However, here are some basic guidelines to help the consumer understand what makes up a credit score: past delinquencies, debt ratio, average age of file, mix of credit, and inquires. 1. They want to see that you pay your loans on time. Any current late payments will hurt your score by as much as 100 points. Paying On time will raise your score. Delinquent payments and collections have a major negative impact on your FICO score. The longer you pay your bills on time the more your FICO score will increase. 2. Debt ratio involves how much you owe on your accounts. Having a lot of small balances on accounts

Experian, TransUnion, and Equifax... may each have a different score for you. The reason for this difference is that not all creditors report to all three of the credit reporting agencies

redit (FICO) scores are a (statistical) predictive indicator that lenders use to help determine whether you can get a loan for anything from cars to homes. It is used by landlords to approve tenants, by credit card companies to approve and establish credit limits and interest rates for applicants. Insurance companies use it to determine whether they are willing to offer you insurance and what they will charge you for the insurance. Employers also may use credit scores as a part of their determination as to who to hire. What makes up a credit score? Credit scores range from 350 to 850, the higher the score the better. A high score will allow you to get the lowest interest rate and a bigger loan or credit limit from a lender (provided you have the income to support it as determined by the lender guidelines). Credit score does not take into consideration income; it just looks at how you have used your credit and historically paid your bills. Each credit repository takes past credit data from literally millions of people and feed it into their scoring mechanism. With all this information they are able to correlate what makes an excellent borrower and what

can hurt you as you could run those balances up at any time. Same is true if you have many credit cards with zero balances. Paying off your credit cards each month is good. High balances on credit cards (I have been told over 30% of the credit limit) or close to the credit limit balances negatively impacts your credit even if you make payments on time. To raise your score keep your credit balances as low as possible. They count home loans differently than revolving credit. 3. The age of the credit file is important. The longer you have the credit the better it will reflect on your score. They average the length of time you have had the various credit accounts. If you have one old account and then open several new accounts it will lower the average time you have had credit. To raise your credit score don't open accounts you don't need. Conversely be careful about closing old accounts as this will also lower the average time you have

had credit. 4. It is best to have a mix of credit, mortgage, equity line, auto loan, and 3-5 revolving credit cards. 5. Hard Inquires (example home or auto loan) to your credit can affect your score for up to 2 years. Home and auto inquires have a 30 day buffer period as they realize you might talk to several lenders when shopping. Soft inquires such as those for promotional letters you get from credit card companies, personal credit checks, job related, insurance, and a count review inquires do not count. If you have had some credit problems in the past you will need to reestablish your credit history by paying any existing or new accounts on time. Over time your FICO score will increase. There are 3 major credit reporting agencies: Experian, TransUnion, and Equifax. They may each have a different score for you. cies. A credit card company that you use, may report to one credit repository, but not all three. Therefore, they have different data for you than the other two. The algorithms used to determine the score may be slightly different between repositories as well. The credit score from the same credit reporting agency may vary from one week to the next also. Each credit reporting agency pulls credit information for the different credit lines at different times of the month, just the same as you get your bills and pay them at different times of the month. The information that they get can impact your actual score from week to week. Also keep in mind that the credit score calculated for a home or car purchase is different than the credit score you pull yourself. You can get a free copy of your credit report every 12 months. When interviewing realtors, it is important to ask the right questions, including: 1) How long have you been in this business and what is your background in? 2) How many transactions have you completed? 3) Do you have a particular market focus, either a specific neighborhood or price point? 4) Do you have an assistant in case I cannot reach you? 5) How many other buyers are you currently working with and will you have the time to dedicate to my purchase? Meeting a realtor face to face offers a unique opportunity to truly familiarize yourself with them and decide whether or not they would be a good fit to help you accomplish your home buying goals. These websites are often not your best resource and your contact information is used to refer you back to a realtor who will pay a fee for your information. Choose the right lender and financing Another key component to a successful home purchase is to have a strong, local lender on your team. A versatile lender who can offer an array of financing options is an advantage. Also having that personal interac-

tion and access to your lender can speed up the process and expedite your approval.
