/REVISIT A Letter from Christy Budnick and Gino Blefari Selecting a theme for Sales Convention is never easy. How can there possibly be one word, just one word, to perfectly encapsulate an entire year? And that task was made exponentially harder in 2022, as real estate experienced one of the most chaotic, challenging, rewarding and unexpected housing markets ever. Record prices. Record bidding wars. Record sales. Yet, through every peak and valley, every uptick or days-on-market low, at the heart of it all, there was and forever will be YOU. So, we knew right away you’d play center stage in our theme, then we thought about another concept swirling around every aspect of what you do. Value. The value you bring to your clients, community, family, friends and team members. The value the Berkshire Hathaway HomeServices brand brings to more than 50,000 network members around the globe and the clients they serve with excellence. The value of our tools, technology and systems for success. Put together, there’s no price tag on what all that is worth. In fact, it’s simply InvalYOUable. Ah, there it is. At our InvalYOUable Sale Convention we witnessed inspiring keynotes that moved us through melodies, music and the impact of a story powerfully told. We commemorated award winners and legends, rocked out with Lenny Kravitz for the Sunshine Kids and took over the historic Churchill Downs. We learned at University sessions, experienced the wonders of Louisville during our downtime and reconnected in-person with colleagues from across the world. It’s funny we picked the theme for Sales Convention before we really knew how 2022 would unfold because with every new obstacle or triumph, you continue to prove, as a member of our Berkshire Hathaway HomeServices network, just how InvalYOUable you can be. CEO Spotlight Sales Convention 2022 wasn’t just epic because it was set among the bourbon-loving landscape of Louisville, our first time meeting in person since 2020 or a chance to see rock icon Lenny Kravitz perform. It was also Berkshire Hathaway HomeServices CEO Christy Budnick’s debut on the main stage at General Session. (Spoiler alert: She nailed it.) As she spoke, the gigantic room was abuzz – She’s a natural! This is amazing! – and it was clear how at ease the CEO was addressing thousands of attendees to deliver the latest updates about our Berkshire Hathaway HomeServices brand. The theme of Christy’s speech answered one simple question: What makes you INVALYOUABLE? From the content you publish to the services you provide, being INVALYOUABLE, as Christy defined it, is a collection of those activities, skill sets and assets you bring to the lives of those you enrich every day. She spoke about the power of the brand, and how it led one network 4
member – Ashley Cusack with Berkshire Hathaway HomeServices EWM Realty - to secure a $150 million listing, the most expensive singlefamily residence ever listed in MiamiDade, Florida. She spoke about evolution, and how seamlessly it interplays with a brand set to endure. “One of the characteristics of a powerful brand is that it must evolve as consumers’ needs evolve,” she said. “By maintaining a degree of flexibility, we
ensure our relevance and assert our position as a true industry leader.” That is why Berkshire Hathaway HomeServices is the Forever Brand. Forever, Christy said, is in the moment but not momentary. It’s driven by relationships and the idea that we are all agents of change. And speaking of change, Christy identified several trends impacting the real estate industry right now.

