or those who thought to buy a house in Northern Co in 2013 and didn’t, you may be kicking yourself. But don’t be too hard on yourself. It’s not too late and 2014 is slated to be another great year to buy in our local market. Market forecasters are anticipating another year of increased home values and appreciation. On average, home prices nationally saw an increase of 13.6% (Standard &Porrs/ Case Shiller home price index). Here in the local Northern Colorado Market we see rising prices and healthy appreciation which is expected to be ongoing (Stats from IRES): • Average Price home in first quarter 2013 Jan:
$291,995, Feb: $299,916, March: $304,294 • Average price home in first quarter 2014 Jan: $300,574, Feb: $306,527, March: $338,757 (partial month stats) (These statics include all areas reported within the Northern Colorado market on the local multiple listing service). According to NAR, national expectations on home values are expected to rise another 5% and our local market even greater. Interest rates are additionally expected to rise from 4-4.5-5%, making now the time. For every 1% climb in interest rate, buyers loose approximately 10% buying power. For example, a buyer who qualifies for a $300,000 mortgage at lower rates will qualify for $270,000 when rates rise. Rates at 5% are
still low in a 20 year historical snapshot. It really is the time! Even with rising rates, buying a home is almost always considered a great investment in the long run of the investment. Are Open Houses Still Necessary?
L
isting agents often argue that in our digital world, open houses are a waste of time. The majority of people who attend are nosy neighbors, ‘lookyloos,’ or other types of tirekickers. Instead, their argument goes, serious buyers today don’t want to wait for an open house. When someone likes a home’s online photos, he or she will make an appointment to see the property during the week. So is it time to close the book on open houses? Not at all.
Why our parents needed open houses A generation ago, the Internet, with its virtual tours, high-resolution photos and online floor plans, didn’t exist. Our parents relied on real estate agents to preview properties for them or to present them with the basic details of homes to consider: how many bedrooms and bathrooms, in which school district, on how much land, and so on. Buyers needed to get inside of as many homes as possible to learn the market and identify what would work for them — and not work. Today, buyers can easily vet potential homes by looking at photos and floor plans online through Zillow or using tools like Google Street View. But there’s only so much you can glean from that. By visiting a home, you can see how the online floor plan actually looks in the ‘real’ world. You can see details you’d probably miss looking at photos. You can get a feel for the property
and compare your reactions to the home to others you’ve visited. People can turn into serious buyers through open houses Serious buyers don’t materialize in a puff of smoke; they become serious over time. Many spend a good deal of time looking at properties online or at open houses on their own before even engaging an agent. They spend months or even a year actively looking with their agents. Buyers need to become educated about the market, the types of homes available in their area, as well as what to expect in their price range. Open houses give buyers a no-pressure environment in which to deepen their education about the local market, so they can make a more informed decision. A buyer may use an open house as a first showing of the property. But when buyers become serious about a home, an open house provides them another opportunity to spend time in the home, to get to know it better, without the confines of a 15-minute private appointment. The convenience factor Open houses are also a lot more convenient for the seller. Rather than having to clean the home and vacate it 10 times during the week, a two-hour Sunday open house allows as many people as possible to take their time and view the home thoroughly. While a lot has changed in real estate in the past decade, open houses are a tradition that still makes a lot of sense. If nobody held open houses, buy-

Opening up your house to the masses is the best way to get a feel for how the market responds to your home. A good listing agent will want to see as many buyers come through as possible to gauge their reactions to the home. Are people walking in and out quickly? Or are they hanging around? What questions are they asking? What are their biggest hangups or concerns? This is the kind of valuable information you can’t get online. Ultimately, the same reasons for holding an open house 40 years ago are the same reasons you should do it today. In a sense, it’s like going to
the movies. Sure, you can download or stream movies at home to your heart’s content. But there’s something about seeing a movie on a big screen, in a theater full of people that will always make the experience richer and more meaningful. How to Get Squeaky Clean Windows By: Mary Boone, Home Improvement blogger for Zillow t’s true, washing windows isn’t something most homeowners look forward to, but once the task is completed – the results can be breathtaking. Plus, it’s easier to enjoy sunny days when your windows are sparkly clean. Here are tips on how to clean your windows like a pro.

Equipment To make window washing less of a chore, make sure you’re armed with the proper tools. Pros recommend using a good quality squeegee. If you’re determined to make window cleanliness an ongoing priority, consider investing in several sizes. A 12- to 15-inch squeegee will work for the majority of your windows but if you have divided windows, you may need a smaller squeegee as well. Also on your must have list: a T-bar-style window scrubber. This device looks like a mop and comes with removable sleeves that can be washed when they get dirty. While you’re gathering supplies, be sure to pick up a bucket that’s large enough to fit your largest squeegee and scrubber, lint-free cloths, sponges, a metal scrubber, ladders, detergent and steel
wool. The basics Start your beautification efforts indoors and move outside, where the glass is likely grimier. Many pros use just a squirt of dishwashing liquid in half a bucket of cool water. Without stirring up a bunch of bubbles, dip your scrubber into the bucket. Then, scrub your window, moving the scrubber up and down across the entire surface of the window. Use a smaller sponge to get into corners you can’t sufficiently clean with the scrubber. Next, it’s time to squeegee. Start in an upper corner and pull the squeegee evenly across the window, side to side. At the end of each stroke, wipe the squeegee’s blade with a clean rag. With practice, you’ll be able to angle the squeegee slightly so the water drips downward. Remove any water remaining on the edges of the glass with a damp – but not wet – chamois, then use a towel to wipe up any water spilled onto the sill or floor. Repeat the process until all your windows are squeaky clean – indoors and out. Tricks of the trade Mineral stains, sticker residue and tree sap are the sorts of challenges window

