International Festival Week Long Bay College held its first International Festival Week to celebrate the many different cultures at the school. The week began with students sharing their hopes on a Chinese wishing wall. There was also a mini Olympics competition and different cultural workshops which included tai chi, boules, ramen tasting, origami, table tennis, k-pop & the Chinese tea ceremony. A group of students and teachers staying at school overnight to organise a hangi, staying overnight at school to get it going. This kicked off the International Food Festival, which was a huge success with the students. While eating food from all those different cultures, students were also able to enjoy outdoor
World Champion Linguists Long Bay College students of French and Spanish have had outstanding results in the 2016 Language Perfect World Championships, an international online vocabulary competition that runs for ten days. Students answered a total of 325,853 questions between them, and we came 162nd globally, out of 1111 participating schools, and 8th in New Zealand for schools of 1001-2500 students. Three students gained Elite Awards, which meant they earned 10,000 points or more, placing them in the top 0.2% of competitors worldwide! Congratulations to Tara Ravi, Marissa Ford, and Jayde Simpson. To gain one point, a student must get a word correct twice, or three times if he/ she puts the wrong answer in the first time. So 10,000 points – that’s a huge amount of vocabulary learning! Nine students achieved the Gold Award (top 2% internationally). They were: Alex Monckton, Daniel Monckton, Eva Parani-Collins, Samantha Mills, Olivia Simpson, Melissa Philpot), Kirsten Meyer, Kaoru Shimura, Dasha Tkachenko.
performances from around the world. The week finished with the mini Olympic finals, where the New Zealand team participated against a team of teachers in a tug of war, and then the awesome annual Multicultural Show. This was a wonderful celebration of the different cultures in our school. The show was put together by the EAP Department and students from across the school. Local primary school students visited and participated in the two matinees. After a sold-out Friday night show, a second one was quickly organised for Saturday night. Both were a big success with a good variety of performances from all around the world.

We are looking for eight wonderful dad’s to enter a series of events on Saturday 3rd September (day before Father’s Day) and become the Browns Bay Dad of the Year for 2016. It will be a ‘blokes day’ in the Phoenix Plaza, with a display of boys toys, a competition between our local tool-men

Town Centre Plan
Submissions on the Browns Bay Town Centre Plan have closed now and we would like to thank all those who took time to add input into the discussion around what you would like your town centre to evolve into. There were robust ideas put forward and it will now be interesting to see how many get incorporated into the plan. I would like to thank the local board, once again, for taking the lead in this project. Often this is not the case, but from my experience in town centre management, we are very lucky that we have a progressive local board who are always seeking improvements’ for the people in their local board area. Be mindful of this when the local board elections occur later this year as I believe it is important that there is consistency in continuing governance. Recently, two Year 13 students asked me for assistance with a project on Browns Bay shopping centre over the years. Without hesitation, Julia Parfitt, our local board Chair person agreed to meet with myself and the students and I am sure they will now have all the information need to complete their assignment. This issue marks the first time the magazine has been delivered into the Long Bay housing estate and we

Bays People: Corinne Clegg
35 years on…
Corinne recalls the daunting move to New Zealand by 52 families It’s was the summer of 1981, the Royal British family are in the throes of planning Charles and Dianna’s wedding and New Zealand’s recruiting to fill 52 vacancies at the dockyards in Devonport. Shipping out 52 English workers and their families was quite a process and the Browns Bay team caught up with Mrs Corinne Clegg, one of the wives of this group and indulged in a chance to learn of her transitional experience to New Zealand Mrs Clegg recalls some of the initial interview questions from the day… and during the interview they separated the wife to ask the wife if they were happy to go and that they were not under any duress? Many questions were asked to make sure that the families would mix well and survive their time in NZ such as …’How do you feel you will get on interacting with the Maoris?’ and “Do you have a good sense of humor?’ was amongst the many questions they were asked. At this
time New Zealand’s only sure mark in England was Anchor Butter so they could only guess what type of land they were coming too. She recalls at this time the salary was $12,000 per year and you were bound to a three year contract in New Zealand. Full travel costs and relocation was paid and if for any reason you wanted to return home and leave New Zealand you could providing that you paid back % of the relocation costs. When they came to work in Devonport Dockyard they were initially put up at the Mairangi Bay hotel, until they were able to buy property of their own. A recent celebration was held in to celebrate the remaining families and their colonization into becoming kiwis. Mrs Clegg holding up a newspaper article of her and fellow brits celebrating the royal wedding of Prince Charles and Diana with a mock wedding of their own on the year of their arrival.

