Dave: So, Jeff, as we approach September, I know our members are starting to get excited about our Building Industry Show. Last year’s Anaheim show with rock legend Sammy Haggar was an unforgettable experience. So why did we move the show to San Diego, and what can we expect?
Jeff: So, as you know, BIS is not a typical trade show event; it’s an experience that is carefully created, never to repeat itself, and always strives to defy our audience’s expectations. We are always looking to create an environment that thrives on surprises that break up the monotony of typical trade shows. And the fact that our attendance has risen year after year is a testament to the show’s success.
Dave: So, what are some of the highlights for this year’s show?
Jeff: Well, for one, we are hosting the show in San Diego for the first time, thanks to the partnership and collaboration with the San Diego BIA. San Diego is the perfect location for San Diego members, while BIASC members can enjoy a destination-type show.
Dave: How is attendance looking so far?
Jeff: This year’s show has broken our early registration record thus far and could end up being the biggest attended show…we will have to wait and see. We all know that BIA members are notorious procrastinators regarding event registration, but with BIASC and San Diego co-hosting, this show could easily break our attendance record.
Dave: Can you give us some specific highlights for the show?
Dave Bartlett 2023 BIASC Chairman VP, Land Entitlement, Land & Housing Development, Brookfield ResidentialJeff: We will have the culmination of events, including our salute to veterans and fireworks show during our BIASC Anniversary Celebration aboard the USS Midway Aircraft Carrier. Keep your eyes and ears open for some special surprises to help commemorate our 100th anniversary as this will be an action-packed event. That’s all I can say - I will leave the rest to everyone’s imagination.
Dave: That sounds amazing; I can’t wait to see what happens when the BIA takes over a real battleship! What else can we expect?
Jeff: As a part of our veterans initiative, we will host our first Meet the Veteran event, allowing veterans who are interested in learning more or joining our industry free access to the show where they will be able to meet and network with our builders and associates. We will also host our largest Meet the Builder event on the trade show floor, where our builder participation for BIS has always been optimal, so we expect this event to sell out soon.
Dave: Anything else you like to mention?
Jeff: We just announced Lakers superstar Metta World Peace will be one of our guest speakers, and we’ll be announcing a few more high-profile speakers very soon. Our second evening event will take place at a dueling piano bar with more special surprises in terms of entertainment. This fall, we will finally find who’s really the boss the builders or the many BIASC associates who work so hard to make the builders and the homes they build look good.
It’s the first annual Builders vs. Associates Golf Tournament, yet another brainstorm of our hard-working BIASC Centennial Committee. To honor our Association’s 100th birthday, they have made this tournament unlike any other in BIASC history; first, because it will have a Ryder Club format, with two builders playing two associates in a match-play, two-player scramble. Second, the winner – be it the builders or the associates – will be the first to be awarded the BIASC Cup. They will be able to brag about it forever, but the Cup will be theirs only until next year, when it will go to the winner of the second annual Builders vs. Associates Golf Tournament.

As always, autumn means it’s Building Industry Show time, but NOT as always, we will be joining with San Diego BIA for a twice as big, twice as exciting BIS show at the Marriott Marquis on the bayfront in San Diego. BIS will kick off on October 25 on the deck of the U.S.S. Midway aircraft carrier an appropriate venue for an event that is all about saluting our veterans, from the parachutist at the start to the rockets’ red glare, which is to say, fireworks, at the end. In between the many festivities, we will be introducing the first class of the BIASC Hall of Legends.
We are lining up what looks to be the biggest BIS Meet the Builder event ever to supplement all the activity on the show floor, and are bringing in one of the most inspirational keynote speakers around, Metta World Peace, who you may

