Letter from T H E P U B L I S H E R ST. LUCIE

beginning soon, the subject of Crime Prevention was brought up. This led to a change of pace for our feature article. Retired NYPD Detective Ed Henson shares years of expertise. The content is eye opening and full of impressive information. He discusses situations most of us do not think or talk about in our daily lives. We don’t know what we don’t know. As a realtor myself, it gave me valuable insight, awareness and tools I will use. It’s hard to believe that this September will mark seventeen years since 9/11. I don’t think that there could be a single American that doesn’t remember. My thoughts and prayers to all of those lost, all those who survived and all who served! “Let every person be subject to the governing authorities. For there is no authority except from God, and those that exist have been instituted by God.” Romans 13:1

Hello dear readers, Hi Ho! Into August we go. It’s already been smokin’ hot! I don’t know about you, but enjoying the outdoors has been a little challenging for me. Of course! The heat index reads about 104o. Someone call the fire department! Seriously though, if you’re not hunkering down in the AC, keep hydrated and continually apply sunscreen. This will pay off, especially if you engage in activities outside. Now is the time that teachers, parents and students are likely preparing for “back to school”. There is a snippet on Back to School Stress Busters included on page 8. In simple conversation about school If you do not receive or have the time to pick up our magazine please log onto blmmag.com or email us at betterliving@betterliving.com for convenient home delivery.

As American citizens, I believe that it is our privilege and duty to participate in our upcoming elections. In the past, I have expressed the importance of educating ourselves. I have learned that a puzzle in pieces does not show the true picture. I want to hear and see all the pieces of the puzzle straight from the original source. “For all that is secret will eventually be brought into the open, and everything that is concealed will be brought to light and made known to all.” Luke 8:17

Primary elections are August 28th and are just as important as voting on Election Day itself. That’s my three cents worth, I hope you’ll go vote. See you in October. Stay cool! Happy Grandparents Day, Happy Labor Day! Happily,

The TASTE Bagel Brothers

S

Serving New York Style Bagels and growing strong are owners Joe Carfino and Jason Dippolito of Bagel Brothers of NY. Located in the heart of Tradition Square, this local establishment has been serving up the finest, made from scratch, natural, preservative free bagels for 12 years. A favorite of locals and out of town visitors alike, word of this authentic tasting bagel is out. Additional to their retail store, Bagel Brothers operates a wholesale distribution business in a 5,000 sq. ft. warehouse facility located by the Mets Stadium to meet the high demand for their product. Employing 20 employees, and with assistance from trucking companies such as PFG (Performance Food Group) and Cheney Brothers, Bagel Brothers

delivers bagels throughout Florida and over to the West Coast of Florida. Sysco trucking will soon join in, making delivery options more available across the country.

With a bagel history of over 25 years in New York, this family recipe may be a familiar taste when visiting local establishments here on The Treasure Coast. Places such as The Hard Rock and Seminole Casino also serve bagels from Bagel Brothers. A process called “par-baked” allows the bagels to ship frozen and be baked fresh upon arrival. Bagel Brothers of NY is open 7 days a week at the Tradition location from 6:00am - 3:30pm.

A line of Boars Head Cold Cuts, and many other menu options are also available for eat in or take out. It would be wise to incorporate a few simple things right away to avoid feeling stressed, especially when getting ready in the mornings. Parents and children should plan a few good habits and be consistent with these routines until it becomes normal to everyone. During summer, families have generally relaxed their sleep and wake patterns. Now adults and children should reset into a more structured bedtime. Young or old when we are tired, normal daily activities can quickly unravel into outbursts of frustration. This has an undesirable effect and can hinder a child’s readiness to learn. Everyone – including teachers – should get plenty of rest to avoid problems arising due to lack of sleep. Studies show most people move about 30 percent slower after waking, so it makes sense to prepare whatever possible the night before.

