What should I look for in a conveyancer? Buying or selling a property can be a stressful process, but there are some easy steps you can take to help to make the conveyancing process as smooth and as calm as possible.
Reputation and client satisfaction Take time to research your solicitor or conveyancer. Recommendations by professionals, friends or family are a good starting point. Visit the solicitor’s website and if they have client testimonials, have a read through. Some firms have profiles, photos and contact details of their conveyancers, so you can be reassured who you will be dealing with. Law firms may also be accredited with The Law Society’s Conveyancing Quality Scheme (CQS), providing evidence of a recognised quality standard.
Transparent costs As with most services, you will probably want to get 2 or 3 quotes for your conveyancing work. Make sure you are comparing like-for-like quotes, that you see a breakdown of the fees and that these are transparent and fixed from the outset.
Regular communication Property conveyancing is often dependent on a ‘chain’ and complications can arise that may hold the process up, so it is important your conveyancer keeps you informed of developments as they happen. When choosing your conveyancer, check how they will be communicating with you, for example, ask if they have direct dial and email, and that you can check the progress of your matter online 24/7. Spratt Endicott Solicitors has teams of property experts in Banbury, Bicester, Brackley and Buckingham. If you would like to talk to them about buying or selling a property, please contact Michael Weightman, Residential Property Manager, on 01295 204000 or email conveyancing@se-law.co.uk.

Feathered Friends - They're Flutterly Eggcellent!
’Go to work on an egg' was the slogan that inspired a generation of breakfasts, and sadly nowadays so many people skip this essential meal, or choose cereals or fruit instead - but I'm sticking by a boiled egg and toast soldiers, as the familiar favourite to start my day. There's nothing nicer than a freshly laid egg, still warm from the nest box - and keeping a few hens is a lot easier, cleaner and cheaper than you might think! Their basic needs are simple - a safe, fox-proof house and run, daily food, water and attention, a place to perch, an area to scratch and dust-bathe and a straw-lined nest box for that allimportant egg laying. A second-hand henhouse can be inexpensively acquired through local classifieds, and a few ex-battery hens can be rescued for a modest donation and restored to full fitness to lay for another year or more, and enjoy the rest of their life as free range backyard hens. Housing should be thoroughly cleaned with a proprietary disinfectant and located in a quiet corner of the garden,
14
and once you’re set up with everything in place, you’re all ready to acquire your birds. If you’d rather buy a pure breed, you won’t get quite as many eggs, but there are so many pretty variations to choose from. Some councils have noise abatement restrictions in place, so you may not be able to keep a cockerel with your girls in order to breed your own replacements, but they’ll lay for the table just as happily without. Water should be provided in abundance a hopper system isn’t costly and works well, and feed can be given in a pot or scattered along with a few vegetable peelings, to promote natural scratching behaviour, which is how the hens will also find the grit they need to assist with digestion. Once they’re settled in and their eyes are bright and combs are looking red and perky, they will start to lay - maybe half a dozen eggs a week, per hen. They’ll roost in their house at dusk, so shut them up securely at night to prevent fox attacks, and keep an eye out for vermin tunnelling into the run to steal
your hens’ food - rats and mink can also hurt hens, if they get into their coop. I have always had a few hens, and I tend to keep them well past their sell-by-date, if they’re still enjoying life - my record was an old dear who still provided the odd egg at the age of 8! You’ll get hours of entertainment watching their funny ways, and delicious healthy eggs into the bargain - so what are you waiting for?

Brackley Town’s sea better and better!
After FA Cup glory beating league opposition in a 4-3 replay thriller at St James Park on live TV, Brackley eventually going out narrowly against Blackpool, they are at it again! Reaching the quarter-finals of the FA Trophy for the first time in the club's history with a spectacular 4-1 win away at Wealdstone, Kevin Wilkin's side now face a trip to former league side York City. York now play in the National League, that is one step above Brackley, so the game offers a realistic chance to progress to the semi-finals and to sustain the dream of a Wembley appearance. Brackley's cup success has meant falling behind in the league with so many postponed matches. Winning those games in hand would put Saints in contention for a play-off place but history tells us that this is no easy task. What it all adds up to

Healthy weight and feeling great.....
We all like the idea of looking our very best in the Summer, and there are exercise plans and crash diets that can peel those winter layers of insulation away in weeks, but the weight always goes back on, if you lose it too quickly, and I'd rather get ahead of things and start early! March brings the start of Springtime, with crisp mornings, warm sunshine and cheerful bulbs and blossom in flower – heralding the fabulous Summer to follow. With the new season, I always find it easier to get a new focus on eating better, exercising more and looking after myself. Keeping weight under control, and within recommended BMI guidelines, doesn't just make us feel and look better – it can prevent the onset of unpleasant diseases, even making us live longer. The likelihood of developing type 2 diabetes, joint problems, heart disease and the risk of having a stroke all increase if we become obese. Eating much too little is just as bad for health, so it's all about balance - calories taken in versus calories used each day – and making sure you also have all the nutrients cont page 20 needed to maintain good health.

