new study that says home staging does not translate into higher selling price, has sparked a controversy in the real estate business. “People think that staging makes a difference,” says Michael Seiler co-author of the study “The Impact of Staging Conditions on Residential Real Estate Demand.” “What we found out was that from a price perspective, it doesn’t have an impact.” But, staging does influence the buying process and a buyer’s overall opinion on a home, said Seiler, who’s also the K. Dane Brooksher Endowed Chair Professor of Real Estate & Finance at The College of William & Mary in Williamsburg, Va. The study, scheduled to appear in the Journal of Real Estate Research later this year, was done over a period of several months with a national sample. The authors created six unique variants of a virtual home tour: good furnishings and a neutral wall color; no furnishings and a neutral wall color; poor furnishings and a neutral wall color; good furnishings and

We are very fortunate in Fort Collins that the Realtor community cooperates very well through the multilist system. This allows a buyer to work with one agent to see all homes. That agent can show all homes, even if they are not listed by their agency. Brokerage fees are split between the listing and selling brokerages. This allows the buyer to find an agent they like and trust and establish a good

working relationship with them. The buyer would be prequalifed and go through their wants and needs with the agent they chose to work with. It would not be necessary to go through this with several Realtors. This saves the buyer time and gives the buyer better service. As Realtors the only thing we have as agents is our knowledge, experience, and time. Since we are paid commissions earned only when a home closes we will be discriminating about which people we spend our time with. If an agent knows the buyer is working with several agents they simply can’t afford to spend a lot of time with that buyer. The buyer will not get the best service. MLS gives the seller the broad exposure of the all the local agents (over 800 in Fort Collins alone) working

The broad exposure of the market creates competition for the home that can not be created in a limited market. In other areas in the US where they do not have the cooperation through a strong MLS, buyers need to go to several agencies to be sure that they see the all the available inventory. Real estate companies in those markets covet their listings and will not cooperate with competing brokers. They do not have cooperative agreements to split brokerage fees. In these markets the exchange of information is poor and often pricing is erratic. Homes stay on the market longer and often there is no cohesive marketing plan. Relocation buyers moving to Fort Collins with a new job are often the best buyers. They have a good job, their home is sold or perhaps they have a guarantee buyout, they are prequalified or perhaps preapproved and they must make a purchase decision on a 3-5 day house

the market. This certainly is a major benefit to the seller. If there is little showing activity even though the house is in the full MLS, this says that the house it either too high in price or a very usual property with a limited market. This is important information for the seller too if they are serious about selling. All sellers should insist on their homes being exposed to the entire MLS from the outset of the listing to gain full advantage of that broad exposure. Occasionally agencies will hold the home off MLS in an effort to sell the home “in house”. While this strategy benefits the listing brokerage firm, it may not be to the best advantage of the seller. What if there are other well-qualified buyers working with other firms that would be interested in the house? Wouldn’t you as

seller benefit if you received competing offers? Often when there is one serious buyer on a home others surface as well. When the listing agent receives an offer on their listing they will contact all the other agents that have recently show the home or have expressed an interest in the property. Sometimes this results in a second offer. The pressure of the competition between offers can result in a higher sales price and/or the seller may be able to stand firm on other important negotiable items like possession, closing date, or inclusions. A

s the real estate market significantly rebounds, some buyers and sellers are dipping their toes in the waters for the first time. Inevitably, they come into the market with assumptions about how it works. Their assumptions may come from TV reality shows or watching their parents’ house-hunting experiences. Maybe they’ve learned about real estate from a co-worker’s recent home buying or selling experience. The trouble is, the new buyer or seller’s assumptions are sometimes based on outdated or generalized “real estate myths.” Here are three such myths that many less-seasoned home buyers and sellers assume are true. Myth No. 1: Spring is the best time to sell a home Historically, real estate seasons were tied to summer and the end of the school year. Families were the typical buyers or sellers, and they wanted to move during the summer so their

