Full speed ahead for Sixth Street plan Majority of residents reponding say they support the city’s plans Wanda Chow

The stage is set for the revitalization of the area around Edmonds and Sixth streets after council endorsed changes to the Sixth Street Community Plan on Monday. Of the 48 comment forms submitted by area residents and 4x1.25_book_drive_ad_final.pdf businesses, 41 were in support of the

proposal and seven were not, said a Edmonds, and Sixth between city staff report. Burnaby RCMP and conservation officers are on alert after three bears were seen hanging around Burnaby Mountain secondary this week. The trio, a mother bear and two cubs, are believed to be the same ones seen last week digging through garbage bins in the Cariboo Hill area. In that case, a police officer sent them back into the nearby forest by sounding his siren. “They’re not as frightened as they were by the siren,” said Burnaby RCMP Cpl. Dave Reid. That could be a problem. On Monday, the bears were seen near Burnaby Mountain high school, but as it was a professional day and school was out they weren’t considered a threat, Reid said. But on Tuesday, they were back, getting as close as the property line of the school where the principal kept students inside until the bears had moved on.

Injured eagle soars again in Central Park Mario Bartel

photo@burnabynewsleader.com

It was not a happy day for the crows roosted in the tall trees around the south pond at Burnaby’s Central Park on Tuesday. And they wanted to make sure everyone within earshot knew about their discontent. The release into the park of a bald eagle that had been nursed back to health after it had lost a fight with another eagle was greeted with screeches of derision and displeasure from the coal-black squatters skulking high in the branches. But the humans who’d cared for the female eagle since November couldn’t have been happier. Few thought they’d get to this day. Jaromey Ryon was amongst a group of women walking their dogs along a trail in the park one winter morning when one of them spotted the hulk of black and white feathers plastered to the ground, motionless. They made some phone calls, set up a protective perimeter to give the wounded bird some peace, and waited for help to arrive. When Shirley Tebbs, a worker with Burnaby’s parks and recreation department, happened upon the scene she thought the eagle was dead, its head gashed into a bloody pulp from the talons of its foe. “But when we went near it, it jumped,” recalled Tebbs. “It’s alive!” A team from the SPCA transported the

eagle to Wildlife Rescue on the south shore of Burnaby Lake where it was X-rayed and stabilized with fluids before being sent on to Orphaned Wildlife Rehabilitation Society (OWL) in Delta for further care. “She was really in rough shape,” said OWL’s Martina Versteeg, who supervised the eagle’s medical treatment. The eagle was in shock, partially scalped and bleeding from a puncture wound in its skull. Versteeg said most birds would be unlikely to survive such injuries.

But days of intensive care, including a course of antibiotics and a protective skull cap over its wounds, brought the eagle back from the brink. That was followed by months of careful tending to allow skin to grow back over the injuries, and rehabilitation in a flight cage. “She had quite the spirit about her,” said Versteeg. Which is why she, other volunteers from OWL on hand for the bird’s release, and bystanders who knew its story, were

beaming as the kennel door swung open, rustled a couple of times and then the eagle swooped out low to the ground before rising high above the pond to the cacophony of crows. “This one is quite a big deal for us because we had seen how bad she was when she came to us,” said Versteeg. “I was quite surprised to be able to see how it turned out,” said Tebbs. “Beautiful,” said Ryon. “This is like, ‘wow.’”

Plan would limit buildings to four storeys on Edmonds ⫸

continued from frOnt page

Among the concerns raised were whether the type of development to be allowed on Wedgewood Street would overshadow nearby houses and duplexes. Under the plan, the buildings fronting Edmonds would be a maximum four storeys high, stepping down to townhouses

between two and three storeys tall along Wedgewood, the report said. As for concerns about traffic, the road network, transit system and opportunities for alternative modes of travel are “considered suitable” and “the continued opportunity for on-street parking would also serve to calm commuter speeds and through

traffic movements in this mixed commercial and residential area.” In response to parking concerns, the report noted that any new development would be required to provide adequate parking, preventing any substantial impact on on-street parking in the area. “If we’re going to have a commercial street we need to have

the population density to support businesses that are there,” said Coun. Pietro Calendino. He noted that commercial uses are limited to certain areas along Sixth Street to help keep viable any businesses that do locate there. “I think the neighbourhood was happy with that.” Coun. Dan Johnston said in

speaking with residents they expressed comfort with the scale of development that will be allowed. “It’s not so grandiose that people living in the neighbourhood are going to feel they’re being swallowed by highrises.” twitter.com/WandaChow