Here’s a roundup of some of their tips for ensuring your windows are as clean as they can be: • The folks at Anderson Window Co. advise it’s best to clean windows on cloudy, dry day. If you try to wash them on a bright day, you may find direct sunlight dries your cleaning solution before you can properly polish the glass. • For stubborn mineral stains that won’t budge with regular washing, Pella Corp. spokesperson Kathy Krafka Harkema suggests wetting the glass

and cleaning it with a small amount of nonabrasive cleaner, like Bar Keepers Friend, on a clean, wet cloth. You can also use a solvent such as acetone or mineral spirits on a clean, dry, lint-free microfiber cloth. Simply rub the spots and avoid getting cleansers or solvents on the window frames as they may discolor the finish. s a prospective home owner, you may find yourself paying closer attention to your credit. And rightfully so. A home can be one of the most important investments youâ&#x20AC;&#x2122;ll make during your lifetime. Home ownership is still the American dream for many. A home can become a part of your familyâ&#x20AC;&#x2122;s story. Applying for your home loan Your lender will want to know as much about you as possible before approving your loan application. Before lending money, lenders want to make sure that you meet their credit risk guidelines. This is why itâ&#x20AC;&#x2122;s so important to check your own credit report ahead of time. What are the elements that make it a good report? What are the elements that may have lowered your score? Remember, what you see on your credit report is what potential lenders may consider when deciding to offer you a loan.

Verifying your own personal information is critical. â&#x20AC;˘ Your Current Accounts â&#x20AC;&#x201C; These accounts may include vehicle loans, mortgage loans or credit cards. These accounts will appear on your credit report as either in good standing or delinquent if youâ&#x20AC;&#x2122;ve made late payments that the creditor reported to the bureaus. Examine your account information to make sure it reflects accurate information about when your accounts were opened and activity that took place. â&#x20AC;˘ Your Closed Accounts â&#x20AC;&#x201C; Even after youâ&#x20AC;&#x2122;ve closed an account, information about
it can appear on your credit report. Different information will stay on your credit report for different lengths of time. These past accounts, along with current accounts, are a glimpse into your credit history and demonstrate your reliability to pay back loans. â&#x20AC;˘ Negative Information â&#x20AC;&#x201C; Negative items may include past due accounts, bankruptcies and court judgments. These items can harm your credit score and give potential lenders an impression that you may not be a good credit risk. â&#x20AC;˘ Credit Inquiries â&#x20AC;&#x201C; As part of a lending-approval process, potential lenders will check your credit report; this type of inquiry is called a â&#x20AC;&#x153;hard inquiry.â&#x20AC;? A â&#x20AC;&#x153;soft inquiryâ&#x20AC;? is when you review your own credit report to view whatâ&#x20AC;&#x2122;s included on it.
These soft inquiries wonâ&#x20AC;&#x2122;t impact your credit score. Hard inquiries can, especially if there are too many in a short length of time. Your credit report captures your financial behavior. By examining it on a regular basis, you can make better-informed financial decisions. Negative or incorrect information can impact your credit score â&#x20AC;&#x201D; which, in turn, can impact your present and future ability to secure future credit at the most favorable rates. Whether youâ&#x20AC;&#x2122;re just starting out in life, or have been around the block a few times, having good credit is essential to securing the things in life you want at a good rate. QUESTION: We purchased our home for $745,000 in 2007. In July 2012 we paid in additional money, brought the loan down to $315,000 and refinanced. We were told that we had to pay for private mortgage insurance because the loan-to-value ratio was not at 75 percent. Fannie Mae said that the monthly insurance fee did not apply, since we had more than 20 percent equity. Our lender will agree only if we get another appraisal to show we have the required equity. But based on the original purchase price, we have put much more than 20 percent into our house. This seems unfair. ANSWER: Lenders want borrowers to have either 20 percent down when buying or at least 20 percent equity when refinancing. Those with less cash or equity are required
to get backing from a strong third-party insurer such the FHA, VA or a private mortgage insurance company. There are several issues here: First, with a refinance, how do we measure equity? Is it the appraised value of the property or the appraised value less marketing costs? There’s a difference. Second, the original purchase price doesn’t count, unfortunately for you. The property is security for the loan and the lender has to consider the value of the property in today’s market. Past values may have been higher or lower, but the essential question for the lender is what can be gotten from the property today if the borrower doesn’t pay and the home must be foreclosed. Third, with a “portfolio” loan – financing a lender keeps – the general rules may not apply. A lender could offer financing but on conditions which differ from conforming loans, including a requirement to have private mortgage insurance even with 20 percent down. If the loan is sufficiently attractive, it could still be a good deal.
