their strength have been swimming here at Campbell’s Bay for at least 40 years which will be marked by the local council with a monument erected in due course. Rangitoto Swim School
GingerSnap Cafe Browns Bay
Rangitoto Swim School in the Heart of Browns Bay Rangitoto Swim School is now into its 15th year of operation. Started by husband and wife team, Peter Simpson and Jane Geldard in 2001. Both have years of experience in the aquatic industry, so it was only a natural transition to move into owning one of the top swim schools in the heart of the Shore. The swim school has the reputation for being “The Friendliest Swim School” on the Shore. That’s because the swim school is run by a family, for families. The main objectives are what is best for the children and for them to enjoy their swimming experience. Location is key for families, and parents find the parking right outside the door invaluable. Classes are kept small, four children is the maximum number in the Learn to Swim Programme, meaning teachers are able to spend a lot of time with each child, encouraging them, improving their technique, and boosting their confidence. Each child also receives their own special Swim Passport which records their progression through each level. The pool is heated to 33 degrees to facilitate the baby and toddler groups. Water testing is recorded every two hours and the pool equipment is kept in optimum condition. The swim school changing rooms and main areas of the swim school are heated through the winter months, adding to our families’ requirements. The swim school also sells googles, caps, boards and swim accessories. If you would like to know more about the Swim School check out our web site, call us on 09 476 2223 or if you are in the area call in and check us out. Our physical address is 44c Anzac Road, Browns Bay.

Where do our children play?
Angela Johnson seeks the answer from local expert Harriet Brown As time moves on and the world changes, many Kiwi mums have noticed that suddenly Auckland has become a busy “melting pot”. With new migrants and Kiwis returning home coming to settle for work or investing, small voices of concerns echo from parents who understand the need for balance amongst our young Kiwi children and wonder if anyone is paying attention to the needs of our young? This brings forward a whole range of questions: With increased housing, more subdivisions, new houses on land which children once played on, are the days of children running freely from house to house, playing with neighbors in their back yard or merely having a pay date now over? Are play dates being reduced to X-Box’s, Playstations or other inside actives? Are adults scared of the great outdoors or do they not have time for it? Are parents under more pressure to survive in Auckland and are their commitments taking this valuable luxury away from the children? The big question is where do our children play? Angela Johnson of the Browns Bay Magazine team took the time to put some key questions to Harriet Brown, an early childhood teacher with a degree in sport and exercise, science and physiology who teaches at a Nature Kindergarten based in the Long Bay Regional Park. Harriet also runs 100% nature based school holiday programs at various locations on the North Shore. ANGELA JOHNSON: What are the benefits of getting back to the basics? HARRIET BROWN: Our children’s lives are so full of stuff. Toys, gadgets, lesson plans, structured classes, after school activities, homework etc., so the time they get to just be kids, to play freely, to explore, to take risks, to build, to fall down and pick themselves up, is diminishing rapidly. When you take away all the ‘stuff’ and give children time and space and freedom, the most amazing thing happens. They smile, they laugh and they simply come alive. They talk to each other, they plan and problem solve, they compromise, they strengthen their relationships, but most importantly they get a chance to do what kids desperately need to do to grow their brains: 'just play’. AJ: What do you think about technology versus nature? HB: Children are born hardwired to learn through play. When left to develop naturally the child’s brain develops at an astounding rate through real experiences in a natural environment. Unfortunately we are changing the environment our children are growing up in. While trying to do our best for them, and protect them from the big
scary world, we are actually depriving them of the very experiences they need to be able to function in that world. More time inside on screens and less time experiencing the real world around them is going to produce children who are not equipped to deal with the uncertainties of the future. AJ: What can our children gain from playing and learning outdoors? HB: Playing outdoors is proven to relieve stress, it makes us happier, more creative, friendships develop, along with confidence, resilience, problem solving skills, fitness, strength and coordination. Teachers are struggling to teach children in schools who can’t sit still or hold their pencils and write. This is because they haven’t developed the core strength and coordination that comes with hours and hours of active outside play. Rolling, jumping, sliding, hanging, climbing, balancing and falling. None of this can be done in front of a screen or being surrounded by plastic toys. It happens naturally when we give our children time and space outdoors. Every day I work with children in a natural environment I am absolutely blown away by the learning and development I see. AJ: How would you suggest parents get some more balance back into their childrens’ lives? HB: Limit the screen time and increase the nature time. Make ‘wild time’ a priority in your family. Every weekend go on a wild family outing, no devices, no toys, just family and friends (older children definitely need friends added in the mix or you will face resistance), and time and space. Add in some risk, get out of your comfort zone, get wet, get muddy, and be silly you might be surprised how much fun everyone has. Cut back on the after school activities and allow more time for free play. Make connections in your street and create a network of safe backyards that children can roam between together. Put your phone down and go outside and play with your children. If you have preschool children check out www.playandlearn. net.nz for information on the Nature Kindergarten at Long Bay Regional Park or call Harriet Brown on 022 603 6670. If you are interested in School Holiday Programmes where kids get to be kids, climbing trees, building huts, getting muddy check out www.consciouskids.co.nz or call Harriet on 021 733 868.