The Life Coach: Momentum Life Coaching & Training
Having the Right Communication Tools to Build Harmony
Too many Cooks in the kitchen? No way!...the more the merrier at our Kindergarten! Our fundraising was put to good use to purchase a custommade mud kitchen. Our children helped to design it, telling us what they think a good kitchen should have. This was just some of many ideas that our children shared… “It needs to have places for hanging pots… and plates for sand cooking and mixing around. It needs cupboards to put things away” - Acacia “We need to cook food for our friends in the kitchen” - Sofia “It needs a sink and a tap for water to pour out” - Lily “It needs to have so many cool things” - Levi Since our new mud kitchen arrived, the children have been cooking up a storm! We have had all sorts of cakes, muffins, cup cakes being concocted, mixed and stirred up! The mud kitchen has provided learning opportunities for purposeful and meaningful dramatic play and sensory exploration utilising our wild area as a virtual pantry for finding natural resources to decorate and embellish their cakes with acorns, leaves, twigs and bark. While cooking our little chefs are working collaboratively, negotiating when working alongside their friends, planning new recipes, and sharing their ideas. It is a way to be creative, to explore their working theories and to role play and reenact what they see in the world around them. The journey of experimental cooking with our mud kitchen has only just begun! There are so many more things for us to learn and we cant wait to see how inspired our budding little chefs will be. e: www.naka.co.nz
Communication, there’s no escaping it! How often have you found yourself in a disagreement feeling flustered, confused or just plain angry? We start off with good intentions but things seem to quickly escalate out of control and we end up in a worse situation than when we began. Often we have some communication tools in our tool box but when we go to use one we find it’s not the right tool for the situation. Some people have a hammer in their communication tool box and some people only have spray and walk away. Just like DIY, one tool will not fit all situations. Just like a good DIY toolbox our communication tool box needs a range of tools for the variety of situations we have in our lives. The skills to resolve someone else having a problem are completely different if you own a problem. Having these tools will allow you to enjoy more success, happiness and harmony in your life. 3 Essential Tools for Your Communication Tool Kit: 1. Problem Ownership – having a clear understanding of who owns the problem pays dividends. How many times has someone come to you unhappy and by being a supportive and helpful friend you have taken some of their problem and made it yours? Now you both have a problem! Very tempting but this doesn’t actually help the situation in most cases. 2. Authentic Listening – If the other person has a problem the best thing you can do is authentically hear them. Once you truly hear them you can reflective listen to help them gain a deeper understanding of their situation and see solutions that will work for THEM (not necessarily you, which is OK because it’s NOT your problem). 3. I Messages – When you have a problem creating an authentic ‘I message’ is the most effective way of conveying your genuine feelings AND actually being heard. An effective I message has 3 parts. When ‘x’ happens, the effect on me is ‘y’ and I feel ‘z’. These are some of the fantastic Authentic Communication tools that will empower you to grow closer and more effective relationships at work, in your family, relationship and with friends. Find out more on the Momentum Authentic Communication course at www.coachmomentum.co.nz or phone Kelly on 027 5555 907. Enrol now to start benefiting from these key tools – Course starts 6 August.

Bays People: Cathy Willis
A passion for bringing people together
Cathy Willis (left) with Penelope Harding at the creche in Browns Bay.
Cathy Willis is a proud to be part of the East Coast Bays Community Crèche in Browns Bay. The local mum got involved after the birth of her third child three years ago and is now Chairperson of the fundraising committee. Before her involvement with the crèche, Cathy worked as a personal assistant and had a career in events and sponsorship. She loves the strong connection to the community that the crèche provides and the friendships with the families within it. This month she tells readers about her work and why it’s so rewarding. COURTNEY BENNETT: Why are you passionate about community? CATHY WILLIS: I love getting involved in anything that brings people together.