Personalization, and the creation of an extraordinary, personalized experience for clients, is trending industry-wide. Another trend? Bringing fun back into our lives after a challenging few years. Christy announced the Berkshire Hathaway HomeServices Pawfect Home Sweepstakes, which runs through June 6 and is an awesome – errr, pawsome – opportunity to win a custom-built, pet-sized replica of a consumer’s home, for their pet! With marketing materials available to promote the initiative, the Pawfect Home Sweepstakes isn’t just a pet-friendly campaign, it’s also an opportunity to connect with your sphere in the most fun way possible. Inclusivity, equity and diversity are certainly not trends but they’re definitely a focus for Berkshire Hathaway HomeServices now and forever. As Christy explained, “I am relentlessly committed to creating an even more diverse network … by expanding our team into markets that are underserved: LGBTQ+ Black, Hispanic-Latino and Asian.
Everyone deserves a home they’re in love with.” During her speech, Christy detailed the brand’s relationship with Dow Jones, which includes The Wall Street Journal, Barron’s MarketWatch, Penta and Mansion Global. In partnership with Dow Jones, the brand twice a year surveys readers at all price points, asking questions related to how they feel about the real estate market. The results are relevant, fresh and valuable data to understand what consumers want and how Berkshire Hathaway HomeServices network members can deliver. Christy revealed three exciting new initiatives: First, the upcoming launch of a new CRM, which is a top priority for the brand in 2022. (The unspoken message was that there’s no industry leader with better experience than Christy to do it. She’s been there. She knows. Christy has been “working” in the real estate industry since age 10, when she helped her mother - the iconic Linda Sherrer, founder of Berkshire Hathaway HomeServices Florida
Network Realty - market homes.) The second initiative is a suite of postworthy marketing material delivered to network members every month. The third initiative is aimed at helping network members strengthen client relationships through two practices: elevated digital content and real estate portfolio reviews. “You deal in the largest, most expensive asset most people have,” said Christy. “So we have an even greater opportunity to offer that same level of personalized guidance with real estate portfolio reviews.” It’s common practice for consumers to meet with CPAs or financial planners to determine the strategies that will help them achieve their short- and longterm financial goals. But this meeting is only one piece to a much larger puzzle. What about real estate? Can a financial planner truly understand a consumer’s financial circumstances without knowing the exact valuation of the property they own? Christy explained that a real estate portfolio review is the missing piece.

“You’re not asking for a lead, you’re providing value,” she said. “You’re demonstrating that you’re truly invested in your client’s lives - and that you truly care. Real estate portfolio reviews drive business, keep the momentum going between closings and foster stronger relationships.” While the market right now, as Christy noted, is hotter than hot, there will be a time when price appreciation slows, when listings aren’t sold in multiple offers for hundreds of thousands over asking. And when that time comes, it’s the Berkshire Hathaway HomeServices network member with their real estate portfolio reviews, with their on-target content, with their focus on skills and service, with their reach and influence among a global network, with the power of the brand - who will come out on top. “Only when the tide goes out do you discover who’s been swimming naked,” Christy said, reciting a famous quote from Berkshire Hathaway Inc. Chairman and CEO Warren Buffett. The crowd erupted in reverent 6
laughter, and while the joke is funny, the sentiment is true. Success in real estate is a combination of gritty and integrity, which Berkshire Hathaway HomeServices network members uniquely possess; it’s why you joined this brokerage network in the first place because you know the standards of trust, integrity, stability and longevity it reflects and understand how you can reflect them in your business, too. “As I said earlier, we’re highly selective about who we accept into the network, and as far as I’m concerned, all of you are priceless. You are INVALYOUABLE,” Christy said onstage, the lights glittering as brightly as her first Sales Convention debut. “Not everybody can succeed at this but you can, and we will together.”
Christy’s 4 Steps to a Successful Real Estate Portfolio Review 1. Create a mini comparative analysis. (This shouldn’t take longer than 30-45 minutes.) 2. Call your client and let them know you’ve added a service for your top clients; once per year you will update a market analysis on their home (or homes) and meet with them to review. 3. Do not email it. Meet in person or over Zoom to discuss the results of the review. 4. Bring two extra copies. End the meeting by letting them know the next time they meet with their accountant or financial planner, they should bring a copy of your Real Estate Portfolio Review, so they have a comprehensive overview of your client’s entire financial picture - not just what they see on a spreadsheet.

Keys & Notes: Inspiration from Jade Simmons In his Sales Convention recap Thoughts on Leadership post, Berkshire Hathaway HomeServices Chairman Gino Blefari had this to say about Jade Simmons’ unforgettable keynote speech: “On cue, her hands flew across the piano keys in perfect rhythm and mesmerizing crescendos, and we were moved not only by her words but also by the messages she conveyed through her music.”

