• People on staff with the knowledge, commitment, empowerment and financial incentive necessary to provide the highest quality design services to our clients. In order to carry out our mission to provide the highest quality design and delivery services available, we have to be about much more than simply design or style. While we do believe that we should be proud of the finished project from a design standpoint, we also firmly believe that we should be equally proud of having realized the project through a well-managed process that is carried out by a project Team that is focused on the client’s goals. We believe that a successful project is a function of a strong project design team led by an experienced project manager whose primary responsibility is to listen to the client and lead the team to design a project that is responsive to the client’s goals. BHNT employs this philosophy on all of our projects to produce the highest quality architecture in the most timely and cost effective manner.

FIRM DESIGN PHILOSOPHY & PROCESS THE “BIG IDEA” The over arching design philosophy at BHNT Architects is that good design and good business go hand in hand. Quality design can improve the bottom line and that adherence to proven business principles focuses and enhances design. Guided by this over arching philosophy, we seek to identify a strong, clear, architectural vision or “Big Idea” for all our architecture and interior design projects. We believe that the “Big Idea” a project takes should be guided by its unique circumstances and context. The best methodology we have found for identifying the right “Big Idea” for a project is close collaboration with the owner, listening carefully to his/her goals and aspirations and then formulating our design around these principles. We particularly seek to understand the owner’s business intent in undertaking the project and the unique business factors that the design must address. To these factors must be added further important form-giving considerations such as site context, green or sustainable design and historic preservation.

PROGRAMMING Once the project’s “Big Idea” has been identified, it is our job to carefully monitor the project development process to assure that all subsequent design decisions support and strengthen this vision. The success of any construction or renovation project flows from a well targeted programming effort that precedes design and construction. Recognizing this, BHNT Architects has developed an approach to programming that is organized around on-site design meetings or charrettes, aimed at uncovering the optimal organization of a proposed site and building as well as the detailed area and functional requirements of each space that goes into it. The process is iterative and thus repeats until we have drilled down to the level of detail that enables us to clearly and concisely express the design problem in terms of its unique set of goals, facts, concepts and needs. The final program document establishes the overall scope and organization of a project as well as the detailed spatial and functional requirements of each space included in the program. The process is designed to be participatory by seeking input from all the stakeholders. Working together with the end users and the owner’s facilities group, our process is focused on the development of consensus essential for an effective and realistic architectural program. We stress this inclusive aspect of the process because we do not believe that it is our role to dictate solutions to our clients, rather it is to help them better understand options and consequences so that they can identify a solution that is right for them.

PROJECT MANAGEMENT Central to our design philosophy is the belief that the best projects are those resulting from a well managed process, particularly with respect to budget, schedule and team communications. We believe that an award winning project, realized through a process fraught with missed deadlines, budget overruns, poor communications and general frustrations, is not truly a “quality” project. Conversely, we don’t believe that uninspired architecture can be called “quality” even when it results from a smooth process. Therefore, the third essential component of our design philosophy is project management. Once the project has been defined in terms of a “Big Idea” and a carefully vetted program has been established, its subsequent development is focused on detailed execution. It is during the project execution (SD through CD’s) when the team expands to include numerous design consultants and the schedule and budget are constantly challenged that effective project management is critical. We have developed a project management process focused on schedule, budget and team communications that has proven highly effective in delivering projects on-time and on-budget while meeting all quality and design goals.

Buffalo Niagara Convention Center RENOVATIONS LOCATIONS: EXHIBIT HALL, KITCHEN AND MARQUEE Buffalo, New York The Buffalo Niagara Convention Center promotes the Western New York region’s hospitality industry worldwide by hosting conventions and trade shows that benefit the community’s economy. In order to remain competitive, several improvements and a fresh overall image was needed for the Buffalo Niagara Convention Center. Using the latest computerized 3-D rendering and animation technology, BHNT Architects developed a program of improvements that started with a new entry and lobby design, inspired by the 1901 Pan-American Exposition Centennial. The program includes an updating of the technology and finishes in all meeting and convention spaces, new roof, new elevators and a new marquee. A computerized walk-through animation video created by BHNT Architects to present the Center’s new “look” is now being used by The Buffalo Niagara Convention and Visitors Bureau to help promote and sell the Convention Center to prospective customers.