Browns Bay Citizens Advice Bureau: News
Connect with your community, become a Citizens Advice Bureau volunteer “Working with people face to face is one of the great strengths of the Citizens Advice Bureau and one of the joys of being a CAB volunteer,” says Sonette de Koster from Browns Bay Citizen Advice Bureau “It’s such a rarity these days to be able to get help and advice from real people in your own community.” Volunteering at a Citizens Advice Bureau is great way to meet and connect with people in your community. “When volunteers are asked to describe what they love most about being involved with Citizens Advice Bureau, most say it’s the fact that no two days are ever the same,” says Sonette. Ron Mottram, Volunteer and CAB North Shore Chair Person says that it’s incredibly rewarding being a CAB volunteer. “On any given day, we could be asked about anything under the sun – from tenancy rights, employment issues, locating a support group or having documents signed by a JP, to finding out whether a person is entitled to a benefit. We work alongside our clients with the aim of empowering them“. Sonette de Koster says that they currently have 33 volunteers, but are always looking for more. She says that all CAB volunteers are fully supported with initial and ongoing learning as they come up to speed with the challenges and pleasures of being a CAB volunteer. You’ll also be supported by a huge range of resources including a referral database listing more than 35,000 organisations.
All CAB volunteers are fully supported with initial and ongoing learning as they come up to speed with the challenges and pleasures of being a CAB volunteer. “We have a great team of well-trained volunteers, says Browns Bay CAB’s spokesperson. “We’ve all learned lots of new skills. It’s also great just to be actively involved in our community, using our knowledge and experience to help people and having a bit of a laugh together sometimes as well.” “If you’re interested in becoming a CAB volunteer or just want to know more, just pop into CAB Browns Bay at the East Coast Bays Community Centre, 2 Glen Road, Browns Bay, call 09 479 2222 or send us an email at Brownsbay@cab.org.nz. Citizens Advice Bureaux is an independent community organisation offering a free, confidential and independent service of information, assistance and referral from over 83 locations stretching from Northland to Invercargill. Last year volunteers received over 535,000 enquiries on issues ranging from electricity, immigration, housing and employment to consumer rights, health and family. Bays People: Steve Dale
Meet Steve - The Man Behind the Bar Steve Dale is a familiar face at the East Coast Bays RSA. He’s been the barman since 1996, and also has his own radio station and is a published author. Originally from Palmerston North, Steve came to Auckland at aged 22 and joined the navy in Devonport in 1975. He’s been on the Shore ever since. Steve answered some questions for Courtney Bennett about his career, the books he’s written and why he loves his work at the RSA. COURTNEY BENNETT: How did you get involved with the local RSA? STEVE DALE: Being an ex-serviceman I had thought to join the RSA. When we shifted from Devonport to Browns Bay this was the obvious branch to join. CB: What do you enjoy most about being the local RSA bartender? SD: The camaraderie over the bar, and the general friendship. I doubt I will ever leave this job, as it seems to be where I am most comfortable. CB: Tell readers about your radio station, why did you start it and what’s it all about? SD: It started out, and has proceeded as a hobby station. I had produced a ‘closed-circuit-radio’ show on board my ships during my time at sea, and found it a very enjoyable pastime. Another station had been in operation in Browns Bay, but closed due to unknown circumstances, and I decided that it would be nice to take it over. It’s only a one-watt music/advert station, and I don’t intend to extend it to any great degree. Mostly it is an automatic station running off a computer with a programme I downloaded to run it. It transmits on the FM band at 107.7 Mhz. CB: What sort of music do you play? SD: I think the proper question would be, ‘what don’t I play’! I love almost all types of music, from classical through to heavy rock and the only type I don’t like is ultra-modern, the sort that’s full of discords. I play percussion for the St Matthews in the City Chamber Orchestra and the Leys Orchestra over in the city (when required) and drums for the North Shore Concert Band which has been around for over thirty-five years (I have been a member for 15), and keyboard when required, as well as the organ in my church, St Mary by the Sea in Torbay. I also perform for various organisations with singalongs, as ‘The Singing Barman’. My favourite music though is 1940’s jazz; Glen Millar type. I played for the North Harbour Big Band for a short while, but had to give it up as there was just no more room in my agenda for anything else!
Steve Dale at work at East Coast Bays RSA.
CB: What’s the best part about living and working in the Bays? SD: The wide open spaces, unlike in the city, and the general friendliness of the people. For example, a total stranger will smile and say hello, which is most heartening. CB: If you could do something else for a day, what would it be? SD: I had to think long and hard about this, because quite frankly I am very happy where I am. If I had to choose I guess it would be as a surf lifesaver. There was a lifesaver attached to that August organisation in Himatangi Beach (just out from Palmerston North where I was born) whose nickname was ‘Herman Munster’. He was a very large man, with muscles where most people don’t even have places, and I would watch him practicing with the other men, and admire him immensely. I would like to have a go at that job, but it would need a lot of training which I just haven’t got time for!
Ribs on wheels! Available for weddings, birthdays, corporate functions or events. Book our mobile food trailer to cater for your function and let us take the stress away, by preparing the menu of your choice. Specialising in bbq style meals from ribs, steaks, lamb chops, sausages, chicken, burgers to name but a few.
CB: You’re a published author, what are your books about? SD: ‘The Last Warship’ is a science-fiction book published by Strategic Book Group and available on Amazon. I drew upon my own experiences in the Navy for that. My other book is ‘Bullies Galore’ which is published locally. It’s a series of short stories in which bullies get their just deserts! The new one is ‘Azathoth Rising’, a horror/saga/history, based on the works of a lesserknown author of the 1930’s, H. P. Lovecraft. CB: Who have been the people you’ve looked up to throughout your life? SD: My mother who was very supportive of anything I attempted, and many of my superiors, both in the Navy and outside.