Gino, we couldn’t agree more. Jade Simmons is a powerhouse presenter and performer. She has played – or more like slayed – the piano at the White House, for the U.S. Supreme Court, and can be even heard portraying Nina Simone’s classical years in the Oscar-nominated documentary, What Happened Miss Simone? And that’s just the start of her impressive accomplishments.
In Louisville, Simmons appeared onstage with characteristic charm. Her story is quite extraordinary. Growing up, she always dreamed of becoming a classical pianist, living a life of Rachmaninoff, but there was another part of her drawn to rhythmic beats. When she found a photo of herself as a little girl playing the African bongos, it all made sense. Rhythm had been in her all along, and there was no reason it couldn’t coexist with her
classical dreams. No longer would she compartmentalize her brilliance and instead would embrace every facet of the music she could bring into the world. It was at that moment Jade had her first breakthrough, and today, she presents to audiences on how they can spot theirs, too. Throughout her presentation, Jade combined storytelling with gorgeous piano playing and it added melodic beauty to every line spoken. One particular highlight of her keynote was when she hopped off the stage and into the crowd, finding Rajeev Sajja, SVP of Digital Marketing and Innovation at
Berkshire Hathaway HomeServices Fox & Roach, REALTORS® and Diane Glass, CEO of Berkshire Hathaway HomeServices Chicago. She brought them both back up on the stage and asked them if they played piano. “No,” they told her. Well, now they would. Jade guided them through every note, and right there, in front of thousands of Sales Convention attendees, taught them to play. It was a real-life breakthrough happening in front of our eyes and it was awesome. After the experience Sajja posted photos
from the performance, writing: “And this happened! Playing piano with Diane Glass with the guidance of Jade Simmons … learn to spot your next breakthrough!” It was a moment they’d never forget, just like Jade’s keynote was an awe-inspiring keynote speech we’ll remember forever.

The Motivation of Magie Cook Where do we even start with Magie Cook? The mega-successful entrepreneur and author of “Mindful Success” appeared on the Sales Convention stage and after delivering her powerful keynote, nobody in that Louisville audience would ever be the same again (or forget the time they cried at General Session). Another unforgettable moment: learning it was Magie’s birthday as the entire crowd sang to her in collective celebration. This keynote was a party and it felt like every celebratory moment gave attendees the chance to congratulate Magie on a life - despite all odds - so very well lived.

Let’s recap. Magie’s story is sensational. Born and raised in an orphanage in the mountains of Central Mexico, she was born one of 68 children and spent her early years gathering dirt, hunting for her meals and teaching herself how to ride horses (she rode bareback by the age of 9). She was also a star basketball player. (In his weekly Thoughts on Leadership post, Berkshire Hathaway HomeServices Chairman tells a funny story about how he thought, after reading her basketball-laden bio, Magie would be extremely tall, and he was surprised when he met her that she wasn’t a towering 6’3” but
5’2” and yet, she conquered all on the court. That, Gino says, is when he realized Magie’s true fierceness, her ability to see through negativity, stereotypes or the what-should-be’s to manifest the person she wants to become. Growing up, Magie honed her ball skills with help from an orphan brother who had been found as a baby in a dumpster and rescued by Magie’s family. Magie was so good, she’d run drills blindfolded and her brother was convinced she could see. People took notice and soon Magie got the opportunity to play basketball for the

