ixed-rate mortgages have been preferred the past few years following the housing bust because of their stability and certainty. However, adjustable-rate mortgages, with their low introductory interest rate, have been rebounding recently in loan the market. In the past year, rate for the 30-year fixed mortgages climbed from about 3.4 percent in February 2013 to about 4.1 percent in February 2014. This upward trend will continue and likely reach 5 percent before the end of 2014, says Erin Lantz, director of the Zillow Mortgage Marketplace.

On the other hand, 5/1 ARMs still show near historical low introductory rates, around 2.75 percent in February 2014, which seems more appealing to homebuyers. Particularly, for buyers

In the Loveland/Berthoud market from $100-249,900 there is a zero supply available as of the end of February and from $250-449,900 there is a two month supply. In Windsor we are seeing similar lack with the supply of homes from $100-349,900 at zero or one month supply. This absorption rate is based on the number of homes sold in each price range (absorption) over the past 12 months. A balanced market is one with a six month supply. Anything less is a seller's market and anything more is a buyer’s market. In Fort Collins and Windsor you only begin to approach a balanced market at $550,000 or more, and in Loveland at $500,000. This represents a very tight market; tighter than you might think because many of the homes that show up active are in fact under contract. What is causing this compression in the market? There are several factors that play into the lack of available homes for sale. We have had a very cold and snowy winter which I believe has delayed people from putting their home on the market by four to six weeks. Many people refinanced their homes over the last

several years. They may have a 15 or 30 year mortgage at 3-3.5 % that they would hate to leave, particularly if it is a 15 year mortgage that is paying down very quickly. Many of these people remodeled when they refinanced and are reasonably happy in their homes. If they are not in the right home they do not see anything better to go to (more on that later). Rents have increased and the quality of tenants is higher so most investors are not selling their investment homes. If anything, investors are out buying more homes in direct competition with entry level buyers. Since investors are required to put in a large down payment they have a more attractive offer than a first time home buyer that has a minimum down payment. Up until late last year there has not been much new housing development due to the mortgage meltdown and tighter banking regulations. Banks have tight regulations and guidelines for financing projects. Banks will not give builders and/or developers financing until they see a clear economic recovery. The larger regional or national builders have their own private capital from investors. They have the cash

and have been able to make bulk sale purchases on cheap ground, taking advantage of foreclosed subdivisions. They are now building or planning to build homes with current design and style targeting families. They have tried and true floor plans that work in other markets and fit the land use guidelines as they exist in Fort Collins. These sales are going very well because there is so little resale competition. Unfortunately financing for the smaller local developers and builders is still difficult and, if available, requires a large cash or equity infusion. A difficult task in an in-

With prices rising, homeowners have much to appreciate in today’s market

uy low. Sell high. Pillars of conventional wisdom on Wall Street. But what if I told you could also achieve both in today’s Northern Colorado real estate market? Let’s start with selling high. Average housing prices in the Fort Collins/Loveland and Greeley markets are experiencing their greatest increases in over a decade. We know this because the Federal Housing Finance Authority (FHFA) recently reported that average sale prices in Fort Collins/Loveland surged 8.49 percent in 2013, the most since an 8.01 percent increase in 2001. In the same report, the FHFA said the Greeley area experienced a 7.31 percent price appreciation last year, its highest increase since 5.08 percent in 2002. We also have a good idea what’s behind these price gains. With Northern Colorado’s population on the rise and jobs growing at a healthy pace, eager buyers are continuing to enter the