Business Spotlight: Physio Connect
FREE under ACC and one-stop concept a winner for Physio Connect Physio Connect Browns Bay.
The team at Benefitz and Browns Bay Magazine love working with, and highlighting, local business success stories. One that is making real traction in the market is Physio Connect, having just opened a brand new clinic in a high profile spot in Milford, to add to the Browns Bay clinic that opened in Bute Road in 2015. Aidan Bennett went along recently to profile this growing local business. There is definitely something special about walking in to a brand new health-orientated clinic. Fresh paint, all new furniture and apparatus – it just feels right. That’s certainly the feeling you get when walking into Physio Connects spacious new clinics. The day I dropped in to chat to business owners Regan and Kim Wigg there were still a few finishing touches to be made, but it was looking pretty special. Physio Connect has actually been around since 2008. The business was first set up in Northcote by Regan Wigg, within a local medical centre near AUT. “It had always been a goal of mine to have my own clinics so it was a real thrill when I set up that very first Physio Connect clinic in Akoranga Drive,” explained Regan. “I had completed a Physio degree at AUT on the Shore (4 years) and a Health Science degree

at Auckland University (3 years) prior to this, and always had some specific ideas on the business model that I believed would work best.” Regan’s business model has proven to be pretty sound. The Northcote clinic was followed by a second in Birkenhead, which is located in a lovely old villa on Mokaia Road, between the popular Bungalow Cafe and Lochore’s Real Estate. More recently two new Physio Connect clinics have opened in Browns Bay and then Milford in January. The business model that Regan has established revolves around his Physio Connect clinics being a one-stop-shop for injuries, discomfort and rehabilitation and also being very affordable. In fact most often free! “We have built up a very strong client base in our established

clinics, who love the one-stop-concept,” adds Regan. “They all love the fact that as long their requirement is covered by ACC the service is free for them. We don’t have a surcharge fee that most clinics have. “I have always had a desire to make physio affordable and accessible for everyone, and we are doing just that. Not everyone can afford $40 for a session.” As the business has developed the one-stop concept has really come to the fore. All the Physio Connect clinics now offer traditional Chinese acupuncture, podiatry and clinical pilates as well as physiotherapy. And all can be free when covered by ACC. Regan and Kim now have a team of 16 spread across the four clinics. They have specialists in all services they provide and have physiotherapists trained in pilates. It is a family business with Kim a key part of the team, working behind the scenes on marketing and administration, while also being hands on with their two young children, Rylee (4) and Cooper (2). It has been Kim who has played a key role in the striking Physio Connect branding and the professional look and feel of all the marketing, promotional material and social media content. The branding was designed by the team at Benefitz who have also gone on to assist Kim with producing virtually all items that feature the branding. This has included signage at all outlets, promo and printed items as well as a great website that really profiles the business well. “We are thrilled with the entire look,” says Kim. “We have been able to apply the new branding to the two more established clinics and it looks particularly good at the two brand new clinics we have set up over the past 12 months at Browns Bay and Milford.” Regan also remains very hands on in the business. The day we were in the clinic I had to wait my turn while he tended to a patient. He sees staying at the coal face as very being important. “I really enjoy the business aspects of running Physio Connect as well as the patient contact. I get a kick out of building and managing the business as well as property-related stuff. Combining the two provides me with great variety so I really do love what I do.” The Physio Connect team also play a part in the community by looking after some sports teams. These include New Zealand Tag teams, the Silverdale Rugby Club and the Mixed Martial Arts Club (MMA) based at the North Shore Events Centre. They also have a close association with Northbridge Retirement Village, offering services to the residents and their hospital patients. So there it is Browns Bay mag readers. If you are looking for a one-stop-shop for injuries, discomfort or rehabilitation, you just found it. It will probably be free! Visit: www.physioconnect.co.nz

MIGRANT VOLUNTEERS A VALUABLE RESOURCE FOR CITIZENS’ ADVICE BUREAUX
Browns Bay CAB are focusing on recruiting volunteers who reflect the diversity of the community. Many of the enquiries they get at the bureau are from migrants so it’s really valuable to have migrant volunteers who can bring their skills and experience to the bureau. Everyone gains from the experience. Having access to a wide range of information, regular training & being actively involved in a community are all big pluses for volunteers, while clients who have just settled in NZ & really benefit from having help & advice delivered by people who know what it is like trying to fit into a new country. All CAB volunteers are fully supported with initial & ongoing learning. Volunteers are not expected to know all the answers, instead they are supported by resources including a referral database listing more than 35,000 organisations. “We have a great team of well-trained volunteers, says manager, Sonette de Koster. ‘We’ve all learned lots of new skills. It’s great just to be actively involved in our community, using our knowledge and experience to help people and having a bit of a laugh together sometimes as well’. If you’re interested in becoming a CAB volunteer or just want to know more, pop into Browns Bay CAB at the Bays Community Centre, 2 Glen Road, call 479 2222 or send us an email at brownsbay@cab.org.nz. Citizens Advice Bureaux is an independent community organisation offering a free, confidential and independent service of information, assistance and referral from over 83 locations stretching from Northland to Invercargill. Last year volunteers received over 535,000 enquiries on issues ranging from electricity, immigration, housing and employment to consumer rights, health and family.