The fun side of the event falls under the cover of its theme, Expect the Unexpected. But between us, you can expect things from the 20’s not the 2020’s, but the 1920’s, when BIASC got its start. Speakeasies. Gangsters. Bathtub gin (well, the gin will be better than that!). And a show-stopper finale that will involve everyone lucky enough to be there. I’ve said it before, and I’ll say it again: Register now!
As the seasons change, one thing remains unchanged: There’s never been a better time to make the most of your BIA membership.
BIASC’s first All Regional Installation Gala, where the incoming boards of BIASC and all its Chapters and Councils will be inducted at one time in one place, is one of the big ideas that came out of the BIASC Centennial Committee’s efforts to make the Association’s 100th anniversary year a landmark to be remembered.
Responsible for making the gala, which is themed “Expect the Unexpected,” exciting and memorable is the Irvine experience design agency Kapture Vision, led by CEO Nilo G and her team of event producers. She told Southern California Builder, “One of our beliefs is that brands, including the brand that is BIASC, are experiences, and that events create connections that bring a brand’s experience to life.”
One example of Kapture Vision’s approach to creating unique experiences was actor Betty White’s 90th birthday party, which Nilo’s team planned in concert with Brad Lachman Productions, who broadcasted the show on NBC. “That was quite a moment, with all the amazing people and legendary comedians who were her friends in the room,
and us producing the event around the TV production crew, who was working to broadcast the show. Betty loved it, so it was really cool.”
Another time, Kapture Vision designed an event where guests dined in an old bank building in downtown LA that had transformed into a beautiful, one-of-a-kind venue. “At the appointed time,” Nilo said, “the company’s CEO said, ‘Ladies and gentlemen, please turn your eyes to the sky,’ where there was a tightrope walker who did a whole performance over the crowd with no safety net. That was crazy enough, but when he ended the performance and we all said he was great, he said, “Yeah! Can you believe it was the first time I ever did it without a net?”
Many BIASC members will be familiar with Kapture Vision’s work through the Stars and Stripes Tournament in Cabo San Lucas, a fundraiser for children’s charities in Orange County that the agency produced for many years.
When it comes to what the Kapture Vision team is working on for the Centennial All Regional Installation Gala, Nilo is frustratingly quiet. She let out that it will be held at Rancho Mission Viejo’s Riding Park, and that it’s themed to the decade that was unrolling just as BIA’s history began 100 years ago. “But,” she cautioned, “Don’t start thinking about a glitzy Great Gatsby sort of event. Think more of the kind of gritty place Al Capone would hide out at, where people go to drink and party if they want to be seen, but not be seen. A lot of really cool things are coming together that we can’t talk about yet because, you know, Expect the Unexpected.”
Nilo said one of the most exciting aspects of planning this event was getting into the world of the Building Industry Association. “What I quickly came to appreciate about
this organization is that it wants to celebrate its members and what BIA stands for it’s a community of like-minded professionals that all know what it’s like to go through seasons of highs and lows as competitors, but together,” she said. “I also love that BIA provides a sense of stability or support I definitely picked up on the fact that BIA’s members feel that BIA is an organization that’s there for them as they work to navigate the various challenges they come across in the industry that someone has their back.”
“This is a particularly interesting experience for me because I’m working on an event for people who build things, which is what I do on a temporary basis. I build and then, of course, strike,” she said. “Like homebuilders, I love the creation of something, so I have come to love the resilience and the passion that are behind the people that are in this space, so we at Kapture Vision want to celebrate their community; we want to celebrate this industry.”

Former NBA World Champion and Lakers defensive great Metta World Peace (who played as Ron Artest and topped Michael Jordan with 271 steals over two seasons) is now a prominent mental health advocate and pop culture personality who promotes entrepreneurship, teamwork and overcoming adversity to audiences worldwide.
World Peace played professional basketball for six teams over a 19-year career, winning the NBA World Championship with the LA Lakers in 2010. He was selected to the 2005-06 NBA All-Defensive Team, was voted by the media as the NBA’s 2003-04 Defensive Player of the Year, and in 2011 received the J. Walter Kennedy Citizenship Award, the NBA’s highest citizenship and community service honor.
He gained attention in 2010 when he raffled off his NBA World Championship ring and gave the proceeds to nonprofits that provide mental health therapists and services, and to provide scholarships to underprivileged youth, and again in 2011, when he changed his name to Metta World Peace in an effort to encourage dialogue over physical violence and promote good will toward all.

