Affordable options are still available in regional Victoria

ome buyers may be surprised to know that even in a strong property market it’s possible to buy into a suburb or town for well below the median house price in that area. New REIV data shows a number of regional towns recorded a significant difference between the median house price and the lower quartile – that is, 25 per cent of all sales in that town or suburb. In the first three months of the year, this was particularly the case in large regional centres and prime coastal locations. Of the three main regional centres, the largest difference between the median and the lower quartile was recorded in Geelong, where a quarter of all four-bedroom homes

sold for $636,250. This was significantly less than the median house price of $795,000 for this property type. Towns where buyers can purchase similar sized homes for much less than the median house price include Bairnsdale, where the lower quartile of $245,000 was 43 per cent less than the median; Morwell, where 25 per cent of all homes sold for $145,000 (48 per cent less); and Wodonga, where a quarter of all four-bedroom homes sold for $297,500 (26 per cent less). In the other areas of the state, slightly smaller three-bedroom homes offer the best value in the lowest 25 per cent of sales. This was the case in the major cities of

Bendigo and Ballarat, where a quarter of all buyers were able to purchase a three-bedroom home for about 21 per cent less than the median house price with lower quartiles of $305,125 and $260,000 respectively. Meanwhile, those looking for affordable homes along the popular Great Ocean Road and Bellarine Peninsula should consider three-bedroom homes in Anglesea. In the first three months of the year, a quarter of all buyers there entered the market for $535,000 - 15 per cent less than the median house price of $615,000. Buyers were also able to purchase similar sized home in the desirable towns of Barwon Heads, Lorne and Torquay for 11 per cent less than the median house price with respective

lower quartiles of $650,000, $635,000 and $542,000. Other towns recording a significant difference between the median and lower quartile for three-bedroom homes include Maryborough (39 per cent), Horsham (33 per cent), Mildura (33 per cent), Canadian (30 per cent) and Cape Paterson (30 per cent). So while an area’s median house price may seem out of your budget, it’s worth doing your research as there are still affordable options within each region.
