The new Victoria Warehouse Hotel reception area


Introduction In March 2011 Light Leisure Plc created a business plan to develop the Victoria Warehouse buildings into an event centre and hotel. Phase one of the project has been implemented with the development of the event centre and adjacent hotel in warehouse buildings constructed early in the twentieth century that had fallen from use in the [1990s]. 40 bedrooms were created in addition to a reception area, yoga centre, eastern spa, the Bistro and other ground floor amenities. Next door in the event centre, multiple event areas have been created with the capacity for events for up to 5400 attendees.

The event centre has already staged many successful events, these are a mixture of events promoted by the Warehouse Project using the facility under licence with other activities promoted by the Light Leisure management.




Red Square The Manchester United fan-zone offering under the “Red Square� brand has offered the opportunity for fans to either relax with a drink before they attend the match or to watch matches on a large screen in the unique environment offered in the Victoria Warehouse.

The centre has also hosted live music events including Happy Mondays and Bloc Party. No account of this type of event has been included in the projection but the intention is to aggressively develop this type of event to develop an additional revenue stream.

The Warehouse Project The decision to offer the facility to the Warehouse Project was originally conceived as a low risk method to launch the facility. WP were in need of a permanent home to stage their trademark events. The success of this partnership is measured not only by the number of sell out events but also the willingness of both parties to renew the agreement for a further period of 2 years on 30 April this year.


Light Leisure have been successful in attracting corporate events. Vehicle related corporate events have included Jeep and a BMW Car Show and dealership training day. Other activities including a booking by the National Youth Music Theatre for preparation and 4 performances of West Side Story.

Red Carpet News TV presented the UK premier showing of documentary film - The Stone Roses - Made of Stone on 30 May, this 3rd party event was sold out at ÂŁ27.50 a ticket.

SYNOPSIS A disillusioned hit-man, Willoughby Franks, is forced to take his estranged daughter Tilly on a road trip, under instruction to assassinate an accountant for stealing money from his ruthless mob boss. Despite the job ahead, and with Willoughby’s merciless profession being kept secret from Tilly, the road trip offers Willoughby the rare but much needed opportunity to rebuild his fractured relationship with his daughter. But when he finally gets his hands on the hit, there’s a nasty surprise that sets the fuse alight on a countdown to all out chaos and destruction.


ROCHDALE PIONEERS To mark the United Nations International Year of Cooperatives 2012, The Co-operative Group commissioned The Co-operative British Youth Film Academy to retell the story of The Rochdale Pioneers as an hour long TV feature film. John Montegrande of Victoria Warehouse and Inglenook Productions was chosen to lead the endeavour as producer and co-director after his success co-directing the feature film Julius Caesar, which was nominated for Best Micro-Budget Feature at the internationally renowned Raindance Film Festival in 2011. John took The Rochdale Pioneers form strength to strength, securing BIFA award winning actor John Henshaw (Looking for Eric, Angel’s Share) in one of the leading roles. The film was shot in the Greater Manchester area and the production f or g ed st r on g t i es w i t h t h e c ommu n i t y an d k ey organisations such as MOSI and Rochdale Town Hall. The film was premiered in Manchester in November 2012 as a main stage event at Co-operatives United - a global festival to mark the close of the International Year of Cooperatives. The film then went on to air on FIlm4 for the remainder of November, racking up ratings of nearly half a million, with a live Twitter discussion topping a quarter of a million tweets. The Rochdale Pioneers is now gearing up for DVD release to co-operative organisations across the globe. The national release will launch at the Co-operative Congress 2013 in Cardiff before professing to international territories, notably via the Japanese Consumers’ Cooperative Union and The Canadian Co-operative Association.

The hotel caters for the needs of travellers looking for a break from the standard packaged experience of the multiple chains of hotels. The pricing of rooms is aimed to provide a good value, the no frills approach is understood and appreciated by the overwhelming majority of online reviewers. Occupancy percentage rates for weekends and on days with events is in the high 90s. At other times occupancy rates are lower giving an overall average of approximately 62%.