the new season Welcoming
As we start to leave behind yet another fabulous kiwi summer, for many autumn is a fantastic time to be in the garden. With cooler mornings and evenings (no one is missing that humidity!) gardening can become pleasant once more. With the ground becoming moist, but still warm, it is ideal for planting trees and shrubs that will have time to establish before winter. Early season annuals start to arrive in store, such as pansies, polyanthus, calendula, poppies and snapdragon which will make a welcome change to your pots and garden beds.
It’s time to plant your spring bulbs - check out the fabulous new varieties in store now!
it’s the perfect time to be making jams, jellies, chutneys and salsas to give that summer feeling to your meals during the winter months. There’s a great range of cook books in store to get you inspired, or try making your own cheese and butter with the amazing DIY kits from Mad Millie. The first of the new season’s citrus arrive in store this month, and growing your own supply of Vitamin C could not be easier with a great varieties of lemons, limes, mandarins & tangelo’s on offer. The standard shape makes them perfect for larger pots or wine barrels, and they can also be used to frame a pathway or to create height in a low planted or new garden. Inside, it’s time to put away that frangipani candle and start thinking about décor accents that add seasonal warmth and texture. Rusty hues are cosy and inviting, and using throws, cushions and metallic accessories are simple and subtle nods to the new season. We love bringing nature indoors and hanging gardens are a great way to do this and look fabulous, with minimal care throughout the colder months. Make sure to keep an eye out for our next issue of Fresh Living magazine which will be in store later on this month.
It’s also a great time to get some spring bulbs in the ground. There is a myriad of spring bulbs in store now, both in variety and colour. There’s always new varieties on offer to inspire, from rich plum colours perfect for a striking contrast against white and pastels, through to the eternally cheerful favorites like daffodils and freesias. The new, and exclusive to Palmers, Bridal Crown daffodil is one to look out for, an excellent pot variety with showy double blooms with a blush pink centre. Remember if you stagger your bulb planting over several weeks it will ensure you get a longer flowering period in your garden so it’s worthwhile to find out which varieties flower early in the season and those that flower later in spring. Ask our experts in store to help you select what you need.
It’s also citrus planting time and our new season’s range is arriving this month.
With the change in season we’re celebrating all things food this month, from growing to eating and preserving. With garden crops like tomatoes, beans, sweetcorn and beetroot now in abundance,
Till then, happy gardening

Optometry with Nicholls and Associates

New technology for eye examinations
Optometry with Nicholls & Associates Optometrists, Browns Bay
Optometrist Bruce Nicholls has seen a fair few changes in optometry over his 23 years in Browns Bay. Of special note, recent developments in retinal scanning technology have been made available with new advanced diagnostic equipment. Nicholls Optometrists have just invested in the latest diagnostic scanner designed to give highly detailed imaging of the back of the eye. This Optical Coherence Tomograph (OCT) is now used to help diagnose and monitor many sight threatening conditions such as macular degeneration and glaucoma. Our Topcon 3D OCT is the latest, most advanced technology used to view and analyse the retina. More advanced than retinal photography (which can only view the surface of the retina) the OCT enables us to analyse the individual layers of the retina. The scan is non-invasive, painless, simple and quick. Bruce says, “This advanced technology will help with the early detection of many eye conditions and may prevent vision loss, assisting in maintaining a healthy active lifestyle. The OCT uses a scanning technique to build an image of the retina and other structures in the eye. We can then clearly see exactly what the issues are and provide the appropriate advice or referral.” He recommends anybody with a family history of glaucoma or macular degeneration have this scan, which gives us the ability to track any changes over time. Even if you don’t have a family history of eye problems it is a good baseline procedure to undergo to ensure your eyes remain healthy.
The OCT uses a scanning technique to build an image of the retina and other structures in the eye. We can then clearly see exactly what the issues are and provide the appropriate advice or referral. Bruce heads a team of optometrists which include Germaine Joblin, Karen Burke, Chelsey Wood and Robyn Stirling. All optometrists at Nicholls & Associates are trained in the use of the new OCT equipment. To book an appointment with any of the optometrists at Nicholls, call us on 479-2316 or contact us via the website www.nichollsoptical.co.nz. Spotlight On Long Bay
A chat with Mike Hotchin...
Bayleys expert for the Long Bay residential development
Mike Hotchin in front of one of the new homes he has for sale at Long Bay.
For those who haven’t ventured up to Long Bay in recent times, it is well worth a look. The exciting new lifestyle subdivision is certainly taking shape, with ground work recently started on the new ‘village', that will include a full-sized supermarket and 25 shops, including food and beverage. We thought it was time to go and take a look ourselves. We did so with Bayleys Mike Hotchin. If you need to know something about the development, Mike is your man. The expert. Bayleys have had the exclusive agency for the entire subdivision and Mike has had a hand in selling every section since the development kicked off around four years ago. No one knows Long Bay like Mike Hotchin. “We are at around the halfway point in the development and some really exciting things are starting to happen, including the ground being prepared for the village which is going to be very special,” said Mike Hotchin when we were on site in late March. “It is going to have some really character to it, having been very well designed for the steep site it is being built on. It will have the 29,000 square foot supermarket with two levels of car parking as well as retail and restaurants in some pretty cool character buildings. Naturally there will also be some lovely lifestyle apartments close to the village as well A key to progress on the site is the completion of the new main road into the development, Glenvar Ridge Road, which is currently under construction. This will run through the development and also continue on to be the new entrance to Long Bay beach and reserve. A bridge is being constructed as part of this as well as wetlands and boardwalks. Also opening up is a range of new sections in the northern end of the development. Like the rest of the development this is being really well planned with sensational reserves and parks that are essential to a great lifestyle in such a special environment. Mike Hotchin says that there is a great mix of homes being built at Long Bay. These include high-end homes and apartments. He currently has nine homes for sale. Seven of these are 265 square

