Welcome to the latest edition of Essex Homes & Style, Beresfords own property and lifestyle magazine. Inside you’ll find an eclectic mix of articles including the latest supercar from Lamborghini, their Huracán EVO, The Skills cookbook from Monica Galetti and Stoke Park Hotel. But before you get engrossed in your search for your perfect property, supercar or dream holiday destination, you may be interested in what is happening in the Essex property market. The ‘B’ word is still dominating the headlines wherever we look but has it dented our appetite for moving home? Well the answer is no. In our last Essex Homes & Style, we reported that there had been a significant increase in first time buyers and that trend is continuing thanks to a very wide range of mortgage products being available, prices stabilising, a wider choice of property on the market and Government initiatives such as Help to Buy being on the table. New homes continue to be in great demand, especially from savvy downsizers recognising the advantages of a home that is both cheap to run and almost maintenance free. All the remaining units in an apartment development in Brentwood were recently sold within a couple of weeks and the number of new homes sold this month could well be at an all time high. Encouragingly those sales are across different areas and types of properties from apartments and smaller homes to large detached family houses. Put simply, people will always want, and in some cases need, to move and as has often been shown in the past, when there is a distraction, in this case Brexit, after a while the British mentality seems to be that we just seem to get on with it. That is certainly the case at the moment with particular property hotspots at present including Chelmsford, Brentwood, Shenfield, Billericay and also our Havering offices where the attraction of Crossrail continues to be a positive factor. But we are also now starting to see signs of increased activity in other areas further out into Essex, particularly rural towns and villages which traditionally see an uplift in the Spring. The local lettings market continues at a pace with high levels of property being let especially near what will shortly be Crossrail stations such as Romford, Gidea Park, Brentwood and Shenfield. In fact, our Brentwood lettings team has had a record number of lets for the last 3 months running. Chelmsford is also extremely popular with young renters attracted by the vibrant City centre and easy rail commute to London. What is very noticeable though is the interest being shown in Essex is not just from those in the other Home Counties or even Europe but the whole world. Of the visitors to our website from outside of the UK, half are also outside Europe with the US being at the head of the queue. Canada and Australia are also in the ‘Top 10’ but the fact that Germany, France and Spain are up there too suggests that despite the Brexit debacle, people there still seem to see the UK as a better bet! I’m sure you will enjoy this edition of Essex Homes & Style. The total raised reached in excess of £3,500, a fantastic amount which has gone on to help countless people in and around the Chelmsford area.

We regularly take part in the Brentwood Nuclear Races, getting muddy to raise money for The British Heart Foundation and support the STEP2IT Havering 5K Run, raising vital funds for First Step, a fantastic charity supporting special needs