CB: Tell readers about East Coast Bays Community Crèche. CW: The Crèche is a small centre that is really at the heart of Browns Bay. It is lead by teachers with a ton of passion for early childhood education, but who also want to help families. CB: What local events at The Crèche do you personally look forward to? CW: We are now creating more events for crèche families to attend like our International Lunch to celebrate our diverse families, Blokes Brunch on Fathers Day weekend, Christmas on the Green and last year our very first and hugely successful Quiz Night. My favourite is the Matariki Celebration and shared hangi. Our families provide the vegetables and The Crèche provides the meat and activities. On average we have about 230 people come to share in the celebration. CB: What’s the local support for the crèche like? CW: Mums, Dads and Grandparents often come in and do parent help during Crèche sessions. This is of great support to the teachers and enables parents to see the Crèche in action. CB: What do you most enjoy about your role? CW: Meeting new people and sharing new ideas. Our fundraising board is made up of stay-at-home or part time working Mums; these ladies have a wealth of skills and ideas. Everything we have done as a team over the last 18 months has been down to their hard work. CB: How crucial is the support of the local community? CW: This is so very important! Our Quiz Night would not have been a success without the very generous donations from The Crèche families and the surrounding local businesses for the silent and live auctions. CB: What’s the best part about living (and working) in the Bays? CW: Being so close to our amazing beaches has to be the best part. The Crèche also takes advantage of being so close to the beach by taking smaller groups of children down to the park to learn about our environment. CB: What do you do in your spare time? CW: What spare time! Looking after my children, helping my partner run our residential building business and helping out at The Crèche. CB: If I weren’t at the East Coast Bays Community Centre crèche I would be.... CW: This would mean I didn’t have any children so I would be travelling the world, sipping cocktails on the beach!

Recent heightened events throughout the world are driving people to look into moving to our beautiful land. Enquiries from the U.K, U.S and Australia have spiralled due to political uncertainty and unrest. This potential accelerated growth in population could mean a strain on the existing infrastructure. However, it signals an exciting time ahead and with strong leadership we will all see the benefits with more resources. From a real estate perspective, we may miss the cyclical activity and carry on with rising prices. Even Auckland is still perceived as being undervalued in comparison with other major cities globally! Denser housing and higher level apartments seem to be the only solution for the local district. The traditional quarter acre will gradually disappear, as new unitary plans are likely to support greater subdivision potential. A great opportunity ahead for retiring or moving out of the area! Upcoming event: Fathers Day Promotion 2016
One for the Blokes!
Our progressive folks at the Browns Bay Business Association have come up with a great promotion to celebrate the men in the community to coincide with Father’s Day 2016. The day before that special annual day (fyi… Fathers Day is on Sunday September 4th), the business association is organising a special event they’re calling “Blokes in the Plaza”. It’s an event for all the family, but clearly there will be lots to excite our local blokes. As is mentioned elsewhere in this issue the organisers are looking for eight wonderful dad’s to enter a series of events on Saturday 3rd September and compete to become the 'Browns Bay Dad of the Year for 2016'. It will be a real ‘blokes day’ in Phoenix Plaza, with displays of boys toys, a competition between our local tool-men to be crowned ‘Top Tyre Change Team for 2016’ plus live music, car displays, food trucks and even our version of a ‘bach at the beach’! "The Idea came from seeing all the great restoration projects throughout the industrial area while working on the business district expansion,” says Zoe Harris, the event and marketing specialist for the business association. “It will be lots of fun. We are looking for teams of two mechanics to compete in the Bays Tradies Tyre Changing competition. For those interested there’ll be bragging rights and a trophy!" "Fittingly, the cars on display are all restored and owned by local Browns Bay businesses,” adds Zoe. "We’re bringing some of the trade displays down from the businesses in the expanded association area so locals can see hidden gems like the caravan imports, splash centre and more. A photo booth will be in operation for fun photos with dad as well. We reckon this is a great way to celebrate the important role our men-folk play in our lives and the community and there is no better day than father’s day to do that.” For more information visit the Browns Bay Business Association website: www.brownsbay.org.nz or Facebook page. www.brownsbay.org.nz

Bays People: Tracey Lambrechs, Weightlifter
Going for Gold in Rio! If you don’t know Tracey Lambrechs name yet, you probably will soon. The Bay’s local is off to Rio this month for the Olympic Games where she will represent New Zealand in weightlifting. Tracey, who is coached by Adam Storey at the AUT Millennium in Mairangi Bay, moved to New Zealand from South Africa when she was 13 and went to high school on the Shore. She played a lot of sports growing up including netball before ultimately settling on weightlifting. Rio will be her first Olympics but she’s no stranger to the podium, having won a bronze medal at the 2014 Commonwealth Games. Tracey took the time before she departed for Rio to answer some questions for Courtney Bennett about her sport and the road to Rio.
Tracey Lambrechs
CB: What’s the best part about representing your country? TL: Knowing that people are proud of me and this amazing little country. CB: What do you do in your spare time? TL: If I don’t have training I try to work or I tend to nap and recover, or watch a movie. On the weekends I try to spend some time with my nieces Michelle and Ashleigh. CB: In 10 years time, I’ll be… TL: Overseas, with a dream job and a travel list half ticked off.
