the publisher Letter from

Dear Readers,

H

appy December! “Let the Good Times Roll.” As I prepared to write to you this morning, that is the song that played in my head. I don’t know about you, but, that sure is music to my ears with the many challenges of 2020. The great news; we now have vaccines, prophylactics and treatments for COVID-19. I pray that we can move past the way we have been living the last nine months stat! I shift my sights on preparing for Thanksgiving this week and then Christmas with my family. Olivia & Wyatt (my grandkids) are spectacular and always on my gratitude list! I intend on celebrating and enjoying the holiday season with the simple things. This year I will get a bigger Christmas tree. I know that God is working miracles all around, for He gave us the greatest miracle, the birth of Jesus Christ.

is the season of gift-giving. Does that mean it comes in a wrapped box? We can think outside the box and give of our time. Especially to others who are alone or could use a friend. I think it is wonderful that we have so many good-hearted people and non-profit organizations here in our county. I don’t believe in accidents. I was recently contacted by Lisa. We did an article on behalf of her daughter Ashley four years ago. It is called “Ashley’s Voice.” Lisa saw my name on one of my listed properties and decided to contact me. We had lunch and caught up with each other. As we spoke, it was clear that as we are currently facing an increased suicide rate, it was time to re-run her article. People helping people. I believe in it! I hope that you enjoy all the goodies throughout our Holiday Issue. Our advertisers are open and here to serve you. Anticipating the hope of the new year and a vision for all things to be made right.

“Don’t be impatient for the Lord to act! Travel steadily along his path. He will honor you, giving you the land. You will see the wicked destroyed.” Psalm 37:34 Happy Hannukah, Merry Christmas & a Blessed, Happy New Year to you and your family! See you in 2021 In Joy,

ow, Wow, Wow, What a crazy year this has been. Between the Corona Virus, Social unrest, Presidential Election, a record amount of Hurricanes, Social Distancing, Mandatory Mask, it’s no wonder we are exhausted and can find ourselves overwhelmed. This normally is a time of year where we find ourselves excited with anticipation of Thanksgiving and Christmas, and the celebrating of the coming New Year, spending time with family and friends. I know that I will be glad when all of this confusion and chaos is behind us. I am reminded in Psalms 46:1-10 where the writer says, “Lord you are my refuge, you are my strength, when life looks

unbearable and I see no way out from under all the pressures, Lord you are my river of life in the time of drought, I need to be still and know that You are God”. As we go into the up and coming holiday season, my hope is that we would focus on the Reason for the Season. We are about to celebrate the birth of our savior Jesus Christ. I pray for protection against this pandemic and that this New Year would open the doors of opportunity for us as a nation to come together and remember that we are “One Nation Under God”. He is our refuge, our safe place and our source of strength. Lorraine and I are wishing everyone a Very Merry Christmas and a Happy New Year.

“He is our refuge, our safe place and our source of strength.”

Resolutions to Keep Each year we are faced with the defeating task of making our New Year’s Resolutions. This year many of us are just happy to have survived 2020! In the recent past I have heard many people say that they wouldn’t bother making the dreaded list just to fail once again. Unfortunately, statistics show that only 8% of Americans who make New Year’s Resolutions actually keep them all year. Studies show that many of us fail because our resolutions are too big or not specific. I am hoping that these resolutions will help everyone improve their mental and physical health. Please remember to be kind to yourself and be patient.

1. Breathe: The average person takes 960 breaths an hour. We need to make each breath count. Your breath is crucial to your immune system, and with each breath our body creates superoxides which helps fight against bacteria and viruses. So, breathe thru your nose, and deeply. I stress make breathing an exercise routine.

Before you get out of bed each morning take 10 deep breaths only using your nose. Repeat this before each meal and bedtime and you will notice more energy and better health. 2. Intermittent Fasting: The word fasting does not do this term justice. It is time-restricted eating. The most popular time ratio is where you do not eat anything for 16 hours and eat all your meals in an 8-hour window. Studies have shown significant weight loss and maintaining muscle at the same time. I find that sleeping 8 hours definitely helps and just skipping breakfast. Coffee and tea are allowed during the fasting period. Besides weight loss many people report anti-aging benefits. Many doctors believe it works so well because it gives the body a chance to rest and repair. 3. Grounding: also called earthing, is a therapeutic technique that involves doing activities that “ground” or electrically reconnect you to the earth. One study that was published in 2015 discovered that Grounding appears to improve sleep, normalize the day-night cortisol rhythm, reduce pain, reduce stress, shift the autonomic nervous system from sympathetic toward parasympathetic activation, increase heart rate variability, speed wound healing, and reduce blood viscosity. I love going bare foot when I can and sometimes you can catch me hugging a tree! Happy New Year everyone! I wish all of my readers abundance of health and love.