Burnaby RCMP are investigating after a pickup truck was destroyed by fire early Tuesday morning. At about 4 a.m. several people called police to the 7400block of Woodbrook Place after area residents were awoken by a loud bang and looked out to see the vehicle on fire.

The fire was in an older model pickup with expired plates, said Burnaby RCMP Cpl. Dave Reid. Two other vehicles nearby were also damaged although neither caught fire themselves. Burnaby firefighters put out the blaze and there were no

injuries. Reid said there were no witnesses to the incident leading up to the truck being on fire and there is no surveillance video available. “There doesn’t appear to be any forced entry to these vehicles at all.” Burnaby RCMP will follow up on the case to determine whether any accelerant was used. twitter.com/WandaChow

Rat issue due to people feeding birds: resident Calls on council to address issue Wanda Chow

wchow@burnabynewsleader.com

Burnaby resident Craig Nelson has seen the problem up close—twice in recent weeks, he’s killed rats while out walking his dog. The Edmonds-area resident complained to city council two years ago about the rat problem in the city and was back again Monday to ask for more action. After Nelson spoke to council last time, he said, poison was put out and he was soon encountering numerous rat carcasses along his dog-walking route in South Burnaby. But while more signage was put up telling people not to feed birds and wildlife, it’s being ignored, he said. “In many cases I see people standing next to the sign feeding them.” On his daily walks to Central Park Nelson has determined that the worst areas for rat infestations is near Gilley Avenue and Beresford Street and along Dow Avenue.

He’s seen people feed the birds, and even a rabbit, and with birdseed, bread crumbs and other food scattered on the ground, it’s a virtual buffet for rats attracted to the area. Nelson even gave council leads on some of those responsible, including an address in the 5500-block of Beresford and another in the 6600-block of Dow. He said he’s spoken with someone in the provincial wildlife branch who informed him people feeding the animals are in contravention of the Wildlife Act. Prosecuting them is the only way to alleviate the problem, Nelson said. “I don’t think a day goes by that I don’t walk by a rat carcass.” Coun. Nick Volkow questioned whether it would be the province’s responsibility instead to enforce the Wildlife Act in this situation. Mayor Derek Corrigan noted that some of the areas Nelson is concerned about are not under the city’s jurisdiction, and are instead the responsibility of railway companies and

OPINION NEWSLEADER’S VIEW:

PuBLISHED & PRINTED BY BLACK PRESS LTD. at 7438 Fraser Park Drive, Burnaby, B.C. V5J 5B9

ADRIAN RAESIDE:

QUESTION OF THE WEEK:

Long and short A 12-year-old boy was seriously injured while longboarding near his home in east Maple Ridge on Saturday. According to police, he was riding down a steep hill, lying on his stomach, and rammed headfirst into the side of a moving car. He was wearing a helmet. The boy is the fifth longboarder in Metro Vancouver in as many weeks to be seriously injured in such a collision. All this has neighbours and safety advocates calling for better traffic controls or new rules banning longboards on our streets. Last year the District of North Vancouver joined White Rock, West Vancouver and the City of North Vancouver in banning longboarders on some streets, because they go too fast down hills with, essentially, no brakes. Now North Van district may ban longboarding on all streets. Will that stop riders? Can such bylaws be effectively enforced? Will they reduce injuries, prevent deaths? To outlaw this increasingly popular recreational activity would be a knee-jerk reaction, as is blaming parents for the recent collisions. The latter can’t be standing on every street corner, hovering over their young. Kids need room to grow. Sometimes they make errors in judgement. By the way, the longboarders injured in West Vancouver were 21 and 23 years old. However, parents must teach their kids safety, just as they would for rollerblading, riding a bike or a standard skate board – stay to the right, obey traffic signs and signals. Show them where it is safe to ride,. We doubt any city is going to designate a hill solely for longboarders, stacked with hay bails at the base, anytime soon. In the meantime, let the latest incidents serve as a lesson in awareness. —Black Press

