The State of Real Estate ❚ By Robert Prince If you believe in creating balance in your life, then the current state of the real estate market in Maple Ridge and Pitt Meadows and throughout the Lower Mainland should appeal in a big way. “It’s a very balanced market right now, the statistics are showing that,” says Jamie Luttmer, Managing Broker at the Coldwell Banker Tri-Tel Realty office based in Maple Ridge. The statistics he’s referring to are numbers issued by the Real Estate Board of Greater Vancouver on a monthly basis. August’s results show that throughout Metro

made some changes last year, but I think we’ve come to the point where these changes have worked their way through the system and everyone has come to terms with them. House prices are stable so people know where they stand; and there’s still a good amount of stock.” Luttmer’s optimistic take on the real estate market is

shared by Brenda Mason, managing broker at the Re/ Max Results Realty office, also based in Maple Ridge. “It is a very balanced market,” she says. “Overall, we’ve returned to the kind of sales we had back in 2009, which is good.” She adds that land sales are up because developers are feeling more positive, and the market is attractive to new buyers still because of the certainty created by stable prices and interest rates. Maple Ridge and Pitt Meadows continue to be very attractive places to live, she says, because of the lifestyle and the availability of more affordable homes compared to most of the rest of the region. “A single family detached home with a mortgage helper is always going to be a big seller,” says Mason. The demand for apartments isn’t huge yet, but Mason says it’s growing. The numbers in Maple Ridge show apartment sales were down four per cent in August 2012 to August 2103, but in

Pitt Meadows apartment sales bumped up better than seven per cent over the same time span, owing thanks to a good supply of new apartments coming on the market. The REBGV stats show the benchmark price in August for a detached home in Maple Ridge was $463,400; in Pitt Meadows, it was $508,500. This compares to $758,100 in Metro Vancouver. For multi-family homes, the Maple Ridge benchmark was $273,20 0; in Pitt Meadows, it was $313,200, and in Greater Vancouver, $390,400. For apartments, the Maple Ridge number was $174,500; in Pitt Meadows, it was $237,100, while in the greater region it was $336,000. Are there any black clouds on the horizon? Not really, say the two brokers. Luttmer says for him there’s “nothing that really gives him pause,” while Mason doesn’t see anything in particular, although “there is always the spectre of interest rates suddenly jumping,” but she’s not really that worried.

Local Housing Trends ❚ By Robert Prince In 2013, single-family detached homes are “king” when it comes to local housing needs. But over the next 20 years, community planners in Maple Ridge and Pitt Meadows are quite certain their importance will diminish significantly owing to changing demographics in the area. In both communities, planners are gearing up for a shift in housing needs, with older residents and smaller family groupings making up a greater proportion of the area’s population. In Maple Ridge, Director of Planning Christine Carter provided numbers from a staff report that show the number of people 55 and older will make up 34 per cent of the population by 2031 – a tripling of the current number. Similar percentages are expected in Pitt Meadows. According to the Pitt Meadows Housing Action Plan, finalized by council this past spring, these seniors

are looking for one- or two-bedroom apartments as they decide to downsize; they’re looking for more choice in rental units; and they’re looking for affordability given limited financial situations. Young families are also looking for options, with the demand for homes on smaller lots and larger apartments coming to the forefront as the combination of changing lifestyles and their financial realities set in. “By all accounts, people’s lifestyles are changing and they don’t want the big yard anymore,” says Pitt Meadows Mayor Deb Walters. “When they come home, they want to take the kids to the park or the dike, they don’t want to be cutting the grass.” Affordability is a major issue not just for seniors, and both communities are exploring options for providing more options for families and singles. secondary suite availability, and more non-market housing units are just some of the options being investigated. Kim Grout, Director of Operations and Development services for Pitt Meadows, says one of the biggest differences between Pitt Meadows and Maple Ridge is the opportunity for additional singlefamily housing. “We don’t have any tracts of land identified for this type of housing. Our single-family neighborhoods are built out and we deal largely with alterations and a few small-lot subdivisions.” Walters notes Pitt Meadows has no choice but to concentrate its efforts on infill and high-density projects because it doesn’t have bare land for


