Metroglass, Highbrook

Metroglass, Highbrook, Auckland Best in Class in the myTrends Industrial Property Award category in the 2015 Property Council, Rider Levett Bucknall Property Industry Awards. A team from MSC undertook the structural design and documentation for the impressive new glass production plant for Metro Performance Glass at Highbrook in Auckland. The project for Goodman Property Trust included a 15,000m2 warehouse, a 1,500m2 office complex, and a 300m2 suspended concrete plant room floor which supports 20 tonnes of glass blowers hung from portal frames.

Corinthian Drive, Albany

Corinthian Drive, Albany, Auckland MSC’s team are as skilled in providing expertise for smaller projects as they are for large-scale industrial or multi-level office developments. This two-level development by KEA Property Group provided warehouse/showroom spaces for small to medium businesses. MSC undertook the structural design for this complex which incorporated pre-cast concrete tilt slab walls for security and fire-rating as well as a suspended mezzanine floor in each unit for office space.

Sistema

Overall Supreme Award winner, Best in Category and Excellence in the Industrial category of the New Zealand Property Council Industry Awards 2017. Leading construction firm Haydn & Rollett engaged MSC to undertake structural engineering for Sistema Plastics’ state-of-the-art manufacturing and distribution facility in Mangere, Auckland. This $55 million building is one of the largest manufacturing plants in the southern hemisphere. The Sistema warehouse covers 51,000m2 (the equivalent of six rugby fields – 300m long and 170m wide), and used 1,860 tonnes of steel in its construction. MSC's design allowed for unimpeded floor space to enable maximum flexibility and ensure 24/7 production, regardless of any layout changes.

Coca-Cola Amatil, Auckland Airport

Coca-Cola Amatil, Auckland Airport When Auckland International Airport set about creating a new facility for Coca-Cola Amatil at The Landing Business Park, it was MSC who undertook the structural and civil engineering design and documentation. The impressive project comprises a 10,800m2 warehouse and manufacturing space plus 470m2 two-storey office accommodation.

Agility Logistics, Auckland Airport MSC also provided the structural and civil engineering design and documentation for a new warehouse and office facility for Agility Logistics at Auckland Airport. The custom-designed complex allowed Agility Logistics to move to “freight central” in the airport precinct. The large 4,000m2 warehouse structure incorporates tapered flange portal frames at 11.5m centres clear – spanning 57m.

National Category Winner in the Industrial Category at the NZ Commercial Project Awards

In the structural design for Mercury Energy’s new head office in Newmarket, MSC had to consider structural systems to support adjacent buildings and public roads during the construction of the 2-level basement carparks.

A massive new freight terminal for Mainfreight in Christchurch presented some unique challenges for MSC as they undertook civil and structural design work for the 34,000m2 project. Key considerations were the staged nature of the development, as well as earthquake compliance and safety.

The building comprises two 5-level buildings on a common podium with 2 levels of basement carparking. An interesting design challenge was the structural design of the 9m wide glazed full height atrium with interconnecting walkways between the two buildings. There is also a large “grandstand” across the atrium with bleacher seating between levels 3 and 4.

The large floor area had to offer uninterrupted access for freight trains, as well as the loading and unloading of large volumes of freight. The steel roof purlins and roof cladding were therefore supported from the concrete panel walls.

MSC’s design solution needed to take into account the complex interaction of the towers and linking structures in the event of an earthquake.

Canterbury Rugby Football Union As the Christchurch rebuild continued, MSC worked on one of the signature sports developments: the new office building and high-performance facilities for the Canterbury Rugby Football Union. In designing the single-level high performance facility, MSC used an existing portal frame structure provided as temporary premises after the earthquakes. The new two-storey 1,200m2 office building houses the Canterbury Rugby Football Union administration. The two buildings sit adjacent to each other at 900 linked by a full height atrium with staircase.

AA Insurance, CBD

Manson’s TCLM entrusted MSC to undertake structural and civil documentation for a new head office for AA Insurance in Freemans Bay, Auckland. Design challenges were to temporarily support adjacent buildings for two levels of basement car parking on this narrow site. The six levels of office have a striking façade that is a highly visible landmark in the surrounding area.

155 Fanshawe Street, CBD Mansons TCLM appointed MSC as the structural and civil engineers for this new office building in Fanshawe Street comprising seven levels of office space plus ground floor retail and two levels of basement carparking. MSC worked with Mansons to obtain the resource consent and document civil works for construction. They were also involved in the complete structural design of the building including temporary works design for basement excavation, crane foundations and retaining walls.