Think I’ve found my third calling After somewhat dubiously successful careers in both print journalism and the movie industry – neither of which explicitly required so much as a passing grade to break into – I’ve seen my future, and it’s as nepotistic as the other two combined. Politics. Not just any branch of politics, mind you. I don’t have the wherewithal or charisma to actually sit through an election, being judged by the likes of you. (No offence intended. Just trying to prepare the accepted attitude once I’m officially in office.) Nor do I want one of those plum partisan bureaucratic jobs that are handed out and then rewarded with gargantuan pay raises. Too often they are then taken away at the first whiff of scandal – albeit most with the offer of a nice, fat cheque to cushion the fall. No, I want to be a senator! Life-long employment until age 75, six-figure wages and all the perks and benefits you can have your staff jot down on a claim

Lance Peverley form. You know the job description: “sober second thought” yada yada yada… Me? I can be as sober as the next senator. And thought? I have one of those nearly every day. Get this: attendance at Senate functions isn’t even mandatory. To get the boot, you’d have to really, really, really embarrass your colleagues. It’s almost criminal. I certainly meet the minimum requirements: • at least 30? Check. • residency in B.C.? Check. (My primary residence, second residence and summer home are all nicely concentrated in less than a city block, thank you much.) • being a “person”? Check.

(This was apparently important prior to 1929, when there was some debate over whether women were considered “persons” and eligible.) My understanding is that, in theory, I’d have to find favour with the Queen in order to be appointed to the Senate. Good news is, I’m a fan. I even keep copies of her picture in my pocket, not to mention finding them in between the sofa cushions, when I’m running a little low. But in practice, I guess, it’s not so much the Queen’s call – or even her designate, the Governor General – so much as the prime minister’s. And this is where my prospects get a little shaky. Turns out, as a journalist, I’m often tasked with taking a step back and reporting and/ or analyzing news items with an attempt to see it through objective eyes. And successfully doing so often makes those with highly subjective views none too happy with the result. Just ask Mike Duffy and

Pamela Wallin, who made earlier careers of asking political personalities the tough questions on TV. Of course, Duffy and Wallin went on to become Conservative appointees to the Senate. They must have done something right, at least in the eyes of the PM. And the rest of their political and journalistic careers, as they say, is history. My own record of objectivity, I think, is distinctive from theirs. Robocalls, travel expenses, internal party politics, Senate breaches… no, I don’t think the prime minister will come knocking at my door anytime soon. I think my third career has stalled before it got off the ground. Back to journalism, for now… But in case I need a fourth calling, I could make a career of my first after-high-school job. COMMENT On the one hand, Natural Resources Minister and tar sands booster Joe Oliver says there is a urgent need for more pipelines to accommodate higher bitumen production. Meanwhile, Alberta’s energy regulator reports tar sands producers have not only failed to meet a two-year-old commitment to reduce the toxicity of bitumen tailings ponds, but in fact have continued to add to the volume of the ponds. Is something wrong with this picture? Bill Brassington Burnaby

Yet, some see sense in hauling American trains of dirty American coal, then handling it two to four times

in urban Canadian markets, then handling it over Canadian water twice more by barge and ship to fuel Chinese production that will kill Canadian jobs and create the worst pollution in the world. And to do this for near nothing in return, when it absolutely will dump 16 million or more pounds of coal dust a year in the province of B.C.? We deserve what we get. Dal Brickenden —via email

something doesn’t add up Re: MP suggests price to accept oil pipeline (NewsLeader, June 5) Even Ben West of ForestEthics is surprised that Burnaby-Douglas MP Kennedy Stewart’s concern about the environment comes with a price. He can be bought. As the story stated: “...a sufficiently attractive offer could trump environmental worries.” This is, of course, revealing. The article clearly shows how economically challenged members of the NDP are. Reading that Mr. Stewart and