Given all the Building Industry Show offers, from inspirational keynote speakers to unforgettable opening parties, it remains at its core a trade show. With its booths set up and its exhibitors busy with the milling crowd, the BIS show floor is our modern take on an ancient bazaar – an exciting place where commerce, culture and community mix together for a brief, but important, moment.
The importance of those moments stretches for long after the bazaar … er, show floor … has closed and the booths have been packed up. Its true relevance to dozens of business plans only becomes evident in the months that follow, as the new and re-kindled relationships formed on the show floor become sales.
“While direct sales happen at BIS, we approach the show more as an opportunity to meet people that we already do business with in a non-stuffy setting,” said Mike Wirthgen of WinDor, who is excited to be showing his company’s lines of wall-sized folding and stacking window doors at this year’s BIS in San Diego.
“We look at BIS as the place where we rekindle relationships and just sit there and talk – not talking about jobs and what jobs are coming up – but more about catching up. That said, we have picked up a couple projects in each of the last couple
years at BIS because a lot of the purchasing agents like to do business with people they’ve dealt with over the years,” he said.
WinDor started exhibiting at BIS at least six years ago, after jumping into the homebuilding market a couple years earlier. “We saw the opportunities BIA offered and joined, which started our relationship with BIS. When WinDor entered this market, we didn’t have a lot of connections, but people have stopped by our booth because they saw we have the kind of products they’re looking for, and it opened the door as we went from them not taking our phone calls to actively talking back and forth,” Wirthgen said.
Joe Mento, whose company Mega West represents many plumbing and electrical lines designed for new homes and multi-family projects, also sees exhibiting at BIS as a critical part of his business plan. “BIS is one of the two consistent things we budget for every year. We always have a line item for this show because we know that no matter where it is or when it is, we are going to be there,” he said. “Events like these have always led to contracts, as does Meet the Builder, which we always participate in because we really need that five or ten minutes to tell builders how we can help them achieve their budgetary goals.”
This year’s BIS promises the most builders ever in attendance at a BIS Meet the Builder session, with more than 20 builders already signed up and more expected.
Asked how many BIS shows Mega West has exhibited at, Mento replied, “I don’t know how long the show has been going, but it’s at least 15 years for us – I think we may have been involved from the beginning.” The company now uses BIS strategically, in cooperation with contractors who use its product lines, he said. “We heavily align with our contractor base at BIS because this is the one show where contractors are really relevant and attend. This year, we are hosting the happy hour for one of our big subcontractor customers, 20/20 Plumbing and Heating, which will give us great networking opportunities with a huge number of builders.”
Mega West also uses BIS as a training opportunity for new team members. “One of my strategies with a new representative is to tell them to install themselves in the community by getting involved in BIA. There’s no better way to become trusted than that, and BIS is like a building industry speed dating session for them,” Mento explained.
It’s not all about the show floor, though. A lot of what makes BIS so valuable to exhibitors happens far away from their exhibits.
“BIS is a relaxed show that’s very supportive of good relationships. We talk and email, but we don’t see each other personally as much as we want to,” Wirthgen said. “The Pechanga BIS is a good example – it was great because you could get out with two or three guys and play some golf, which makes it a much better show. It’s not a show where you set up, tear down and you leave – there are lots of opportunities to hang out and have fun with the people you’ve gotten to know through the show.”
Mento agrees. “When we’ve exhibited at Pechanga, for example, after hours there’s been a group of really good individuals, which often includes our competitors as well as customers, that really loves hitting the tables after the show events are over. It’s nice to be able to pull the veil off and just be ourselves, not competitors or customers or sales people.”
And what about heading south to San Diego? “I’m looking forward to San Diego because it’s a market we work in, but we aren’t doing as much work there yet as we’d like. So, I’m hoping to be able to begin building relationships with San Diego builders there,” Wirthgen said.

One might expect to see kids at a builder’s camp swinging hammers at nails, but on Wednesday enrollees in a Junior Builders Camp, hosted by the Building Industry Assn. of Southern California, were busy not at work sites but websites.
During a three-day discovery camp designed to spark an interest in the design-build process, a group of wouldbe contractors ages 9 to 13 got a chance to tour a construction site, talk with leaders in the industry and try their own hand at making homes happen.
BIASC Chief Executive Jeff Montejano said his young daughters Mia and Maddie came up with the idea for a camp after realizing there were no recreational or school opportunities for young kids to learn more about the building industry.
“[Mia] said, ‘Dad, I can do soccer or jujitsu — why can’t I build?” the executive recalled Wednesday. “They wanted to get involved, and I had no way for them to get involved. There was no child component to it.”
After some brainstorming, the first Junior Builders Camp opened in 2019, mainly for children of BIASC members. After a pandemic interruption, activities resumed last year, when young campers got a chance to design, construct, decorate and ride on a float in the 2023 Rose Parade.
These days Mia, a 16-year-old rising sophomore at San Clemente High School, helps her dad by working directly with campers, whether the format is an all-day affair or broken up into shorter sessions over multiple days.
“At first, parents were really confused, because nobody had heard of it,” she said of the early days. “And an 11-year-old me was like, ‘It’s fun — I’m 11 and I like it, so your kids should like it. It’s been five years now and we’ve had so many camps since then.”

