HOW TO SAVE MONEY WITH THE HOME RENOVATION TAX CREDIT By now there probably isn’t a homeowner in Canada that hasn’t heard of the Home Renovation Tax Credit (HRTC). The federal government created the HRTC to stimulate the economy and create new jobs in the house and home sector. This 15% credit is for renovation expenses ranging between $1,000 and $10,000 per household. What exactly does the tax credit cover?
To remove the guesswork, we’ve listed some of the most common home renovations and home improvements below. The Home Renovation Tax Credit covers:
• painting (inside or outside) • renovations of kitchen, bathroom, basement • building a fence or deck • new carpets or hardwood floors • new furnaces The Home Renovation Tax Credit does NOT cover:
• purchase of furniture • purchase of appliances • purchase of electronics • construction equipment • costs of maintenance and routine repairs The federal government predicts that around 4.6 million households will take advantage of this tax credit. The program has been available since January 27, 2009, and is only valid until January 31, 2010. Some common home renovation projects for 2009 which would qualify for the HRTC are:
6
Windows & Doors Energy efficiency is a common theme in 2009. Conserving energy is a good way to save money and help the environment. Installing new windows and doors will help insulate your home properly, thus reducing energy wastes and costs.
Kitchen Renovations Renovating your kitchen is one of the best ways to increase the value of your home. The kitchen is a focal point in most homes, and making simple renovations such as installing custom cabinets, or opting for granite or marble countertops, can create a whole new feel and ambience immediately.
Heating & Cooling Is your home heated with gas or electricity? Do you have central air conditioning or multiple air conditioning units? Taking advantage of the HRTC can offset the additional expense of more energy-efficient heating and cooling solutions.
Bathroom Remodelling Your bathroom may need an upgrade. Consider remodelling it by adding a new bathtub, sink, toilet or countertop. You may also want to go the extra mile by adding heated floors or redoing your bathroom tiles.
Going Green Green technology is all the rage with an increasing amount of companies offering green-related products and services. In addition to saving energy, you can go green by using eco-friendly products. When buying supplies for your home renovation project, consider non-toxic and natural paints, floor treatments and renovation materials.
What is the Home Renovation Tax Credit? The proposed HRTC is a non-refundable tax credit for work performed or goods acquired in respect of an eligible dwelling.
What is meant by eligible dwelling? An eligible dwelling is a housing unit that is eligible to be an individual’s principal residence or that of one or more of their family members, at any time between January 27, 2009 and February 1, 2010. In general, a housing unit is considered eligible to be an individual’s principal residence where it is owned by the individual and ordinarily inhabited by the individual, the individual’s spouse or common-law partner, or their children.
What is the eligibility period? The credit will be based on eligible expenditures for work performed or goods acquired after January 27, 2009, and before February 1, 2010. Expenditures incurred pursuant to an agreement that was entered into before January 28, 2009, will not be eligible for the credit.
Who will be eligible for the credit? Eligibility for the HRTC will be family based. A family will generally be considered to consist of an individual or an individual plus his or her spouse or common-law partner, including children who will be under 18 years of age at the end of 2009. A family will be allowed a single credit that may be shared within the family. If two or more families share the ownership of an eligible dwelling, each family will be eligible for their own separate credit (i.e. each up to $1,350) that will be calculated on each family’s respective eligible expenditures.
How will the credit be calculated? The credit will only be available for the 2009 tax year and applies to eligible expenditures of more than $1,000, but not more than $10,000, resulting in a maximum credit of $1,350 ($9,000 x 15%).
What are eligible expenditures? To be eligible, expenditures incurred in relation to a renovation or alteration to an eligible dwelling (or the land that forms part of the eligible dwelling) must be of an enduring nature and integral to the dwelling. Eligible expenditures include the cost of labour and professional services, building materials, fixtures, rentals, and permits and must be supported by acceptable documentation.
What does the CRA consider to be acceptable documentation? Documentation, such as agreements, invoices, and receipts, must clearly identify the type and quantity of goods purchased or services provided, including, but not limited to, the following information: • information that clearly identifies the vendor/contractor, their business address and, if applicable, the GST/HST registration number; • a description of the goods and date when they were purchased; • the date when the goods were delivered (keep your delivery slip as proof) and/or when the work or services were performed; • a description of the work performed including the address where the work was performed; • the amount of the invoice; and • proof of payment. Receipts or invoices must indicate paid in full or be accompanied by other proof of payment, such as a credit card slip or cancelled cheque. For more information about the Home Renovation Tax Credit (HRTC), visit the Canada Revenue Agency site at www.cra.gc.ca.