Try incorporating a few after dinner routines on school nights even though you may be tired from a long day. Give children a list of specific tasks to prepare for morning. Have them choose what to eat for breakfast and set the table. Prepare school lunches and snacks. Children can get their own book bag ready at night and put it near their shoes. Let them choose and try on clothes the night before to ensure they like how it looks and feels. Don’t forget to check the weather channel. Set alarms to allow enough time for everyone to get ready. To avoid derailing your schedule, parents and children should make a rule not to check emails or go online before leaving for school.

Try a few little changes to bring more peace and happiness into your back to school routine.

A discussion with Ed Henson, retired NYPD Detective stin

hri

o chi

’Oc eD

S C By

Summer of 2018 is coming to a close. Many families are planning their last trip before school resumes. The checklists are being created with flight and hotel arrangements, mail and newspaper holds, animal boarding, etc. We get so busy in our daily lives that we do not stop to think about safeguarding our valuables at home.

Ed Henson is the owner of the St Lucie Shooting Center and Treasure Coast Safe Sales & Moving, Inc. He is a retired Detective from the New York City Police Department. He has agreed to speak to us about crime prevention, tips and safety. According to Ed, “This is the time of year when children are returning to school and the house is left empty. So this is the time you are probably more vulnerable to a burglary [1]. Commonly reported stolen items are cash, prescription drugs, jewelry and firearms [2], and it would be foolish”, Ed says, “not to secure these items in a safe.” Not only can a safe protect your valuables and legal documents from burglary but also from a fire or flood. In most instances your legal documents can be a nightmare to replace.

Purchase a quality safe! A quality safe is a combination of things; larger door bolts, heavier

B A G E L B R O T H E R S O F N Y. C O M

gauge steel construction, a minimum of a 60-minute fire rating and a reputable locking mechanism whether it is a digital or a mechanical lock. Ed’s recommendation is to buy a safe that cannot be removed from your home easily. “Yes, anything is better than nothing, but in the same respect, a cheaper safe may just be a glorified lock box. My argument is this,” said Ed: “Get a safe, but remember, when you purchase your safe, keep in mind, that if YOU carried it into your home, the bad guy can carry it right back out.” Do you know who is delivering your safe? Most larger retail stores will not deliver a safe and if they will...they leave it curbside and do NOT bring it into the home, also you have no idea who that delivery person is, and most times it's an outside company contracted by the big box store. Thinking that purchasing a safe from a big box store will save you money is not always true. Remember the old saying; “You get what you pay for.” Many of these safes are made in mass quantities and tend to be lower end safes built to fit into a lower

13

budget. Most people don’t want to spend more than a couple hundred dollars and in the safe business, a couple hundred dollars is not going to buy you much of any quality. “You never know the intentions of people who are entering your home. Especially if you have home attendants, live in nurses or even contractors, but any safe or lockbox is better than none, and many times it keeps honest people honest [3].” First secure important documents, thumb-drives, etc. in a firebox and then place it inside your larger safe, which can add extra fire protection time. Many electronic devices and computer items are destroyed once a temperature goes above 150 degrees and paper starts to disintegrate at 350 degrees. The objective of most fire rated safes is to keep the temperature below 350 degrees inside the safe for a specified amount of time to survive a fire of 1200-1700 degrees. Another useful tip: “Take photographs of your valuables, record them, note serial numbers and anything unique about them. Keep receipts of those items. You just may need them

later to make a claim.” Recorded items make for a better recovery. You can store those pictures and information on a thumb drive/ port stick inside your firebox that you then put inside your safe. “My philosophy is; if you can’t afford to replace it, you better secure it.” Empty the contents of your wallet and place all your credit cards and Id’s on a copier and make a copy. Remember to turn them over and make a copy of the back of all these cards. In the event your wallet/ handbag is lost or stolen you have all the account numbers and contact numbers. If you have a firearm in your home, you want to secure it. It belongs in a safe if it’s not on your person. It doesn’t belong on your kitchen counter. When you leave your home, sticking the gun between the mattresses, or in the closet under some old shirt, or in a nightstand is not securing your firearm. “Bad guys know where to look. The last thing a person wants to face is their own gun pointed at themselves when they return home after being out.” says Ed.

