JUly 2017 ISSUE
Welcome...
to the July’s edition of the Life in Brackley magazine, Dry July? It’s worth a try! Summer weekends – the perfect setting for cool cider in the sun, beer at the barbecue, Pimm’s at garden parties – but if your liver is already feeling the strain, we may have the solution! This month, our Aussie friends are busy improving their health whilst raising money for cancer sufferers with Dry July – giving up the booze and getting sponsored for a very good cause, so why not join in with an effort of your own? The benefits of going alcohol-free can be wonderful – clearer skin, more energy and better concentration, no hangovers, weight loss and it’s cheaper, too – so if you can give it up completely and benefit a charity at the same time, it’s a win / win situation! The downside – if you drink to relax and unwind after a stressful day, as well as socially, you will need to find a substitute. Exercise has been proven to release ‘feel good chemicals’ within your body, so can de-stress and make you feel great after a long day, whether it’s at the office or juggling school runs and mountains of laundry – so why not try going for a run or swim, and see how you feel? If you like a drink after work every evening, what’s the best way to ‘go dry’? Giving up anything you have every day is best done slowly, so why not try reducing to drinking just one night in the week, and at the weekend, and then slowly cut drinking out completely. Buy in plenty of diet drinks, so you’re not replacing alcohol with sugar, and have a glass of fruit juice, squash or a fizzy drink – or just plain water – when you would usually open a bottle, so you don’t feel as though you’re missing something! Put the spare change you would have spent on booze, in a charity tin instead, and get friends to add a quid or two, instead of buying you the usual pint or G’n’T in the pub – and soon both you and your chosen charity will feel the benefits.

So, the school holidays are almost upon us, and if you’re keen to book a great family holiday whilst watching the pennies, then this year, there are two golden rules – think UK, and be flexible! Usually, it’s cheaper to jet off on a lastminute package holiday, but with the value of the pound as it currently stands, it’s more economical to have a staycation this summer. Flexibility – the type of holiday and location, and perhaps even the dates you choose, if you can start on a weekday, instead of at the weekend, can all help to keep the costs down. Here are a few top tips to get the best deal for your family, and bag a holiday bargain: 1. Check online for last minute deals – at holiday parks, hotels, in static caravans or holiday cottages. Check

reviews to ensure you’re really getting a bargain, and not a budget option which may be less comfortable and spoil your break. 2. Consider sharing a holiday with family or friends – why not rent a party house or large narrowboat, or even negotiate a deal for booking two camping pitches together – saving each family money and meaning you all have on-site childcare, the kids have others to play with, and you have other adults to share the chores with! 3. Look on the hotel comparison sites – they also offer B&B vacancies, so if you fancy a few nights in the countryside, to go walking or just relax and explore the area, family rooms can be great value midweek, particularly if you’re booking just a couple of weeks in advance. 4. Use supermarket vouchers to swap for discounted theme park tickets, or

restaurant deals – to make the holiday much more fun but affordably so 5. Try self-catering – many cottage companies offer midweek mini-breaks at very reasonable rates, and may throw in free hot-tub hire or luxurious Welcome Hampers as a bonus – they like to reach occupancy targets, so you can really benefit and enjoy a little bit of luxury, if you’re looking at a very lastminute opportunity. Whatever you choose, be sure to do your research in advance, check the terms and conditions carefully before signing on the line, and make sure you know what will happen if you needed to cancel – many companies offer a lowcost insurance for this, so you’re not out of pocket. With everything organised, all you need is some good old British weather, and to relax and enjoy!

Considerations for Landlords Letting Residential Properties Becoming a professional landlord is synonymous with starting any other business. Therefore, it is important for landlords to keep up to date with legislation which affects residential lettings. Landlords should always consider some important issues in order to avoid common pitfalls of bad tenancy agreements. The Terms of the Tenancy Although this is not a legal requirement, having a formal signed tenancy agreement in place is strongly advised. This agreement clearly sets out the rights and obligations of both the landlord and the tenant.
Checks on the Tenant Some tenants supply fraudulent information on a tenancy agreement, so as a protective measure, landlords should take up references and/or thorough checks on the tenant to ensure their legitimacy. These checks include certified identification documents, proof of residency and copies of payslips. Protecting the Deposit Since 6 April 2007, landlords who rent properties under an assured shorthold tenancy must protect any deposit received and provide information about the

chosen scheme to the tenant within 30 days of receiving the same. Failure to send this information will result in sanctions being placed on the Landlord. An EPC, Gas Safety Certificate and “How to Rent Guide must also be given to the Tenant at the start of the Tenancy.
Act Proactively when Problems Arise Landlords need to act proactively if a tenant fails to comply with the tenancy so that the correct notice is served as a precursor to issuing possession proceedings.