metres in size and two are 300 square metres. They are priced from around the $1.5 million mark which is also the average price for homes in the development. Virtually all have sensational water views. Prices at Long Bay range from $850,000 through to $2.1 million. “The developers (Todd Group) have done a fantastic job with the development which is going to be a real asset to the Shore when completed,” adds Mike Hotchin. “The public played a big part in refining the early plans for the area and what we have ended up with is a great result for Long Bay. It is going to be a very special place to live and things are really starting to take off with the village construction and northern end being opened up. If anyone is thinking about Long Bay then now is the time to come and have a chat. We not only have some great homes for sale right now but we can provide some real guidance for purchasers based on the knowledge and experience we have with Long Bay.” Contact: Mike Hotchin, Bayleys Long Bay – Phone 0274 930 224 or 487 0630. A chat with: The Bird Lady of Rothesay Bay
Syvia's Baby Kingfishers.
Missy 'Paws On'.
Sylvia Durrant - The Bird Lady Sylvia Durrant is well known around Auckland’s northern shores, tirelessly tending to the hungry mouths of baby birds, injured birds and the just plain forgotten. Also known as the “THE BIRD LADY” and a true local icon, Sylvia is in many ways the voice of the birds. Looking after and helping local residents with our native birds for 27 years. Local vets and bird lovers alike know where to turn too, to get advice and or care from a bird expert. Angela Johnson from Browns Bay Magazine went to visit Sylvia to learn of her tireless quest that actually gives her and others much joy. Based in Rothesay Bay and known as Bird Care, anyone is welcome to come and visit or call Sylvia. She has many rescued birds and various baby’s to feed. On the day we visited, we met Sylvia’s amazing helper ‘Missy the dog’ who just loves to help and gets “paws on” with assisting Sylvia with her bird duties. Her latest arrival was a Harrier Hawke – native now to New Zealand but originated from Australia. A group of gorgeous Blue penguins and probably the cutest babies I have ever heard – a nest of Kingfishers which sound like a group of wind up dolls when they are wanting to be fed. Sylvia certainly has her hands full of birds. I asked her what her message would be to the locals and she said: “I love birds and I would just ask residents to be aware of what their cats are up to in the spring and summer months. A good method to make sure that your cats are safe and are not harming any birds is as follows. Teach your cat to come to treats so that when you call she/he always obeys. Keep your cat in at night because cats like to hunt in the early hours of the morning and feed your cat in the morning and let it run free during the day.’ “Money is good for perishables or if people can donate old sheets, clothes or bird seed then every little bit helps and makes a difference to the survival of our native birds,” said Sylvia when I asked her what donations would help.

Sylvia’s home is dedicated to the birds with a nursey, a tough love room and a fully caged area outside. Looking after young birds is not an easy task as they require feeding every two hours. Sylvia’s home is dedicated to the birds with a nursey, a tough love room and a fully caged area outside. She is one equipped lady. Her home certainly has ‘process’ to it and once the baby birds are old enough she removes them out of nursey and into a tough love room where they learn to feed themselves from a bowl or the floor. Once they have learned these life skills Sylvia releases them. No bird is too much trouble for Sylvia, she currently has five little Blue Penguins that she takes out daily out to Campbell’s Bay at low tide for a Swim rounded up nicely by Missy her dog. Taking the Penguins swimming at Campbell’s Bay has been a ritual since the 1970s and has now been recognised by our local council and a monument is soon to be erected in loving memory of this act of kindness. If you need to contact Sylvia or need help with a bird call her or drop the bird around to her at Bird CARE Rothesay Bay, 13 Montgomery Avenue Rothesay Bay Ph: (09) 478 8819