kids could start anew in September. That’s how spring became the prime selling season. It’s true there are still more homes for sale in the spring, which means there’s a lot of activity and buzz. But spring isn’t necessarily the best time to sell a home anymore. The reality: The best time to sell is during the holidays and right after Today, more than half of buyers aren’t married, and their decisions aren’t based upon school schedules. So spring isn’t as relevant as it used to be. Instead, the best time to sell a home is in November, December and January. It’s a supply-and-demand issue. Most sellers assume buyers aren’t seriously looking during this prolonged holiday season. And yet, many buyers are looking at properties in person and online right up until Christmas Eve. If the right home goes on the market in midDecember, a serious buyer — and there will be a lot of them — will take note. After New Year’s Eve, most buyers jump back into their routine with a resolve

and sellers relied increasingly on staging professionals to help them woo otherwise reluctant and choosy buyers. So far the common belief is when all fails, staging triumphs. “It’s ridiculous to say it doesn’t work,” says Shell Brodnax, CEO of the Real Estate Staging Association, which boasts 1,076 members nationwide and recently had its fifth annual meet in Las Vegas. “It completely works every single time.” In a slow market, when nothing moves, staging helps

sell a home faster, Brodnax says. In a hot market, staging helps fetch top dollars, she adds. According to a RESA study, 174 homes were sitting idle in the market for 156 days. When the sellers hired staging professionals, those same homes sold in 42 days. “The consensus is that it helps,” says Walter Molony, spokesman for the National Association of Realtors. The NAR hasn’t done any studies on staging, but Molony said that Realtors, too, believe that staging speeds

up the selling process, creates a better first impression on buyers and at times even fetches a better price. Dorcas Helfant-Browning, former NAR president and managing partner at Coldwell Banker Professional Realtors in Virginia Beach, Va., says staging has always been part of the real estate business, and she relies on it to sell homes. “Good agents have been doing it forever,” Helfant Browning says. “ We call it preparing to move. People need help imagining what

they would want their home to look like.” Mary Abella, owner of Indianapolis-based staging and home decorating business A Little Bit of Red, said a beautiful and perfect house would always be more attractive to a buyer than one that is unkempt and unappealing. “There was a condo here in the market that was sitting for one year and went through several price reductions,” Abella says. “Finally, the seller decided to stage it, and we sold it in 19 days. Staging absolutely helps.”

Abella adds that staged homes sell faster thereby avoiding price reductions. Staged homes often get the asking price, and some even end up in the middle of a bidding war, she . Seiler said staging professionals have called on him “mad” about his findings. “I never said staging wasn’t good,” he says. “Just that it doesn’t come through with a better price.” © CTW Features

The reality: A low offer may get you nowhere fast A buyer in a strong, tight inventory market today would be wasting their time making low offers right from the start. It’s likely a home that’s priced right and shows well can receive multiple offers, sometimes even over the asking price. In this environment, constantly throwing in low offers because that’s what your Uncle Bob advised you to do will likely lead to disappointment. Instead, work with a good local real estate agent to understand the market. You’ll quickly learn after a few weeks on the open house circuit (and maybe a disappointment or two) that starting low may not get you anywhere. Myth No. 3: A cash offer trumps all There’s an assumption that a seller, considering two different offers, will always go with the cash offer because there’s less risk. As a result, many buyers who hear they’re competing with a cash offer

At the same time, many cash buyers assume that because they’re paying cash, they can make an offer below the asking price, and it will likely be accepted. The reality: A savvy seller may be more tempted by a solid financed offer Consider a seller with a home priced at $399,000. The seller receives two offers: One is a cash offer of $375,000. The other is an offer for the full asking price, with 25 percent down, a bank pre-approval letter and swift contingency periods. A good buyer’s agent, upon learning their client is competing with a cash offer, will arm the seller with lots of data supporting their client’s finances, such as a credit report and verification of income or assets. The agent might even arrange a call between the seller and the buyer’s lender. Learn your market When you become a

buyer or seller, especially for the first time, the most important thing you can do is learn your market. Talk to a savvy local agent, and don’t make assumptions based on what you think you know. Real estate is local. Every market is different, with its own customs. If you believe there are general rules for real estate strategy that apply everywhere, anytime, you’ll likely be fooled — not only in April, but every other month of the year.
