Even before 2020, homes were increasingly perceived as a personal refuge, and the pandemic only accelerated this value. “It made everyone want to use their homes, both indoor and outdoor, and remodel and really make it a wonderful special place. People love being at home. It’s a perfect setting to gather with family and friends. And having wonderful venues

It’s almost as though we are now taking the design aesthetic of the interior and pushing it to the outside of the house so you could have larger groups of people more safely.”

TAKE THE PARTY OUTSIDE

“Following the pandemic, outside space remains the most sought-after aspect with any property. Even with smaller properties for example, we are seeing more activity for properties with balconies as clients will pay a premium for

access to exterior spaces,” says Joe Le Beau, Berkshire Hathaway HomeServices London Marler & Marler.

“Everyone learned the importance of having an outdoor space to relax or gather during the pandemic,” says Lori Lane, Berkshire Hathaway HomeServices Georgia Properties in Atlanta.

Even in California, where outdoor living is embedded in the lifestyle, Clarke says, “COVID really changed the way a lot of people were using their properties. All of a sudden, the outdoor spaces became even more significant, and a lot of people did some great remodeling there.”

“On Cape Cod, the most important entertaining spaces are often outside, so for many that means having a stunning backyard area where you can host friends and family, ideally with a water view. Homes with features like outdoor kitchens, built-in barbecue areas, and alfresco dining spaces have very strong appeal these days,” explains Paul Grover of Berkshire Hathaway HomeServices Robert Paul Properties. “Outdoor living can mean a number of things, depending on someone’s lifestyle, but most often on Cape Cod it entails having access to the water. In recent years, luxury buyers have looked to create family compounds that feel like a private resort with everything they need right on the property to host large groups.”

In every region, additional patios and terraces, open and sheltered, augment what was in place. “One of the biggest trends in outdoor living is to have one big space separated into smaller more intimate spaces for guests to gather. This allows for the overall area to be multipurpose, creating mini havens to enjoy, depending on the occasion,” says Lane.

Even before the pandemic, outdoor kitchens were a focus. “Outdoor kitchens will always be a staple of a luxurious backyard. They’ve evolved from the traditional trifecta of grill, sink and bar to more elaborate spaces for the ultimate alfresco dining and entertaining experiences. Luxury spaces include outdoor televisions that can be hidden with the touch of a button, tap dispensers, smart appliances, lighting to create specific e ects, and green walls.

“The propane grill just kind of went by the wayside and we saw a lot more built-in kitchens to allow people to take the party from the inside and move it to the outdoor kitchen,” says Ingham. Outdoor kitchens now have smokers, and built-in grills are often designed to use multiple types of fuel, including wood. Woodfired pizza ovens are especially popular right now.

FUN AND GAMES

Large spaces for alfresco dining are only one outdoor enhancement. Bocce courts, full or half sized sports courts, oversized outdoor games like chess or checkers, and outdoor entertainment rooms have all been renovation features or additions. “So many people are putting in pickleball courts, more so than tennis courts. It’s such a fun thing to do with friends and have people over. That’s been I think the newest, greatest hot thing that people have done,” says Clarke.

ARCHITECTURE CREATES THE STAGE

The best new thing always grabs the most attention, but nothing is more of a catalyst for entertaining than the way a home is designed. How the floorplan organizes spaces, accommodates a varied number of occupants and promotes movement from one area to the next on multiple levels sets the stage.

“Pre-COVID, the typical Promontory buyer wasn’t necessarily looking for an 8,000-square-foot home away from home. With the new intricacies of the world, we now have seen families looking for a multi-generational home that can house and entertain more than the immediate family,” says Horn.

from grand soirees to intimate teas. In current traditional townhouses in London, the drawing room on the first floor is typically the most magnificent space in the house and certainly the most splendid. The first floor enjoys the highest ceilings in the building, and has the most ornate cornicing, floor-toceiling sash windows, original marble fireplaces, and in some cases parquet flooring, according to Le Beau.

Contemporary architecture o ers a di erent, but equally impactful, emphasis on gatherings, large and small, inside and out. A main focus for modern entertaining spaces continues to be the indooroutdoor connections with walls of glass, or disappearing doors that allow for seamless transitions.

The open concept continues to be finetuned, further enshrining the kitchen as the heart of the home. “The kitchen continues to be a favorite place to entertain. I am noticing kitchen islands becoming larger and more multipurpose, as that is just where everyone tends to congregate,” says Katy Patterson, Berkshire Hathaway HomeServices Utah Properties.

“Each family has their own di erent ideas about how to entertain within those spaces, but having the ability to entertain on multiple levels is a must,” shares Horn.

ENTERTAINMENT LEVELS

Areas to play on the lower level are going through an equally notable metamorphosis. Theater rooms, once the rage, are being reconsidered, often as part of a larger recreation area with games and a multiscreen viewing area with a full bar and even a mini kitchen. “It seems families are wanting to interact more with each other, and in a theater there’s just not much of that,” observes Patterson.