Interest Rates Keep Momentum Despite a slow start to the property market this year, prices in coming months are most likely to build modestly. This trend has occurred over the past 9 years and is likely to follow suit. The Auckland Unitary Plan hearings started in September 2014 and are likely to come to an end in April this year. Speculation influenced some buyer decisions last year and was reflected in the prices. Compounding factors that are likely to influence the remainder of the year: • Low interest rates for borrowers • Constant demand outstripping supply of properties • Possible baby boom in the year of the monkey! • Net positive migration into Auckland • American Airlines commencing from June 2016 – people who travel on credit card Airpoints • Uncertainty of trade partnerships If people like you, they’ll listen to you, but if they trust you, then they’ll do business with you - Zig Ziglar Contact: Geraldine Zareian, Barfoot & Thompson, Browns Bay. Lady Gaga's 'Born this way' Foundation aims to create a 'Braver and Kinder world' for our young people to grow up in; in this she is making a powerful statement to her 'monsters'. At school we wear the same uniform, so we forget to be braver. We're Naomi Wilson. afraid of being bullied, so we forget to be kind. How many of us spent our school days feeling odd, out of it, stressed or powerless to our own needs and desires? How many parents today would love to see a braver and kinder world for their children to grow up in? The modern world can be a minefield for young people as they try to navigate their lives, friendships, school, families, sports, art, drama, music lessons and all important Facebook updates. And isn't the temptation to rescue them just so strong? We don't want them to fail or be hurt so we advise, support, pressure, encourage and often make decisions for them. Whilst this approach works wonders in the short term and can help the child cope with current pressures. We know we are not doing them any favours for the next phase of life where THEY will be accountable for their missing or late uni work, another meltdown at work or paying for their 5 year-gap-year when they haven't managed to pin down exactly what their 'calling' is yet. It's time to encourage our children to find their own answers to life’s questions and challenges. What would happen if we nurtured braver, kinder, stronger, more empathic leaders within our community of young people today? Young people who know who they are, know what they want, value other people and have the assertiveness to make their dreams a reality. Our Momentum Teens 4 Teens Holiday and After-school Programmes have been designed to allow young people to take back the power and accountability for their own lives. As Youth Success Coaches we provide them with a box full of the right tools to help them combat stress, build healthy relationships, be in rewarding vocations and live the life they want to live. • Know yourself • Set goals • Think positively • Take control • Dream big • Be confident • Step up and show up to your own life.

Spotlight on Hobsonville Point Sunderland by Willis Bond & Co
History meets modern living at Sunderland A variety of contemporary housing options, along with the added attraction of extensive green space, top schooling and other state of the art facilities, has made Hobsonville Point a cutting edge development and a popular choice for Auckland home buyers. Brought to you by Willis Bond & Co, the Sunderland precinct distinguishes itself at Hobsonville Point with the integration of new designer homes and restored heritage homes. Sunderland Avenue is made up entirely of these beautifully refurbished character homes which were originally built for RNZAF officers and their families in the 1930s. These heritage homes are a testament to the quality and craftsmanship of the period in which they were built. Native timber flooring, rimu framing and trims have been retained, though the refurbishment also includes every modern amenity, with open plan kitchens, dining and living spaces. Their large sections and high quality construction and finish make them some of the most desirable residences at Hobsonville Point. The refurbishment of these historic homes has been guided by acclaimed heritage architects, Salmond Reed. Project director Wayne Silver says: “One of the recurring comments from visitors and residents alike is the sense of community of Hobsonville Point. At the heart of this sense of community are the heritage homes in Sunderland. This direct link to the past anchors the development in historical context while also pointing to the future.” The Sunderland precinct also offers a range of new homes with careful thought given to design, making the most of the sun and ensuring the best use of space possible. All homes include relaxed open-plan living, with interior space flowing seamlessly through to outdoor areas. They feature high ceilings and expansive windows, and have been fitted out with premium materials and finishes. Willis Bond & Co has a strong tradition of building enduring communities of the highest quality and was attracted to Sunderland because the project was aligned with these values. Silver says: “We were enthused by the whole Hobsonville

Point story. The vision and quality of the infrastructure is evident the second you arrive.” Other Willis Bond projects include the Wynyard Quarter rejuvenation, the newly released Eight Lake Pupuke Drive apartments, and many key buildings and apartments along the Wellington waterfront. The leading building contractor for Sunderland is Haydn & Rollett, who started in Auckland in 1946. They have worked closely with Studio Pacific Architecture to create stunning new terraces and standalone homes which showcase the best in modern design. Many of the homes’ specifications go well beyond what is required and will stand the test of time, using natural materials such as cedar and brick. Sunderland is also the first precinct at Hobsonville Point to target a minimum Homestar 6 rating. This is New Zealand’s environmental and energy efficiency rating and is a good way for home buyers to work out how warm, dry and energy efficient a house will be. The homes are well insulated and also include an efficient use of energy and water. Hobsonville Point already has a strong community feel, and events such as the Farmer’s Market take place every weekend at The Landing. Large areas of parkland, playgrounds for the kids, retail and cafes complete the picture. Hobsonville Point represents a new kind of lifestyle for Aucklanders, and the Sunderland precinct lies at the heart of this unique development. The Sunderland showhome is open 10am – 4pm every day except Wednesdays. Visit www.sunderlandlife.co.nz for more details. Willis Bond is opening Sunderland Avenue to the public on Saturday 9 April between 11am - 2pm for an open street day, offering an opportunity to walk through six of the ten completed homes. You can also view the newly relocated Base Commander’s House at its new site.