BY LEONARD S. VILLAFRANCO, ESQ.

Drivers, You Are Merging Wrong:

D

Experts say that being polite is causing traffic jams.

riving in heavy traffic is stressful enough, and merging only makes it worse. Especially when drivers play by different rules. You see that a lane is closed ahead and two lanes will be narrowed to one. Some drivers try to be polite and merge early by getting to the correct lane as soon as possible. Others don’t have a problem zooming ahead and “cutting” in line. However according to most experts, it is the driver being polite that is actually making traffic worse than the driver who jumped ahead. The American Automobile Association (AAA) recommends using the “zipper” approach to merging. The zipper method, where drivers merge later, is similar to that of a zipper’s “teeth.” Just as a zipper smoothly comes together, a zipper merge keeps traffic flowing in both lanes and organizing the merging process. “The zipper merge has shown to keep traffic moving more smoothly, compared to a less structured approach,” the AAA has said. A zipper merge is recommended because leaving a lane unoccupied as a result of early merging is inefficient. It only makes traffic heavier, most proponents say. Through grade school we all learned not to cut in line. Lots of people think that zipper merging is cutting in line. However zipper merging is for the greater good, even though most people still don’t see it that way. No matter what, it’s important to remember that merging is not a race. When merging, your goal should be to maximize a smooth flow forward through traffic. Your goal is not to ‘beat’ other drivers.

What could I have done better? Did I tell them why I love them, why I need them, why I want them to be around? Lisa Pettey-Coogan has a powerful message – hopefully making these questions unnecessary. She speaks out for suicide awareness and prevention. “This is something that is near and dear to my heart and needs all the attention. It is so very important that people become more aware of what is happening around us and try to make a difference.” One keyway she does this is promoting the Out of the Darkness Walks for suicide awareness organized by the American Foundation for Suicide Prevention. Suicide prevention doesn’t get anywhere near the funding given to other leading causes of death. By registering for the walk or making a donation you can join the cause to change the conversation about mental health and put a stop to this tragic loss of life. Lisa, whose daughter Ashley committed suicide three years ago at the age of 30, also reaches out to the community in her movement to prevent suicide. “I want to tell people my story and be very open in talking about how families are destroyed. After losing my daughter to suicide, I gave up for a long time and then I realized Ashley wouldn’t want me to do that. After a year of not working I decided to get involved by speaking up.” Lisa has “probably talked to 1000 people in the last two years and what I hear is “This is the only way out” or “I wanted to make it all go away.” But, Lisa emphasizes, “I truly believe that there is a moment of clarity where they think they do not want to do it.” Lisa relates how her story touched one of her listeners. “After hearing me speak about life without Ashley, how hard her birthdays are, spending Mother’s Day missing her, being sad at Christmas, and explaining that it is 10 times harder to go on living without her, this young woman told me that for the first time she realized she hadn’t thought of what it would be like for her family and that she could see that there is a light at the end of the tunnel.” Lisa’s is also creating Ashley’s Voice Foundation with one of her goals being to travel around the country visiting schools “speaking for Ashley since she can’t.” “People don’t like to say the word ‘suicide’. I am open and honest about what happened. I know of two kids I have saved – after listening to my story they got themselves to clinics where they could get needed medical attention and also express their feelings and work through them.” MAGAZINE

Ashley’s

nother goal is to improve the availability of support. Lisa describes the situation she faced: “I tried to link up with other parents – there are so many more than you would ever think – but there are NOT enough support groups and the groups that are available are either far away or meet seldom (once a month). Unfortunately, suicide-related support pales in comparison to support for those struggling with drug and alcohol addiction.” Lisa understands “parents are terrified. It is hard to believe it is happening to their child.” What is happening? Something is causing unclear thinking - a medication they are taking might be incorrect or they aren’t taking it correctly, they are not getting enough sleep, they may be using alcohol or drugs, they may have struggles with depression or being bullied. Whatever the reason, the feelings are overwhelming and confusing. They may feel like they have nowhere to go to talk to anyone and are afraid to talk to their parents. Signs to watch for, not just in teens but anyone, are: Not getting dressed or showering. Not eating. They won’t leave their room. Withdrawing from others. Losing interest in things that were previously important to them. We need to keep our antennas up and watch out for each other. When suicide feels like the perfect solution and “no one will miss me” what can you do? Lisa explains: “Communication is the first step.

Vo

ic

e

Be open and extremely honest, ask why, what is so terrible? Make them open up – don’t just brush it off. Let them know “You can tell me anything even if it is scary”. Realize that they need to trust one person and it may not be you. Emphasize “you will be missed – you are important!” “Time does not heal all the wounds.” a phrase people like to throw out there after something like this happens because they don’t know what to say. It is education & being able to ask for help without feeling shameful. It may even be a stranger who has been through the same nightmare that has come into your life. It will take a lot of strength to move forward with your life, but you have to remember they are finally at peace without any more pain.

