Chevron Island has only three active new apartment high-rise projects being marketed - highlighting the lack of supply on the island. There are 28 active projects in the Chevron Island Catchment area. Active projects are either in the presales or construction stages, indicating a growing demand in the area. Throughout the Gold Coast, there are 14 projects launching in the next quarter, four of which are in the catchment area.

Analysis of apartment sales transactions priced at $1 million and over during the past 10 years demonstrates that sales have been steadily increasing, in particular over the past six years. Recent peak periods for apartment sale transactions with price points greater than $1 million have been in 2017 and 2018, with 468 and 469 transactions respectively.

In the past five years, 22 high-rise projects have been built in the Gold Coast, seven of which were in the Chevron Island Catchment. NEW APARTMENT MARKET As of June 2019

COST OF UPGRADING AN APARTMENT FINISHES SCHEME

The approximate cost of upgrading a scheme is around $12,000, subject to size.

FLOORBOARDS TO BEDROOMS IN LIEU OF CARPETS

To upgrade carpet to timber floorboards to one bedroom will cost approximately an additional $1,500 depending on size. To upgrade two bedrooms from carpet to timber flooring will cost approximately an additional $3,000 depending on size.

UPGRADING THE BUILT-IN BATHS TO FREE STANDING BATHS

The price increase for a free-standing bath in lieu of a built-in bath will be $2,500/bath with fixtures and fittings to remain the same. If also wanting a floor mounted spout price increase will be $3,500/bath.

BLINDS - COST

There are two options (i) a Standard Fabric option and (ii) a Premium Fabric option. For each apartment there would be: • Double roller blinds (block out & sheers) to bedrooms only. • Single sheer roller blinds to all living areas. Cost will obviously vary depending on the size of the apartment, the number of windows to be covered and the fabric option chosen. Indicative cost for a small apartment using the Standard Fabric option start at about $2,000 and go up to about $4,500 for a large apartment. Using the Premium Fabric option carries an increased cost premium of about an additional 75%.

DETAILS OF GLASS TO BALUSTRADE

The aluminium skinned balustrade profile reflects the prominent exterior look of the building as it traverses around the perimeter it undulates between solid and glazed portions. Where predominantly solid, the top portion has a glazed strip of 250mm in height over which then gradually increases to a predominantly glazed portion and then back to a predominantly solid portion and so on. Height of the balcony balustrade is approximately 1100mm.

HOT WATER SERVICE

Hot water will be a serviced centralised hot water system located on the roof with individual metering to each user.