On Monday and Tuesday, campers got a chance to talk with builders and developers, try their own hand at drafting designs for a dream home they would later create with teammates and tour a construction site with model homes being built in Tustin by Brookfield Residential, a sponsor of the camp.
Foregoing work boots and hard hats for attire befitting the ninth floor of Brookfield’s Costa Mesa office suite, campers Wednesday formed into three teams to participate in a design contest.
Small groups huddled over laptops and iPads to create virtual homesteads using the online game Roblox, a virtual universe where users can design their own structures and fill them with features that characters, or avatars, can use and enjoy on screen.
Although the three teams were given a budget, the only limits to the project were their own imaginations. Each team was to be judged based on its overall design, collaboration, presentation and creativity.
Mission Viejo rising fourth-grader Maryn Knecht worked as part of the all-girl team “The Majestic Flushers,” which was busy creating a party pad complete with an outdoor climbing wall that led to a rooftop swimming pool.
The 9-year-old daughter of a Brookfield employee, Maryn was competing against 13-year-old brother Michael, who’d helped build the BIASC Rose Parade float last year and was busy Wednesday installing a moat and basketball court in his team’s dream home.
“My brother did it last year, and I wanted to do it,” she said. “I thought building was really fun, and finding people homes was really important. Plus, I come to my mom’s office every day, and I really like it here.”
Joseph Jimenez, a 9-year-old Santa Ana resident and member of the team Diller Pillars, said he heard about the camp from his mom, who’d talked with Mia.
“She told me about the program, and I figured it was neat so I joined it,” he said, adding that the use of Roblox, a favorite online platform of his, was a draw. “We’ve made houses and are just building stuff with our minds and creativity.”
Although he’s not sure yet about a job in the building industry, Joseph said he enjoyed the creativity of the design process.
While several campers are the children of BIASC members or Brookfield Residential employees, Junior Builders Camp has more recently widened its reach by partnering with schools and organizations that serve underserved youth to create an array of program options.
Montejano said the idea is to give kids more exposure to the variety of career opportunities in the building industry while, at the same time, inspiring digital natives to potentially revolutionize the way projects are imagined and built.
“We currently have a labor shortage. Our employee population is aging, and we’re not getting a lot of new people in,” he said. “By promoting the industry at a young age, we can attract a new generation of builders.
“I would say, with the technology in the next five to 10 years, these kids are going to have a jump on the current workforce.”

AI comes in as a tool to help us turn around projects quicker by giving us a great jumping point. Instead of starting from scratch, AI tools can get us started with 30% to 50% of the work already completed. Need a catchy headline? An eye-catching design? AI stands ready, empowering us to channel creativity efficiently.
For those of you who may be wondering, no I don’t believe that AI will replace people. While AI has an array of digital talents, our humanity has the ultimate magic touch. Emotions, empathy, and relatability are our secret ingredients. AI just sets the stage for a great campaign to unfold.

Example 1: A client recently tasked us to create a video highlighting the convenience of using the Metro to travel to popular entertainment spots in Los Angeles. Now, I’m a SoCal girl, which means I drive everywhere I go. I estimate it would take about 2 hours to manually look up the routes from my client’s neighborhood to LA hotspots. A quick question to ChatGPT and 30 seconds later, I have a list of 10 popular locations plus the exact routes I would need to take to get there.
Example 2: I was sitting in a board meeting for the Greater Sales & Marketing Council and we quickly needed a new tagline for an upcoming event. Even though I was sitting in a room full of creative marketing professionals, I think all of us can agree that creativity doesn’t always happen at the snap of a finger, especially on a Friday at 8 am. ChatGPT, once again, came in clutch with a list of taglines that we could tweak and mold into the perfect headline on all our marketing materials.
If you still don’t believe that AI is a useful tool, I’ll be completely honest and tell you that 25% of the copy you just read was AI generated. I’m not a professional writer. My writing capabilities are ‘mid’ and I’ve allotted myself about 30 minutes to churn this article out. If you feel uncertain about using AI, think of it as the technology you are already using getting smarter. It’s everywhere and you may not realize it.
