I’m Talina from Ballarat-based sustainable design studio “Talina Edwards Architecture”, and I hope that you find this guide helpful at the beginning of your journey to build/ renovate your home… It can be a daunting prospect, and there’s a big learning curve about everything involved in the process of planning, designing and building your dream home. This guide sets out to answer the why, what, how much, and who, when it comes to hiring an architect. What does an architect do, and how much will it cost? Contrary to popular belief, architects do a lot more than just ‘draw plans’. We specialise in design and in getting to know you, so we can provide a high quality service to help you navigate the complex building process, and tailor a solution specifically for you. After working closely with you to establish your brief (and asking lots of questions about your lifestyle) and assessing opportunities and constraints of the site, architectural design is the collaborative process of finding a site-specific, micro-climatic, individual solution which best meets your particular requirements and vision. Design is a juggling act of budget, construction techniques, material selections, building regulations, town-planning requirements, secondary consultants’ input, energy-efficiency considerations and sustainability, heritage and cultural context, consideration of neighbours and community relations, form and function, comfort, practicality, convenience, flexibility, connection with the external environment and landscape, light and shade, beauty and delight… plus more! Each architect will have a somewhat different approach to their process, and the services offered will reflect the unique requirements of each project. Therefore the fees are tailored to suit the specific needs of the client, the size/scale/type/quality/complexity of project, and the best way the architect can help in each situation. Architect’s fees can be an hourly rate, a fixed fee, or a percentage rate (of the overall estimated construction cost), or a combination of all these. The planning, designing and building of your home can be a long, complicated process. Talina Edwards Architecture is here to help guide you along the way. Let’s break it down into smaller steps and start at the beginning. Before we can get stuck into the exciting Design Stage where you can start to see your dream-home come to life on paper (and on screen), there are a few initial steps to begin with, in the Pre-design stage. Regardless of whether you decide to engage an architect to help with your full project, or end up deciding it is more suitable in your circumstances for you to go elsewhere, you do need to take the following steps. Failing to do so could lead to misunderstandings of all parties concerned, and result in costly mistakes by going down the wrong track…”failing to plan is planning to fail”.

The seed is sown… PRE-DESIGN Stage: Step 1 Site Review / Preliminary Consultation: What do I get? This is a chance for you to meet with a design expert at your home/proposed site for an initial chat about what you’re hoping to achieve. You can take the architect on a tour and they will probably ask you lots of questions. We can look at initial site features, existing conditions, and discuss if your grand plans are compatible with the site. You can also find out more about the architectural/building process and ask the architect any questions you may have. There is no-obligation to commit to further architectural services. Talina Edwards Architecture will conduct your Site Review* from just $135. *Conditions Apply: Site to be within greater Ballarat region (or beyond at pre-arranged travel rate). Consultation limited to 1 hour (additional time at hourly rate of $120).

The Feasibility Study is a fundamental start to any project, as it reduces the unknown factors before you start paying design fees. Our clients understand the value of making good design decisions early on the process, which can avoid costly mistakes later. It’s beginning to sprout! PRE-DESIGN Stage: Step 2 Feasibility Study & Report: What do I get?
The second step in the Pre-Design stage is a “Feasibility Study and Report” which goes into much more detail about your wish-list (to form a “project brief” after a thorough discussion with your architect). It is also a comprehensive site analysis that explores the specific opportunities and constraints for your project, and provides some options for your next steps. This report is an invaluable document for you to understand your scope/quality/budget and timeframe, and discover the limitations (and possibilities!) for your site. It will also determine whether architectural services are applicable for you…or not. We can then give you a realistic quote for our services. (Or we will let you know if we think it would be in your best interests to go to directly to a builder, or a draftsperson, or perhaps an interior-designer instead.) Talina Edwards Architecture will conduct your Feasibility Study & Report** from just $700. ** Conditions Apply: Site to be within greater Ballarat region (or beyond at pre-arranged travel rate), Pricing dependent on scope of project, Excludes Cost Analysis (a Quantity Surveyor can be engaged if required), Excludes Land Surveys or Site-Measures of existing conditions (a Land Surveyor can be engaged if required, or if applicable we can undertake a site-measure at an hourly rate of $120).

Nurture to establish growth DESIGN Stage: Step 1 Concept Design: What do I get? This is where we get into more detail with you about your project brief. We then take all your ideas on board, and work within the site constraints to provide an initial overall conceptual design (Sketch Site Plan, Floor Plans and Elevations and 3D Computer Modelling to help you visualize what you’ll be getting). As architects are not expert cost-consultants, we also suggest a preliminary Cost Estimate be undertaken by Quantity Surveyor at this stage to check that the concept design matches your budget expectations. Talina Edwards Architecture’s fees for this stage vary depending on the project. Design Fees are generally around 2% of total construction cost.

Nurture to establish growth DESIGN Stage: Step 2 Design Development: What do I get? Even though this is the second “design” stage, often this occurs after Town Planning Approval (if a planning permit is required). This is where we get into full resolution of project with more detail; including interior design (kitchens/bathrooms/joinery), selections of materials and finishes, fittings and fixtures, services, and start consultations with a Structural Engineer about the structural design and construction details. Talina Edwards Architecture’s fees for this stage vary depending on the project. Design Development Fees are generally around 2% of total construction cost.