any other kind of residential development. In Maple Ridge, there may still be room for singledetached development, but that doesn’t mean the municipality won’t be encouraging the same types of housing solutions as its neighbour because it will be experiencing the same demands from residents in years to come. The Maple Ridge staff report shows that single-detached housing numbers will have leveled off by 2016, but that the numbers of apartments and “ground-oriented” dwellings (townhouses and condos) will continue to increase significantly until at least 2021. Shawn Mathewson, Coordinator of Social Planning for Maple Ridge, says the community is going to need many more options for young families in particular, but also for seniors and those living alone. “We need a lot more non-market housing,” she says, “and we’re going to have to look seriously at the rental housing market because so much of our stock is old and in disrepair.” Mathewson says big houses are going to become less affordable in the years to come, and consumer demand will drive the push towards more affordable, smaller homes. In fact, she notes, that demand has already begun. Maple Ridge begins the effort to define its own housing action plan in September, with a final report expected next summer.

Housing Going Green ❚ By Robert Prince As environmentally aware as people have become in the past decade, when it comes to ‘greening’ our homes, it’s the dollars and cents that usually determine how ‘green’ a person goes. There are many who want to make their homes more eco-friendly, say a couple of specialists in the field, but the high cost of many such projects often outweighs the urge to “go green.” “A lot of the things we do to make a home more environmentally friendly, the customer just expects these days,” says Aaron Vaughn, Co-Owner of EcoWest Renovations, a company that specializes in eco-friendly renovation options. “On the other hand, the cost of some things [solar panels or re-insulating the exterior walls of a home, for example] is just too big, so we have very little call for them.” Vaughn agrees people may want to be more environmentally friendly, but most of them also realize they have to keep an eye on the financial bottom line, so return on investment is usually important. That said, dollars shouldn’t be the only factor people consider because livability and aesthetics are also important to people, says Vaughn. He uses a high-efficiency furnace

The agent may make suggestions for repairs or improvements that can help make the home more attractive to buyers. 4. The real estate agent may present a marketing plan that indicates where the home will be advertised. 5. He or she will write up a listing agreement and begin the process of marketing the home. 6. Financing Your Home When you’re looking to buy a home, it’s important to understand the steps for getting a mortgage.

Get Pre-Approved Pre-approval of a mortgage is when your lender has reviewed all your financial information and has determined the maximum amount of money you can borrow. The advantages include that you: • Know how much you can borrow, so you don’t waste time looking at properties you can’t afford. • Don’t have to worry about rising interest rates while shopping for a home, as usually the mortgage broker will guarantee the current interest rate for 60 to 90 days. • Have an edge when you make an offer, because the seller knows you’re more likely to get a loan. • Save time when you apply for your loan because you’ve already assembled your paperwork.

Where To Get Pre-Approved Many banks and financial institutions are competing for your business so it makes sense to shop around for a mortgage. Most lenders will reduce their posted interest rate so don’t be shy about bargaining. Your ability to bargain for a low rate and a flexible mortgage will often depend on how much business you have with the institution. You can contact banks and credit unions directly, or work with a mortgage broker. A broker will help you find a lender and the best mortgage package. Once you have selected your lender, you’ll need to provide your financial information.Your lender will want the following: • Personal information such as number of dependents and marital status. • Details of employment, including a letter from your employer verifying your salary. • Banking and investment information. • Details of your assets.

• Information on loans & other liabilities. • Permission to do a credit check. After your application is complete, you’ll know how much you can borrow and you can start searching for a home.

Mortgage Payment Tips • Shorten your loan repayment or amortization period to 20 years from 25 years. You’ll pay higher monthly payments, but you’ll build equity faster and you’ll pay less in interest over the long term. • Apply for a prepayment option. If you receive one, you can directly pay down some of your principal before it’s due. Check for prepayment penalties. • Pay bi-weekly instead of monthly. First Time Homebuyer Tips

Buying your first home is a big decision. Make it an enjoyable experience with these great tips.

