Signs of life at Cloverdale West Village site By Jennifer Lang Months of inactivity at the old Cloverdale Mall site came to a sudden end in December. Chain link fencing was put up around the site, bordered by the Cloverdale bypass and 57 Avenue, and two weeks ago a team of excavators began remediation work, reviving hopes that redevelopment plans will finally get underway. The aging mall was torn down in early 2011 as part of a city-backed, multi-phase plan to redevelop the site with a mix of commercial and residential buildings, but the property has been vacant ever since. The project’s first phase – which included a new home for Royal Canadian Legion Branch 6 in Cloverdale – was

shelved at the start of 2012 due to market conditions. But in June, Cloverdale’s merchants were told phase one of Cloverdale West Village, the City of Surrey’s long-standing promise to redevelop the derelict Cloverdale Shopping Plaza site into a thriving neighbourhood hub, would be going ahead after all. Surrey City Development Corporation CEO Jim Cox provided the Cloverdale Business Improvement Association with an update, revealing the Cloverdale Legion had approved a slightly revised plan. The branch will get a 10,000-square-foot hall, plus 1,800 square feet of retail space to rent out as an ongoing source of revenue. The will also be four floors of residential space in phase one.

Cox told The Reporter last week the work being done on site consists of soil remediation to deal with contamination stemming from a former dry cleaning operation at the mall. “There was nothing bad,” Cox said. “We did a whole bunch of analysis to find little contamination.” The first phase of Cloverdale West Village is still awaiting zoning and development permit approvals at City Hall. Once those approvals are in place, site servicing – creating roads, plus adding the necessary sewer and water infrastructure – can begin this spring, with a projected start of construction on the first phase starting towards the end of 2013. The plan is to develop five parcels in all. “So, it’s underway, and over the next few months there will be lots of activity people will see there,” Cox said.

JUNE Casino plan opposed
Cloverdale business groups break ranks with the Surrey Board of Trade, coming out against a new casino proposed for South Surrey, arguing it will hurt the Cloverdale economy and the harness racing industry. The Cloverdale District Chamber of Commerce and the Cloverdale BIA announce their unanimous support for Fraser Downs Racetrack and Casino as Surrey’s primary casino – and are requesting a meeting with BC Lottery Corp. officials. The business associations were reacting to news that a $100-million casino has been green lighted for Gateway Gaming and Entertainment Ltd., pending Surrey City Council approval. Then Cloverdale Chamber president Brian Young says it’s paramount Fraser Downs be given any first option to expand before another casino license is granted in Surrey because of the important role Fraser Downs plays in the local economy.

Cloverdale paramedic Will Rogers sets off bright and early from Tsawwassen’s shoreline June 24, starting the first leg of his 2012 Million Dollar Journey. The 53-year-old swam 22 kms to Galiano in support of Servants Anonymous Society and was looking ahead to a 440-km bike ride, plus a 500-km run. Sadly, an injury forces him to call off the run.

Resolutions can be pretty dodgy, and discouraging, so I’m playing it safe this year: love more, want less; observe more, fear less; listen more, talk less; read and write more… and value the day. Seems like a fairly safe list. Right? Note the ‘fairly’. Speaking of ‘love’, that’s an intangible Canadian Blood Services staff and volunteers freely dispense, and accept, at provincewide blood donor clinics. Friends and I regularly volunteer at Langley’s Murrayville mobile clinic. Sandy Dunkley, 67, and husband, Gene, 70, lost their 35-year-old son, Ron, on Jan, 4, 2011 after a Seattle car accident which took place in November 2010. Blood donations helped keep Ron alive for 60 days, giving family and friends extra cherished hours with the 15-year Langley firefighter. Last month firefighters and Canadian Blood Services staff converted a bay at Langley Firehall No. 1 into a clinic. The resulting 118 donors topped B.C. clinic charts for the
month. Sandy and Gene, who also donated, enthusiastically circulated, explaining what donations had meant to them, and their son. Between serving cold drinks, and delectable donated Frostings Cupcakery treats, my thoughts gravitated, as usual at clinics, to my son’s best friend, Dave Sirec, and Cathy George, my friend’s daughter. Both battled cancer, aided by donated blood from similar province-wide clinics. Despite sad results, we partnered with them – and many strangers Canada-wide – to fight for their lives. Following my shift, I spent an extra hour banking my Scottish blood. As the nurse assisted me off the mobile cot, she smiled, and said; “Thank you for saving a life today.” The pleasure was all mine – and it wasn’t just for the extra cupcake! By Jennifer Lang Martha Currie Elementary lent its support to one dozen needy families in the Surrey area over the holidays, thanks to the school’s largest Christmas campaign ever. A team of 10 parents helped deliver Christmas hampers on Dec. 20 containing donations from the students, families and staff at the Cloverdale school.
In doing so, the school community hoped to make the holiday season a happier, less stressful time for the recipients, said parent Rhonda MacKay, who added the school is known for its generous hampers but thought this year Martha Currie really outdid itself. MacKay organized the aid drive with the help of three other parents, Tanya and Jeff Bush and Susan Steimecke.

