Welcome to the festive edition of the Beresfords Magazine which is filled with some fantastic offers and opportunities!

2022 has been a year like no other. We have witnessed from afar the tragic events in Eastern Europe, while at home we have seen a significant increase in cost of living. That combination, when paired with the Chancellors Autumn Statement which announced widespread spending cuts and tax rises, has presented a challenging time for many. However, it is certainly not the doomsday scenario that the media have tried to portray – far from it. Good news has come in the form of the government raising the threshold at which Stamp Duty taxation is to be paid from £125,000 to £250,000, for first-time buyers the threshold has been raised from £300,000 to £425,000. While we are seeing the increase in property prices starting to slow, in the two years since the re-opening of the market post Covid-19 in June 2020, average prices have in fact risen by 23%.

On a national level UK house prices have grown 9.5%. At 3.8% UK rental price growth in the year to October is continuing on an upward trajectory. Demand for rental properties remains extremely high and is set to outpace supply in the rental market for the foreseeable future.

In early December, the Government’s long-held ambition to see 300,000 homes built every year was abandoned by housing secretary Michael Gove. This is extremely disappointing news as new home registrations

increased by 33% in Q3 2022 versus Q3 2021. A total of 44,729 new homes were registered, the highest Q3 figure since 2007. Essex however remains an attractive proposition for Developers to build and provide the county with attractive new homes, and this year alone we are extremely proud to have launched 979 units with our developer partners at a total value of £437,527,350 – some of which are just coming to market and you can view within this magazine.

In summary history tells us that if you are thinking about moving, and are in a financial position to do so, you are likely to yield strong returns over the period that you live in your home.

Finally, I would like to thank all the Beresfords team members across our 17 branches spanning Essex and Greater London. BERESFORDS FOUNDATIONWORLD CUP CAMPAIGN 2022

For every goal that England scored during the World Cup we donated £100 to the Beresfords Foundation. The foundation is a charitable fund set up with Essex Community Foundation in 2016 to support some of the less well-known charities in the region. Not only was this a great opportunity to support local charities but it was also a great way to cheer the three lions on. A total of £1,300 has been donated!

BERESFORDS FOUNDATIONSAINT FRANCIS HOSPICE, HAVERING

The Beresfords Foundation announced in August that will be donating £10 to Saint Francis Hospice for every property sale and letting completion throughout our Havering branches (Gidea Park, Upminster, Harold Wood and Hornchurch) for one year until 1st August 2023.

St Francis Hospice supports people with illnesses that can’t be cured or treated. Their aim is that no one is afraid or in pain, and no one dies or grieves alone. We are delighted to share that four months into our campaign we have raised £1,100!

MIND - SKY DIVE

On Thursday 15th September, 12 members of the Beresfords team took part in a tandem sky dive for MIND charity.

MIND believe that no one should have to face a mental health problem alone. They offer support and advice to anyone experiencing a mental health problem and without donations and fundraising activities, MIND would be unable to offer this fantastic service.

The team had a fun packed, adrenaline filled day and together through amazing teamwork they not only supported each other, they managed to raise over £6,000 which is a huge achievement!

SO FAR THIS YEAR BERESFORDS STAFF AND INITIATIVES HAVE RAISED OVER £12,000 FOR CHARITABLE CAUSES.

NICKI IN BOTSWANA

In October our Marketing and New Business Director, Nicki Treffers took part in a 568km bike ride in Botswana over a 5-day period to raise money for Norwood charity.

Norwood makes an invaluable difference to people’s lives. They have a multi-disciplinary team of practitioners and a family of services designed specifically to support vulnerable children and their families, and children with special educational needs.

Long cycling distances along highways travelled by freely roaming elephants, the African Bush, the heat and camping under the stars was a challenge felt on so many different levels and was well rewarded by the experience.

Nicki raised over a staggering £4,600 which is an incredible contribution to help support such an amazing charity.

FOOD AND THOUGHT CAMPAIGN

We are fully committed to helping where we can in tackling food poverty across Essex, and are excited to share news that we will be launching our ‘Food and thought appeal’ in January 2023.

We are asking our staff and the local community to offer food and thought, by donating an item(s) of non-perishable, tinned or dry food to one of our 17 drop off points across our branch network.

We believe that everybody should have access to a nutritional and balanced diet, and that is why throughout 2023 we will be raising awareness and calling on our communities to help us help those that are most in need.