Bays People: Emma Rouse
Emma’s Fighting Spirit Emma Rouse has judo in the blood; her dad was a coach and competitive player, so it’s no surprise that Emma’s now a judo star representing New Zealand. Emma was born with significant hearing loss and struggled with this at an early age. She gave up judo for a time as she couldn’t hear the coach’s instructions, but took up the sport again at nine years of age. Originally from the UK, Emma moved to New Zealand eight years ago and that’s when her judo career really took off. She is off to the Oceania Champs this month and also helps train children in the sport she loves. Channel's Courtney Bennett caught up with her during training at the Nippon Judo Club in Torbay, to find out about all things Judo... COURTNEY BENNETT: How did you get into judo? EMMA ROUSE: My dad introduced my sister and I to judo when I was five years old. When we moved to New Zealand eight years ago, things really took off for me. In the UK there were very few girls in judo, which meant I had to train with boys all the time. When I joined Nippon I found that there were a number of girls of similar ability and size and this, coupled with the excellent coaching staff at the club, really helped me develop my technique. CB: What will 2016 bring for you sports wise? ER: I am in the New Zealand Team for the Oceania Championships in April, so this will be my first challenge. I have beaten all the top Australians at one time or another, but have also managed to lose to them as well. I am training hard to ensure that I am in the best possible condition for this. After that, there are the domestic competitions to look forward to. I am aiming to regain the national title and compete in other World Cup events throughout the year to improve my world ranking. I am also aiming to get my 2nd Dan black belt. CB: Are there any judo players that you look up to and why? ER: My dad has been an inspiration over the years. As a 3rd Dan black belt, he still competes at masters Level, is currently national champion, represented Great Britain and has just been named in the New Zealand squad. My training partner Justine Bishop is always there for me and is a source of constant encouragement and inspiration. She trains incredibly hard and fought courageously in the last World Championships. CB: Why do you think judo is the best sport to take part in? Sell it to us! ER: I am just over 5 feet tall and weigh less than 50kg so people are always surprised when I tell them that my favourite sport is judo. The things that I really like about the sport are that it is physically demanding and so rewarding when you get the perfect technique to throw your opponent. It is an intellectual challenge as you are constantly trying to outsmart your opponent while making sure that

you don’t make a silly mistake (which is all it takes to lose). The sport is constantly evolving as new techniques are developed and it is a challenge to adapt the techniques to your own style. CB: If you could be a professional sportsperson in another sport, what would it be? ER: A gymnast. CB: What’s it like to represent NZ? ER: One word – amazing. I was so proud when I was first named in the squad and that pride has never diminished. I can’t think of anything better than representing your country. I love the announcement at the start of each fight Emma Rouse – Representing New Zealand!! CB: In 10 years’ time, I’ll be… ER: I hope that I will still be competing and will be on record as having won a medal at the Commonwealth Games. I am training to be a teacher and hope that this will be a fulfilling career for me. And finally, I hope to be in a secure relationship and have children of my own.

Browns Bay Real Estate: with Angela Johnson
Real Estate Market continues its growth curve! As we head into the months of April, we are looking at what is in store for us in the months ahead. Statistically the Auckland Housing Market is showing a steady pace leading into autumn and auctioning is continuing to be a steady platform. In the month of February, 49.1% of total sales in Auckland were sold under the hammer at auction, which is good news for vendors. REINZ Chief Executive Colleen Milne says: “The REINZ data for February sales underlines the surge of activity in regional markets over the past six months, with a number of regions recording strong increases in sales volumes, compared to this time last year; the percentage rise of median prices rising ahead of the Auckland region; significant drops in the levels of inventory in the regions and in a number of cases, noticeable drops in the number of days to sell. Is now a good time to sell? The Real Estate Institute of New Zealand figures indicate that there has been a sales shrinkage of 18% compared to the same time last year within Auckland. “This could be due to less stock available on the market says Angela Johnson and in my opinion now is a great time to sell!’ Nationally house prices rose 1.6 %, whilst Auckland records the fifth largest increase in the median price at 11.1% when compared to February 2015. Mortgage rates remain competitive with one and two year bank loans, banks remain competing for customers – Presently Rates for a two year home loan are ANZ 4.85, ASB 4.89, BNZ 4.39, HSBC 4.39, Kiwi Bank 5.00. (Note that rates may change daily) What would you recommend any potential vendors do at this time of the year to their houses? 'Leading into winter is the best time to make sure your house is water tight and prepare your home for winter. Think about insulation and
water tightness. At this time of year, whilepainting work can still be completed and building work is more bearable, take advantage of paint sales and mild weather. If you are thinking of selling it is a good idea to get a good trustworthy sales agent in, to tell you what they would do with regards to improving your home, so that it's ready to sell and give you various options for marketing your home. It’s worth knowing that at Ray White we offer a 10% discount with those who have a Super Gold Card. Education: Long Bay College
Students on point with Royal New Zealand Ballet Long Bay College Dance students were inspired in a series of workshops with Royal New Zealand Ballet Dance Educator Pagan Dorgan. The workshops focused on developing a greater understanding of dance elements, choreographic techniques and ballet performance. Students performed exercises which focused on strength and agility before moving on to trying out moves from some of the routines in the RNZB's show "Speed of Light", which has just finished touring around New Zealand. It was a valuable experience that provided insight into the 'Speed of Light' performance and showed the students the incredible level of professionalism in the RNZB.
Long Bay College Athletics Day The sun was shining for the Long Bay College Athletics Day last month. Students participated in a wide range of events and there was some outstanding athletic ability. Many students went on to represent Long Bay College in the North Harbour Athletics. For some this was their first time competing against other schools. Year 10 student Connor Bell had a fantastic day competing, finishing 1st in the shot put with 13.02m and a 54.08m throw in the Intermediate Boys discus. Connor has also recently competed at the Connor Bell Auckland Athletic Junior and Senior Championships, the Waikato Bay of Plenty Regional Championships and the North Island Colgate Games where he has won Gold for the Discus in all of these events. In January Connor qualified to represent Auckland in the U18 boys discus at the National Athletics Championships in Dunedin.

