VER the next 25 years the number of one-person households in Australia will increase by 65 per cent. The Australian Bureau of Statistics predicts that by 2036 about 3.4 million of us will live alone. That will mean single buyers, already one of the largest property buying groups, will be an increasing proportion of real estate agents’ clients. These buyers include all age groups: young, first home buyers; buyers in their middle years, those recently divorced or ending a propertysharing arrangement; and elderly buyers. And of course solo buyers of all ages upgrade, upsize and downsize and buy for investment, just as buyers with partners and families do. In 2010 the Australian Housing and Urban Research Institute’s report on Australia’s changing patterns of home ownership found rates for singles aged 25 to 44 had increased by 8.1 per cent in the decade to 2006. Home ownership by single parents was also up. So the traditional first home buyer – a young couple, either newly married or buying their marital home – is just one of a number of types of first home buyers these days. But young single buyers face particular challenges: they must save a deposit – normally 10 per cent of the purchase price – alone and be able to make the mortgage repayments. And they must select a property they are confident they can manage. However the ABS also found that this trend was being driven by the ageing population. In 2011, eight per cent of people aged 15-64 were living alone, compared with 25 per cent of people aged

65 and over. These single buyers are also helping to drive the trend to apartment, unit and townhouse living across Victoria, with increasing apartment construction in regional centres and outer suburbs, traditionally the preserve of the family home. The median price of a one-bedroom apartment in outer Melbourne rose by 4.5 per cent in the past year. In regional Victoria the median price of a three-bedroom unit or apartment rose by 7.8 per cent in the past year while for two-bedroom units and apartments the increase was 5.4 per cent. Many single buyers want a manageable property where chores such as garden maintenance and gutter cleaning are the body corporate’s responsibility. But while young single buyers look for an affordable property, older single buyers are often cashed up. Downsizing lone householders selling a family home mean a strong demand for quality, high spec apartments either in major regional centres or closer to Melbourne.