“With our larger properties, it’s expected there’s some form of leisure or entertainment facility, which is usually located on the lower ground floor or subterranean levels of the property. It’s been quite fashionable in the last decade to build down to sub level, up to four levels in some cases. These ‘iceberg’ properties can end up with bowling alleys, cinemas, gyms, swimming pools, and spa facilities all underground,” shares Le Beau.

REAL ESTATE PROFESSIONALS IN ITALY ARE SEEING A SHIFT TOWARD THE SOUTH, AN INCREASE IN BUYERS FROM NORTHERN EUROPE, AND AN INTEREST IN LARGER ESTATES.

A 14th century castle in the southern hills of Piacenza may have been a challenging property to market just a few short years ago. Outside of Milan, the spacious estate is picturesque, but not the most practical for a permanent home. However, the migration away from cities and into more comfortable, luxurious homes that also function as workplaces, spas, gyms, and more is a trend that isn’t fading. Marcus Benussi, managing partner and general counsel at Berkshire Hathaway HomeServices MAGGI Properties Agency, describes the recently sold castle as the perfect balance for an entrepreneur to work out of their home and still easily commute to Milan. “This type of property would have been di cult to sell without a radical change in personal life expectations and a search for higher quality life, due to the pandemic,” says Benussi.

The work-from-home era is still going strong, as is the luxury market. “Space, light, and fresh air,” says Marina Rizzotto, owner and managing partner at Palazzo Estate SRL in Lake Como, Italy, about what buyers are looking for right now. “We are talking about spacious country houses with a private plot in a quiet and safe place, or large, bright apartments with terraces and beautiful panoramic views,” notes Rizzotto. Benussi agrees, adding, “there’s a strong and increasing demand for luxury homes across the entire Italian territory, especially in the countryside areas within 80 miles of the large cities.”

While there’s a demand for villas, estates, and large apartments, the need exceeds the supply. The countryside is scattered with properties, yet regulations on historic properties and stipulations for renovating can be challenging in the area. “In the Lake Como region, the prices have grown by about 3 to 4 percent,” explains Rizzotto. However, “there are strict laws. It’s quite impossible to just tear down a historic villa and add a new development.” Benussi also notes the low inventory of refurbished homes, yet there’s a larger inventory of properties that need some restyling and a good inventory of larger properties, such as villas, castles, and dismissed areas, where larger investments with an

idea of holiday residences would make a lot of sense. It also helps that private residential development projects, during and since the pandemic, were modified to accommodate the new type of demand, according to Benussi. “What we noticed most is that many holiday homes became primary residences for their owners, many of whom moved from abroad.”

Everything from our work-life balance to inventory to development shifted during the pandemic, yet, Rizzotto adds, “the initial fear and confusion were replaced by hope and a reinterpretation of values, both spiritual and material.”

A further example of how buyers are adapting was the recent sale of another large property in Piacenza. “An American investor is turning this very large property into his family’s future haven. It’s a fully sustainable property, with water wells, a biological farm, a hostel for nature-loving tourists and a meditation area,” says Benussi. The past year was marked by a record rise in house prices in Italy — 4.5 percent compared to 2021, according to Rizzotto. Benussi agrees that destinations such as Portofino, Capri, Ischia, Lake Como, and more are all experiencing the same demand for luxury homes, and the prices have increased accordingly. More changes like this can be expected in the next year.

Italy is now a rapidly growing region for buyers from Northern Europe and was reported as the top second-home market for North Americans by Travel & Leisure Berkshire Hathaway HomeServices Global Franchise Network announced its expansion into Northern Italy with the signing of Maggi Group Real Estate in 2019, who plans to soon acquire and add three more o ces in Lake Como and other areas in Tuscany. Benussi explains that “the focus of the company is to move its strategic expansion and acquisitions of brokerage businesses throughout the southern part of the nation.”

Much like winegrowing, every region that cultivates coffee imparts its own distinct flavor characteristics, and serious coffee drinkers appreciate the nuances.

ll of the elements present in a coffee-growing region — soil, climate, topography and agricultural practices — conspire to create a unique flavor profile. Wine lovers refer to this as terroir, and the term is equally appreciated by coffee enthusiasts. Exploring coffees from diverse regions helps consumers understand their personal preferences while refining their palates. Our expert, Kenneth Davids, has traveled the globe, tasting coffees in some of the most exotic locales imaginable and sharing his insights.

Davids, editor-in-chief of Coffee Review, a James Beard Award-nominated author and leading authority on specialty coffee, cautions however that environmental factors are not necessarily determinative. “Similar to wine, the variety of the tree and how the coffee is processed both trump terroir,” he says. In Davids’ most recent book, 21st Century Coffee: A Guide, he reveals an ever-evolving global coffee industry inspiring new, innovative growers around the world. In a recent interview with Prestige, Davids provides some of his latest insights on various coffee-growing regions. Read on to find out what makes each region unique and worth discovering.