With housing prices in the Lower Mainland among the steepest in Canada, it may seem like home ownership is a far-fetched dream for many in their 20s and 30s. But with interest rates near record lows, you may want to consider taking the plunge to purchase your first home—just make sure you do your research first. “Entering the housing market can be daunting,” says Trevor Goss, Personal Account Manager at Envision Financial’s Langley City branch. “There are so many factors to consider, from saving up for a down payment to figuring out how much you can afford, to understanding the hidden costs associated with home ownership. But with some careful planning, patience and research, home ownership may be a lot closer than people realize.” As with any big purchase, Goss advises that the first step in moving towards home ownership is to save for a down payment. While it may be tempting to take advantage of current low rates by putting down the minimum possible, Goss cautions that is not always the best solution. The larger the

down payment you make, the smaller your mortgage will be and the less interest you’ll pay over the term of your mortgage. Goss suggests that you have a large savings goal like a down payment, you should start by paying yourself first. Before you spend any of your pay cheque, transfer a set amount of money into a savings account so you’re not tempted to spend the money. First-time home buyers can also take advantage of a one-time opportunity to withdraw up to $25,000 from their RSPs to finance their home purchase and use those funds to offset a down payment or to help with other closing costs. This means a couple can withdraw up to $50,000 to put towards their first home purchase. “You can also prepare for home ownership by meeting with your account manager for a financial check-up before you apply for a mortgage,” says Goss. “If you have existing debt, review your options to consolidate and extend the terms and lower your payments—which will also help you qualify for a larger mortgage. Having a lower payment allows you to use the extra money to make lump sum payments towards your existing debt to pay it down faster or direct the funds to save for your down payment. You’ll want to bring proof of your income with you - this will help your account manager determine what you can afford and is necessary to complete your mortgage application or preapproval.” According to Goss, it’s important to make sure you buy a home that you can actually afford—both now and in the future as interest rates begin to increase. An experienced account manager can also help you with interest rate derisking strategies to navigate through this unknown factor that affects every home owner. “I suggest sitting down with your account manager to review your financial plan and go through all the costs associated with owning a home to obtain a rough idea of what your total expenses will be,” advises Goss. “Once you have determined your estimated costs, save the equivalent amount from each pay cheque minus your current housing costs. This will help

you understand what it will feel like to live at this new adjusted level. We all want to buy our dream home right away, but the last thing you want to do is get in over your head.” “As a rule of thumb, your monthly housing costs, which include your mortgage payments, property taxes, hydro, heating bills to strata fees, should not exceed 30-35% of your gross monthly income,” adds Goss. “Make sure you leave some extra cash to live life and to ensure you don’t feel overwhelmed with debt.” Beyond the initial purchase price of a home, there are many other costs people need to consider and factor into their budget such as inspections, appraisals and legal fees, tax adjustments, home insurance, mortgage protection insurance and preparing wills and power of attorneys. Goss also encourages people to educate themselves on mortgage basics, such as learning the difference between a fixed rate mortgage and a variable rate mortgage. While a fixed rate mortgage offers less flexibility, it is a great option for people who like security and want to know exactly how much interest and principal they’ll be paying throughout the duration of their mortgage. Variable rate mortgages fluctuate with the market and are often preferred by people who are willing to take a chance for possibly lower interest costs. “Make sure you get a formal mortgage pre-approval once you are within 90 days of your planned purchase,” comments Goss. “The pre-approval process will secure the mortgage rates for 90 days at a time so if interest rates rise while you’re looking for your new home, you’ll be protected.” “Buying your first home is both exciting and intimidating. What other Costs are Involved with Buying a Home? It’s important to go into the process of buying or selling a home knowing all of the costs involved beyond the asking price of the property and realtor expenses. Here’s an overview for some of the costs involved in buying and selling a home:

Mortgage Application

Lenders may charge a mortgage application fee, which will vary depending on the lending institution.

Mortgage Insurance

The federal government requires highratio mortgages (with less than 20% down payment) to be insured against default. The cost ranges between 1.25 to 3.75% of the mortgage amount.