COURTNEY BENNETT: What does it take to represent New Zealand in Weightlifting? TRACEY LAMBRECHS: A lot of hard work, determination, discipline, love and enjoyment of the sport. CB: How did you get into the sport? TL: It was supposed to be extra strength work to assist me in my athletics (shot put and hammer) but weightlifting stuck! CB: How have you been preparing for the Olympics; what sort of training do you do? TL: Training hasn’t really changed from what I was doing before. A lot of snatches and clean and jerks (competition lifts) with squats and supplementary exercise assisting areas where we might feel I’m a little weak. CB: What were the emotions like when you found out that you were going to the Olympics? TL: Pure happiness and relief... followed by a sense of pride. CB: What’s your goal for the Olympics? TL: To have my best ever competition and break my New Zealand records. CB: What’s the hardest part about weightlifting? TL: Training in the winter, training through the cold and the healthy pain. CB: What does it take to be a champion in your sport? TL: It takes an athlete willing to work hard and commit to the sport. It needs to be priority. CB: What are you most looking forward to about the Olympics? TL: The village and seeing all the other world class athletes.

Peace & Performance: with Graeme Saxby We're delighted to introduce new columnist Graeme Saxby to Browns Bay Magazine. The director of Peace and Performance Clinic, he'll be sharing his vast knowledge of osteopathy and natural healing each month.
Movement as Medicine
Graeme Saxby
My career has been a journey through healthcare from a physical therapy perspective, and what I have extracted has led me to conclude that ‘‘Variety is the Spice of Life”. How does a typical day look for you? Do you wake early, not necessarily feeling refreshed, reluctantly cramming in some breakfast whilst half asleep, before driving to an office through Auckland traffic, then spending the vast majority of the day sat in a chair? The end of the day looks similar to the beginning, you’re tired and hungry, looking forward to watching some nonchallenging TV in the ‘comfort’ of a soft sofa. The problem with this ever repeating scenario is that it allows habits to become engrained that can be difficult to eliminate from the body. Once engrained , options are reduced , you can no longer run across a busy street or negotiate minor obstacles. Simple movements are missing from the repertoire, back extension, and hip extension being the most obvious. Our ancestral health model of physical healthcare is about learning the lessons of the past and taking them forward into practical ideas for our future wellbeing. You will have seen the ‘standing desk’ in action which seems to offer improved health markers for chronic debilitating conditions (heart disease and diabetes for example). At the end of the day standing at a desk is only a token effort towards health, in the same way that arching the back to relieve tension is a drop in the ocean of spinal healthcare. What we need to adopt is a much more liberated view of a typical working day. Taking walks during the lunch hour, having walking meetings , cycling to work in the morning, doing yoga-like stretch exercises at home in the evening (whilst watching television), could all be easily adopted and integrated without adversely affecting the productivity of the day. The osteopaths and exercise specialists at the Peace and Performance clinic have taken on the challenge of changing these behaviours. We take patients from being in pain, through a graduated exercise regime that allows them to begin independent exercise. We take the causes of pain in terms of physical restriction away, and replace them with healthy movement habits based around your unique physique, osteopathy and acupuncture then using mat pilates and primal movement patterns. Many lose weight and feel better as a side effect. If you have been fearful of engaging with exercise because you think you may be in pain, then you need to talk to us. Get back to nature in Okura The Okura bush walkway, that runs between Okura and Stillwater, is a hidden gem in the East Coast Bays. If you are keen to get the kids off their iPads and out in to nature then there is no better place. The track runs through regenerating coastal Kauri forest, one of the last stands of established coastal broadleaf and Kauri forest in Auckland. The path follows the Okura estuary, a protected marine reserve and the last estuary of ecological significance in Auckland. The track then drops down to Karepiro Bay where you will see a variety of wading birds like stilts and oystercatchers. After Karepiro Bay the track takes you to the historic Dacre Cottage built in the 1850s. This is a great point to turn around and head back, or for those keen for a longer walk, the track carries on to Stillwater. The forest is home to many species of native bird, with Kereru regularly crashing through the canopy overhead. And for those of you who fall in love with the area, like I have, there are ways that you can help to preserve the Okura forest. Friends of Okura Bush (FOOB) are a group of likeminded people that are passionate about protecting and enhancing the biodiversity of this precious patch of remnant forest. FOOB regularly fundraises in order to trap pests, control noxious weeds, plant native trees, count birds and monitor the health of the estuary. Working alongside the Auckland Council and DOC, FOOB are the voice of the forest, ensuring that generations of Kiwis to come get to enjoy this magnificent piece of New Zealand native bush. If you would like to get involved by becoming a member, financial supporter or volunteer please visit www.okurabush.org.nz to sign up. See you in the bush! Bays People: Zoe Harris
Zoe – doing the business for Browns Bay Zoe Harris works in events and marketing for the Browns Bay Business Association. After studying at Massey University in Albany, she began working part time for Milford Business Association and then Browns Bay Business Association with Murray Hill. After completing her degree, Zoe was able to transition into a fulltime role and has been doing her business associations role working with Murray for nearly two years. She’s extremely passionate about the local community and talked to Browns Bay Mag during recently about working life on the Shore.
