F you don’t have a big backyard, being able to pick your own apples doesn’t need to be just a dream. There are lots of varieties of apples that can grow in a sunny spot in tight spaces as well as pots, meaning that home grown apples can be a reality. The Ballerina range of apples are columnar, which means they have an upright habit, making them ideal for small and narrow spaces. Ballerina Polka grows to around three metres tall but only 60 centimetres wide, however will be smaller if grown in a pot. It has medium sized round fruit, which have green skin that develops red areas where exposed to the sun. The apples are crisp and juicy and are delicious when eaten straight from the tree, but can also be used for

cooking and drying. In spring the tree is smothered in very pretty white and pink flowers, which bees adore, and produces fruit on spurs close to the main trunk. Polka will need a pollinator to ensure the best possible fruit set and other compact apples such as Ballerina Waltz and Bolero are also ideal. When planting apples in the ground, mix a handful of Yates Dynamic Lifter soil improver and plant fertiliser into the bottom of the hole. This not only helps to improve the soil’s water and nutrient holding capacity and structure, but also provides the apple with gentle, slow release organic nutrients as it establishes. For container grown apples, choose a good quality potting mix and a large pot with good drainage.

UNE, is here. No time to hibernate it’s bare or loose root season, so it’s planting time. A busy time in the nursery industry with bare root trees and roses arriving into stores all over the country in the next week or so. Bare or loose root simply means a plant without a pot of soil to support the root system. As plants go dormant over winter, the ones that lose their leaves can be dug up and transported more economically, thus a saving for the customer. If you have been following this column you will know by now that ground preparation is the key to a healthy and happy plant, so, before you purchase your new bare root plant, prepare the hole it is going into first. Dig an appropriate hole for the size of plant you are about to buy. For a tree (optimum) about a metre wide and deep and a rose 50 centimetres wide and deep, this will give the plants an amazing start. Make sure the water will filter through – if the hole is too clean and smooth chances are you have made a beautiful well, that, when a plant is put into it, in time the roots will rot and the plant will die. When preparing to plant, gypsum is your best friend in Bendigo, when you have a clay soil. Rule of thumb is one kilogram to the square metre. Rough up the sides and bottom of the

hole add the gypsum. With the soil you have dug out, add a bit more gypsum, plenty of compost and a hand full of blood and bone or the like. Mix it all together, you should have a good brew. For those areas that have more of a sandy soil add as much compost and organic matter as you can and forget the gypsum. While preparing the hole make sure the roots of the plant are covered so they don’t dry out and remember to immerse them into some seaweed liquid before planting. Put a mound of prepared soil into the bottom of the hole and spread the roots of the plant over it, making sure that the graft of the tree/rose is at least 10 centimetres above ground level, then back fill the hole with the rest of your soil. If you can’t get your hole to the optimum depth, you can use the same planting scenario but have your plant mounded higher than ground level, this will give plenty of room for roots to grow before hitting the clay below. Water your plant in with a seaweed liquid, this helps with transplant shock and stimulates new root growth – it is not a feed. Mulch the area well, keeping the mulch a bit away from the trunk/stem of the plant. Keep the ground moist not wet and by spring your plant should be chugging along. Get your shovels, picks and mattocks out for a great work out in the garden. Who needs a gym? Happy Gardening!

ANY believe that the profit on real estate is made in the acquisition, not the sale. In reality, it’s both. Buying and selling at the right time will both make a difference to the equation. Of course, if you are moving to a similar property in a similar area, any capital growth may well be absorbed with the new purchase. However, the right decision made years ago can deliver a real bonus, especially for those seeking to downsize. In the September 2007 quarter, the median price of a house in regional Victoria was a then record of $264,500. Then followed a change of Federal Government, and the Global Financial Crisis, which caused great anxiety. The median price in regional Victoria did fall, but just 18 months later, it bounced to a new all-time high of $267,500 in the March 2009 quarter. So how has the market performed since then? In the March 2018 quarter, the median house price was $404,000 in regional Victoria, an increase of 51 per cent over the nine years. Some locations have performed considerably better. The house median sale price in Geelong West rose nearly 117 per cent to $685,000, while Newtown’s latest median of $757,000 is 111 per cent higher than nine years ago. Medians in Highton and Belmont nearly doubled. Across the City of Greater Geelong, there was an increase beyond 64 per cent, reflecting the increasing popularity of the state’s second city. The median lift in the City of Ballarat exceeded 43 per cent, with the strongest growth in Ballarat Central,

with a median house price of $422,500, up 83.7 per cent. Wendouree saw a boost of around 40 per cent. Bendigo was the strongest performer in its region, surging 40 per cent to over $340,000. Gamblers say that one can’t eat odds. Nor can one eat percentages. But those who purchased at the then-record median high nine years ago, and have been paying down a mortgage, are likely in a strong position to dine out well should they choose to sell.