his NDP friends confused “income” with “profit,” led me at first to believe that the reporting was incorrect. However, the rest of the article left no doubt. The reporter had it right. It means Mr. Stewart would want to tax Kinder Morgan at a rate of 90 per cent or higher. Wanting to share the $5-per barrel without considering what operating costs Kinder Morgan has to pay, including bank charges on $7 billion for the pipeline expansion, plus labour, the daily cost of machines pumping the oil, plus, plus, plus. Conservation officers have been to the area and plan to monitor the bears for the next week, Reid said on Wednesday when, as of noon, there had not been any additional sightings. “Basically, if the population stops putting garbage out and things like that and they’ve got no food source down here, they’ll drift away and go back up the edge of the mountain where there is a viable food source for them,” he said. “But if [the bears] continue to hang around the area we’re going to end up with some sort of interaction between them and the people that is going to be less than satisfactory.” He said conservation officers have indicated the first option is to relocate the bears, to Indian Arm for instance, but “90 per cent of the time it doesn’t work and the bear comes back, this is their range, they know it.” If they do return, and they

have interactions or conflicts with people “they will have to be destroyed.” The conservation officers are familiar with the bear family and believe the two cubs are nearing the age when they would set off on their own, Reid said. People are being reminded to keep their garbage inside until pickup day, cover their barbecues, and keep any pet food indoors to avoid attracting the bears. “If we’re forced into a situation where the bear is there and kids are there, your options narrow down to zero almost right away.” Conservation officers are receiving more calls about bear sightings this month, and are blaming pleasant weather and amorous males for the increase. B.C. Conservation Officer Jack Trudgian said there are a number of bears out this season for a few reasons.

A long, cold winter which has suddenly turned warm means the male bears are getting cozy with sows. They are moving the young bears out of the way, which then often wander into residential neighbourhoods. In addition, bears at this time of year—hungry after hibernation—are looking for food. “We’re getting more bear calls in Surrey, Burnaby and Langley than we get on the North Shore, and the North Shore is usually the one that generates all the calls,” Trudgian said. Conservation officers warn anyone who sees a bear not to approach it, but let it know you’re there. “Never run from any dangerous wildlife,” Trudgian said. “Just back away, leave him alone, and let him do his thing.” —files from Kevin Diakiw twitter.com/WandaChow

Terminals at Deltaport. Besides the terminal, there are concerns about dust from trains and from the open barges sailing on the Fraser River. Fraser Surrey Docks has indicated it could stockpile coal in a two-acre area on a limited basis for up to eight days a year, Van Buynder noted. He said there have been local problems with coal dust – a freak wind blew dust airborne at Westshore last year prompting the firm to spend $8.5 million on better dust suppression. Train concerns to be considered in the health assessment include not just escaping coal dust but diesel fumes and blocked emergency access to cut-off neighbourhoods. Van Buynder said “amenity” or lifestyle impacts should also be part of a full look at the risks and benefits. However, Van Buynder said it’s likely his legal powers are limited to health risks directly linked to coal, and don’t extend to general train traffic issues. He said he’s not aware of any local testing of coal dust impacts from trains.

SHAPE Properties will be hosting a public information meeting on Wednesday June 26, 2013 between the hours of 4:00 pm and 7:00 pm in the Brentwood Town Centre food court. The first phase of redevelopment encompasses approximately 8 acres of land on the south west corner of the property. The purpose of the public information meeting is to give the community the opportunity to review concepts for the first phase of the Brentwood Town Centre redevelopment. The proposed first phase is consistent with the Brentwood Site Conceptual Master Plan, which was advanced through Burnaby Rezoning Application #11-22 to Public Hearing on August 28, 2012.

PROPOSED PHASE ONE

The first phase of development envisions the creation of a new dynamic outdoor commercial centre, public plaza, and residential development, integrated with the Brentwood SkyTrain Station and adjacent bus service. All parking is proposed to be underground within the first phase, with above ground public spaces being pedestrian oriented and fully accessible. We invite you to attend this public information meeting to obtain further information on the Brentwood Phase I redevelopment proposal. It should be noted that this is not a Public Hearing. In future, the City of Burnaby would be holding Public Hearings for the rezonings related to the proposed Phase I redevelopment.