There's no need for healthier eating to cost any extra in the weekly shopping trip – specially marketed 'diet' or 'low fat' products are often full of sugars or artificial ingredients, so read labels before you buy and make educated choices - you can still enjoy all the foods you love, just reduce those portion sizes. Proteins, healthy fats, wholegrain carbohydrates and plenty of delicious fruits and vegetables are all necessary to make your body the best it can be, and needn't be expensive if you shop smart. Frozen foods are just as good as fresh, and make it easier to plan a week's meals, with less likelihood of wastage.
Here are the tips I have found useful, to start a new healthy living plan: 1. Step counters are a useful way to make sure you move more, but needn't cost a fortune; those around the £15 mark may be more basic, but are still pretty reliable
2. Phone apps that check the nutritional analysis of foods just by scanning a barcode, are really handy – those you

may think of as 'bad' can still be enjoyed in moderation, as part of a healthy diet, and you'll still lose weight if you're honest and log everything
3. If you know you'll binge on certain things, such as biscuits or chocolate, don't buy them. If you find that you eat through boredom, try not to buy the foods you'd normally turn to, until you've retrained your brain to do something else instead
4. Your stomach shrinks quickly – so eat slowly, notice when you feel full, and stop eating. You won't be hungry forever on reduced portion sizes, you'll feel comfortably full on half a sandwich. Trust me!
5. Exercise can be anything – if you're not keen on sports, then gardening, hoovering, walking the dog, going up and down stairs instead of using the lift – all contribute to improving your health. Tracking your daily steps and having a target helps you keep active and means you can eat a little more and still lose weight.

Brackley wins the National award “UK Venue o
Three members of Brackley Squash Club travelled north to Manchester on Saturday 11th February to watch the national semifinals and also see if the club could win a prize having been shortlisted for the accolade of Squash Venue of the Year. Club chairman Andrew Bright, coach Martin Hall, and veteran member Martin Kapusniak witnessed some fantastic
squash matches in the 12.00 to 16.00 session with all the top male and female players in the country participating. The strength, skill and endurance of these world class athletes was breathtaking to watch. During the intervals between matches a whole range of Squash Workforce Awards were made to celebrate and thank the coaching and volunteer staff who raise the profile of the sport. The awards recognise and celebrate the outstanding commitment and contribution of the squash workforce in making squash happen. With Brackley up against Leicester University and Leamington Spa in their category, Andrew and the two
Martins were expecting one of the larger outfits to be awarded the prize. However, the judges had recognised that, for a small club, Brackley had made an outstanding effort over the last year in developing effective squash structures, coaching, playing and competition programmes, and the recruitment and retention of players at their facility. England Squash had done a 30 minute telephone interview with chairman Andrew as part of the selection process, and had been impressed by the clubs ability in engaging with the local community, and also significantly increasing both male and female membership across a wide ALL TYPES OF

Andrew Bright commented ”A fantastic day not only for the club but also as a town it has put us on the map, Brackley town National UK winners, amazing result. The hard work for the club over the last couple of years has been recognised and great for the community to have winners in a national recognised sport which is growing in popularity with more juniors coming down having fun in the town, thank you to everyone involved. Education
Would you like to earn extra money for your spare room......
With the new academic year in September drawing closer, the demand for places at the country’s top independent schools becomes frenetic from international students around the globe. Gateway Education is a leading company specialising in providing international students with a complete educational experience in the UK. Currently working with lots of partner independent schools in the UK, Gateway takes the students through school selection, admission and entry through to the long term dream of securing a university place. Gateway’s total care package ensures that students can focus on achieving success and not have to worry about being a learner abroad and a vital part of this process is finding caring host families. Emma Arthurs, Gateway Accommodation officer explained, ‘A stable home base is key to our
students’ success. We are now keenly looking for host families in Buckinghamshire to support our students attending Akeley Wood. We look to our hosts to welcome international students into their family and provide them with a home from home environment, providing services such as full board and regular laundry. In return hosts will gain an insight into other cultures, an opportunity to help young people learn and develop – all supported by a generous care allowance.’ Besides looking for host families who can take a student throughout the academic year, Gateway are also seeking hosts for holiday cover. Emma added,’ Students tend to go home at Christmas, Easter and of course during the summer however they are normally here in the UK over half term periods.
Although our hosts earn a higher accommodation rate over the holiday periods we understand some wish to share family time on their own occasionally. For that reason we always like to have holiday cover hosts in each area which allows a host family to go away knowing the student will be well cared for in their absence.’
To find out more, contact Emma at Gateway on 01604 642082 or email her accommodation@gateway education.co.uk Gateway Education, 4 Darnell Way, Moulton Park, Northampton, NN3 6RW

With all the fun and feasting, racing and flipping of Pancake Day just past on 28th February, there are also two Saints' days this month – so there's plenty to celebrate! First off, it's St David's Day on 1st March; Welsh people everywhere – and plenty of the rest of us besides – celebrate this special day dedicated to the patron saint of Wales. lenty to celebrate this month!
Just over a fortnight on, it's the turn of Irish – with St Patrick's day on 17th March. A time for Guinness, shamrocks and wearing green – and an excellent reason for another party!
Whilst both these celebrations had their origins as religious festivals, they have now been adopted as opportunities to invite others to experience national dentity, take a pride in our roots and join in with the festivities – so enjoy!

Gardening this month...
Chris Swallow, Swallow Nursery
The winter rains seem to have largely held off surprisingly, so does this mean we are in for a wet Spring? Time will tell, but you just feel we have some serious rainfall to come.
Looking good A very common sight in early Spring is a Forsythia bush in full golden glory. Rather more subtle is Forsythia giraldiana (see pic above) Earlier flowering with delicate hanging blooms , this rare
species needs a warm wall to do best. The lungworts or Pulmonarias are a useful group of herbaceous perennials which will light up a shady area in March and April. They hug the ground so can be grown beneath taller shrubs which come into their own in summer. Various shades are available from white, through pinks and blues and even red. The leaves are often distinctively mottled, giving the plants their name.