Buffalo Rheumatology RENOVATIONS AND ALTERATIONS Buffalo, New York BHNT was retained to convert a 12,000 SF restaurant and banquet facility into a medical building designed for multiple occupancy. BHNT set out to totally renovate the interiors and use the building’s own characteristics to separate the owner’s practice from the future tenancies areas and still maintain an “identity” for each. BHNT worked with Buffalo Rheumatology to reinvent the building’s curb appeal through new window openings, updated landscaping, strategically positioned and well designed lighting, a new color palette and the introduction of a simulated, well proportioned masonry component that totally transformed the building to meet the goals of the owner. The newly designed interior spaces have an abundance of natural light, are well lighted, boast all new interiors, a re-vamped structural system, a new electrical service, upgraded HVAC systems and access to an outdoor, secure terrace as an amenity for patients and staff.

Academy Place Apartments ADAPTIVE RE-USE AND RENOVATIONS Gowanda, New York The “community legacy of the 1919 school building is a major focus of this redevelopment project which brings together mixed-use components of affordable senior housing, community recreation and much needed commercial office space in the Village of Gowanda. There are 32 one and two bedroom apartments which provide generous living space in close proximity to public amenities. New entrance additions were constructed to independently identify the apartment entrances from the other building uses. Well landscaped grounds root this project into its village surroundings. Community Place on the first floor is home to Congregate Dining which provides affordable lunches for local seniors through the Cattaraugus Department of Aging. The lower gymnasium and upper auditorium areas provide recreational space for community wellness and senior programs run through the Rural Health Network. The existing building envelope was retrofitted, including high efficiency replacement windows to enhance its energy performance. The project met the Green Building Initiative standards through New York Division of Housing and Community Renewal for high efficiency buildings. Buffalo State The State University of New York CAUDELL HALL RENOVATIONS AND ALTERATIONS Buffalo, New York Programming and design for the rehabilitation of Caudell Hall to serve as the home for the College’s School of the Professions. The existing 38,000 SF Caudell Hall occupies a site at the corner edge of the campus’ central quad but is disconnected from it due to the location of the building’s main entrance and an elevation difference between its main floor and the quad. The rehabilitation will resolve the disconnection by relocating and raising Caudell Hall’s main entrance to give it a prominent address on the central quad. The 3-story building will house culinary training and demonstration facilities on the 1st floor; classrooms, computer labs and dietetics labs on the 2nd floor; and department and faculty offices on the 3rd floor. The west elevation facing the central quad features a highly transparent curtainwall that will open the “theater” of the culinary training activities to the central quad. The east elevation features a curtainwall of aluminum ribbon windows and insulated metal panels. Other principal exterior materials of the rehabilitation include terra cotta panels in a rainscreen application.

OSHUN OYSTER BAR Buffalo, New York BHNT Architects, PC teamed up with father-son duo, James Guarino Jr. and Sr., and Iskalo Development to design Oshun Oyster Bar, a contemporary seafood house, located on East Huron Street in downtown Buffalo, New York. Built in 1946, the building originally served as the Waldorf Astoria luncheon counter. Strong Art Deco themes influenced the building throughout; from the rounded tile corners, to the flowing Terrazzo floors and Bas-Relief murals. The Guarinos expressed two main objectives for the space renovation; create a stage for a talented chef to present unique, high-end cuisine, and to celebrate the building’s existing Art Deco features and further infuse the space with the style reminiscent of 1930’s culture. The interior space was arranged to allow the Terrazzo floor to imbue a strong, flowing, colorful presence, while the main bar and booth seating are used to frame the existing murals, both of which complement the rich history behind the name Oshun, which is derived from the Yoruba goddess of the waters. The design includes an open kitchen, full-service bar, oyster bar and a spacious, open dining area with seating for 125 guests.

Finger Lakes Gaming and Racetrack GAMING AND DINING ADDITION Farmington, New York BHNT designed the 33,000 SF addition to Finger Lakes Gaming and Racetrack Casino. This project is the most significant expansion to the casino since it opened in 2004. The project nearly doubled the amount of gaming space available adding room for 350 additional machines. The addition created space for a 102 seat Wolfgang Puck Express, a fast-casual restaurant as well as the feature bar named Remedy. The modernly designed bar and lounge seats 140 at the bar and includes an 18 foot high definition projection screen, 22 flat screen televisions and a 324 square foot stage and dance floor. The space has been designed to be its own entertainment destination. A new larger players club was also added, as well as a coat check and back of house office space. The expansion allowed for some existing machines to be moved into the new space, allowing for wider aisles and improved accessibility. This project was done in collaboration with LSE Architects of Minneapolis, Minnesota.