Appraisal Fees

Before your lender approves your mortgage, you may be required to have an appraisal done. The fee ranges and is typically as much as $300.

Land Survey Fees

Lenders may require a survey of the property. Survey costs vary.

Home Inspection Fees

A home inspection reports the condition of the home and any potential issues. Fees can range from $500 - $700.

10 Steps to Buying Your Home 1. Are you ready to buy? You should already have saved some of your down payment and should be good at managing debt like credit cards or loans. A mortgage is a financial responsibility that also requires constant upkeep. 2. Decide how much you can afford. Use this simple equation to consider what to expect after you’ve saved for your down payment. The cost of buying a home = one time costs (down payment, legal fees, inspection fees and taxes) + monthly costs (mortgage, utilities, maintenance, insurance and property taxes). 3. Decide what you want to buy. First decide where you want to live (urban, suburban, rural) and then decide which neighbourhood suits you best and what type of home (detached, attached or apartment) you want. Whether or not the property is new or resale may also affect your costs. 4. Find the right Realtor®. There are many ways to find a real estate agent; drive through neighbourhoods that interest you and jot down names,

go to open houses, look at advertising, ask friends and family for referrals. Interview two or three and pick the one you like best. 5. See what’s out there. Realtors® run an incredible search tool called the Multiple Listings Service ® (MLS®) which contains information on property listings. Your agent can send you listings that fit your criteria and together you can draw up a short list and visit them. 6. Sell your current home. 7. Add specialists to your team. Decide on a lender. A notary public or a lawyer will help you understand the many legal documents that come with buying your home. A home inspector can save you from unpleasant surprises when you move in. 8. Make an offer. Realtors® are expertly trained and will prepare your offer for you and explain any terminology you don’t understand. 9. Arrange a mortgage. There are banks, credit unions and other lenders available for you. Talk to your financial institution and call around

to others. Ask friends or family for referrals. Realtors® are knowledgeable about mortgages and may refer you.

10. Close the deal and move in. Your offer has been accepted and your real estate agent and notary public or lawyer will do most of the closing work. 10 Steps for Selling Your Home 1. Decide when to sell. In real estate, timing can influence your home’s selling price. Factors like how quickly you need to sell, whether it’s a buyers or sellers market and seasonality all play a role in your home’s final selling price. 2. Find a Realtor® who’s right for you. The agent who helped you buy your home is a good place to start. They already know your home and they know you, so you’ll be saving time right from the start. Or look for names on For Sale signs in your neighbourhood or ask friends or family. Make sure to interview candidates and choose the one you like best. 3. Sign a listing agreement. This authorizes your agent and their brokerage to market and sell your home. It will define the legal relationship between you and the real estate brokerage and also set a time limit for your agent to sell your home. 4. Determine your asking price. The right asking price will attract buyers and pay you a maximum return. Setting too low a price means you could miss

out on thousands of dollars. Setting too high a price will scare away buyers. Your goal is to find fair market value. 5. Add specialists to your team. Similar to when you bought your home, it’s essential to have a notary public or lawyer handle all the documents that change hands and make sure your interests are protected. 6. Prepare your home for sale. Now is the time to see your home through a buyer’s eyes: get rid of clutter, clean and repair as much as you can, within reason. Remember, weigh the cost of all your home improvements versus the potential financial return. 7. Let your Realtor® do what they do. Your agent will begin to market your home. For Sale sign, open houses, newspaper ads, a listing on MLS®, the internet and of course through your agent’s relationship with other agents. 8. Prepare your finances. Will the buyer “assume” your mortgage or are you “discharging” it. If you’re buying a new home, is your mortgage “portable”? What taxes are involved? These are important questions to ask

your agent, your lender and your notary public or lawyer. 9. Receive an offer. Although Realtors ® will walk you through the process, be prepared for some stress. You will see every offer since it’s required that you see every offer submitted. You will have three options: accept, reject or counter offer. 10. Close the deal. You were successful and have drafted a legally binding agreement. Contact your lawyer or notary public, your lending institution and consult your Realtor ®. Immediately start satisfying any conditions of the agreement that require action on your part.