Putting down roots DOCUMENTATION Stage: Step 1 Town Planning Permit Documents: (if required) What do I get? Many projects require permission from your local council, and require an application to be lodged with many drawings, 3D images and a lengthy report responding to the Local Planning Scheme and ResCode (including a Design Response and Neighbourhood Character assessment). Not all new buildings/renovations require a Planning Permit (but may still require a Building Permit). We can help you figure this out. Once upon a time, you could submit a sketch on a scrap of paper with a few notes to council to receive approval. These days, you have to submit scaled, dimensioned, and notated drawings which include Site Analysis and Existing Site Plan, Existing Elevations, Proposed Demolitions, Proposed Site Plan and Design Response, Proposed Elevations, Proposed Site Sections, Shadow Diagrams, External Materials & Colour Schedule, plus more. These plans are to demonstrate the intent of the proposal and to ensure it meets council’s guidelines (i.e setbacks, bulk, private open-space, car-parking spaces, overlooking, site-coverage, etc.) Talina Edwards Architecture’s fees for this stage vary depending on the project. Town Planning Permit Fees are generally around 2.0% of total construction cost. However, this stage is highly unpredictable – for example; about how much additional information council will require, whether neighbours will object, if heritage or wild-fire overlays pose additional restrictions, if negotiations will be undertaken and changes made, and how long the process will take…so we usually charge this stage on a time-basis (hourly-rate).

Putting down roots DOCUMENTATION Stage: Step 2 Construction Documents: What do I get? These are the technical or “working” drawings, schedules and specifications for the purpose of Tendering, Building Permit (lodgement with Building Surveyor) and Construction. The Drawings build upon what has been approved by the Planning Department (if required) and generally include Existing and Proposed Site plans, Demolition Plans, Floor Plans, Elevations, Sections, Electrical layout, roof plan, Window and Door Schedules, and Construction Details). The plans have dimensions and notes specifically for the builder to understand. The Specification is a lengthy document which goes through each Trade on site and describes the acceptable standard as to which the building is to be constructed. Sometimes the fees for Architectural Construction Documents are compared with fees for Construction Documents provided by a Building Designer or Draftsperson. The latter are cheaper as they are generally a much broader overview of the project, with many of the details and decisions left in the builder’s hands. The Construction Documents provided by an architect often have a more thought and detailed design resolution (eg. cladding junctions, roof/wall junctions, screening/fencing details, flashing and capping to ensure water-tightness, insulation type and location, stair and joinery details, ceilings and bulkheads, etc…) Talina Edwards Architecture’s fees for this stage vary depending on the project. Construction Documentation Fees are generally around 2.5% of total construction cost.

See it blossom CONSTRUCTION Stage: Step 1 Contractor Selection/Tender Process: What do I get? You might already have a builder in mind? Or you’d prefer to get a number of quotes and get a feel who is right for you (often the cheapest option isn’t always the best option! Estimated time program and quality come into play also). Architects can help advise on the procurement process that’s right for you - either through a negotiated tender with one builder, or invited tender by getting prices from a number of builders. This stage includes preparation of Tender documents to give the builders to price from, responding to inquiries, assessment of tenders, and negotiation with preferred tenderer. Talina Edwards Architecture’s fees for this stage vary depending on the project. Advice with Contractor Selection and Tendering Fees could be 0.5% of total construction cost, depending on procurement method chosen.

See it blossom CONSTRUCTION Stage: Step 2 Contract Administration Stage What do I get? Once you’ve chosen your builder and agreed to their price, we can help prepare a Contract between you and the builder, which we will administer. This means we attend regular site visits, assess that work on site is meeting design intent (architects do not supervise construction), certify that progress claims made by the builder are valid before you are required to pay, provide additional details to the builder as requested, administer project variations with your approval, and prepare a defects list prior to ‘practical completion’ of the works. Some clients incorrectly assume that they don’t need an architect during construction, and they’ll save money without this service. However, what they save on architect’s fees, they can end up spending on costly mistakes where changes are made on site without appreciating the overall context, which then results in additional/rectification works elsewhere. We’d only recommend you skip this stage if you have experience in the building industry and have a trusted builder who you’re working with. Talina Edwards Architecture’s fees for this stage vary depending on the project. Contract Administration Fees are generally around 2.0% of total construction cost. Depending on your requirements, you may not require all of our services. That’s ok. We’re happy to tailor the scope of our services to your needs. Our Elemental Design Philosophy “Elemental” design for us is about the fundamental elements of our lives… we need food, water, air and shelter for survival. For the first three, it is preferable these should be as fresh and pure as possible; un-contaminated and un-polluted, for our health and wellbeing. We believe “shelter” and comfort (or “home”) is just as important, and it too should be comfortable, healthy, and not cause pollution (or depletion of our earth’s resources) in its day-to-day operation, its construction or in the manufacturing of its components. Ancient Chinese philosophy talks about the five elements in terms of earth, air, water, wood and fire… and these are inextricably linked to our sustainable design philosophy. We also believe there is a fifth element needed for survival beyond just food/water/air/shelter…. “love” (connection/care/compassion). Without love for others, love for our planet, love of what we do, what is the point? Who is Talina Edwards Architecture? Talina Edwards Architecture is a Ballarat-based architecture and design studio specialising in beautiful, sustainable architecture. Our real passion is residential architecture, but we also love community and commercial buildings. We strongly believe that high quality architecture and sustainable design of our built environment has many positive impacts for people and the planet. Talina established her architectural studio in Ballarat after more than a decade of working as a Project Architect with architecture practices in Melbourne who excelled in sustainable architecture. Talina is a highly skilled and qualified professional, who cares deeply about the interests of her clients, and takes pride in offering quality architecture and sustainable design services. Talina gained her Bachelor of Architecture (Honours) and Bachelor of Planning and Design degrees at the University of Melbourne, and became a registered architect with the Architects’ Registration board of Victoria in 2006.