gigantic General Session Hall, the team at Corporate Magic used 320,000 lumens total (from four 80,000 lumen projector stacks). Putting that into perspective, a movie theater uses a single lumen projector, totaling about 40,000 to 60,000 lumens.
Mexican National Team, though a broken collarbone left her sidelined. Undeterred, she persisted and would go on to receive a scholarship to play for the University of Charleston. But life wasn’t done throwing foul shots her way. After college, Magie was homeless, though she says at the time she hardly noticed her dire state, as it wasn’t much different from existing in the woods of Mexico. Everything changed when she received an $800 gift and used it to enter a local salsa competition, unanimously winning. That chance win evolved into a burgeoning salsa business that would grow so large under Magie’s astute leadership, it would eventually be sold to Campbell’s for millions of dollars. But even that story has its narrative thorns; as Magie had dreams of making it big in the business world, she finally gathered the courage to come out to her father. His reaction was far from supportive. He told her she’d never amount to anything. That she’d die in prison with AIDS. Rather than take his cruel words to heart, Magie recognized they were a reflection of something wrong inside him - not anything wrong with her. She vowed to not only build her business into a successful empire but also lead a fruitful life as a proud LGBT woman. During her keynote, Magie read a
letter her father wrote to her years after he lodged such cruel words her way. In the note, he articulated how proud of her he was, how much he loved her and how much he cared. Reading the letter aloud, you couldn’t help but be moved by the raw forgiveness in Magie’s voice and the unfiltered anguish of a father righting his familial wrongs. It was poignant because the story had a happy ending and because when you think about every hardship Magie went through - the broken bones, the orphanage, the homelessness, the rejection, the love lost then gained to get to our Sales Convention stage, you understood with newfound clarity that if this powerhouse of a person can achieve such mindful success despite it all, anything is possible for you.

and breakouts, two days of commercial sessions, 68 (yep, 68) University sessions and one global meeting, we offered the most training classes ever in 2022. We also had 13 networking sessions, a reflection of just how excited our network was to join together in person this year.
9. We used nearly 100 microphones during our General Session, pre-convention meetings and University sessions. 10. Did you feel the heat at the Sunshine Kids Benefit Concert featuring Lenny Kravitz? While Lenny Kravitz’s music is undeniably fire, there might be another reason you felt that perspiration. Lenny required the room temperature to be 74 degrees Fahrenheit or higher during his performance. He also brought exactly 24 guitars with him to ensure (as only Lenny Kravitz could) an awesomely rockin’ show.

The following words were written on page two of the brochure each Sales Convention attendee was given upon arrival at the historic Churchill Downs entrance: REVEL. Verb. Enjoy oneself in a lively and noisy way, especially with drinking and dancing. If that doesn’t perfectly capture our Monday night fete, nothing does. Against a technicolor Kentucky sunset, attendees arrived at Churchill Downs in their derby finest. Bright hats and feathery fascinators stood out among a perfectly dressed crowd of thousands. The night began with local food, (menu items included hot brown nachos, Bourbon beer brats plus the official drink of the Kentucky Derby, mint juleps), Kentucky Derbythemed games, a carousel ride, a Post Parade in the Paddock and live racing on the Churchill Downs racetrack as Berkshire Hathaway HomeServices flashed across giant screens. No matter what horse won the race, we all knew before the races even began what brand won the evening. (Ours.) Did you know Berkshire Hathaway HomeServices is one of the few companies ever to commission private races at Churchill Downs? The racing staff and production crew were the exact same teams who run the Kentucky Derby, creating a truly 14
unique and authentic Churchill Downs experience. It was also the first time these horses hit the Churchill Downs racetrack in 2022. A total of 1,000 planning hours went into REVEL Louisville and it took 27 hours of loadin over the course of three days to complete the scene. As the crowd gathered to watch the races, Steve Buttleman, the Official Bugler of the Churchill Downs and the Kentucky Derby for more than 26 years, played his melodic call, signaling all mounts to the paddock exit as they proceeded to the racetrack. Buttleman wasn’t the only famous figure at REVEL Louisville. Outrider Greg Blasi, who grew up in Oklahoma and has been a horseman his entire life, was also racing that night, and beyond REVEL, the 2022 Kentucky
Derby marked his 25th appearance at America’s longest, continuously held sporting event. (The Kentucky Derby has been held every year since 1875.) And of course, there were the famous horses. “Servicewithasmile” (appropriately named for a real estate event) won Race 1 and “Colonel Hot Brown” claimed victory in Race 2. Beyond the racing, attendees’ ears were treated to the sweet sounds of live, local music. On the main stage, The Bluewater Kings Band, known for their smooth vocal harmonies and a toe-tapping rhythm and horn section, won over a crowd by dancing to their tunes until the very final minutes of the event. On the second floor near the concessions, the Wooks Bluegrass Band serenaded with lively bops and distinctive jams. Nearby, artist and muralist Kacy Jackson, whose eye-catching work adorns many buildings throughout Louisville and the U.S., completed a live artist installation of a Kentucky-themed painting. With each work, Jackson aims to inspire and make an impact, which we think is the perfect message for our REVEL Louisville party, a thoroughly inspiring, impactful evening where the InvalYOUable spirit of the Berkshire Hathaway HomeServices network took free rein.