Winner of the Supreme Award in the Property Council New Zealand Rider Levett Bucknall Property Industry Awards 2016; Best in Category in the Hays Commercial Office Property Award. MSC provided civil and structural engineering for this high profile project, from site works to structural design and fitout, which included the design of equipment support on the roof plant platform. The five-level, 20,000m2 office complex is split into two separate buildings, connected in a full height (20m) atrium by stairs and bridges. The two buildings sit above a full width podium, with two levels of carparking beneath. Excavation for the carparks required a temporary concrete piled wall around the perimeter, with temporary ground anchors.

Youi Central Park Building

Youi Central Park Building Goodman Property Trust called in MSC as it commenced development of its Central Park property in Auckland. The flagship five-level Youi office complex boasts 5,000m2 office space on four levels with underground parking and retail on the ground floor. With lead tenant Youi actively involved, the building was designed with open floor plates to encourage mobile working and collaboration. It incorporated extensive pre-cast wall panels coupled with curtain wall glazing systems, enabling construction and complete fitout to take place to a tight 12-month time frame. The building was a silver winner at the 2016 New Zealand Commercial Project Awards.


St George Corporate Centre

St George Corporate Centre, Parnell, Auckland St George Corporate Centre is the Auckland home of Xero – a high-quality 10,000m2 office development with four levels of office/retail accommodation and two basement carpark levels. An angled glass-roofed atrium extends the full five levels from the front entrance. MSC undertook the civil and structural engineering design for the development, which has a three-storey high retaining wall at the back of the steeply sloping site. Design had to be flexible until the old Orakei main sewer running under the property (for which there was no documentation giving exact location) was located during early construction. MSC was also contracted by tenant Xero for the engineering design of a retrofitted stairway between the two levels it occupies.

St George Corporate Centre Euroclass

Euroclass, Onehunga, Auckland When design and build specialist Euroclass built its new head office in Onehunga, Auckland, the MSC team undertook the structural and civil engineering for the building that consisted of four suspended levels over a one-level basement carpark. The structure, with 2000m2 of office space, is of reinforced concrete construction. The basement is surrounded by precast panels with slab on grade.

The fitout design for BP included retrospective design of a six metre diameter spiral staircase cut into the floor plate to connect the two levels to be occupied by BP. MSC checked the seismic implications for the building as a whole and then designed structural steel members to support the floor around the striking staircase. Supporting beams were cut and re-welded inside the building, as access was limited. The structural steel staircase was designed to be hung from the new strengthened beams so the floor below did not take all the additional weight. Industrial strength stainless steel rods act as both a structural and aesthetic element of the staircase.

MSC undertook structural engineering work on two new three-storey office buildings at the entrance to Goodman Property’s Highbrook Business Park. Building 5 is a 3,828m2 concrete-framed and shear wall building, while Building 6, with floor plates of approximately 1,000m2, is steel framed with concrete shear walls. The different construction methods were determined as the most economical for the different plan layouts. Poor ground conditions necessitated 18 metre deep piles for the buildings and the adjacent carpark. 3-D modelling of all aspects of the construction ensured alignment between architectural, structural and mechanical requirements prior to construction commencing.


HOTELS Haka Hotel, K’ Road, Auckland The MSC team undertook the structural design of the Haka Hotel Apartments, an 11-storey complex on Auckland’s busy Karangahape Road. The project has a total floor area of 3,300m2, with 53 one-bed and 10 two-bed apartments. The building sits immediately alongside and above Auckland’s southern motorway. With the motorway retaining wall ground anchors and tunnel situated within the site, the design had a complicated foundation system of deep transfer beams and piles extending 12-20 metres below the ground floor.

Adina Hotel Best in Category and Excellence Award winner in the Tourism and Leisure category of the New Zealand Property Council Industry Awards 2017 MSC carried out all structural design and documentation for the 30,000m2 QuBA apartment complex in central Auckland, which included an eightstorey carpark and a nine-storey apartment building. In 2016, MSC assisted Russell Property Group in converting the complex to the Adina Apartment Hotel. Believed to be only the second time this technology was used in New Zealand, the foundations to the western boundary are founded on a secant pile wall, utilising reinforced bored piles embedded between unreinforced soft piles with Bentonite.


RETAIL

Bunnings, Whakatane

Bunnings MSC has developed a strong working relationship with leading bulk-retailer Bunnings since being first engaged to provide expertise on a new store at The Hub in Whakatane back in 2005. The Bunnings developments have ranged from single storey stores to two level developments with underground carparks. The scope of work for MSC on these large Bunnings stores covers pre-planning for projects, through the resource consent process and documentation to the final design and successful project completion.

Takanini Village

Takanini Village, Auckland Stage 1: Winner of the Retail Property Award at the 2015 Property Industry Awards, sponsored by Rider Levett Bucknall and the Property Council of NZ. MSC provided civil and structural engineering design services for the site works and buildings at the 5.4 hectare Takanini Village mixed-use development in this fast-growing area of Auckland. Their expertise in the project included the flexibility of floor plates to structural integrity, resource consent, building material selection, carpark and environmental engineering. MSC is proud to continue its involvement in stage 2 of this development that started in 2017.