Plan ahead to avoid th
For children, the countdown to the long summer break begins in earnest, with plans for seaside holidays, long lazy days in the park or splashy fun in the paddling pool…… For parents, who have to work all summer long, it’s not so easy. Juggling a job, children and playschemes or childcare when the schools are closed for six weeks isn’t a piece of cake, but with a few ideas below, it may just get a little less stressful! • Get together with their friends’ parents before school’s out. Plan a rota that works around your days off, interests and strengths, and child-share. No money’s involved, children can play with their favourite friends and do fun new activities – growing vegetables, stencilling, creating with salt dough, woodwork or calligraphy, for example. As good as a playscheme, but free! • Look for activity days at your local leisure centre, riding school or tennis club. These are great value, staff are qualified to instruct and care for kids, and they are out in the fresh air, enjoying sports and

gaining confidence. They get booked up quickly, though – so call today to book your place. • Older siblings, cousins or teenage neighbours may like to earn a few pounds babysitting – but make sure they’re sensible and mature enough to cope. It’s a big responsibility, caring for younger children, and basic First Aid training is a must. Your local college, Red Cross or St John’s Ambulance offer one day courses, covering the essentials, and you’ll feel much more secure leaving your children even for a couple of hours, if they’ve had the training. • Grandparents are great! For childcare with a smile, grandparents who have retired enjoy seeing the children and kids get spoiled rotten and have a lovely time. If ground rules are different at Granny’s, have a chat beforehand about the issues that really matter to you, to avoid conflict over the summer. Discipline and technology were both different ‘in their day’, so make sure you agree on these, and then the summer will be a breeze!

Wildlife in July
We all love the summer – and a heatwave would be lovely, but whilst we’re enjoying a cold drink or ice cream to cool off, think about the wildlife in your garden, and how they’re coping with prolonged hot weather. At the lower end of the food chain, insects need plants to be thriving and flowering, in order to obtain food – so having a rainwater barrel attached to your guttering downspout, to collect water which would otherwise go down the drain, can enable you to water your plants free of charge, and keep the garden looking lovely as well as looking after the smallest creatures. Amphibians, such as toads, will look for anywhere cooler and damp in the heat of the day, so large stones with spaces for them to crawl underneath are perfect. Birds now have fully fledged young, which means many more mouths to feed – and whilst nature is fabulous at supplying seeds and insects in the summer months, it’s still important to keep the bird feeders topped up and make sure
there’s fresh water available – some to drink, and a shallow pan out of the reach of cats, for them to bathe in – it’s great fun to watch! Small mammals, such as mice and hedgehogs, can get a lot of their daily moisture requirements from the morning dew on grass, so consider leaving an area of lawn a little longer, to ensure there’s plenty of water available for little creatures. Hedgerows are great for providing habitats for all types of wildlife, and can provide shade for animals on a hot day. Growing shrubs and trees in your garden can also create safe hiding places for shy animals who may prefer to disappear when there are people about. Enjoy caring for and watching your garden wildlife this summer, and now we’re prepared for a heatwave, bring on the sunshine!

GARDENING THIS MONTH
Chris Swallow, Swallow Nursery
JULY IN THE GARDEN
Spring was apparently one of the warmest on record although it didn’t always feel so with plenty of night frosts, particularly in April. It was certainly dry but some good deluges in May have helped redress the balance.
Looking Good
A lovely little shrub which is relatively rare is the genus Parahebe. This small evergreen gem will bloom June to August, covered with the daintiest white flowers showing dark markings. Picture is Parahebe lyallii. Plant in a warm dry spot to show its full advantage. Catmints are in ascendancy now, with their soft grey foliage and blue flower spikes which are irresistible to insects. Tiddles will enjoy the narcotic effect of a roll in the catnip too! Pictured is the heady nepeta Six Hills Giant which was covered in bumble bees when I took the photo. For edging beds, try Walkers Low which is more like 18 inches height and spread.
Kitchen Garden
Time now to sow autumn and winter salads. If the weather does dry up, water will be vital to most crops, so keep at it! Fruit trees, such as plum trees, may produce so much fruit that branches will be weighed down to breaking point this month. Be prepared to support them before its too late!
HAPPY GARDENING!
Prune over
Fine range of great plants
Early flowering shrubs will benefit from dead heading or pruning and shaping as necessary, allowing the plant to form shoots to flower next spring. Repeat flowering roses are best dead headed now too.

5th July - 7.30pm Refreshments are available after the talk. Members free - Visitors ÂŁ3 Excavations at Steane This talk explores the archaeological context of this bronze head of the deified Roman emperor Marcus Aurelius (AD 161-180), which was ploughed up at Steane in 1976. In 2012 field survey revealed traces of a prehistoric and Roman settlement enclosed by a ditch. Preliminary excavations near the find spot of the head in 2013 exposed the foundations of a long, stone building resembling a barn, open on one long side and with no surviving traces of a roof or floor. Two two large pewter serving dishes dated to AD 375-400 were also found. 36