Keep guns away from children

Safe storage of firearms is required if you have a child under the age of 16 in the home, or if you have knowledge that any child can gain access to the firearm. A lock is a minimum on a gun. “It is not just your own child; it’s his/her friend(s) who may also be in the home. The gun has to be locked up [4].” “Whether you are Pro or Con firearms here’s my opinion: Let’s say you have a 13-year-old son, and he’s curious.'Maybe you have a gun or maybe you don’t. Maybe he’s seen a gun with family or friends. I would rather know that my child is familiar and taught safety with a firearm than not. Look for local gun ranges and see if they offer safety classes for the appropriate age level. Educate your children about firearms! In my opinion, I’d rather take the curiosity out of the child with adult supervision. Make arrangements to have a day with your child at a gun range handling and firing firearms safely. A child may visit and stay over a friend’s house where there may be a firearm in the household and next thing the gun topic comes up while they're playing video games. Peer pressure issues arise and a gun comes out unbeknownst to the adult in the home. This is where accidents occur. Teach your children what to do in this type instance because it just may save a life.”

Lost Child/Child Abductions:

Have a plan in place if your child is ever lost or abducted. “Children should have a code word. Keep the code simple, simple enough to always remember.” If the child has a phone provide them with multiple phone numbers and set the ICE (In Case of Emergency) phone number to a parent. “When your child visits a friend's house, call and speak to the parent(s) on the phone. Or better yet, take a drive over and introduce yourself.” Fingerprint/handprint your children: Ed states: “A lot of parents are misinformed about where fingerprints are stored. The fingerprint card is given back to the parents. Police do not hold them. They are for you to store.” If anything should ever happen to your child this could be a lifesaver. Keep current photographs of your children and note if they have any scars or abnormalities. Limit your child’s access to the Internet and monitor the sites visited.

14

Tips for Business Owners:

People owning a small business like a jewelry store, a mom and pop grocery store, or a small restaurant should be alert when opening and closing their business. “Be aware of your surroundings. If you see something that doesn’t seem right such as someone lingering around the business or a car parked in a strange way, then wait.” Don’t be afraid to contact your local police. “People are creatures of habit, so the suggestion is you change your habit of the typical routine trip to the bank or home. If you make night deposits, consider leaving the business receipts in a secure safe at work and make the deposit during daylight hours. If you have employee’s I would recommend that you do a background check and contact any references they provide.”

BETTER LIVING & MARKETPLACE MAGAZINE • BLMMAG.COM

Realtors:

Ed suggests, “In many cases, a realtor shows properties alone. When showing property, does anyone from their office know with whom they are meeting or where they are going? In my opinion the brokerage should set up some sort of a phone number or email box that is open to all realtors in the office [5].” If your office does not have any safeguard systems set up, leave a note on your desk or a place where someone would see it. Some simple procedures can be as easy as downloading an app. If you must show property by yourself, take extra precautions. Try to take someone with you. “Discretely act as if you are on the phone when you arrive and if possible take a picture of the person and their vehicle and license plate.” Text or email those photos to a co-worker or prearranged email that gets checked daily. “Make or act as if you are making a phone call while you are there so the client can overhear and mention that you have

someone meeting you at the location. Choose a password, a code word with the people at work or someone in your family so if something feels strange and you need help they'll know. “

Seniors:

Ed continues, “criminals like to target senior citizens because many times their memories aren’t as sharp as they once were; their reflexes are a little slower. Seniors are most likely weaker and inferior in strength compared to someone who is say, 20 years old. At all times know who is coming into your home!” Look out for your neighbors. Use your gut feeling. “If something doesn’t look right, it probably isn’t!” Ed goes on, “A big problem today is that people are afraid to get involved. If you see something, say something. Call the police even if it’s the smallest thing out of the ordinary. No harm done when the police arrive and all is well. Better safe than sorry.”

“If you see your home or your neighbor’s home has been broken into, step away from the house and call 911. Do not go in, you could be walking in on the burglary, or you could contaminate the crime scene.” Ed advises.

Ed speaks of The Holiday Season: You guessed it; there’s

an increase in burglaries during the holiday season.

