Regional properties delivering good returns for investors W
hile Victoria’s property market has experienced solid growth in the past year, there are still plenty of affordable properties out there – if you know where to look. Regional centres are increasingly attractive to first home buyers with improved public transport, roads and new infrastructure providing the ideal combination of space, lifestyle and affordability. New REIV data shows the state’s most affordable towns in the past year were located in the Latrobe Valley. In the 12 months to March 31, Morwell in eastern Victoria was the state’s most affordable town with a median house price of $152,470. Other towns in the Latrobe Valley offer-
ing value included Churchill with a median house price of $195,000. The Sunraysia municipality in the state’s north-west was also home to some of the lowest median house prices in Victoria. Merbein, bordering Mildura, recorded a median house price of $181,125 in the year to March while nearby Red Cliffs had a median price of $192,500. Several towns in the Wimmera region also made the list of most affordable locations in Victoria including Stawell ($182,000) and Horsham ($237,000). While Greater Geelong recorded some of regional Victoria’s strongest capital growth in the past year, a number of towns within the municipality are among the state’s
most affordable. This included Norlane with a median house price of $222,500 and Corio with a median of $239,000. Although, these areas provide buyers with opportunities to enter the property market, many of these towns and suburbs have experienced solid price growth in the past year. Horsham recorded one of the state’s largest annual increases, up more than 20 per cent over the year. Price growth was also seen in Maryborough, up 6.6 per cent to a median house price of $218,500. Meanwhile, regional Victoria is also attractive to investors. Investors look at rental yields – that is, the property’s annual rental as a percentage
of the purchase price - and some high rental yields are on offer at present. Three and four-bedroom houses in regional Victoria delivered some of the strongest returns of any property type in the 12 months to March 31, with yields of 4.8 and 4.3 per cent respectively. These returns are significantly higher returns in metropolitan Melbourne, which generated yields of 3.2 and 3.1 per cent respectively for the same property types.