The public is invited to attend this open house to view information on the proposed development as well as provide comments.

Shortcuts to a lush lawn There are one million acres of lawn across the country. Many homeowners aspire to having a lush, green lawn as the showcase of their properties. The front lawn can make a statement and indicate to passersby the property owners’ personalities and design preferences. Lawn care takes some dedication and hard work, but there are certain ways to cut down on the amount of effort required to maintain a landscape. By employing a few different shortcuts, you can have a healthy, lush lawn without spending all of your free time cutting the grass or pruning the trees.

Wake up and water Watering in the early mornings saves time and energy in the long run by fostering a tougher, more drought-resistant lawn. If you water early in the day, less water will be lost to evaporation. Limit watering to a few times per week, and less

if you have had adequate rain. Avoid watering at night, which can expose the lawn to bacteria and attract insects.

Stop weeds at the start Weeding is one of the most time-consuming parts of maintaining a lawn. Weeds can proliferate throughout the lawn if not addressed in a timely manner. Once weeds take root they can become a nuisance, so it’s best to treat weeds before they even have a chance to sprout. Apply a preemergent weed control product as soon as possible in the spring and then reapply it about three months later to ensure weeds are eradicated. That equates to much less tedious lawn maintenance during the season.

Plant a urineresistant grass Having a dog and maintaining a lush lawn has always been a particular conundrum for homeowners.

Looking for the perfect gift for Father’s Day?

Dog urine is high in nitrogen. While nitrogen, when applied in the correct ratio, can be a lawn-growth stimulant, in the large concentration that occurs in pet urine, it causes the grass to dry up and burn, resulting in bare spots. Replanting with urineresistant grasses can help cut down on the level of damage to the lawn from your own pet or pets that happen to make potty stops on your property. The grasses most resistant to urine tend to be perennial ryegrasses and fescues.

Mow when lawn dry It’s not adviseable to mow the lawn when it is wet. Slippery conditions can not only make it more dangerous to push a mower, but also slow down the time it can take to tackle the chore. The mower blades can become clogged and coated with wet grass clippings, necessitating stopping and starting the task. Another thing to consider is lawn diseases spread more readily through wet clippings. Stick to mowing when the lawn is completely dry.

Let clippings fly Mulching mowers, or those that just distribute clippings on the lawn as you go, can be healthier for the grass. They will serve as fertilizer and redistribute nutrients to the lawn as they breakdown into the soil. According to “The Organic Lawn Care Manual,” leaving clippings on the lawn will fulfill about 25 percent of fertilizer requirements. Plus, you save time bagging up clippings.

Mow less often Raise the mower’s blade so that the grass is longer in between cuttings. The taller grass will shade the soil and block weeds from germinating. It also helps improve soil’s moisture retention.

F THER’S DAY Great gift ideas for Dad Father’s Day is right around the corner and that means many children, spouses and other family members will be scrambling to locate the perfect gifts for the men in their lives. Put away those coupons for neckties and remote control caddies. There’s a good chance Dad wants something a little less cliche and more in tune with his interests. If you think carefully about gift ideas, there’s bound to be something that will be a perfect fit.

by gifting your Dad with food or culinary-themed items. Dad may be an amateur chef and will enjoy a cookbook by his favorite Food Network(TM) personality. Or he may have a restaurant he insists on going to all the time, so guaranteeing a gift card to said restaurant will be a hit. If Dad appreciates not only the taste, but also the culture of food, plan a tour of food shops in the area or go on a wine- and cheese-tasting adventure.

Gear Heads

Sports

Some dads get revved up about automotive gifts, especially if they spend the weekends pampering their prized cars or trucks. If he tends to have a wrench in hand and head under the hood, treat your father to some new supplies for his automotive pursuits. Quality car waxes and upholstery cleaners are always in demand. Or give him a gift

If Dad follows a particular team or sport, gifts inspired by his love of a favorite team are a surefire bet for success. Team jersies, game memorabilia, tickets to the next at-home game, or an expanded satellite dish or cable TV sports programming package are some gift ideas that will coordinate with a sports theme. Some dads also may be content to simply hit the links or spend a few hours at the batting cages.