Z Service Stations

Z Service Station, Great North Road

MSC has been providing structural and civil engineering services to Z Energy (formerly Shell) for more than two decades. This involves MSC’s civil team undertaking due diligence on proposed new sites and for development of existing sites. Resource consent reports are provided ahead of civil and structural design for the high profile Z stations’ shops and canopies. The scope for Z also includes the design of infrastructural elements such as pavements, stormwater, drainage and sanitary sewers.

KFC

KFC MSC has been the structural engineer of choice for Restaurant Brands, owners of the KFC chain in New Zealand, for more than 25 years, acting as design engineers for alterations to existing stores and the construction of new stores. All projects have been completed to a very tight documentation and construction programme.


Medowbank Village

SENIOR LIVING MSC has partnered with Oceania Healthcare on a number of projects over a 15-year timeframe.

Meadowbank Village, Auckland Oceania Living entrusted the MSC team as civil and structural engineers for the staged redevelopment of its Meadowbank retirement village as the company transformed its existing aged care premises into a modern senior living facility. The impressive complex was redeveloped in three stages over several years and involved five blocks, with a range of luxury, senior living and assisted living apartments, basement parking and a central community building.

The Bayview Care, Tauranga MSC’s civil team developed a complex master plan for the redevelopment of Oceania’s existing Melrose Retirement Village in Tauranga. The plan needed to take into consideration the impacts of future development on public infrastructure capacity; the solution enabled Oceania to obtain resource consent for a development taking place over six stages.

Aria Bay, Browns Bay, Auckland MSC worked with Arvida Group, a major retirement living provider, as it redeveloped and extended its Aria Bay Retirement Village on Auckland's North Shore. Arvida had purchased a property adjacent to its existing Aria Bay facility on which to build two new luxury independent living apartment blocks. MSC undertook civil engineering design, structural design and on-site observation and supervision for this project, which was successfully completed in 2018.


Lady Allum Retirement Village, Milford, Auckland As part of the expert team, MSC worked alongside architects Chow:Hill as Oceania Living set about redeveloping the popular Lady Allum Retirement Village in Milford on Auckland’s North Shore. They reported on the infrastructural capacity required for the development and undertook 3-D modelling to establish the extent of earthworks and the requirement for the retaining walls. MSC was also involved with the structural engineering design at Lady Allum for apartment blocks, villas, communal areas and care facilities over the 15-year period of the redevelopment.

The Sands Rest Home & Village, Browns Bay, Auckland MSC’s civil team assisted Oceania Living with transforming an older rest home into a premium modern senior living facility, with independent living in two or three-bedroom apartments. This project also included spacious care suites for rest home and hospital level care. MSC’s scope included working on infrastructural assessment and resource consenting for the multilevel architecturally-designed buildings, as well as the civil engineering design for the siteworks, drainage and flood protection.

CIVIL MSC cover all aspects of civil development works from due diligence and feasibility studies through to design, project monitoring and compliance. Their ability to monitor as well as design projects ensures that clients benefit from any changes or cost savings to be made as a project develops. The team’s experience encompasses diverse projects across New Zealand, from small private developers through to developments by multinational organisations, encompassing multi-lot commercial and residential subdivisions and major infrastructure projects.

MSC’s civil team have an in-depth understanding of local and regional council processes and their expectations of documentation required, whether for consent applications or for expert evidence to support these. MSC is experienced in presenting on clients’ behalf at council or court hearings with a good understanding of NZS 3910: 2013 and can undertake construction supervision of project works as well as an Engineer to Contract role if required. In short, the professional experience and versatility of the team provide innovative, cost-effective and best practical design and expertise across all stages of a broad range of projects.

SITE DEVELOPMENT/ SUBDIVISION MSC is aware of the importance of designing and planning siteworks for any successful development. They have extensive experience in designing and monitoring the construction of roading, pavements, earthworks, drainage, water supply and retaining walls for commercial developments and public infrastructure projects. Recent projects for which MSC has been responsible have included land use and subdivision applications, feasibility studies, reports and resource consenting, as well as civil design for new roading, drainage and wastewater services and stormwater mitigation measures. INFRASTRUCTURE Closely aligned with their work on site development and subdivision is MSC's expertise in designing and monitoring construction of infrastructure works. MSC has a reputation, built over many years, for successfully planning and designing quality, affordable amenities that are completed on time and within budget: projects including roads, bridges, roundabouts, intersection layouts, as well as wastewater and stormwater systems. They have successfully been integral to the development of much of the roading and infrastructure as Hobsonville Point has been developed, as well as the redesign of major intersections, and the concept design and detailed design for the upgrade of urban town centre streetscapes.