COURTNEY BENNETT: How would you describe what you do to people? ZOE HARRIS: Everything from website and social media management, community event development, as well as the more mundane tasks like funding applications. Basically trying to make our areas even better places to do business, work, live and visit.
CB: What does a typical day look like for you? ZH: That’s a tough one, my days change a lot depending on what we have coming up which is why I love what I do! Some days I can be out visiting businesses all day, and other days I can be working on social media and promotions or events in the office. And having the variety of working in both Browns Bay and Milford is great as well.
CB: Why are you passionate about the local communities? ZH: Coming from a very small town I was bit nervous about Auckland, but the Shore turned my view of the city upside down. The community is so friendly and welcoming, people genuinely care about their business centres. It’s hard not to love it here.
CB: Do you have anyone in the business world who you look up to? Why? ZH: I’m a little bit obsessed with ethical fashion at the moment, from seed to garment kind of thing. I really admire brands like Kowtow and people like Emma Watson who are leading the way in this field.
CB: What do you love about Browns Bay as a business area? ZH: I love the fact that Browns Bay is always busy. There is so much variety here in terms of retail, service businesses and hospitality and then you add the wonderful beachfront and it’s is never boring – all year round.
CB: If you could do something else for a day, what would it be? ZH: I’d be on an island somewhere warm learning something new – maybe diving or surfing.
CB: What’s the best part about your job? ZH: It’s definitely being able to do things for the community. When you see people enjoying the many events we organise or taking advantage of improvements we have had an influence on in the areas you feel a sense of pride and satisfaction.
Creating homes with a confident flair Through colour, style and clever design
CB: How would your colleagues describe you? ZH: When I asked, the response was I don’t bring enough cake to work…but they forgive me. So I guess that must be positive. CB: What makes the perfect event in your opinion? ZH: In my role a perfect event engages the local community as well as entices new people to come visit our little pieces of paradise. Ultimately it needs to have new experiences and happy visitors.

Bays Martial Art Academy: News
Cam Calkoen: Bending Perceptions, Inspiring Change
A weekend of Champions Local Browns Bay Martial Art School owner Caroline Hazelden has recently returned from judging the Australian National Championships. Held in Cairns Australia, Caroline was honoured to Judge both the Choi Kwang Do Australian National Champion Competition as well as the North Queensland Games comprising 45 sports events. “It was a great weekend judging the best Choi Kwang Do Martial Art talent in Australia. As a school owner with over 500 students training right here in Browns Bay, I was especially delighted that our students are on par with many of the best in the world. ” says Caroline. In addition to Judging the games, the Founder of Choi Kwang Do - Grandmaster Kwang Jo Choi was an honorary guest and was able to spend time with Australian and New Zealand School owners. With Caroline having recently graded in Korea under Grandmaster Choi it was a great opportunity to meet again and share with him updates on the Browns Bay martial art school. Also held over the weekend was a seminar for all the Choi Kwang Do students ages ranged from 5yrs to 80. It was a rewarding experience seeing the excited faces as some students meet their founder for the first time. There were looks of amazement on students faces looking at what the founder could do at the age of 74 years. As he performed stretching movements such as side and front splits with such ease, then threw a punch with so much power to a target held by a student double his size and 49yrs his junior. A special workshop was also held for Black Belts and Instructors, which was a fantastic opportunity to upskill and learn the latest. Caroline has been busy since getting back sharing all her new knowledge with her Black Belts and Instructors to pass onto all the students. Gathering with her peers also open up opportunities to re-new and make new connections to network with. New Christchurch Choi Kwang Do School owner Mr Baird and Mrs Hazelden recognised the importance of Contests within their organisation as these have not yet been held in New Zealand. Planning is now underway for the New Zealand Choi Kwang Do National Championship to be held in Browns Bay later this year. Next year Choi Kwang Do has its 30th Anniversary in Atlanta and fundraising plans have begun to send the first ever team from NZ. With over 43 classes a week including age specific classes for preschool, primary, high school and adults plus fitness kickboxing and yoga classes drop in to see the friendly team in Browns Bay or jump across to www.baysmartialarts.co.nz to check out their online joining special.
