RENTAL FEE: The rental fee is for the facility only with events beginning no earlier than 6:00 pm Monday through Saturday. Sundays are available from 10:00 am to 10:00 pm. The fee covers eight hours of time from setup to breakdown and exit. If additional time is required it is billed at $350 per hour. Setup can begin after 4:00 pm, Monday through Saturday. Setup time on Sunday is variable. Deposit is non-refundable. Balance is due 7 days prior to the event. SECURITY There are times when security is required. This is decided on a case by case basis. Cost for security is $225 per event. Event Planner/Caterer must provide security for events over 200 people. COAT CHECK PRIMITIVE will provide coat racks and hangers for up to 350 coats at no charge. We do not provide claim tickets or staff for the coat check. If a coat check is set up, PRIMITIVE will not be held liable for any checked items.

RENTAL AGREEMENT INSURANCE & LICENSES The caterer must submit a valid Certificate of Insurance in the amount of $1,000,000, indemnifying PRIMITIVE, INC., and MAGIC PARTNERSHIP LLC., listing them as additionally insured. The Certificate of Insurance must be submitted at least 24 hours prior to the event. If the Certificate of Insurance is not submitted prior to the event, PRIMITIVE has the right to cancel the event. The Caterer must also submit a copy of their current Chicago Food Catering License, and if liquor is to be served, a copy of their Liquor License. A copy of these licenses must be on file with PRIMITIVE prior to the event. PRIMITIVE assumes no liability related to food and beverage. DELIVERIES / DOCK Deliveries will be accepted from 9:00 am to 5:00 pm on the day of the event. Deliveries must be made to the loading dock in the rear of the building. Liquor may only be accepted in-person by someone from the Catering staff. The caterer and vendors are responsible for transporting goods from the dock area to the event space. When transporting goods from one floor to another, the freight elevator must be used. The passenger elevator is not to be used for moving goods and equipment. BREAKDOWN The client or caterer is responsible for breaking down all equipment used for the event. All equipment brought in by the client, caterer, or any other vendor must be removed from PRIMITIVE at the conclusion of the event. Rental equipment must be cleared from the showroom floors and can be picked up no later than 12:00 pm the following business day. DECORATION All decoration must be freestanding. Nothing can be attached to any surface in the showrooms. BEVERAGES AND BARS Cash bars and drink coupons are not allowed at PRIMITIVE. All beverage service must cease fifteen minutes prior to the end of the event. If alcoholic beverages are served at the event, only the caterer may serve these beverages. The caterer must provide thermal containers for ice. Bags of ice may not be placed on the floor in any area. KITCHEN AREAS, GENERAL CLEANING & DISPOSAL Cooking must be done in the staging areas provided. All event related refuse must be removed from the site by the caterer at the conclusion of the event. PRIMITIVE does not provide dumpsters for event refuse. Page 2/3

The caterer must sweep and mop all areas used for food and bar setup. Caterer is required to bring an appropriate broom, mop and soap for this purpose. Grease, bar garnishes, and other “hard matter” is not to be put in any sinks, toilets or drains in the building. Smoking is prohibited within 10 feet of the building and dock area. Compliance with these requirements is the responsibility of the event Lessor. Failure to comply will result in an additional cleaning fee of no less than $250. This Rental Agreement must be read and signed by the lessor and caterer and submitted to PRIMITIVE at the time of deposit. This may be faxed to 312-575-9700.
