PROJECT INTRODUCTION

THE RHYTHM HOTEL | PROJECT INTRODUCTION

The project is located in 1544 Broadway St, Oakland. There is no parking in front of the site. The guests go to the parking lot on 15th St. On the north, there is a 33-story building next to the site, but do not worry about blocking the natural light. However, there is a 15-story building on the east. It may block some natural light. In front of the site, Lathan Square provides a great view and relaxed place.

• Zoning: CBD-P (Central Business District-Permitted) • Lot Area: 11,370 sq. ft. • Primary Landuse: one story store

Target Audience The primary clients for Oakland hotel design are business people. There are several offices and business building, and they may come to a conference or attend an event. The secondary clients are travelers who love art and music. Oakland is not only lined with museum and gallery, but also blues and jazz clubs.

Neighborhood The project is located in downtown Oakland. There are lots of restaurants, bars, and retails stores around it. Besides, the transportation is convenient. Many of the neighborhoods are easily accessible by BART. In front of the project site, there is a famous landmark called the Cathedral Building.

STRENGTHS

WEAKNESSES

OPPORTUNITIES

THREATS

• Diversity in culture • Convenient public transportation • Many important landmarks in the surrounding area • Great window view of west • Close to Snow Park and Henry J. Kaiser Memorial Park • 980 Highway and 580 Highway are nearby • Sidewalk is in front of the project site

• Famous landmarks bring more people to visit • Restaurants and bars are surrounding the project site • Business district • There is a courtyard in our project • No high-end hotels around • Face to the Lathan Square • Near big city San Francisco

• Acoustic concern • Parking entrance is not on Broadway St. It is on 15th St • High buildings are around • Views are blocked by surrounding buildings

• A few hotels in this area are more competitive (ex: Clarion Hotel, Hampton Inn, Marriott) • Security concern • Airbnb

13

The building structure is entirely concrete. Also, the exit stair shafts and elevators are part of the structural system. In the building section, the courtyard is in the center of the building. It is an excellent opportunity to get natural light, and also the west side has a beautiful view face to Broadway Street and Latham Square to provide for the hotel guests. The patio on the second floor can be designed to integrate as a whole courtyard view.

BUILDING ANALYSIS

On the first floor, stairs are connecting in the courtyard. The west wing on Broadway is at street level and provides taller ceilings. It could be an opportunity to design. However, privacy and acoustic problems should be considered. People who are in the guest room face to the courtyard will see the other side guests. Besides, the guest room is adjacent to each other. It will be a challenge. For the basement, there are two levels for parking. The parking levels are not only used by hotel guests, but also a restaurant, ballroom guests, and people who are attending business events. On the basement level 1, there is a trash collection. A trash chute connects these trash bins to all the floor above.

EXISTING SECOND FLOOR PLAN NTS

On the first floor, there is the main entrance for the public and one entrance for the staff. The building is blocked by the other building, so it is hard to get the natural light. On the second floor, the challenging thing is the structural walls are not in order and hard to guide the people who are from the elevator to get to the courtyard. The courtyard is an excellent opportunity to create a view and get natural light.

EXISTING THIRD-EIGHTH FLOOR PLAN NTS

N

Note 1. All structural walls are concrete. 2. Construction materials used for interior walls are concrete and metal stub. 3. The electrical panel is located in the basement. 4. There is no existing plumbing, so add restrooms on the first and second floor. 5. The elevator is the third entrance and also a part of the shaft. 6. There is a patio on the second floor.

On the third to the eighth floor, every guest room has a large window to get the natural light as possible. The adjacent guest rooms will disturb each other because of the acoustic concern. 17

HOTEL PRECEDENT STUDY

THE RHYTHM HOTEL | HOTEL PRECEDENT STUDY

Hyatt Regency San Francisco is located in the Financial District, San Francisco. There are lots of commercial buildings surrounded and a famous landmark Ferry Building nearby. The target audience for Hyatt Regency San Francisco is international business people and leisure travelers. It is laid out in a triangle formation. The hotel features a 17-story atrium lobby with dramatic architecture. It was designed by architect John Portman. The style is sci-fi. The layers of the floor are like parallel universes, and the elevators are like time travel. Besides, it offers 360-degree views of the city and the bay. The design of Hyatt Regency San Francisco does not respond aesthetically to its local area, either in terms of its cultural values or its history. Through the materials, colors, and furniture, we cannot find anything related to San Francisco. However, the project can be built everywhere. If people walk inside, it may not seem like it is much to look at. People take the escalator up two levels, and they may find the atrium with a massive sculpture in the middle. This is the largest hotel lobby in the world and open to the public.

BETTY WANG | 2020

Aesthetic Insights • Geometrical shapes and lines create the visual shock. • The lighting on the reception is a way that guild people. • It is laid out in a triangle formation. • The tiles on the floor create repeated patterns to add interests, and it is the same outdoor patio style tile. • The capsule-shaped elevators are zipping up and down a freestanding core and making the space more interesting. • Most of the guest rooms used neutral colors and used one or two light colors to pop up and make the space more active. • The most striking element is the volume. • The design of lighting in reception is easy to guide people. • The impressive and massive sculpture are located in the atrium lobby. • Grey concrete foundation in the guest rooms is enlivened with warm neutral coloring, supple fabrics, and contemporary patterns. • An enhanced entryway welcomes guests with new signage, architectural sconces, tall green hedges, and laser-cut metal screens.

The first impression for the Hyatt Regency San Francisco

In sustainability, the Hyatt Regency did not earn the LEED points. Energy and water efficiency, waste reduction and management, sustainable and local purchasing, and use of alternative transportation are all areas that offer opportunities for better cost efficiency and environmental efficiency. By becoming a LEED-certified property, hotels provide numerous benefits for the environment. On the other hand, it also attracts a widely growing population of eco-conscious guests.

For the design of the ballrooms and restaurants are boring and old. They do not attract people to have an event or weddings. The other problem is dĂŠcor. The furniture seems dated.

The State of California Green Lodging Program recognizes lodgings that have developed sustainability practices to minimize waste and conserve energy and natural resources. The Green Key Eco-Rating Program recognizes hotels, motels, and resorts that are committed to improving their environmental performance. Elements of the space used recycled and repurposed materials.

is the architectural design. What I encountered was a vertigo-inducing 17-story atrium with tiers of balconies. When people walked and took the escalator into the lobby, people can see the elevators that are going up and down. If people ascend in the capsule elevator, they experience the inside the spectacle rather than looking up at it. The large lobby with the vast sculpture creates the balance of the space. Besides, it is a focal point.

23

DESIGN CONCEPT

The culture of Oakland has a rich musical history and is the home of many well-known musicians. Thus, the idea is to integrate the hotel into the music culture and engage the business guests and tourists with the community. My design intent is to create a space that is for business and vacation. The concept of the hotel is inspired by the music, which combines the Oakland music and dance. The connection between music and dance are the rhythm and melody. The wavy lines and flow shapes give peolpe feel free, impressed, and unrestrained.