Personalized Gifts

Some dads get excited about the latest tablets or smartphones. They may keep abreast of virus-detection software or think the technological gadgets sold in those speciality magazines and mall stores are must-haves. Chances are if you spend enough time with Dad you know just what he likes to dabble in, and you can get him an electronic device he’ll find invaluable. Although it may seem difficult on the surface to find a gift for Dad that he truly will enjoy and use, all it takes is a close examination of his likes to find something appropriate.

Personalized gifts can show that special man in your life that you care about him in a special way. Instead of a run-of-the-mill item pulled off a store shelf, a personalized gift can feature a name, date or sentiment right on the gift itself. Festival celebrates Scandinavian midsummer It may be the official beginning of summer on the calendar, but in the northern climes of Scandinavia when the sun doesn’t dip below the horizon and the first harvest is in the barn, it’s considered the middle of the season. Time to celebrate! Which is just what the five nations that comprise Burnaby’s Scandinavian Centre will be doing June 22 and 23 at their 18th annual Midsummer Festival. The festival is a celebration of the season and all things Nordic, from music to food to arts and culture to history to quirky traditions like the raising of the midsummer pole, a sort of garland-wrapped maypole that is danced around after it’s tilted

into position. There’s even a chance to win your wife’s weight in beer on the Sunday by being the fastest to carry her around an obstacle course. This year’s featured country is Iceland, which will be highlighting its volcanic geography with a special craft area where kids can build their own volcano. And when they’re finished that, they can recharge with Icelandic kleiner cookies, a sweet biscuit that’s been twisted inside-out and deepfried. In fact all of the Scandinavian countries will be serving representations of their national cuisines; Danish open-face sandwiches, Swedish meatballs and toska cake, Finnish meatballs

to stews simmering on open flames, while the men chop wood, form and hammer molten iron into tools and weapons and battle each other for sport. A large scale model of the Viking ship Balkier will also be on display. A Scandinavian marketplace will offer handcrafted jewelry and accessories, clothes, toys, woodwork, treats and delicacies. But the centrepiece of the festival is the

entertainment, which runs pretty much unabated from the opening at 9:30 a.m. Saturday to closing at 4 p.m. Sunday. Cultural dance troupes like Gammel Dansk will put their best feet forward on the main stage, while folk musicians and storytellers will perform in the smaller, more intimate venue of the Midsummer Traditions stage. Canada has been known across the world as the home of great sprinters. And the organizers of the Harry Jerome International Track Classic coming to Swangard Stadium on Canada Day believe another milestone could be set in this nation’s sprinting history as Aaron Brown aims to break the 10-second barrier. Back in 1928, the first to gain prominence in Canadian sprinting was Vancouver’s Percy Williams, who was the double gold medalist at the Olympic Games that year in Amsterdam. Then North Van’s Harry Jerome set seven world records during the 1960s with medals at the Olympic, Commonwealth and Pan American Games. And few can forget 1996, when Toronto’s

Donovan Bailey won the Olympic gold and set the world record in Atlanta in the 100m. Bailey is currently the Harry Jerome Classic meet record holder in the 100m with his time of 9.99 seconds. Could Aaron Brown beat that mark? This student at the University of Southern California may well be the next Canadian sprinter to dip under the mystic 10 seconds. His recent record suggests he’s on a good track. In 2011 he took the bronze at the Pan American Junior Championships in Miramar, Florida. Last year he reached the semifinals of the London Olympic Games 200m, missing the final by a mere 0.05 seconds. And just last month he set a personal best in the 100m of 10.07 in Los Angeles. Will he dip under 10 seconds on July 1? See his attempt to make history. Tickets can be purchased online at www.harryjerome.com.

