San Miguel de Allende
By Marlene Ridgway
The 475-year-old Spanish colonial city of San Miguel de Allende in Mexico’s highlands embraces its historic architecture and culture while pushing the boundaries of cuisine, art, and luxury real estate.
HomeServices Colonial Homes San Miguel, the newly opened office in San Miguel de Allende, who has been working in real estate for 25 years. “San Miguel de Allende is universally regarded as one of the prettiest towns in Mexico, and internationally recognized for its cosmopolitan pulse.”
Greg Gunter, a Luxury Collection Realtor and broker/owner at Berkshire Hathaway HomeServices Colonial Homes San Miguel, moved to San Miguel in 2009 and has since become a top producer in real estate, reaching the status as the No. 2 Realtor in all of Mexico for the country’s largest franchise. With this experience, he expertly guides buyers and visitors to those neighborhoods best suited for their lifestyle and their individual tastes. “I always conduct a very in-depth interview with my buyers before they arrive to best determine their lifestyle preferences — that allows me to guide them to the best San Miguel neighborhoods that fit their lifestyle,” says Gunter.
The Locals Love It
The city is unlike any other in Mexico. “Our location in Mexico’s central highlands makes us a quieter destination than larger cities or the beach resort destinations such as Cabo, says broker Ramirez. who was raised in the area. “As a local,” Ramirez continues, “I offer clients a seasoned knowledge of this city and an intimate understanding of what makes this town so special and unique … we are long term residents and highly active members of the communities we serve, constantly engaged in networking and developing relationships with local residents.”
Something for Everyone
“Buyers coming from a heart-of-the- city experience always want to live here in Centro, where they can roll out the door and arrive on foot at a restaurant in 10 minutes,” explains Gunter. “Gardeners and yard people craving green are drawn to Atascadero, where lots are bigger and lawns more prevalent. Creatives who like integrating with a Mexican aesthetic are drawn to the San Antonio and Guadalupe neighborhoods.”
Over the years, this small colonial town has become a wellknown, year-round destination for those hoping to experience an authentic, family-friendly Mexican city. And there is a little something for every- one. “With high-end hotels, restaurants, boutiques, art galleries, vineyards, and equestrian developments, San Miguel de Allende has been one of the most dynamic and fast-growing components of the luxury sector, not only in real estate, but in the day-to-day, creating an experiential luxury living,” according to Ramírez. Residents and visitors can partake in everything from a multi-course, locally sourced wine-paired tasting menu with an internationally recognized chef, sip cocktails on the rooftop bar, browse the many markets, or enjoy the variety of art galleries.
Year-Round Weather
Locals, visitors, and expats have fallen in love with San Miguel de Allende for a myriad of reasons. The year-round weather is an especially alluring element. Because of where the city is located, the climate is mild and enjoyable throughout the year. Summers are pleasantly comfortable and dry, and the air is crisp and clean, the winters are never cold, and the rainy season is not very heavy.
Luxury In Real Estate
San Miguel de Allende remains popular as a luxury retirement destination due in part to the astounding affordability in the cost of living.
“I’m also an architect,” says Gunter, “and I can tell you that U.S. luxury buyers appreciate that our homes here all offer handcrafted luxury appointments at a price point that would be a quarter of the cost on the coasts in the U.S. Nothing in a San Miguel home is ordered from a cata- log. Every single detail is handcrafted by a multi-generational tradesman who works with his hands.” In the past decade, San Miguel de Allende has transformed from a close-knit, little town into a bustling city — it’s now one of Mexico’s best-known lifestyle destinations and the element of luxury has become a large part of the experience.
A Unique Style
“Unlike our U.S. coastal feeder markets, there are no $4 million cookie-cutter homes here,” according to Gunter, who explains that luxury buyers love a home aesthetic that reminds them they are in Mexico, such as viga beams, tejamanil ceilings, and stone floors.
There is plenty of room for creativity when living in such a vibrant city that appreciates art in its many forms. “I’ve seen grand old hacienda-style homes — all centered around a lush courtyard — that were adapted as boutique hotels, luxurious townhomes that look airlifted straight from Italy’s Veneto, an old tannery retrofitted as a home, Cordon Bleu chef-designed homes with stunning kitchens, as well as hillside aeries with Rapunzel towers and hang- glider views from each room,” says Gunter.
“Mexico’s coastal resort towns can only comfortably host parttime residents five months a year,” says broker Gunter. “The humidity is too brutal the rest of the year. Because of that, they’re unable to support a year-round sense of community like here in San Miguel de Allende.”
An Art Haven
“Since the 1930s, the town has attracted artists from around the world, and there are many art galleries scattered throughout the town,” says Ramírez. It is easy to spend a whole day exploring the many art exhibits, from modern art to idigenous folk art.
This traditional city embraces its history but has not shied away from modernity or its own unique style. “Many homes in historic Centro, all of them remodeled properties that have the old-world reminiscence, have been restored to have all the conveniences of modern life,” says Ramírez.