“Your house is full of unopened gifts. When someone wants those toys bad enough, they’ll come in and take them. When shopping, do not walk to your car with both arms full of bags. You won’t be able push someone off or even dial 911. Watch your surroundings at all times. If you must shop,

shop smaller and park your car in a more visible location, under a light or in the view of security cameras. If someone does come near you, fight and scream! Someone will see something.” In closing, “Firearms may not be for everyone. If you have a firearm, be trained in the use of that firearm. Be efficient with it. Know how to use it, and know the legality.”

The element of surprise is key against a perpetrator and the key to using a firearm is accessibility and proficiency. Some people are uncomfortable carrying a firearm, and there's nothing wrong with that. Consider carrying a less than lethal weapon as another option.” Have you considered

a can of mace, pepper spray, pocketknife or a stun gun? “I’d rather have something and not need it then need it and not have it.”

Ed’s Final thought; “Situational awareness is more important than anything else. When it comes to carrying a weapon; if you’re not ready for it, not expecting it, and you’re not aware of what’s going on around you, your weapon will not be any use to you.” [1] According to Uniform Crime Reporting, a burglary occurs somewhere in the United States every 15.4 seconds and most happen between 6 a.m. and 6p.m. [2] According to ATF there were 9,281 firearms reported stolen by federal firearms licensee nationwide in 2016. [3] According to FDLE, there were 88,878 burglaries in 2017 and according to City-Data.com; there were 400 burglaries in Port Saint Lucie/Saint Lucie County. [4] According to Florida law safe storage of firearms is required and a lock as a minimum on a gun. EYE FLOATERS TREATMENT, CAUSES

One of the most common complaints I get is “Hey doc there’s something floating in my eye” or “something is moving in my eye that looks like a hair”. These are commonly referred to as floaters and can be seen as dots, lines, cobwebs or spiders. They are most often seen when reading, looking at a blank wall or a clear sky.

can be visualized when light enters the eye and comes into contact with it causing a shadow to form on the retina. Floaters are common in patients who are nearsighted or have had a previous injury or after surgery. Less common types may be from inflammation or calcium deposits.

WHAT IS A FLOATER?

ARE FLOATERS EVER SERIOUS?

A floater is a small clump of gel in the vitreous behind the iris. The gel is helpful in transmitting light to the retina. As we get older the gel begins to dissolve and shrink. Floaters are formed when some of the gel clumps together and is suspended in the now more fluid vitreous. They

www.facebook.com/Dr-Lynne-Erbe www.eyedoctorstlucie.com

Usually floaters are not serious but sometimes can be a sign that something is wrong. As the gel shrinks it can pull on the retina causing flashes of light. This may cause a small tear or break in a blood vessel. In these cases

there will be a loss of vision associated with the floater. A complete dilated exam should be performed immediately to determine if it’s just the “garden variety” or require treatment. Lasers can be used to repair a tear and prevent further detachments or vision loss. Although annoying, floaters are usually not vision threatening and diminish over time. In most cases, treatment is not necessary.

What do I do when my Bank turns Ask Bill... me down, or turns me away?? I have been involved in many facets of lending in local banks for nearly 30 years. Banks are a wonderful place to go for your lending needs, IF you fit the customer model they are looking for. However, if you do not fit that mold, a bank can cause a wide range of emotions from confusion, to fear, and of course anger. I have read many reports on bank lending. A recent study completed in November of 2017, and published in Forbes magazine on December 12, 2017, stated that big banks – institutions with more than $10 billion in assets – approved 25.1 percent of small business applications. I can tell you from experience that as lenders at a bank we would interview potential borrowers first, and if they were not ready, we would have them come back at a later date to

Bill Casey

Chief Commercial Lender

make the formal application. This was about half of the people we met overall. Therefore, the statistic above could very likely be that banks approve 12.5% of all candidates for a loan that they encounter.

cash-flow. Or a lender located in Salt Lake City that is an expert at lending to business owners anywhere in the USA that had a bankruptcy, but no bad credit since.

