Latest news New homes, restaurants and retail in the heart of Brixton Muse Developments has started work on the delivery of new homes and restaurant / retail units in central Brixton, as part of the £150 million ‘Your New Town Hall’ project which is being delivered in partnership with the London Borough of Lambeth. National developer and urban regeneration specialist, Muse, will deliver 120 new homes in total, 40% of which are affordable, along with new restaurant and retail accommodation located just a few minutes’ walk from Brixton (Victoria Line) underground station. The restoration of the locally-listed Ivor House will provide 26 private apartments and 11,400 sq ft of ground floor and basement restaurant / retail space fronting Acre Lane. The building will be fully refurbished, enhancing its unique features and ensuring its long term use. Hambrook House has been demolished and will make way for a new building providing 48 affordable and 46 private apartments and one 1,800 sq ft retail / café unit fronting Brixton Hill and the entrance to the new Civic Centre. Notting Hill Housing, one of London’s leading housing associations will own and

manage the affordable units. These units will be available as 34 social rented units and 14 shared ownership. James Stockdale, senior development manager at Muse Developments, said: “We’re delighted to be starting work on the next stage of the Your New Town Hall project. To be able to provide 120 new homes of which 40% will be affordable units alongside new restaurant and retail units in the heart of Brixton is very exciting. “This is in addition to the first phase which includes refurbishing the iconic Grade II listed Town hall and creating a new civic office, which are both making good progress on site. Together with the new phase, it will transform the area around the town hall into a vibrant community with exciting new places to live and leisure spaces.”

The two mixed-use developments are due to be completed in September 2018.

Construction work commenced at the site in January, with a number of members from ECf – a joint venture between Muse Developments, Legal & General and the Homes & Communities Agency – as well as local councillors, marking the occasion with an official sod-cutting ceremony. Carpino Place is named after Archbishop Francesco Carpino who, in 1966 along with the then mayor of Salford, laid the foundation stone of The Stella Maris Seaman’s Mission, which previously occupied the site.

Salford city mayor Paul Dennett said: “Salford is growing at a rapid rate. The city is being transformed with desperately needed new homes for the community and the construction of them is creating jobs for local people. First look at Salford’s Carpino Place townhouses Plans for an upcoming scheme of townhouses in Salford have been brought to life with the release of new artist impressions. Carpino Place, a high-spec development of 22 threestorey townhouses, forms the most recent stage in the Salford Central regeneration scheme being delivered by English Cities Fund (ECf), The multimillionpound scheme, which

will be located on Oldfield Road off Chapel Street, follows on from the success of Timekeepers Square – a Georgian-style development, which sold out in September 2016 after just seven months – as well as the 97home Vimto Gardens project, which went on the market in 2014. An internal courtyard at the development will house parking spaces for each of the 22 homes, one of which will have four bedrooms, while the rest will have three. Other notable features include private rear gardens, rooftop terraces and patio areas. The project will also incorporate the restoration of the historic cobbled Wroe Street and South William Street.

The homes at Carpino Place, which were designed by Buttress Architects and are being built by John Turner Construction, are expected to go on sale in spring 2017. Phil added: “It’s not often that you find such high-quality three and four-bedroom townhouses so close to the city centre, so we don’t expect it’ll take long for the homes to get snapped up. As such, we’d encourage prospective homeowners to register their interest as soon as possible so they don’t miss out!”

The scheme, which is being delivered by ECf in conjunction with Salford City Council, has been designed to complement the surrounding area, enhancing the existing streetscape and strengthening the urban setting of Oldfield Road. Phil Mayall, development director at ECf, said: “We’re thrilled to share the ‘first look’ at Carpino Place and look forward to hearing the response from house hunters. We’re sure that, along with the hugely successful Vimto Gardens and Timekeepers Square projects, Carpino Place will really add to the thriving community that’s already beginning to develop in the area.”

The schemes beat off stiff competition to make the regional finals of these prestigious awards, which showcase the most inspirational initiatives and development in land, property, construction and the environment. Shortlisted in the North West Commercial category is English City Fund (ECf)’s One New Bailey, a 125,000 sq ft, Grade A, BREEAM Excellent office development. It is part of the wider Salford Central regeneration scheme being delivered by ECf, which is a joint venture between Muse, the Homes and Communities Agency and Legal and General Property, in partnership with Salford Council. The first phase of Wapping Wharf, a partnership project with Umberslade, has been shortlisted in the South West Residential category. Wapping Wharf is the final piece of the jigsaw that will complete the regeneration of Bristol’s famous floating harbour and has created high quality homes, as well as a strong focus on independent retail, providing a real sense of place and community. In the North East, library and digital media centre, The Word, has been shortlisted in an impressive three categories - Community Benefit, Tourism and Leisure and Design Though Innovation. The iconic building is the first phase of South Tyneside Council and Muse’s £100m South Shields 365 regeneration masterplan to transform the town centre.

Fusion Hive, a flagship Innovation Centre at Northshore in Stockton-on Tees, has been shortlisted for the North East Commercial category. Muse has worked with Stockton on Tees Borough Council and Teesside University to develop this efficient, flexible and inspiring new office accommodation for emerging digital and technology sector companies.

Project Description

This is a substantial mixed-use development in the Smithfield area of Manchester at the northern end of Shudehill. Before Muse entered into a development agreement with Manchester City Council, this part of the city was widely regarded as a ‘no go’ area. Today, an architectural blend of old and new, enhanced by using different architects for each of the phases of the scheme, has helped the neighbourhood develop a personality very much its own. The award winning first phase comprised the refurbishment of the former historic fishmarket walls and the regeneration of a Grade One listed building to create a large public courtyard framed by new and old buildings. It was completed in 2003. Phase 2 completed in 2004 and includes retail and Class A2 space as well as affordable housing (delivered through Riverside Housing).

Smithfield, Mcr The third phase, Icon 25 (a residential element with 75 integrated car parking spaces) was completed in 2006, bringing to completion some 300,000 sq ft of residential and commercial space. Two hotels - a 230 bedroom Crowne Plaza (2008) and a 192 bedroom Holiday Inn Express (2011) – formed the fourth and fifth phases respectively. The sixth phase, One Smithfield Square, delivered new apartments and commercial space, while the final phase (completed in 2016) involved the refurbishment of the listed ‘Mackie Mayor’ building as a second venue for Market Operations - bringing a range of independent food operators into the city centre.