“December is such a difficult month for people I know. For me it is like a bullet. I have to keep reminding myself it was Ashley’s favorite time of the year. And so, I ask her for help and push myself in keeping her memory alive, by remembering the true meaning of the Christmas Holiday.” Julie White Lisa Pettey-Coogan

Three Ways Low Inventory Is a Win for Sellers Thursday October 29th, 2020 – For Sellers, Housing Market Updates, Pricing he number of houses for sale today is significantly lower than the high buyer activity in the current housing market. According to Lawrence Yun, Chief Economist for the National Association of Realtors (NAR): “There is no shortage of hopeful, potential buyers, but inventory is historically low.” When the demand for homes is higher than what’s available for sale, it’s a great time for homeowners to sell their house. Here are three ways low inventory can help you win if you’re ready to make a move this fall.

1. Higher Prices

With so many more buyers in the market than homes available for sale, homebuyers are frequently entering into bidding wars for the houses they

The Keyes Company

want to purchase. This buyer competition drives home prices up. As a seller, this can definitely work to your advantage, potentially netting you more for your house when you close the deal.

2. Greater Return on Your Investment

Rising prices mean homes are also gaining value, which drives an increase in the equity you have in your home. In the latest Homeowner Equity Insights Report, CoreLogic explains: “In the second quarter of 2020, the average homeowner gained approximately $9,800 in equity.” This year-over-year growth in equity gives you the ability to put that money toward a down payment on your next home or to keep it as extra savings.

3. Better Terms

When we’re in a sellers’ market like we are today, you’re in the driver’s seat if you sell your house. You have the power to sell on your terms, and buyers are more likely to work with you if it means they can finally move into their dream home. So, is low housing inventory a big deal? Yes, especially if you want to sell your house at the perfect time. Today’s market gives sellers immense negotiating power. However, it won’t last forever, especially as more sellers return to the housing market next year. If you’re considering selling your house, the best time to do so is now.

Bottom Line

If you’re interested in taking advantage of the current sellers’ market, let’s connect today to determine your best move in our local market

Dow Decorating

“I started stripping the old fabrics off the furniture, preparing it to be reupholstered and sweeping up at my father’s upholstery shop when I was only 10 or so. I started my own upholstery company in 1984. I’ve literally been doing this my whole life!” – David Dow

A

lthough Dow Decorating is a new endeavor for us here in Florida, we’ve been around a bit. My father, Peter Dow owned Pete’s Upholstering in Rockville, CT., which was established in 1961. I was the youngest of seven children. My brother Dan and I both started working with my father and mother at the upholstery shop when we were just boys. After I graduated, I went into the U.S. Air Force at 17. I met Kathy in 1982 and we started Dow Quality Upholstering in 1984, the same year we were married. After a very short time, we decided we would offer custom draperies. We changed the name to Dow Quality Interiors. The transition from laying out fabrics for furniture to draperies seemed natural. Next came everything else, like bedding, table skirts, all kinds of top treatments, etc. After 22 years in business, we decided we were getting tired of the cold weather and we moved to Port Saint Lucie, FL. Now we are back at it with Dow Decorating ready to make your decorating dreams come true! No job too big or too small!

“A very good high-protein alternative to flourless chocolate cake.” Give it a try! INGREDIENTS: 11/2 cups Ghirardelli semisweet chocolate chips 1 (19 ounce) can garbanzo beans, rinsed and drained 4 eggs 3/4 cup white sugar (see note) 1/2 teaspoon baking powder 1 tablespoon confectioners’ sugar for dusting DIRECTIONS: Prep time 15 min. 1. Preheat the oven to 350°. Grease a 9-inch round cake pan. 2. Place the chocolate chips into a microwave-safe bowl. Cook in the microwave for about 2 minutes, stirring every 20 seconds after the first minute, until chocolate is melted and smooth. If you have a powerful microwave, reduce the power to 50 percent. 3. Combine the beans and eggs in the bowl of a food processor. Process until smooth. Add the sugar and the baking powder, and pulse to blend. Pour in the melted chocolate and blend until smooth, scraping down the corners to make sure chocolate is completely mixed. Transfer the batter to the prepared cake pan. 4. Bake for 40 minutes in the preheated oven, or until a knife inserted into the center of the cake comes out clean. Cool in the pan on a wire rack for 10 to 15 minutes before inverting onto a serving plate. Dust with confectioners’ sugar just before serving. NOTE: I substitute honey for the white sugar.