If the 12.5% were studied and proven to be true, this would be a scary statistic if you are a hard-working small business entrepreneur, who probably knows very little about the world of lending and finance and has no other option than to trust their bank lender. Your bank lender is not a bad person; they can be very, very helpful. But they only know their company model, and what they are told from the underwriting department at their bank. They have no way of knowing there may be a bank in the next town actively seeking loans from borrowers with poor credit but great

My goal in this article, and many future articles will be to introduce the wonderful world of using a Loan Broker. I am a Commercial Loan Broker. I simply put together business owners and investors looking for a loan in the business name, together will lenders either in the local area, or anywhere in the country that are looking for loans of that type. Send your questions to: bill@caseyfunding.com

As I mentioned above, 12.5% of business loan possibilities are approved at a bank, whereas I have seen first-hand that a good Commercial Loan Broker can attain over 80% approval rates. Call me first; you still may end-up with a local bank loan if that is the best option. Call me today. I have lived on the Treasure Coast for nearly 50 years. I want to help you.

Leasing commercial space is nothing like renting an apartment, there are expectations that a property manager has, that most laypersons do not know, which can save the tenant both time and money. Knowing what information to provide, how to provide it and when, can make the process simpler.

I. T. Tech Tips Fake Support Calls

T

There has been an increase in customers that they have been receiving support calls regarding viruses and or malware on their computers. Microsoft and other computer companies are far too busy to cold call customers and offer support. Be very careful as these support calls usually want to connect to your computer to “troubleshoot the problem”. This opens your computer up to whatever the person on the other ends wants to install onto

2626HOME

your computer. Support technicians normally have to enter pass codes to gain access, these support technicians can install software to gain access to your computer anytime whether you are there or not. Once they have access they can literally copy all of your data, browsing history, etc. from your computer. It is very important that if you have ever allowed one of these phone call support specialist into your computer that you unplug the computer

from the Internet immediately and have it checked out for spyware/malware. Please make note of the phone number if available and Google the number to look for prior complaints about the caller. Good luck and safe computing. By Mike Lewis Mike’ Computers Downtown Ft. Pierce 772.448.8153

Tea Tree Oil

This essential oil is by far my favorite. I usually find a daily reason to use it on myself or my kids. Especially living in Florida with all of the wonderful insects! Tea tree is one of the top antibacterial essential oils. It has powerful antiseptic properties and ability to treat wounds. It has also been documented in numerous medical studies for its ability to kill many strains of bacteria, viruses and fungi. I love to use it mixed in my families shampoo to keep the scalps free of dandruff and remove anything that might be clogging the hair shaft. Research suggests that tea tree is able to improve symptoms of seborrheic dermatitis. My teenage son loves to use it on his face to keep acne away. I usually have him mix it with a tiny bit of fractionated coconut oil after he washes his face. A recent study showed that you only had to use the tea tree twice a week to have significantly fewer facial acne lesions. It is also very popular as an antiinflammatory so using a tiny bit on B A G E L B R O T H E R S O F N Y. C O M

feet and chest mixed with coconut oil during a cold is very helpful to fight an infection. Tea tree does has a strong smell so I suggest using it in a diffuser if the smell seems to strong to apply directly to your skin. Please consider buying organic and food grade essential oils. by Joanne Augusto Owner of Nutrition World 101 N. US 1, Suite 121 Fort Pierce, FL 34950 772-464-3598

Facing Your Giants 10 TIPS TO PREPARE YOUR BUSINESS FOR SALE Ok so this is a very important topic, so I am going to have to break it up into two issues. Hope your summer is going great.

1 2

Number 1. Make sure you really “want” to sell. Ask yourself if you are bored, burned out, ill, have a new child, have aging parents that need your assistance, etc. Or are you simply unhappy with how much money you are making? If this is the case, you do not “need” to sell. All you need is some guidance getting back on the right track. An experienced business broker can help you refocus and see the forest for the trees. You might find out that once you start making enough money, you do not want to sell after all. But if you conclude that selling is what you want to do regardless of how much money you are making, then you need to proceed to the next step.