RESOURCE CONSENT / FEASIBILITY / MASTER PLANNING One of MSC’s strengths is its ability to assist clients from conception of a project through to completion. Early engagement with the client enables MSC’s team to assist in due diligence to assess the feasibility of the planned development, consider any risks and project constraints from an engineering perspective, and incorporate into the costings any elements that may be required because of ground conditions or infrastructural needs. In undertaking master planning and feasibility studies, MSC works closely with a larger team including the architect, planners and landscape architects among others, to consider how any proposed development may impact on public infrastructure capacity and how the proposed development can be designed to mitigate any effects.

EDUCATION

Whangarei Girls’ High School, Northland MSC carried out civil and structural engineering design for the new $4.5m, 1,040m2 arts and commerce classroom block at Whangarei Girls’ High School. The building used exposed precast concrete panel construction for the walls and floor and required a large roof span to allow for the open-plan layout. MSC also undertook observation of construction as the impressive building was successfully completed over a tight 12-month timeframe.

Childcare Centre, Hobsonville Road, Auckland

Childcare Centre

MSC was involved in structural and civil design for a Kea Property Group development in Hobsonville that included a state-of-the-art, purpose-built childcare centre. The structural design for the childcare centre needed to incorporate load bearing walls and roof trusses that allowed for future internal reconfiguration as the centre’s needs change.

Northland College, Kaikohe MSC undertook the structural and civil design for the complete rebuild of Northland College at Kaikohe. The use of structural steel portal frames and operable walls allows for flexible use of the spaces. MSC provided the expertise for this modern facility that has a total of 21 interconnected spaces, including a whare which doubles as a hall for formal or community gatherings or can be split into discrete learning spaces.

Holiday House, Flatpoint Beach, Wairarapa

Freemans Bay Renovation, Auckland The structural engineering design for this central Auckland renovation included a full-length basement. The 2.5m high retaining walls were an essential first step towards transforming the run-down single-storey villa into a modern two-storey open plan family home with expansive spaces and dramatic views over the city and Auckland harbour.

This holiday house is located on the Wairarapa coast. The main bedroom wing is situated towards the back and is sheltered by sand dunes. The guest room on the upper floor is lined with decking boards, which doubles as an enclosed deck. On the ground floor, the living room wing opens up to reveal stunning beach and ocean views. Structural engineering services for this project included the design of foundations and beams, as well as lateral earthquake and wind bracing.

The MSC team undertook structural engineering design and construction observation for this large private residence that was built in rural Coatesville, north of Auckland. Requirements were large glass areas, expansive open living and bedroom spaces and uninterrupted views over the impressive pool. Responding to this brief, they designed large concrete columns and roof-supporting beams. A further challenge was a steep unstable slope to one side of the site that required the design of deep foundations. The on-site supervision during construction delivered considerable cost savings as regular site assessments demonstrated it was possible to reduce the number of piles needed.

MSC was contracted for the structural engineering design in the redevelopment of an existing two-storey weatherboard house in this east Auckland suburb. Working around the constraints of retaining the existing external walls, the design ensured the stability of the remaining structure while a basement was excavated to create a third level, and all internal walls were removed. The new design required a complete change to the layout of the house, with new load-bearing walls and beams, and new flooring throughout.


Brickworks Apartments

Great North Road, Waterview

APARTMENTS Brickworks Apartments, Hobsonville Point, Auckland MSC played an important role in this project, the first apartment complex built at the impressive Hobsonville Point residential development north-west of Auckland. The four Brickworks buildings at Hobsonville Point have 60 apartments complemented by ground-floor retail in two of the buildings. Brick cladding, along with a concrete reinforced structure, made the buildings relatively heavy. The weight and subsoil conditions meant that pile supports were uneconomic. To meet geo-technical requirements the team proposed raft slab foundations with compacted hardfill, and a minimum depth of 500mm reinforced concrete foundation/slab raft over.

Waikumete Road

Great North Road, Waterview, Auckland Latham Construction engaged MSC to undertake structural engineering work on an eight-block complex developed by Housing New Zealand and development partners Ngāi Tai ki Tāmaki and Housing for Social Benefits. The $54m development is built of concrete precast panels with steel floor beams and concrete flooring, and incorporates 121 housing units.

Waikumete Road, Glen Eden, Auckland The Ted Manson Foundation engaged MSC's team for this major community housing project incorporated the design of two towers, set at a 35° angle with nine storeys of apartments each, as well as three levels of parking below. Challenges for the engineers involved ensuring earthquake stability of the two buildings offset from each other and the complex structural design of carparking.
