Significant increase in regional Victorian auctions in 2014

A

bout 40,000 auctions were held across Victoria by the end of 2014’s final selling weekend. Almost 31,000 of them were in inner and middle Melbourne and had a flow-on effect into the outer suburbs and regional Victoria. In a continuation of a trend which began in the bumper spring selling season of 2013, areas which have traditionally favoured private sale have had an increase in auctions. by the end of 2014 there had been 2771 auctions across regional Victoria, compared with 1419 the previous year. Sales at auction tend to increase during

periods of price growth, with sellers encouraged by good prices achieved by others at auction and the prospect of keen competition. by June 30 the number of auctions held in regional Victoria had increased by 38 per cent –1424 auctions, compared with 1034 in the same period last year. Regional fringe areas in Melbourne, which have also traditionally favoured private sales, had an increase in sales at auction of 51 per cent compared with 2013. Not surprisingly, it was regional centres rather than small country towns which had the most auctions. As well as the desire to achieve higher

prices in a competitive market, other drivers include the influx of buyers from Melbourne to regional centres and towns within commuting distance of Melbourne. these buyers are familiar and comfortable with the auction system. Some regional agents report demand from these buyers is changing their marketing – for instance, major auction campaigns like those in Melbourne. With the auction boom comes demand for auctioneers and estate agents are reporting heavy bookings for skilled auctioneers to get the highest prices for vendors. It can be necessary to book auctions well in advance to be sure of a timeslot with