Staying brave
Cam Calkoen is an inspirational speaker who is bending perceptions to inspire change and an attitude of awesomeness through simple, lasting human truths. Passionate about the Shore, this column reflects the awesomeness that surrounds us and the potential we all have to achieve a personal best.
Life is one awesome journey and on it we can come across people who question why they do what they do. Many of these people have the potential to be or are already leaders, trail blazers and there's a reason they find themselves in this place, it's because it's not easy to take on what has not done before. Sometimes there’s misunderstanding or feelings of loneliness and doubt, that the journey is not what was imagined, but these are nothing new and for the people who achieve great things and the world has a way of making way for those who know where they’re going. I often hit points in my life that are no where in line with what I have imagined, and in these times I remember stories of great individuals to find the strength to keep going. The business leader who traveled the world for 30 minute meeting that did go to plan, but he kept going back till it did. The athletes who fall one day and won the next. The iconic people of the world who will be long remembered for their positive contribution, people of whom we don’t forget the adversity they’ve had to rise above. As a New Zealand Speaker with an international dream of speaking on the worlds biggest platforms I remembered stories like this when I was in the USA putting on my own speaking events and seeing only a few people turn up, but the small turn-out didn't mean I'd failed I just had to re-position myself in a way that got people in the door. Digging deep to find out how to make a career in the USA isn’t just about making it there, it’s about making it in the world. I’ve learnt that when we step into the unknown we learn things fast, to survive we have to embrace those learning’s and leverage the experience. Leveraging the positives is how I got invited to speak in front of 900 people at a conference in Canada and now be speaking all over this world. If there's one thing we can hope to keep hold of staying ‘brave’ is it. Sounds simple but to often people see a setback as a failure and so they don't do it again. Staying brave when things do not turn out as planned allows us to see opportunities and create an awesome life.

Browns Bay Real Estate: with Angela Johnson
How Hot is your Property this Winter?
With winter now in full swing, there seems to be no let up for the growing demand for houses nationwide!
The average days to sell your house in Auckland is currently 30 days compared to nationally 31 days and it seems that Auckland remains steady during these winter months. The question on everyone’s lips is just how high can it go? Will the bubble burst or is there no bubble? Some argue that foreign buyers competing for properties are pushing the housing prices up and others say when compared to the rest of the world, New Zealand’s real estate is cheap by comparison. With elections looming next year the question is… Is New Zealand becoming too bitterly divided in opinions when it comes to New Zealand’s Property or are we just seeing the tip of the iceberg? The Real Estate Institute of New Zealand (REINZ) spokesperson Bryan Thomson says, “Although the onset of winter means that June is generally a quieter month for the real estate market, there has been no let-up in the rate of price increases across the country, with five regions recording new record median prices. According to the REINZ the new Median price in Auckland is now reaching $821,000 - up from $755,000;that is an increase of 8.7% when compared to this time last year, and Auckland is still representing the majority of transactions “sold by Auction” nationally with 62% this is asignificant drop from this time last year, which was 76% in June 2015. So what’s new in real estate? The Reserve Bank released a consultation paper on the 19th of July, proposing changes to loan-to-value restrictions (LVRs) to
further mitigate risks to financial stability arising from the current boom in house prices. The proposed new restrictions will take effect on 1st of September 2016 and simplify the LVR policy by removing the current distinction between lending in Auckland and the rest of the country. Under the proposed new restrictions: • No more than 5 percent of bank lending to residential property investors across New Zealand would be permitted with an LVR of greater than 60 percent (i.e. a deposit of less than 40 percent). • No more than 10 percent of lending to owner-occupiers across New Zealand would be permitted with an LVR of greater than 80 percent (i.e. a deposit of less than 20 percent). • Loans that are exempt from the existing LVR restrictions, including loans to construct new dwellings, would continue to be exempt. The banking system is heavily exposed to the property market, with residential mortgages making up 55 percent of banking system assets. Investor lending has been increasing rapidly and is a significant contributing factor to the current market strength. The proposed restrictions recognise the higher risks associated with such lending,” Governor Graeme Wheeler said. Are you thinking of selling your home?