WILL PLANNING How you benefit from having a professional help to plan your will: Planning Deciding what to do with your estate can be daunting. Should you divide your assets equally between your children or other relatives? Should you leave anything to charity? How much would that cost, after taxes? With probate application fees as high as 1.4 per cent of an estate’s value, legal advice on minimizing them is helpful. Documenting A will must mean what you think it means, and be properly signed and witnessed strictly within rules. Your lawyer can prepare a will that is legally enforceable leaving little to question. Implementing A professionally prepared will helps minimize the risk of a court challenge and will follow your preference as to how you want your estate divided. Your lawyer can testify about conversations with you to avoid any confusion as to your wishes. Seeking the help of a professional will reduce problems and assure that your wishes have been carried out.

STAYING SAFE ON THE WATER With summer here, boaters are keen to spend time out on the water. You could be heading into troubled waters if you haven’t taken the time to get your boat in shape. So, here are some safety tips for boaters: Check the dates on all flares. They legally expire four years from the date of maufacture. Make sure they are current, keep old ones as a back-up. Check the fire extinguisher and make sure it has more fire-fighting capabilities. Be sure to have
it inspected and recharged following manufacturer’s instructions. Shake chemical extinguishers vigorously upside-down at least once a month A VHF radio is not yet mandatory, but can bring aid faster than a cell phone. You will need a licence to operate one. Follow the one-third rule for your gas tank. Onethird out, one-third back and one-third in reserve. Know how much your boat burns and never rely on the fuel gauge. To save on fuel travel

TIPS FOR A GREENER HOME Clean or change the filter in your furnace or HRV at least once every three months. This will aid in the most efficient running of your equipment and also extend its life. Consider installing a heat pump. They produce no emissions, extract heat from the outside air and have some great incentives attached to their installation at this time. Attend to those annoying tap leaks and running toilets. These waste our most precious resource, water. Consider installing a dual flush toilet to save water. The Town of Ladysmith offers a $75.00 rebate when you do this. Regular maintenance and servicing of your heating equipment will ensure longer life and higher efficiency. If you heat with oil, ensure that your oil tank is a newer certified tank that is properly installed. make your plumber part of your house maintenance team

CAR CARE Nine tips to keep your vehicle running its best
1. Spring oil and filter change: Don’t forget to get a specialty oil change if the vehicle has high mileage or is a hard working SUV, truck or mini-van. 2. Keep it clean: Wash the vehcile’s exterior and repair paint chips paint with touchup paint to stop rust spots from forming. 3. Keep vision clear: Check the wiper blades and replace worn, cracked or bent blades. Fill the windshield washer reservoir with fluid to fight summer’s dust and insects. 4. Let it breathe: The air filter allows your engine to breathe and a clean one will improve fuel economy by up to 10 per cent.
5. Same for the interior: Check the cabin air filter. Vehicle occupants need to breathe clean air, too. 6. Change those tires: Remove winter tires or rotate all-season radials and rebalance the wheels. Check tire conditions and adjust air pressure, including the spare. 7. Keep your cool: Check tightness and condition of belts, clamps and hoses. 8. Batteries need cleaning: Clean terminals of any corrosion. 9. Check the brakes: After a long winter, a routine brake inspection and service is important for safety and can save money in the long run.

Many factors have converged to make 2009 and 2010 a great time for home remodeling. Projects completed now will increase a home’s curb appeal, make it more energy efficient and reduce the homeowner’s tax burden. Identifying Energy Efficient Windows, Doors Several factors make windows, patio doors and entry doors more energy efficient. The composition of the window or door is a major factor, as is the glass. All-aluminum windows will be the least energy efficient,
whereas vinyl and clad wood windows will be the most efficient. Vinyl windows with multiple hollow chambers within the frame perform better than vinyl windows without the chambers. If you want wood interiors on your windows, you’ll want to choose a clad-wood window -- vinyl-clad, fiberglass-clad or aluminum-clad. Most windows today have low-emissivity (Low E) coatings and two panes of glass, using the airspace in between the panes as insulation to help minimize heat and cold loss.