Making the Difference Earlier this year Cyclone Winston tore through Fiji, leaving children homeless and in desperate need of water, shelter and emergency supplies. Whole villages were wiped out, crops ripped from the ground and infrastructure lies in ruins. Long Bay College held its first Mufti Day for 2016 to support Fiji. The theme was Pacifika and over $2000 was raised and many food supplies donated to the Making the Difference Pacific Kids charity. Making the Difference for Pacific Kids Charity has been helping orphans in the Pacific Islands for the past three years in Loloma, near Nadi. Since Cyclone Winston they have been focused on bringing relief to Fiji and getting emergency supplies to those in need. For more information or to donate to the cause, visit: pacifickids.co.nz.
Bays People: Corlize Britz - My Favourite Recipe
Corlize’s Peppermint Crisp Tart Corlize Britz is a proud South African Kiwi working mum living in Browns Bay. She says she’s married to the best husband in the world and they have two teenagers. Corlize is actively involved in the community, volunteering at her church, leading the children's ministry for the Afrikaans Christian Church in Browns Bay. This month she’s sharing a muchloved South African recipe, Peppermint Crisp Tart.
Corlize Britz
Peppermint Crisp Tart (serves 8 - 10) Method:
Ingredients: Two packets of ‘Tennis' biscuits
(you can get them in the international section in most supermarkets, but as an alternative Nice biscuits, or similar, also work well and are easy to layer).
500ml cream One tin of caramel Peppermint crisp chocolate
(again, you can get this in international section, or you can use Aero Bubbly mint, but the mint flavour is not as strong).
1. Grate the peppermint chocolate. 2. Beat the cream until stiff. 3. Stir in the caramel and mix well. 4. Layer the biscuits and cream mixture in a greased dish to form the tart. 5. Sprinkle grated peppermint crisp on top. 6. Place in fridge to set. 7. Once the mixture is set – enjoy! Alternative method to create finger food, scoop the mixture on top of individual biscuits and sprinkle with grated chocolate (as they are in my photo)!
COURTNEY BENNETT: What is your recipe and where did it originate? CORLIZE BRITZ: This is a recipe for Peppermint Crisp Tart. It originated in South Africa, and many South Africans (and Kiwis) love to make it. It's so easy and there is no baking required!
CB: What’s the secret to making this recipe work? CB: Beat the cream until it is completely stiff and only then mix in the caramel. If you layer the biscuits to make a tart, you should make it a day before you want to eat it to give the biscuits time to soften with the moisture in the mixture of cream and caramel. CB: Why did you choose this recipe? CB: It is so easy to make and ideal for any occasion. No baking required - even I can make it. We often make it for dessert when we go camping - just keep it on ice in the chilly bin. CB: What do you love about cooking? CB: Giving my family a meal they love and ask for over and over again. We love lamb stews. CB: Ever had a disaster in the kitchen? CB: I just can't cook rice on the stove - it always ends in a burning mess because I forget about it. I now only cook rice in the microwave where the cooking time stops if the timer is finished. CB: If you could cook for anyone, who would it be? CB: My Dad - he loved food but he sadly passed away 20 years ago. CB: What’s your favourite cuisine? CB: Seafood, especially fresh fish after my husband and my son return from a fishing trip. CB: What foodie spots do you enjoy visiting locally? CB: We love visiting the Fish Market. CB: What’s your favourite food memory? CB: I made a lamb stew dish and my son loved the sauce so much he licked his plate clean.

Rotary Browns Bay: News
Maddy and mother Gemma.
Maddy pays a visit Maddy visited Rotary Browns Bay this week- it's nearly a year since she had surgery in St Louis for spastic diplegia, a form of cerebral palsy. She has progressed extremely well under the guidance of her dedicated mother Gemma, shifting from walking frame to crutches and occasionally without any support apart from a hand. Rotary and many individuals really helped Maddy on the road to a long recovery and a normal life.

Jumbo Tennis is here! Rotary Browns Bay raising funds for Auckland City Mission and Ronald McDonald House Rotary Browns Bay has rights for a new, exciting sporting fun event to raise funds for the Auckland City Mission and Ronald McDonald House. In early April Jumbo Tennis is being held at the Campbells Bay Tennis Club with 12 teams, each of 4 players competing in 7 minute doubles matches with specialized rules. Wellington Rotary began the tournament seven years ago and has raised over $120,000 for various charities such as the Free Ambulance, junior tennis and Autism NZ. Browns Bay starts this year with 12 teams of 4, and Club organiser, Paul Mees hopes that with the 48 competitors this year the numbers will grow considerably in future years. Business houses in the area have been very supportive and if not competing, many have donated goods for a major raffle plus giveaways on the day.