That Tuesday night, Hall AB in the Kentucky International Convention Center was set - as requested - to exactly 74 degrees Fahrenheit. It was a massive space, with breathlessly high ceilings and a gigantic stage at one end, where un-played instruments sat at the ready - and so did we. Lenny Kravitz isn’t just a musical superstar, he’s a rock n’ roll icon, with eleven studio albums, four consecutive GRAMMY® Awards and the record for most wins in the “Best Male Rock Vocal Performance” category to his uberfamous name. It’s no wonder the vibe in the room felt practically electric; Lenny Kravitz was about to take the perfectly temperature-controlled stage and perform just for us. Well, correction. He may have been about to perform for the assembled
Berkshire Hathaway HomeServices Sales Convention crowd, but the evening was - and always will be about the Sunshine Kids. As Lenny (can we call him Lenny?) sang hits like “American Woman” and “Fly Away” to the roaring crowd, he stomped across the stage with his signature mix of confidence and cool. There was a kind of palpable Kravitz-esque magic in the air, which even the singer himself may have felt. After the show he posted a photo from Sales Convention for his 4.1 million followers, adding this caption: “Filled with gratitude to be back on stage playing live.” The Sunshine Kids Benefit featuring Lenny Kravitz was like the perfect punctuation point at the end of an incredible, invalYOUable few days. A total of $104,000 was raised, and it
all went directly to the Sunshine Kids, helping bring some much-needed sunshine to children with cancer. But Tuesday night at Sales Convention wasn’t the only time boundless generosity was put on display. Throughout the event, attendees visited the Wishing Wall at the Exhibitor Showcase, and for a $5 donation, painted craft horseshoes with well wishes for the Sunshine Kids. The initiative raised an additional $3,500 for the non-profit organization. (If you do the math, it’s about 700 attendees who sent horse-shoed wishes - and donations - to the Sunshine Kids.)
Then there’s General Session Day 1, when Christy Budnick shared a moving story of Keith Crow, a broker with Berkshire Hathaway HomeServices Santa Fe Real Estate, who traveled to Ukraine after conflict struck and went directly to the areas that were under intense fire. With an assembled team of drivers and volunteers, Crow organized a system to get women and children out of the country by driving refugees across the border into Poland. To support the initiative, Crow launched a GoFundMe and after Christy explained his story, the URL flashed across the large monitors of the General Session Stage. At
the time, Crow had raised just over $9,000 and after the GoFundMe link was shared with Berkshire Hathaway HomeServices Sales Convention attendees, the number skyrocketed to $30,000. (The GoFundMe is no longer accepting donations but as of this writing it’s at $39,511. It’s just one more example of the selflessness that defines the Berkshire Hathaway HomeServices global network, and it’s what makes this brand an invalYOUable partner, friend, lifeline and guide not only to clients but also to anyone in need.

University Highlights This year in Louisville, we didn’t just go big for University, we went the biggest ever. A total of 68 University Sessions marked the highest number of classes our conference has hosted in the history of Sales Convention. We also added multi-part classes to allow for more in-depth content (like Mathew Ferrara’s Relationship Selling Part I & II, Melissa Kandel’s The Art of Influence Part I & II and Steve Ladd’s CFO Forum Part I, II and III) and included brand-new agent and broker spotlight series. During these series, we featured Berkshire Hathaway HomeServices network leaders in sessions that allowed attendees to hear their specific insights and takeaways, always grounded in experience and forever filling our minds with value.