Emily Carr works on exhibit at BAG For Swedish-born Sofia Stalner, being a curator is second nature. “Growing up my mother worked at the regional museum (in Sweden). I used to visit her there and help out with things like cataloguing umbrellas from the nineteenth century,” says Stalner. “Having had the experience of seeing a museum from behind the scenes, in combination with an interest in art, is what inspired my choice of profession I think.” Forest Interior, 1932, by Emily Carr. Now based in Vancouver for the past three years, Stalner is a Master of Arts student in the Critical Curatorial Studies program out at UBC. Her first curated art exhibition, Shifting Margins: Emily Carr and Irene Hoffar Reid will see the works of two great Canadian female artists exhibited at Burnaby Art Gallery until July 1. “Ever since I moved to Vancouver I’ve been fascinated by the status Emily Carr has in B.C. She really is a superstar here and yet I’d never heard of her before,” confesses Stalner. She also discovered the paintings and sketches of Reid and was intrigued. “The exhibition is about these two artists,” she says, “but I’m also asking the question of how history is written–who gets to be remembered and who is forgotten.” —Carmen Lam

Walkable living in Langley

Willoughby Town Centre welcomes Kensington By Kerry Vital

Willoughby Town Centre is rapidly becoming a vibrant gathering place as Langley’s first truly walkable neighbourhood. Now it’s adding its first residential component with Kensington, a 65-unit apartment building. The community, developed by Qualico in partnership with Chow & Li, will provide shopping, dining and high-quality living, all in one spot. “We tried to make sure that there’s a floorplan for everyone,” says Diane Zarola, Sales and Marketing Manager for Qualico. Willoughby Town Centre will soon be an integral part of Langley. Thus far, confirmed tenants include Shoppers Drug Mart, Sassy Nail Salon, RBC, G&F Financial, Noma Sushi Restaurant, Rendevous Liquor Store and Loblaw’s: Your Independent Grocer, the first in the neighbourhood. There will also be an entire building devoted mainly to medical and dental offices. “We are so thrilled to have all these services,” Zarola says. “It’s going to be a very socially active community.” Qualico asked Facebook users what they’d like to see at Willoughby Town Centre. Suggestions included a yoga studio, coffee shops, a pub, and small clothing boutiques. Kensington itself will include ground-level commercial space, three stories of condominium homes, ranging from 660 to 1,360 square feet and 18 different one- and two-bedroom floorplans. “People are absolutely in love with our finishings,” says Zarola. “These are very well-thought-out plans.” Among the amazing finishes at Kensington are kitchens filled with maple shaker-style cabinetry, granite or quartz countertops complemented by a ceramic tile backsplash and marble mosaic accent tile, and stainless-steel appliances. Zarola also notes that Qualico has included convenient fullwall pantries in some homes. “Wherever we could fit them, they’re there!” she says. The bathrooms are equally elegant, most with a spacious five-foot shower with rain shower head, rectangular undermount sink and floating vanity in the ensuite. The main bathrooms feature their own undermount sink, quartz countertops and deep soaker tub with textured ceramic tile. The nine-foot ceilings in your new

Chic laminate flooring blends seamlessly into the plush carpeting in the bedrooms. You’ll also appreciate the contemporary pot lighting throughout your home, which perfectly illuminates your tasks and gives a cleaner look to the ceiling. Every home also includes a den or tech nook perfect for a home office or as extra space for all of your gadgets. “People just adore this space,” Zarola says. “It’s ... very workable.” You’ll also find a front-load washer and dryer included as well. The community is by far the biggest draw for buyers.

Before buying compare space & water heating costs When you’re house-hunting, choosing a home with natural gas for space and water heating can save you money. Believe it at fortisbc.com/calculator. *These are approximate savings based on the difference between annual natural gas and electricity costs for space and water heating of a 2,300 square-foot house with average insulation and four occupants in the FortisBC Lower Mainland service area. Calculation compared standard-efficiency natural gas furnace and large storage tank water heater with electric furnace and equivalent water heater and is based on FortisBC natural gas rates as of May 2013 ($9.35/GJ) and electricity rates in the service area identified (Tier 1 and 2: $0.071 and $0.109 per kWh). Actual savings may vary. Savings do not include potential rebates and/or incentives.