34

Number 2. After you are 100% sure that you want to sell your business, I suggest that you drive up to your business and determine the following if they apply to you. Are there any holes in your parking lot? If so, fix them before a buyer shows up. Is any of the shrubbery dead or out of control? If so, replace the dead with live shrubbery and make sure that all of them are properly trimmed. Are the windows clean? If not, get them washed. Is the building exterior clean? If not, get it pressure washed. Does the roof look old or damaged? If so, either get a new roof or replace the bad shingles. Does the building need to be painted? If so, do it. In brief, make sure the “curb appeal” of your business has no obvious and easily correctible issues.

We’ve all heard the story of David and Goliath. Goliath was a giant. David on the other hand was a skinny little runt of a teen-ager. We can all learn a lot from this story. When you look at the two individuals next to each other, there’s no way David stands a chance against this hulk of a human being. Most of the people who had seen Goliath just melted at the sight of him. They were overwhelmed by the strength and meanness of him. Goliath stares down from the hillside. He and his Philistine herd have rendered their half of the valley into a forest of spears; growling, bloodthirsty gang of hoodlums, boasting do-rags, BO, and barbed-wired tattoos. Goliath towers above them all; nine feet, nine inches tall in his stocking feet, wearing 125 pounds of armor, and snarling like the main contender at the World Wide Wrestling Federation championship night. He wears a size-20 collar, and a 56-inch belt, His biceps burst, thigh muscles ripple.

We all have our Goliaths. You know your Goliath. You recognize his walk, the thunder of his voice. He taunts you with bills you can’t pay, people you can’t please, habits you can’t break, failures you can’t forget, and a future you can’t face. But just like David, you can face your giant, even if you aren’t

the strongest, the smartest, the best equipped, or the holiest. David. You could read his story and wonder what God saw in him. His life has little to offer the unstained, straight “A” saint. He fell as often as he stood, stumbled as often as he conquered. But for those who know the sound of a Goliath, David gives this reminder: “Focus on Giants -You stumble” “Focus on God – Your Giants tumble” I am reminded in Psalm 46:110 “The Lord is my refuge, He is my strength” (He’s bigger than any giant that comes across my path. He is my safe place in the middle of any challenge. He is my source of strength that will get me through any problem, no matter what it is. Verse 10 seals it. “Be still and know that I am God” God reminds me that He’s bigger than any giant that may come across my path. I need to be reminded daily that God is bigger, stronger more equipped than I am to take on the Giants of this world I live in. The God who guided David guides you. The Lord says, “I will guide you along the best pathway for your life. I will advise you and watch over you.” (Psalm 32:8) God Bless, Pastor Mike Morningside Church Recovery Pastor

1. Bad grades in high school will ruin my life.

Back to School:

3 Off-the-Top-of-My-Head Myths that Students Believe

No they won’t. I know I’m not supposed to say this. But you’ll live, and maybe even a fully functional life. Take it from me, God did not abandon me, remarkably, I still make a living. And you know what? If you don’t get into the college of your dreams, your life will not be ruined. If you don’t even get into college, your life will not be ruined. Your life, in fact, cannot be ruined by grades. It’s NO excuse for not being disciplined, but it’s true. The weird thing is that, even in “good, Christian families”, this sounds like a subversive thing to say, so brace yourself: “Success” really isn’t the highest good.

2. Everyone’s looking at me all the time.

No they’re not. Everyone’s too busy thinking this about themselves to spend time studying you. Seriously, they’ve done research on this. It’s called the “imaginary audience”. High school students, in particular, tend to way over-estimate the attention they’re getting. Fact is, even the “together” people are super self-conscious, and that means someone who *isn’t*- someone who’s freed up to care about others- can have an impact like an earthquake.

3. Whatever social group I’m in now- that’s just who I am.

Nope. It just doesn’t work out that way. This is why high school reunions and old yearbooks are so fascinating…and hilarious.

People can change. They do. A lot. Who you identity yourself as, now, does not lock you into a certain identity forever. And it’s a good thing, or a lot of people my age would still be wearing flannel-on-flannel and refusing to shower while listening strictly to Nirvana and Pearl Jam.

Everyone. Will. Change. 35
