Still time to prepare for autumn plantings A
NOTHER sunny day in Bendigo, a cool start followed by glorious days, perfect for a garden work out. Now is preparation time for bare root roses, trees and shrubs. Get ready by digging over the beds you are going to plant, add gypsum to clay soils to break up the clay and turn in lots of compost, water and keep turning every couple of weeks until you are ready to plant. Sounds a bit like a cake mix recipe and is in a sense, as you are cooking up the soil in a good way. Winter veggies are in full swing now, broccoli, cabbage, cauliflower and brussel sprouts all part of the cucurbit family and are all susceptible to white butterfly / cabbage moth infestation. To help control, companion plant with sage and cover with insect exclusion netting. Spray with Dipel or Success weekly as both sprays break down rapidly. Or as we have found at the nursery recently, a stick with a fake white moth on top of it. Seems these little pests are quite territorial and won’t go near where another moth is to lay its eggs, so far so good. Other winter veggies to plant are: turnip, kohlrabi, spinach, silverbeet, spring onion, onion, turnips, carrots, peas and swede. I can taste a soup in that lot. Planting viola, calendula and dianthus in or near your patch will attract beneficial insects to the area and you can use the flowers in your cooking and as garnishes. Remember to keep the patch clear of weeds. You can make a tea from the weeds you pull out by submerging into a bucket of water, leave for about six weeks and you will be left with a brown sludge full of nutrient. Mix one part sludge to 10 parts of water, then water onto your plants, the

weed that is left in the bottom of the bucket can then go into your compost. Or drain the sludge, weeds and all, into your compost bin, this quickens up the compost process, who said weeds are useless. Alternately, fertilise with blood and bone or the like, make sure you water before you mulch the newly planted bed, then mulch well, keeping the mulch clear of the stems of new seedlings. Deep watering twice a week is more beneficial than lots of quick surface watering. There are lots of herbs to plant now too, oregano, marjoram, garlic chives, parsley, thyme and remember if you are planting lemon balm and mints put them in a pot as they will take over a garden bed very quickly. With Mothers’ Day next week, make up a pot of lovely fresh herbs and Mum will think of you each time she uses them. We are just about at the end of a long flowering rose season, with not too much in the way of pests and disease. However as it gets colder you will see black spot and powdery mildew appearing, if not already. As a rule I don’t bother with spraying for these now, just remove infected leaves by hand or do a light prune, clean up any fallen leaves around the plant and put into the rubbish. So enjoy the sunshine and get planting while the soil is warm, this gets the plants’ roots established before winter arrives. Happy Mother’s Day and happy gardening!

HE choice between selling at auction or through private sale is one that all vendors must make. The percentage of sales through auctions in and around Melbourne have nearly doubled since 2011, up from 16.2 per cent to 30.9 per cent last year. In 2018, they are running at an estimated 36.4 per cent. While auctions are not as commonplace in regional Victoria as they are in the state’s capital, the upward trajectory is similar. In 2011, only 3.1 per cent of properties exchanged hands under the hammer, but in 2017, it was 5.7 per cent. The estimate for this calendar year to date is 6.6 per cent. Even more welcome news for those vendors in regional Victoria is that auction clearance rates are shading those in Melbourne. In several communities across Victoria, there has been an increase both in the number of auctions and clearance rates. Belmont, Herne Hill and Grovedale in Greater Geelong; Torquay and Jan Juc on the Surf Coast as well as Echuca, Shepparton, Mildura and Ballarat Central are in this category. In all except Ballarat Central, there was also an increase in the house median price in the March quarter. While auction activity is on the rise, and Victoria leads the nation in real estate auctions, private sales still account for roughly two thirds of all property sales. Both auction and private sale offer advantages and restrictions. The preferred method might not become clear until

These include the state of the market generally, the location and style of the property, the anticipated interest from prospective buyers, the sales costs and the timing of the sale.