BC Electric Railway Car 1225 is lifted onto a flatbed truck at Sullivan Station in August. The restored railcar and its sibling, Car 1304, are being moved to their new home in Cloverdale for active service this coming May long weekend.
Surrey will get a fifth MP and a new federal riding in the next federal election as part of changes to the electoral boundary map. A new Langley-Cloverdale riding will split Cloverdale and Clayton off from the current South Surrey-White Rock-Cloverdale federal riding. The new Langley-Cloverdale riding, one of six new electoral districts for B.C., will also take in much of the current Fleetwood-Port Kells riding.

The B.C. minister in charge of gaming dismisses renewed talk of the Lower Mainland’s two horse tracks merging at a single site any time soon. Rich Coleman tells Black Press he now believes the City of Vancouver will sign a long-term lease to renew thoroughbred horse racing at Hastings Park, putting to rest talk of the operation moving to Cloverdale’s Fraser Downs, home to a standardbred track. Coleman said a new, five-year strategic plan for the horse racing industry is set for release as early as August and will likely call for significant changes but continued operation of both tracks. “I think the recommendation at the end of the day may be to see if they can sustain themselves at their individual tracks,” he says. Two weeks later, the deal is announced, providing certainty to November 2014. By the end of 2012, the strategic plan had not yet been released, but industry stakeholders were confident that it is imminent.

A meeting with B.C. Lottery Corporation officials calms fears of Cloverdale business leaders that a proposed South Surrey casino would “cannibalize” existing gaming business – for now, at least. Brian Young, president of the Cloverdale and District Chamber of Commerce, told Black Press the July meeting – in which representatives met with BCLC’s vice-president of casino and community gaming Jim Lightbody and manager of public affairs Greg Walker – had provided assurances the planned casino would not offer competition to Cloverdale’s Fraser Downs Racetrack and Casino. “It was a very good sales pitch,” Young said of BCLC’s position on the new casino, proposed as part of a 200-suite hotel and convention centre planned for 10 Avenue and 168 Street.

Two schools are hosting tree chipping events, providing a convenient way to dispose of your Christmas tree, and your empties. Comfort and Confidence As we take down our old calendars and post the new we pause to reflect. 2012 was a milestone year for some. Couples married; babies were born. Queen Elizabeth marked her Diamond Jubilee. The London Olympics generated two weeks of summertime excitement. A peaceful election in the US returned Barack Obama for a second term. China has a new leader; no election, but a peaceful transition nonetheless. In Canada, life for many moved along as before. Not ideal, but with much reason for thankfulness. In other areas of the world, lives endure significant stresses and strains. The Middle East remains an area of unrest. The Israeli and Palestinian conflict seems no closer to resolution. Syria’s bloodshed continues. The Arab Spring’s initial thrill of hope has morphed into a long, painful process, limping toward some version of democracy. Violent weather systems seem more the norm than the exception. Defenseless children, teachers, movie patrons, and fire-fighters are gunned down by irrational, mentally disturbed men. Economic uncertainty seems certain. We could throw our hands up in despair. Dann’s the man
Surrey’s longest-serving businessman puts his iconic 1920 Cloverdale building up for sale. Allan Dann, 88, of Dann’s Electronics, has been threatening for years that he wants to retire. He grew up in the apartment upstairs and eventually took over his father Ernest’s business in 1973. The two-storey, wood-frame building was originally a Royal Bank. It was a liquor store when Ernest bought it in 1930. The building is a popular backdrop (and interior location) for film and TV productions, including Sci-fi drama, Fringe, which featured the repair shop and showroom’s proprietor in one of the scenes. At year’s end, Dann’s Electronics was holding a clearance sale in anticipation of wrapping things up in January, 2013.
OCTOBER TransLink ‘dropped the ball’
TransLink admits it failed to follow up on a priority one service complaint lodged by a Clayton Heights Secondary student with cerebral palsy. Brenden Parker, a Grade 12 student, says wheelchair accessible buses have passed him by twice in recent weeks, stranding him curbside outside his school and preventing him from getting to his work placement in Langley. After Parker shares his story with The Reporter and other media outlets, TransLink launches an investigation, sending a transit centre supervisor to the school for further details, something that should have happened immediately, spokesman Derek Zabel confirms. “We did drop the ball on that.”

Nose dripping in cold weather is due to intolerance of the nasal mucosa to harsh temperatures. Kwantlen trains apprentices in automotive mechanical repair, automotive parts, bricklaying, cement mason, industrial engines and equipment parts, industrial warehousing, millwright, welding, upholstery, carpentry and farrier. The campus also offers public safety communications 9-1-1 and drafting programs.