BRAZIL.

Sprawling Brazil has long been the top coffee-producing nation in the world, and is also among the most technologically advanced. For an industry that values hand-picking and hand-sorting, technology is not always considered a virtue, and Brazil produces very little of the high-end, single-origin coffee that connoisseurs demand. “Brazil’s focus is on producing good, reliable coffees sold at reasonable prices,” explains Davids, who cites their medium-bodied, modestly acidic qualities with notes of chocolate and nuts.

PAPUA NEW GUINEA.

In this Oceanic nation north of Australia, nearly half its total population is involved in the growing, processing or sale of coffee. It is not an ancient industry in Papua New Guinea (PNG), with its commercial potential discovered just in the last century by Australians who exported products back home. “They have tremendous terroir for coffee but it’s so rugged that infrastructure is a problem,” reports Davids, who notes that some local lifestyles have not changed in 2,000 years. He indicates the best PNG coffees are still exported to nearby Australia and, unfortunately, are more difficult to find in the U.S.

Despite sharing a border with Indonesia, Davids insists the coffees of the two nations have little in common, attributable to different landscapes, farming practices and cultures. The warm days and cool nights of PNG’s lush highlands are ideal for the crop and Davids views the nation’s coffee industry as extremely promising. Indonesia is a much larger producer and home to the legendary specialty of kopi luwak, ultrapricy coffee beans harvested from the feces of palm civets native to the area.

YEMEN.

The Arabian Peninsula is often overlooked, despite the fact that the dominant arabica plant originated there. While the war-torn nation of Yemen is not on the radar of most consumers, its coffee is being rediscovered. In fact, the country is the site of the world’s oldest continuously-produced coffee for commercial purposes, and Yemen’s family farmers continue to adhere to centuries-old practices on small, terraced parcels. Davids explains that the arid climate puts stress on coffee plants, which negatively affects yield but benefits flavor, and curious connoisseurs appreciate Yemeni coffee’s deep, rich flavor profile.

KENYA.

“If I’m choosing coffee strictly by country of origin, I’d look for Kenya because they produce magnificent coffee at high elevations and are very consistent in quality,” maintains Davids. From the base of Mount Kenya, artisanal farmers grow beans that are enjoyed in trendy cafés around the world, recognized for their aromatic fragrance and depth of flavor. Davids explains that coffees from Kenya tend to feature a pleasantly pronounced acidity, nicely balanced in a medium-bodied cup with fruit and floral notes.

of quality maintained throughout this coffee-growing nation, which ranks third in production behind Brazil and Vietnam. “They did an amazing job of promoting Colombia as one big denomination of origin,” explains Davids. And while that may result in predictable, unexciting coffees, he reports that with the encouragement of American importers, some dedicated producers are experimenting with new varieties and processes.

HAWAII.

MEXICO.

Small family farms in the southern states of Veracruz, Oaxaca and Chiapas are responsible for most of Mexico’s production. Mexican coffees are known for their delicate body and a hint of sweetness, with greater intensity exhibited in some specialty products.

Mexico is the ninth largest producer of coffee in the world, but conscientious consumers note it ranks much higher for sustainability and fair trade practices.

“The best, which are fine classic coffees, come from Chiapas, produced by indigenous people at very high elevations,” reports Davids.

COLOMBIA.

A prolific ad campaign (featuring the fictional Juan Valdez) made Colombian coffee top-of-mind among American coffee drinkers for half a century. Despite mass-marketing, there is a standard

Puerto Rico was a major producer in the 19th century and a boutique industry is emerging in California, but the Kona district on the Big Island of Hawaii is the most significant coffeegrowing region in the U.S. The volcanic soil on the slopes of Mauna Loa is beneficial, but many coffees labeled “Kona,” which are immensely popular with tourists, have failed to live up to their potential. “However, some small growers produce delicate, lyrically sweetly-bright coffees that one presumes is how Kona coffee earned its reputation in the first place,” maintains Davids. Other areas in Hawaii also show promise, such as Kau, southwest of Kona, while some coffee is grown on the islands of Oahu and Maui.

COSTA RICA.

Although this Central American nation has a long history of coffee production, a new generation of Costa Rican growers has shaken up a predictable, conventional industry. “Exporters can now get small lots of coddled coffee processed in a distinctive way,” says Davids of the newfound innovation, which he observes is occurring in Panama as well. Plants tend to be cultivated on fincas (small farms) as opposed to large plantations, and despite investments in technology, there remains a commitment to handcraftsmanship. The coffee of the young innovators can be delicate and floral, with notes of honey.
